Quiet, solid wood flooring for student accommodation

Cottrell + Vermeulen Architecture has designed new, bright and airy postgraduate accommodation for Churchill College, Cambridge with interiors featuring Junckers’ solid maple flooring. Cottrell + Vermeulen won a competition to design the new buildings, 16 years after the studio completed a housing scheme on a neighbouring site. The 35 new units of accommodation comprise five studio flats and 30 en suite rooms with spacious communal areas on each floor, spread across three buildings. The design builds on the original architectural scheme, designed as an extension to CVA’s previous work on the site. The architects sought to recreate the warmth and brightness of the original college rooms from the 1960s and found Junckers maple flooring a good match. The choice of two-strip boards, where two staves of wood make up one floorboard, was also a reference to the narrow boards used in the original rooms. The naturally pale tone of the maple floor is matched by joinery in birch faced plywood to form a comfortable and welcoming space, ready for students to move into at the start of the new academic year. The floor was installed by VA Hutchison Flooring. Quiet floors in multiple occupancy buildings An important consideration for student accommodation is how impact sound travels through floors from one dwelling into another. Building regulations set out minimum standards for impact and airborne sound through floors which apply to residential buildings and buildings converted to new uses, including hotels and care homes. The floor finish will usually act in combination with other elements of the building to achieve the target levels of sound insulation. The design of the subfloor and ceiling beneath play an important role, as does the way the floor finish may need to be isolated from the walls that surround it, but there is no question that the right acoustic floor will control the transmission of impact sound. Junckers has a range of acoustics systems available which comply with building regulations. The newly updated New Era acoustic system is a height adjustable system for use on structural concrete slabs, block and beam floors and almost any other type of sound, dry load-bearing base. The New Era system uses acoustic cradles with 10mm thick recycled rubber pads, factory-fitted to the underside. The cradles are height adjustable using purpose-made packers, supporting laminated timber battens. 50mm thick mineral wool insulation is placed between the battens and Junckers 20.5mm or 22mm thick solid wood floorboards are fixed to the battens to complete the installation. The use of 36mm thick battens achieves an impact sound reduction of 27dB; and a 48mm thick batten achieves an impact sound reduction of 28dB, thus complying with building regulations. For Junckers 14mm thick solid wood flooring installed with Junckers’ Clip System, an impact sound reduction of 19dB can be achieved with Junckers’ 5mm thick CA2 Acoustic Underlay, loose laid with the floorboards installed on top as a floating layer, no fixings required. Junckers’ floor system specifications are available on NBS Plus and draft NBS clauses are available on request. Junckers also provides BIM Objects for all systems. Junckers solid hardwood floor systems are guaranteed for 25 years when installed by a Junckers Approved Contractor. Junckers Approved Maintenance Contractors offer a care scheme where the client’s floor is periodically inspected and maintained so as to keep floor in good condition and to  maximise its lifespan.

