Due to Part L regulations there was a requirement for a large PV array. Main contractors, Morrison Construction, bought into the risk-averse, zero-ballast, zero-penetration solution that the BauderSOLAR system offers. As Morrison Construction had not yet used this system, Bauder conducted a technical seminar to share the benefits of using BauderSOLAR in conjunction with a Bauder single ply membrane and to discuss the acoustic considerations for a building of this nature.The technical support and advantages of a single-source supplier resulted in a specification of a 176.80kWp BauderSOLAR PV system generating an estimated 157,800kWh per annum. Due to the reduced labour time of BauderSOLAR compared to ballasted systems, the site team managed to install the system quickly and efficiently, making back time lost due to weather delays and enabling the deadline to be met.The BauderSOLAR system is the lightest system on the market at 11.5kg/sqm. Certain areas had to be repaired before others and detailing under and around the plant that could not be raised was almost an impossible task. The design of the contemporary £4M building restores the historic Whitburn Burgh Hall original façade as it is one of the towns most renowned buildings and incorporates a new-build two-storey extension.Located in the centre of Whitburn, this building is a community hub that embraces the West Lothian Council’s model of bringing together services that benefit local communities whilst delivering financial efficiencies through the decrease of council buildings. This building facilitates a library, community halls, museum and customer information service office, making it an important community resource. The bituminous Bauder Total Roof System (BTRS) was chosen for this project as it features membranes that can withstand impact and tearing, as well as thermal insulation that met the required U-value of 0.15 W/m²K. This waterproofing system is verified by the BBA and offers a service life in excess of 35 years.The BauderSOLAR system was also specified, as it incorporates photovoltaic arrays for natural energy generation. The photovoltaic mounting system is attached to the roof without penetration of waterproofing or the deck, safeguarding the integrity of the waterproofing to fulfil its full-service life.Project challengesThe Architect’s design incorporated unusually high parapet upstands, which posed a challenge for installers. Area technical manager for Bauder, Christopher Langton, attended design meetings with the Architects and Main Contractor to discuss the best solution for installation. A mutual agreement was made for the underlayer to be mechanically fixed to prevent any slippage of the capping sheet membrane. Due to the height of the upstand, non-combustible insulation BauderROCK was incorporated into the design at these details.The installation of BauderSOLAR F uses prefabricated bituminous BauderK5K membrane sleeves to slip over the mounting plates and welded into position, anchoring the plates to the surface of the Bauder waterproofing system. Approved BauderSOLAR installers, Intelligent Electrical Solutions, installed the BauderSOLAR system, collaborating with ProCladd, approved contractor for the waterproofing installation, and other trades during the roof installation.There is a junction where the flat roof meets the original slate roof of the adjacent building, this detail fell under the torch free zone that hot air welding techniques are used to install the membranes within these areas.The resultInstallation of the Bauder waterproofing system may only be carried out by trained and certified operatives approved by Bauder. A project pre-start meeting was held by Bauder site technician, Duncan Hastings, and area technical manager, Christopher Langton inviting the Site Manager from Procladd and their Bauder badged operatives. During this meeting, they discussed the installation of the project, and identified the areas that required torch-free and torch-safe detailing. They also discussed how the project was going to be delivered in co-ordination with other trades working on the site at the same time, for example cladding and lead that was installed atop the waterproofing upstand details.Weekly site-inspections were carried out by Bauder site technician, Duncan Hastings during the project. Visiting the site frequently meant that Duncan could provide consistent support to the installers and answer any questions they may have had directly. It also meant that the quality of the roof installation was being monitored regularly to ensure it would be to a high standard, achieving the comprehensive guarantee.The approach taken to deliver this project on time and to budget was through meticulous planning and working to tight time frames. The organisation of the delivery of Bauder products to site had to be in line with the schedule to ensure that the site was