In partnership with leading global investment firm KKR, Regal London recently completed a strategic new site at 340a Clapham Road, SW9, situated between Stockwell and Clapham North. Previously a brownfield site (tool hire depot), the site has been completely transformed into a vibrant mixed use, residential-led development, totalling 94,740 sq ft and will deliver 62 one, two and three-bedroom apartments spread over nine floors. The ground and lower ground floors also comprise approximately 18,250 ft2 of flexible commercial space. Planning permission was granted in June 2017 following a collaborative working relationship with the London Borough of Lambeth and the project reached its completion in 2021.With a high quality and contemporary design, both of which are hallmarks of Regal London schemes, the development perfectly complements the surrounding streetscape of new build and period properties, featuring a subtle interplay of façade materials including brick, aluminium and glass installed by Buildtherm Services. Ideally located for commuters, an established network of transport links is within easy reach of the development, with Stockwell Underground Station just 0.2miles away, as well as Clapham North Underground Station and Clapham High Street Overground Station both within a short walk. A thriving social and leisure scene is also nearby, led by the bars, pubs, restaurants and cafes, as well as a selection of amenities, in situ along the lively Clapham High Street and its surrounds.The undeniable kerb-appeal of this luxury residential development is testament to the design capabilities of the modern methods of construction used throughout the build and the quality of workmanship involved. The architect’s ambitious concept design called for a modern and sleek interpretation of the surrounding vernacular to satisfy planning requirements. The vision is clearly represented by the multiple challenging interfaces; including large expanses of glazing, cantilevered balconies and rooftop garden spaces which represented an important consideration within the design of the main structure and supporting steel frame systems. In order to comply with the latest building regulations for residential buildings over 18m in height, topping out at 9 storeys, Regal London also needed to ensure that all façade materials met with the requirement for non-combustibility, with a minimum EN13501-1 rating of A2, including the balconies.Over 3000m2 of A1 rated NaturAL-X brick cladding has been installed across several new elevations, with the architect having selected 3 different brick finishes to satisfy planning requirements, specifying subtle and muted tones including a textured dark, smooth off-white, and glazed white. As well as varying the colours and textures of the brick cladding, hundreds of bespoke cut and bonded return bricks were manufactured to suit the angular interfaces at balcony levels. The project design also called for elements of flexibly orientated brick coursing, with soldier courses, stack bonded and soffit return sections featuring at ground level and interspersed within the columns and beams stretching across the front elevation. The adaptability of this BBA certified innovative brick cladding system allows for modern interpretations of brickwork design to be easily integrated using standard components, without any requirement for additional structural support and with the added reassurance of all relevant system testing.Set back from the main brick façade, the top two floors featuring luxurious penthouse apartments are clad in VariAL-CF2 Concealed-fix 3mm aluminium cassettes, with a powder coated finish produced to Qualicoat standards. This CWCT tested, A2 rated rainscreen system is designed to accommodate large format vertically orientated modules, as well as complex details such as soffits, verges and goalpost details; making it eminently suitable for the balcony fascia areas too. Concealed fixings located in the panel joints are colour coated to match the panels, delivering an uninterrupted aesthetic. With long-term maintenance in mind, VariAL-CF2 allows for individual panels to be demounted, removed and replaced if required, without causing any detriment to the surrounding areas.