Forbo Flooring Systems’ Marmoleum was the product of choice for a creative breakout space at investment management firm, Triple Point. With its growing headcount, Triple Point appointed AW Spaces to create an environment that could accommodate the company’s hybrid working strategy, whilst developing a light and warm aesthetic.  Founded in 2004, Triple Point employ 215 people and manage over £2.7 billion of private, institutional and public capital across five distinct investment strategies: Social Housing, Energy, Digital Infrastructure, Private Credit, and Venture. Each of these strategies helps to solve a problem society faces, and each one creates opportunities for investors.  With the company’s increased headcount and the new hybrid working strategy, AW Spaces suggested increasing the size of the breakout area available to employees. The aim was to make this area feel different from the working environment, by incorporating warmer colours with a dynamic flooring design.   Another important aspect for this project was the environmental impact. Lisa McLeod, Design Director at AW Spaces spoke on this, saying: “Sustainability was a big part of Triple Point’s brief. As such, when it came to choosing a floor covering for the space, the sustainability aspect led us to look at products such as Forbo’s Marmoleum. After discussing the sustainable flooring with Triple Point, where I also sent them a concept image of a design, we decided it was the perfect solution.  “Not only did Marmoleum fit the sustainability requirements, but it’s also available in a variety of contemporary designs that match in tone with each other, which allowed us to create a very dynamic space. Additionally, it’s a really nice material to work with, which aided the installation process.”   Forbo’s Marmoleum was specified in Terracotta, Titanium and Vintage Blue from the Marmoleum Walton range, and in Neptune Blue from Marmoleum Piano. Lisa commented on these choices, saying: “We chose these colours as they work beautifully together and coordinated with the joinery so it looked as though those elements rise from the ground. We also really liked the warmth of the Terracotta colourway and the brightness of Neptune Blue, which provided some contrast from eachother without looking disjointed from the joinery they connected to. The choice of colours really helped us to convey the feeling that this space was for relaxation rather than work, with all the colours flowing into one-another nicely.”  This refurbishment wasn’t like a typical installation as there were multiple different colourways which had to be combined in different shapes. As opposed to a typical refurbishment where tiles or sheet flooring is laid; this flooring had to be cut into shape in situ. The finished flooring mixes curved edges with sharp points, with all four colourways meeting towards the middle of the floor then flowing out at different angles around the room.  Lisa continued “The pattern was quite complex, so Forbo recommended an installer called Medifloor to us who could take on this challenge. We had worked with them on a couple of occasions before, so we knew they had the credentials, and they did a fantastic job with pinpoint accuracy!  “We’re absolutely delighted with the finished result and I’d say the breakout space remains my favourite part of the entire project.”  With a unique installation, a specialist approach had to be taken by installers, Medifloor. Jim Gordon, the Director of Medifloor, spoke on this, saying: “AW Spaces gave us this amazing design for Triple Point, which was extremely challenging to create with all the different curvatures. So, to achieve it we actually used computer aided templates which allowed us to cut the perfect curve – something that’s really hard to acheive in flooring.   “Forbo’s Marmoleum Walton was perfect for this, as it’s the only sheet flooring that lends itself to the natural materials used in this project and looks amazing when finished.”  With this method, a creative and dynamic flooring solution was created. With the installation starting in July 2022, Triple Point’s office refurbishment was finished in mid-September 2022 and has been well received by the staff who use it.  Luke Francois, Guest and Employee Experience Manager at Triple Point, concluded: “We asked AW Spaces to create a bright and inviting space, with a focus on using sustainable products and services, and Forbo’s Marmoleum ticked all the boxes for this. A college in East London lost the use of their sports hall due to a flood that infiltrated the building. The Customer Care Team from @DYNAMIK Sport inspected the existing sprung floor and were able to offer a seamless Polyurethane (PU) re-coating application from leading coatings manufacturer @herculan.DYNAMIK Technical managers were asked to confirm the sports performance of the existing sprung structure and it’s suitability for refurbishment rather than a total replacement. This solution avoided the costs associated with uplifting, disposal and the installation of a new replacement sprung base. DYNAMIK have many playing surface and repair options available that can breathe new life into an old sports floor. This type of transformation is fast, cost effective