ready to receive a delivery. With the project located in the busy centre of Whitburn next to a cross junction with traffic lights. This meant that timed delivery of products to site was required in addition to prebooked off-loading by pump truck and tail lift or by telehandler.Health, safety and environment was managed during the planning, design and installation of this project by advising that all installers follow the advice shown in the “Responsible Specification Checklist” produced by the National Federation of Roofing Contractors.In accordance with the Workplace (Health, Safety and Welfare) Regulations 1992, roof edge protection in the form of scaffolding was installed during installation. The project’s perimeters were surrounded by Heras fencing to isolate the construction site from the public. All scaffolds that were on the elevation next to the public had toe boarding and safety mesh where required.As standard, there was a one-hour Firewatch after the Bauder membranes have been installed using a gas torch. This was carried out by Procladd operatives each day when they were working on the project to ensure the welfare of the workforce, and the safety of other trades and that of the building. The 19kg gas cylinders were used on this project as they are easily transportable on the roof area. The first and most fundamental element of the roof system though is the waterproofing. Bauder Total Green Roof System (BTGRS) was selected as it provides robust and durable waterproofing with a life span in excess of 35 years, as validated by BBA Certificate 10/4744. The Plant E cap sheet has also been tested by the FLL to ensure long term root-resistance, making it ideal for use in conjunction with the BauderSOLAR G LIGHT system. The BauderSOLAR G LIGHT system is a unique way to combine rooftop vegetation with renewable solar energy. The PV panel mounting boards are held in position using the growing medium as ballast, meaning the waterproofing is not penetrated and therefore compromised. The mounting boards incorporate a water retention feature which allows a small amount of excess rainwater to be stored for short periods of time for the various plant species to feed from. The BauderSOLAR G LIGHT system’s unique mounting system lifts the panels above the vegetation allowing the plant life to grow freely and therefore qualify a greater area of the roof as biodiverse.In addition to the BauderSOLAR G LIGHT system, a blue roof was added to the build-up. Blue roofs are sustainable drainage solutions designed to manage stormwater on a flat roof to reduce water runoff rates and ease flash flooding and standing water in built up areas. The BauderBLUE Roof System attenuates water from a flat roof over a 24-hour period via a restrictive flow outlet. Calculations are carried out to determine the rate at which the water should egress the rooftop. This is determined by the local planning authority and is often set as low as 5-8 litres per second per hectare. With these calculations, Bauder can design each flow restrictorto meet the necessary runoff rate. For the Department of Civil Engineering, the main roof area of 1455.5m² required two flow restrictors, each with flow control holes to ensure the specified discharge rate of 0.77 litres per second was achieved. The maximum depth of water the roof is designed for is the H-max. When the water level reaches H-max, it will drain via the emergency overflow pipe. These overflow pipes are set at the same height as the H-max level. On this project the H-max was calculated to be 99mm. Although an unlikely scenario, this provision for a ‘once-in-a-hundred-years’ storm event will ensure that the structural integrity of the building is always preserved.Project challengesThe roof deck was constructed using a pretensioned concrete plank roof structure. Due to the large span of these planks, the dead load weight to the roof would be restricted. This being a blue roof with green landscaping and PV (a reasonably heavy build up), presented the issue of balancing the need of the roof design and the weight restriction of the supporting structure. To add to this challenging scenario, the pretensioned deck did not provide a completely flat finish. When installing a blue roof, a flat deck with no positive or negative falls is essential, as detailed in the 2018 update of BS 6229 – Flat roofs with continuously supported flexible waterproof coverings. To overcome this onsite challenge,the final deflection of the fully loaded roof was calculated and the concrete deck was screeded to give a flat finish.The resultBauder believes this project to be one of the first of its type in the UK to bring together so many rooftop systems in one space. Project management and clear communication was paramount in order to ensure a smooth installation. The Bauder project team consisted of green roof and solar PV product managers, area technical