This historic landmark required revitalising to enhance its appearance whilst maximising floor space within the existing retained Grade 2 listed facade. This project required a flexible yet robust structural waterproofing design supported by the appropriate warranties. FIS were able to provide a strategy within the budget constraints exceeding the clients requirements whilst ensuring practicability of installation. The waterproof layer beneath the basement slab incorporated a combination of a bentonite membrane and a cementitous coating to the top of the piles caps providing full protection. This deep basement construction required a maintainable cavity drain system applied to the secant piled walls.

This project transforms an industrial site, featuring 11 buildings with up to 44 storeys, offering homes, industrial and commercial spaces. The Challenge:The Malt Street Redevelopment Project marks a significant milestone as the inaugural strategic initiative within the Old Kent Road Opportunity Area. This project is designed to leverage the rich cultural identity of the community while harnessing the industrial character and diverse heritage of the area. The Malt Street Redevelopment Project is segmented into three distinct phases. Construction activities are actively progressing for Phases 1 and 2, with Phase 3 securing outline planning permission, paving the way for its subsequent development. The project features eleven buildings with up to 44 storeys, offering 1,300 homes, industrial and commercial spaces.Groundworkers often face the challenge of achieving thorough concrete compaction within the liner wall, especially to the underside of the capping beam, where proper encapsulation around the water bar is required. When using a letterbox shutter during the concrete pour of the liner wall, it’s particularly difficult to ensure concrete reaches all the way to the underside of the capping beam – which posed a challenge in this situation. The Solution:Our solution involves using a method similar to ‘tremie pipes’. This involves installing vertical pipes with diameters of 100-125mm through the Rebar cage of the capping beam. This technique allows concrete to be poured vertically at various points along the capping beam. By filling up the pipe and using a concrete vibration poker, the concrete can efficiently fill the shuttered liner wall up to the underside of the capping beam.Premcrete Products Used-Maxiprufe Plus-HydrocreteProject DeliverablesPremcrete are proud to be a part of this project, set to bring a great deal of positives to the area including:1,453 high quality homes, including 40% affordable housing50% of the site as new public space, including an important part of the new Grand Surrey Canal Linear Park5,400 sqm safe, new, adventurous play spaces966 cycle spaces as part of phases 1 and 27,000 square metres of commercial and retail space, including affordable workspaces1,250 construction jobs and nearly 70 local construction apprenticeships392 jobs post-construction

A new build development on a canal side site in Westminster, situated near the former London Taxi Drivers’ Association headquarters.Steeped in history, Taxi House is the transformation of the former London Taxi Drivers’ Association headquarters on Woodfield Road, Westminster into a new waterside destination on the Grand Union Canal. The project comprises of a mixed-used development on this canal side site, delivering 332 modern serviced accommodation rooms, commercial and retail space – which is also set to be utilised by community groups creating a new public realm.Premcrete were instructed to help with the project and to overcome initial challenges surrounding the proposed work. The main challenge was that the client and groundworker were averse to wrapping pile caps, as terminating a membrane at the edge of the pile caps often lacks adequate horizontal concrete surface for effective termination. In this regard, it is not uncommon for structural engineers to design the distance from the edge of the rebar to the edge of the pile cap at only 30-50mm, making the termination detail more intricate and challenging. The SolutionAs an alternative to wrapping, Premcrete provided a solid solution using Hydroprufe LG – as well as addressing the termination strip issue. This was completed by advising the groundworker to ‘overcast’ the pile caps, creating a 150mm space from the edge of the rebar to the edge of the pile cap. This approach was found to significantly improve installation efficiency and ease, resulting in a smoother overall process and a very happy client!Taxi House is set to complete in the Spring of 2025 and has a contract value of £52.5m.

In Clerkenwell, McLaren constructed a new office building with a basement to provide a total 97,000 sq ft of office space. McLaren utilized the existing basement structure which meant the exterior of the structure wasn't accessible. This meant that it was appropriate to use a cavity drain system. FIS worked closely with Henry Construction Projects and Veretec to provide a complete waterproofing service. Designing a system to fit around the existing structure was the challenge. FIS were able to advise on the correct installation process and provide regular quality control checks. Images courtesy of turnmillec1.co.uk.