and extends the life of the floor, not to mention the massive environmental benefits associated with not having to uplift and dispose of the sprung system. Most wear and tear shows up on the top-layer playing surface, which often shows signs of cracking, loss of slip resistance or damage caused by non-sporting events or the use of table and chairs without suitable protection. The group discussed overlay options and their success and suitability within the modern sports and activity environment and highlighted some important points worth considering, prior to any overlay option being approved.Jack commented “Solid tile or thin playing surfaces used in the past, before standards existed are being coated with a paint like surface or simply over laid with another thin pad and playing surface but in reality, this only makes the surface look good and doesn’t consider the safety, comfort or compliance to the latest flooring standards, which now require any multi-sport space to have a shock absorption value of more than 25%”.Jack also explained the importance for responsible contractors to test existing surfaces prior to over coating, confirming the shock absorption values required and expected within indoor sport and activity spaces. “Rather than just kicking the can down the road, expecting others in the future to upgrade the playing surface, we need to act now as it is just not the right or responsible thing to do and highlights a grey area in terms of what is considered a sports flooring refurbishment or what is considered a regular maintenance process”.An existing leisure facility is only required to meet the 2007 indoor multi-use sporting standard EN14904, when they upgrade or replace their old sports flooring. The interpretation of this requirement has created a grey area which confuses the difference between a maintenance coating and a playing surface upgrade.It is Jacks view that safety requirements should not be lost in greyness and the industry needs to provide clarity and help protect users of indoor sporting and activity spaces.When asked, Jack confirmed, “I for one wouldn’t be happy to have my family play any form of sport or activity on a solid floor, no matter how fresh or colourful it looked. A quick fix coating or thin pad overlay just doesn’t provide the safety I expect from a sports or activity floor, especially when considering the standard came in 15 years ago. I can’t believe any facility considers painting solid surfaces or tiles but sadly, some still kick that can down the road and expect kids to play on a solid concrete or painted tile, non-compliant surfaces. It’s shocking and quite scary when you think about how many floors still do not get upgraded to the current standards and are in use today”.DYNAMIK Technical consultant Sarah Beck clarified that “DYNAMIK always put safety and compliance first, above anything else. Playing surface compliance should be top of any list and our sports flooring team certainly see why 15 years ago, the standards were implemented to improve safety and performance within multi-use indoor facilities, big or small. We were able to provide the expertise needed to specify the correct finish design that would be appropriate for the space, taking into account factors such as traffic flow, durability, and maintenance requirements.The chosen flooring system was a Terrazzo raised access system, which was installed alongside matching floor tiles in other areas, as well as wall tiles. The Terrazzo Raised Floor system material is renowned for its durability, low maintenance requirements, and stunning visual appeal.The raised access system offers several advantages over traditional flooring systems. It allows for easy access to the void beneath the flooring, which is particularly useful for buildings that require extensive cabling or piping. It also provides greater flexibility for future modifications to the space, such as the installation of new electrical or data systems.By choosing a Terrazzo raised access system for The Mills Fabrica, we were able to achieve a high-end design finish that seamlessly flows from one area to the next, while still providing the practicality and functionality that is essential for a modern office space. They wanted the internal painted in-situ concrete to look like unpainted concrete.Dave Smith, Senior Sales Executive, and Nicola Young, Senior Colourist of KEIM Mineral Paints visited the property in August 2019 to trial samples for the client. It was noted during the visit that the walls were damp and required to be dried out prior to the applying of KEIM Mineral Paints. Pumps and dehumidifiers were installed to help this process.Once the moisture levels in the walls were below 18% by volume, the application of KEIM Design Lasur commenced.A translucent stain was applied to the walls, followed by KEIM Design Lasur sea sponged onto the surface to mimic a concrete appearance.

