OVERVIEW
Overview:
As part of the development supporting the new 18-hole course at Castle Stuart Golf Links, just east of Inverness, three new buildings were constructed to support the expanded facilities. One of the key structures was designed to provide storage for golf caddies and maintenance equipment, alongside office accommodation and staff welfare facilities.
Given the exposed location and demanding performance requirements, the building envelope needed to deliver excellent thermal performance, durability and long-term reliability.
The Challenge:
The original design specification required a building envelope capable of meeting strict U-value and fire performance requirements, while remaining commercially viable and straightforward to install on site.
In addition to performance, the project team needed confidence in lead times, system compatibility and installation efficiency, ensuring the programme could be maintained without unnecessary risk or delay.
The Solution:
After discussions with Steadmans and SIG Building Solutions, a Gemello® warrantied twin skin system was proposed as a fully compliant alternative specification.
Gemello® met all required thermal and fire performance criteria, while also offering a more economical solution and the reassurance of a well-supported, proven system. The specification provided confidence in delivery times and allowed the contractor to work with a system they had previous experience installing.
The solution was quickly agreed by the client, enabling orders to be placed and works to commence without delay.
The Result:
Thanks to the short lead time and familiarity with the Gemello® warrantied system, works progressed efficiently. A total of 1,900m² of roof liner skin was completed just in time for Christmas, allowing the main contractor to use the building for much-needed storage during the winter period.
The remainder of the project followed a similarly smooth trajectory and was completed well within programme. Despite the challenging flatland location-where buildings are exposed to high winds and heavy rainfall-the completed envelope has performed exceptionally well.
The project was delivered with no snagging issues, highlighting the robustness and reliability of the Gemello® warrantied system in demanding conditions.

The Gemello® warrantied twin skin system provided a robust, efficient and cost-effective building envelope, fully aligned with the performance and programme requirements of the Castle Stuart Golf Links development.