manager, technical design team, site technicians and approved installers for the waterproofing.With all the different elements being installed, green roof and solar PV product managers worked with our technical team to design the best possible PV array configuration for optimum energy generation whilst also qualifying for the maximum biodiverse area.Bauder site technicians worked closely with Bauder approved contractors, Voland Asphalte Ltd, to ensure works were kept to schedule and that a high quality of workmanship was maintained throughout.To ensure the landscaping is maintained, irrigation was installed by Access Irrigation Ltd. The system, Permadrip Pro, is a drip line irrigation system with anti-syphon design to resist clogging and pressure regulation. The forecasted energy generated for this arrayin its first year is 9.91MWh with a CO2 saving of 5.242 tonnes/a. BauderBLUE SR-B flow restrictorThe BauderBLUE SR-B flow restrictor is designed to be used in conjunction with a standard Bauder bitumen blue roof vertical outlet DN70. The flow restrictor is comprised of four parts; baseplate, overflow pipe, baseplate inner and baseplate outer seal. The polyamide baseplate fits within the 70mm vertical outlet, with the EPDM outer seal creating a watertight fit. The HDPE Overflow slots into the central hole of the baseplate with an inner EPDM seal preventing any leaks. The baseplate has a number (1-12) of 10mm restrictive flow holes bespoke to the project. The flow restrictor has no moving parts, hugely reducing the need for maintenance or risk of failure.

Therefore, the decision was made to overlay the existing single ply membrane with a cold applied liquid waterproofing which can be installed without the need to raise any plant.To overcome drainage challenges, secondary upstands were created under the plant and fabricated channels placed underneath allowing water to flow through to the drainage points.The resultBauder was able to offer a cost-effective solution without the necessity to remove or decommission the roof mounted plant and machinery. Fixing down of the insulation boards (to the existing waterproof covering) was a noisy operation which also exposed the retail tenant below to risk of water ingress. Work had to be undertaken on a roof where ridges and valleys had to be navigated whilst managing the waterflow.The specification allowed for the removal and replacement of the saturated areas as identified by our moisture mapping survey. This operation had to be planned to ensure that the retail stores were not put at risk in terms of water ingress, but still managed to keep the works progressing to schedule. Coláiste an Chláirín Bauder Thermofol single ply waterproofing system with BauderROCK insulationSynopsisThe new Coláiste an Chláirín building in Athenry, Co Galway is a post primary school consisting of classrooms, a special needs unit, sports hall, general-purpose hall, staff amenities and extensive external facilities designed by Smith Kennedy Architects & Healy Partners Architects. The project was managed by JJ Rhatigan and Company and the roofing element appointed to Priority Roofing and Cladding Ltd. The roof of the main building and the gymnasium required flat roof build-ups to meet the specifications as set out in in SDG 02-05-03 (Acoustic Performance in New Primary & Post Primary School Buildings), while meeting the general performance requirements specified within TGD 021-7 2018 (Minimum Performance Standards of Roof Materials and Finishes). The chosen system had to meet an acoustic performance of 35dB indoor ambient noise level (IANL). The use of the self-adhesive air and vapour control layer (AVCL) enabled the trades working within the building to progress quickly without being delayed by weather conditions. BauderROCK is relatively quick to install, as was the lightweight single ply waterproofing.  The resultThe project was finished to time and specification with exceptional workmanship from the fixers at Priority Roofing and Cladding and superb collaboration from all parties throughout. The membrane was finished with standing seams to create a statement look. The roof achieved a U-value of 0.15 W/m2k, exceeding the thermal target, and met or exceeded the 35db IANL requirement across the main building and the sports hall.  The thermal performance, which will hold up for decades to come, will also impart energy efficiency benefits that reduce running costs at the school in the long term. BTRS meets current UK Building Regulations Part B for external fire protection and features torch-free and safe to torch installation on combustible details. LiquiTEC Cold Applied liquid waterproofing Utilising Bauder’s PMMA cold applied liquid waterproofing on one of the roof areas ensured a fully watertight solution around rooflights and below upstands that could not be raised.  