INNOVATIVE OFFICE INSTALL CREATES STYLISH AND SUSTAINABLE SPACE Forbo Flooring Systems’ Allura Luxury Vinyl Tile (LVT) range was specified by design and fit out company, Oktra, to transform an office building into a stylish and modern workspace. It was also installed adhesive free using IOBAC MagTabsÒ, to help achieve Akoya’s sustainability requirements.  Oktra were recruited by Akoya and Brunswick Property Partners, to repurpose an office building to create a vibrant and attractive space for young professionals and entrepreneurs to work in. Formally known as Knollys and Stephenson House, the building will be rebranded as Mosaic East, a comprehensive refurbishment of one of East Croydon’s most iconic office developments.  Typically, carpet tiles or exposed raised access flooring are the go-to solution in these scenarios, however with a premium design required, Oktra opted for something different, as Danielle La Porte, Designer at Oktra explains: “Akoya wanted to create a range of category A office suites that would be memorable to tenants, while also meeting sustainability requirements. With this brief in mind, we specified Forbo’s Allura Flex LVT, which is available in range of elegant colourways and wood effect designs – perfect for this project! “We wanted to add some brand identity within the category A suites, so we decorated some of them in a light pink colour with linear LED lighting, and other suites in a light sage green colour. To complement the colour palettes, we chose Allura Flex LVT in the Light Honey Oak shade. We then asked the flooring contractors, The Commercial Flooring Company, to install the planks in a beautiful herringbone pattern to really enhance the aesthetics of the space.” However, appearance wasn’t the only area of concern, with Akoya also conscious of the sustainability requirements. Danielle addressed this, saying: “The aesthetics of the flooring weren’t the only thing we had to keep in mind, we also had to ensure that whatever floor covering we specified would meet Akoya’s sustainability aims. It was for this reason that we specified Forbo’s Allura Flex, as it can be easily installed adhesive free, using IOBAC MagTabsÒ.” IOBAC’s innovative MagTabsÒ provide a two-dimensional hold, with one side being magnetic and the other a dry-tack adhesive. This means they can be easily magnetised onto metal raised access flooring, like those at Mosaic East, and the chosen flooring simply placed on top, negating the need for traditional adhesives. Ian Spreadborough, Founder and Director at IOBAC explains further: “Our MagTabsÒ essentially allow flooring contractors to quickly place floor coverings down onto raised access flooring, without damaging the substrate or the flooring itself. The phrase we use is ‘hard to shift, easy to lift’. The idea is that the flooring is securely fitted but can then be lifted back up to be reused elsewhere, or simply be replaced by another floor covering further down the line. “Oktra approached us as they had used our MagTabsÒ on a previous project and had been extremely impressed by their performance, so were keen to use the product again. Additionally, Forbo’s LVT and carpet tiles are approved for use with the MagTabsÒ, making it the logical choice. On top of this, Brunswick, who own the raised access flooring itself, were keen to maintain the condition of its asset, so, the tabs served a double purpose, protecting both a heavy carbon embodied asset, in the raised access flooring, and Forbo’s floor coverings.” Jon Cochrane, Director - Asset Management & Sustainability at Brunswick Property Partners, commented on the use of IOBAC’s MagTabsÒ, saying: “Cleaning adhesive residue off sub-floors in between leases is often messy, expensive and time-consuming. In some cases, the raised access floor panels are so badly contaminated that they must be completely replaced, something which isn’t sustainable, environmentally or financially.  However, using IOBAC MagTabsÒ to install floor coverings removes this issue completely. This means that our asset, in this case the raised access flooring, is protected and kept damage-free for longer-term usage.” It wasn’t just the sustainability benefits that drew Oktra towards MagTabsÒ, with the installation benefits of the tabs also a deciding factor. Daniel Hassan, Operations Manager at The Commercial Flooring Company, commented on this, saying: “Thanks to IOBAC’s MagTabsÒ, it took a team of three fitters around five days to install 900m2 of flooring in a herringbone pattern, which is challenging to install and would have taken much longer to do through traditional methods. FORBO’S FLOORING ELEVATES THE SUSTAINABILITY ETHOS IN NEW ECO-FRIENDLY PRIMARY SCHOOL  Two Rivers primary school in Keynsham, Somerset, is only the second school in the country to achieve Passivhaus Plus accreditation. To achieve this impressive milestone, architects Hatcher Prichard had to make conscious choices when it came to choosing materials for this project. With outstanding sustainability credentials and a wide portfolio of solutions suitable for the education sector, Hatcher Prichard specified a variety of Forbo Flooring Systems’ contemporary floor coverings, including its Tessera carpet tiles, Sphera and Eternal vinyl floor coverings, as well as both its Surestep and Safestep safety flooring. A new build primary school for 420 pupils, Two Rivers Primary School was designed to add the much-needed provision for primary education to children in the Keynsham area, whilst also following sustainable building practices. With the requirement to achieve Passivhaus Plus accreditation, which meant the building had to produce as much energy as the occupants use, Hatcher Prichard had to carefully consider the materials used in the construction of this building.  Simon Hatcher, Director at Hatcher Prichard explains further: “Two Rivers achieved Passivhaus Plus accreditation in February 2023 and is only the second school in the country to do so. It is also the first to be built using standard building materials, including a steel frame with concrete floor slabs. When it came to specifying materials for the building, we looked for manufacturers that had strong sustainability credentials. With Forbo’s environmental goals so aligned with our own, and that of the building as a whole, it meant they were the perfect fit! In fact, Forbo’s sustainability credentials and flooring solutions were key to finishing this wonderful building.” However, as well as the sustainability objectives that Simon had to keep in mind, he also had to meet the design requirements. Simon commented on this, saying: “We were supplied with a document by the Department for Education on the Employer’s Requirements, which includes a section on floor coverings and the factors to consider when specifying materials for schools. The main area of consideration though was the functionality of the flooring; it had to withstand the heavy foot traffic we would expect to see in a school, whilst also being easy to clean and maintain.  “Additionally, the floor coverings needed to be installed seamlessly alongside each other to keep the joints between them flush, as well as provide some slip resistance. The chosen floor coverings also had to be suitable for the usage of each room, with the colourways used also needing to be appropriate for the age of the children using the space. The Forbo account managers really helped with this, thanks to their understanding of how specific products from Forbo’s portfolio met the individual requirements of each room in the school.” With the suitability of colours in mind, Simon looked to incorporate elements of the local environment into the design, as well as take inspiration from the school name too. He explained: “The design of the school draws from its location at the heart of Hygge Park, Keynsham. The surrounding area has a calm, Scandinavian palette of colours and materials, with the local houses made from light buff brickwork with white render above. We opted to use matching buff brick and white render externally, with complimentary blues, greys and whites for the walls and other surfaces inside. All the floor finishes were supplied using the contemporary and durable range of Forbo products required for each individual space. For example, Forbo’s Eternal vinyl was specified in the Washed Beech wood décor for the hall, hall store, studio and servery areas, which provided a natural contrast to the white paint on the walls, without being too distracting. “We also specified Forbo’s Sphera homogenous vinyl in a clear blue colourway, to represent the ‘two rivers’ of the school’s name, which runs along the ground floor corridor and extends back up along the first floor. We also used Forbo’s Eternal vinyl in the Smoke colourway for all the ground floor classrooms, which created a calm and neutral feeling.” What’s more, a selection of Forbo’s Tessera carpet tiles were chosen in a muted blue colourway for the first-floor classrooms, which helped to make them feel bright and spacious. Speaking on this decision, Simon said: “With the first-floor classrooms designed for the older students, we felt it would be more appropriate to use a textile flooring, as opposed to the vinyl flooring used in the Key Stage 1 classrooms. As such, Forbo’s Tessera Teviot carpet tiles were installed in the Mid Blue and Blue Moon colourways, both of which fit the colour theme running throughout the school. Additionally, the Tessera carpet tiles are really easy to clean, another requirement set out in the brief, so it ticked all the boxes.”  In addition to the above, Forbo’s Surestep and Safestep safety flooring were used across the project to ensure the safety of students throughout the building. Specified in the Smoke and Silver Grey colourways to match the colour scheme, the safety floors were installed in the wet rooms on both floors, as well as in the DT classroom on the first floor.  Simon concluded: “We’re really happy with the finished project, as are the school and students’ parents. The school held an open evening in mid-January where the Head and Deputy Head showed visitors around the building; both were delighted with every aspect, especially the hardwearing finishes throughout.” With the initial design stage beginning in August 2020, the school was completed in December 2022 and opened for students shortly afterwards in the new year. Award-winning Surrey-based firm, Fletcher Crane Architects, has specified Vandersanden’s 65mm Antro facing brick for interiors and exteriors at Tree House, an impressive, new, contemporary home in Ealing, West London. Located in a conservation area and constructed on a 12 x 12m former garage site, bounded by rear gardens, Tree House is a two-bedroom property that stands assertively against the