Project challengesAlthough the deck appeared to be in a reasonable condition for reuse as part of the refurbishment, there were large deflections to some areas and the existing waterproofing that overlaid the original system had been poorly installed and had pulled away from the asphalt below and so needed stripping prior to works commencing. The existing insulation was inadequate and left the building falling short of the current requirements. A thermal upgrade was incorporated into the works using a tapered insulation scheme which helped to solve the deflection issues by creating falls on the roof. To meet the minimum upstand requirements, the existing extractor vents needed to be removed to allow for the increase in the kerb height. Large continuous structural rooflights providing natural light to the building below were deemed thermally inefficient. The rooflights were upgraded during the refurbishment to meet current standards.  The resultBauder systems are only installed by Bauder approved contractors to ensure quality. The installation on this project was expertly carried out by Thameside Roofing Ltd, overseen by Dave Gregory and John White. Included within the approved scheme was the renovation of all of the building’s balconies and walkways, as well as the transformation of the 1,000m2 concrete podium deck located above the car park into an aesthetically pleasing social space.Bauder Building BoardProject:Morris Blitz Court​Location:Hackney​Roof Area:1,400m²​Specifier:Mansell Construction Services​Approved Contractor:Armour Group​The specificationVarious waterproofing options were explored by the client, however, it was decided that the Bauder cold applied liquid systems would be the optimal solution given all the requirements.Project challengesOne of the major challenges for this project was the low door thresholds connecting to the podium deck, which couldn’t be raised, meaning that the build-up for the majority of the cold applied waterproofing and landscaping elements would need to be less than 100mm in height. Because of these restrictions the only drainage and protection board suitable within the system was Bauder’s Versicell 20, which is just 20mm in height but can withstand extremely high loading. The surface of the deck consists of three distinct finishes; permeable paving on the ground floor patios and walkways, artificial turf featuring fibreglass planters to serve as a communal garden and rubber mulch to create a play area for children.Balconies and communal walkways were waterproofed with Bauder’s cold applied reinforced waterproofing layer; which is extremely fast curing and can withstand foot traffic within an hour of being installed. Residents remained in situ throughout the installation so working hours were scheduled to accommodate for school hours. When the museum inputted the green roof specification, it showed a potential energy saving of 10% per year, as well as a reduction on the future replacement costs of the heating and cooling plant. Some of the green roofs were funded through Drain London, a partnership project led by the Greater London Authority and funded by Defra. The project aims to better understand surface water flood risk across London, with a view to promote interventions (such as green roofs) to reduce surface water flooding. The Museum of London is one of the largest retrofit green roof projects in the City and is certainly to be commended for allowing its roofs to be used for research purposes. The client wanted an integrated PV system that didn’t compromise the integrity of the green roof solution being installed. Bauder were asked to design and supply a 30.78kWp system, generating an estimated 26,140kWh per annum.

The award winning Noah’s Ark Children’s Hospice currently supports over 160 children who are seriously unwell, 230 of their siblings and 350 of their parents/guardians by providing holistic, bespoke care. To facilitate the care of even more children and their families and care givers, a new building was needed. Main build partners, 8build, undertake one charitable build project every year and were therefore recommended for the Ark project. Their unique collaborative approach and utilisation of supply chain relationships kept project costs low with these costs savings directly benefitting the hospice as they could then be spent on care for the children. The project won the "Roof Gardens/ Living Wall Installations - Commercial Roof Garden or Podium Landscaping - Under £500k" award in the BALI National Landscape Awards 2020.

The architectural vision for this new build was to create a modern learning environment that would add value to the local community. The building consists of eight roof areas on a variety of different pitches totalling 3,400m². Aesthetics were also important to the client as most of the roof areas are pitched at a 20° slope making them highly visible, particularly from the central courtyard area.