characterful and repetitive villas in the street. Fletcher Crane has designed the home as an articulated series of volumes in a split-level arrangement of rooms around a central spine. The kitchen and living room sit on the upper storeys to make the most of natural daylight while the two bedrooms are submerged within semi-sunken floors.Boldly deployed and celebrated for the texture, variation and interest they provide, Tree House’s components are a fundamental part of the Fletcher Crane vision. Inside and outside the home, extensive use is made of three principal materials to create a naturally appealing, raw palette of black ash timber, tubular metalwork and multi-coloured Antro brick from Vandersanden.The load bearing Antro brickwork is exposed and flush-jointed with traditional lime mortar to create a unifying, almost monolithic appearance. ‘Baubuche’ structural timber joists span the brick structure, while, in the basement, the in-situ concrete frame is left bare. The central staircase is encased in ash timber panelling which is set against more curved Antro brickwork and sharp metal balustrades. Outside a sunken planted courtyard is accessed using stepped Antro brick planters and a paddle stair constructed of black cobble setts.“We like the texture, the tones and the variety that the Antro brick gives us at Tree House,” says Harry Reid, Architect at Fletcher Crane Architects. “Vandersanden offers a significant range of these light multi-coloured bricks, both in white and grey hues which are very attractive for this type of project. The company supplied us with a number of sample options for comparison and contrast, and we duly selected Antro as our brick of choice. We’re delighted with it, particularly in how the Antro brick combines with the lime mortar, and other components at Tree House to create the overall feeling of an intimate yet generous home that’s filled with light and rich in materials.”Antro is created from a combination of different clay forms which yield a grey base colour, then coated with specific sand types to bring a grained, creased texture to the brick. Ltd.’s rapid-setting, ultra-smooth floor finishing compound has delivered a fast-track solution for refurbishing the iconic Nelson Staircase at Somerset House, London.As part of ongoing maintenance and improvement works, flooring contractor Carpet Culture was commissioned to restore the steps and one of the main landings of the historic Beaux-Arts staircase, which spans six floors and dates back to the late 18th century, when the Royal Navy occupied the building.Contractors began by removing old floorcoverings and adhesive residues from the steps and the 40m2 landing.The landing was destroyed by a bomb in the Second World War and subsequently restored with concrete, meaning that it would require raising in order for floorcoverings to meet the level of the original stone border, but less than the minimum application thickness of a smoothing compound. Additionally, work required completing over two nights, between the hours of 6-11pm, while the building was unoccupied, meaning there was not time to mechanically prepare the concrete area.Contractors, therefore, applied two coats of Stopgap Micro Rapid floor finishing compound to create a perfectly smooth surface for the receipt of floorcoverings.Stone effect LVTs were then installed on the landing and risers and treads of the stairs, and Stycco Flex rapid-curing, flexible tube adhesive was used to affix Gradus stair nosings. The high strength build-up and fast curing time of the adhesive means it can secure stair nosings and trims in as little as 60 minutes, without the need for mechanical fixings.Tom McCullough, senior flooring manager at Carpet Culture, said: “We were grateful to our F. Ball technical representative for suggesting using Stopgap Micro Rapid as an alternative to applying a smoothing compound so that we could complete the work out of hours, on time. It worked a treat, and we received compliments for how it looked even before the floorcoverings went down.”

Having used Forbo Marmoleum flooring in the original build of the Core building, the Eden Project called upon the durable and sustainable floor covering once more to reinvigorate the recent refurbishment of the area.After years of constant use with around one million visitors a year, the Core building at the heart of Cornwall’s popular visitor attraction, the Eden Project, underwent a major transformation and a new exhibition, Invisible Worlds, was installed.Dr Jo Elworthy, Director of Interpretation at the Eden Project explained: "When we first built the Core in 2005, we wanted to create a sustainable space, so this meant using responsibly sourced materials. We approached Forbo as we wished to showcase environmentally-friendly, sustainable flooring made from natural materials – and Marmoleum seemed like the perfect fit on all levels. As the existing Marmoleum floors had fared so well over the years, we went back to Forbo when we were looking to refresh the building. Again, we needed a floor covering that was made from renewable raw materials, PVC-free, low emitting and carbon neutral, yet would be able to withstand the heavy footfall of visitors that we get each year.”