Benenden Hospital is a state-of-the-art private hospital in Cranbrook, Kent specialising in a wide range of discretionary healthcare and well-being services to individual and business healthcare members.• The original hospital opened in 1907 by National Association for the Establishment and Maintenance of Sanatoria - to treat postal workers suffering from tuberculosis. By 1951 the Association had disbandedand the Benenden Healthcare Society took over the sanatorium, dramatically expanding the services available.• Architects C A Vaughan Blundell were appointed to design a new atrium and welcoming area to enhance the patient and visitor experience.• The £55m project attained a Breeam status of ‘Good’.The SchemeThe scheme, designed by architects C A Vaughan Blundell with assistance from SR Architects Ltd, has created a wonderfully light and airy entrance atrium designed to welcome and create an enhanced patient and visitor experience with maximised natural daylight. The extensive breakout and catering facilities support theatres, en-suite rooms, outpatient department and ophthalmic suite along with diagnostic imaging, rest and recovery areas. The main contractor was Willmott Dixon Construction.The AdvantagesThe skylights have a unique ability to bathe interior spaces with diffused and glare-free daylight, which creates a stimulating and healthy environment. In addition, their heavily insulated composition eliminates glare and hotspots, thereby reducing the load on temperature control systems and the need for artificial lighting.They provide additional light in the large atrium projecting it deep into the interior. They were specified complete with highly insulating Nanogel which achieves an impress U value of 0.28W/m2K, helping the project attain a Breeam status of ‘Good’. This is particularly impressive given the amount of curtain walling and clerestory glazing involved in the scheme.Kalwall skylights can be manufactured to large spans up to six metres. The aluminium or thermally-broken grid core with interlocking I-beams gives Kalwall incredible strength. The lightweight system reduces the need for supporting structures while offering the highest protection in terms of wind-borne debris and resistance to impact, abrasion and point loads. The exterior face is colour stable and includes a UV resistant, self-cleaning surface. This means that normal  rainfall helps to keep the surface free of dust and dirt while at the same time retaining its original colour during the weathering process. Client: Tottenham Hotspur Football Club Design: Populous Main Contractor: Mace Main Products Used: Emshield DFR2 and Emseal Security Seal SSW2Tottenham Hotspur Football Club has moved into its new home which also has a partnership with the American NFL that will see at least two major American football games played at the stadium each season. This was made possible by the innovation of a retractable natural grass pitch, which will be used for Spurs home fixtures and an artificial multi-use surface underneath for the NFL matches, plus concerts and other events. With a seating capacity of 62,000, the Tottenham stadium is designed to ensure that the spectators are closer to the pitch than at any other comparable ground in the UK. It also includes the UK’s largest single tier stand, which will hold up to 17,000 fans in the Spurs home-end. As is typical for modern stadium design, there was a critical requirement for wide and high movement joint sealing systems in several important areas. These included joints in the plant service areas and walkways over prestige VIP and hospitality suites that also had to provide fire resistance, plus the important and often difficult heads-of-doors joints. These requirements were all safely and securely met using Emseal DFR-2 and Emseal SecuritySeal SSW2 respectively

The ChallengeAs the building has listed status, any expansion would need to be carefully considered, allowing the building to become more suited to modern demands without losing its heritage.As part of this, meeting the necessary safety requirements of today’s building regulations was crucial – something which could be achieved by specifying materials appropriately.The SolutionTo ensure a product that could meet all the fire and loading requirements was specified, Pyroguard provided expert technical guidance to cater for the project’s constraints of working within a listed building, helping with the specialist design of additional fire-rated glazing to be incorporated in existing timber windows and doors.Due to the ambitious nature of the project, more than 300 square metres of Pyroguard toughened glass, including Pyroguard Firesafe T EW30/6, Pyroguard Rapide Plus EI30/EI60 and Pyroguard Protect T-EI60, was chosen for its unrivalled quality and safety features.Protecting against flames, smoke and radiant heat, the selected glazing range has the advantage of providing Marr College with additional radiant heat control and greater fire protection.In tests this glass demonstrates the ability to maintain the amount of radiant heat to below 15 kW/m2 on the unexposed face, protecting critical evacuation routes for occupants.

111 The Strand, is an eight storey landmark office and retail building in central London. The property occupies a corner position on the Strand with a return frontage to Savoy Place. The majority of the 30,549 ft² office space is let to CVC Capital Partners.The iconic building is well-known for its contemporary appearance. The limestone façade with metal frames with curved bays of stone and glass, and a stone relief depicting the surrounding area truly stands out.With the recent acquisition of the long leasehold office building, the private equity firm CVC Advisors Ltd found it time for a complete refurbishment. The existing reception area and office floor 1 to 6 were stripped and upgraded to Category-B Standard. This is inclusive of new MEPH installations and a commercial kitchen fit out to service the meeting room suites and dining areas.Stravifloor Channel, a floating floor system using isolated steel channels with proprietary elastomeric pads, four layers of plywood, and a special damping layer was installed in the catering kitchen on the 5th floor of this fit-out project. The isolated steel batten system with enhanced stiffness was designed to minimise the transfer of impact noise to the office floors below.During the installation, an elastic Perimeter Strip was applied around the floors’ perimeter, to completely decouple it from the building structure.

Berry Systems helped our client Wates become car park compliant by designing, manufacturing and installing our vehicle restraint systems. A combination of our RB1, Barrier Rail profile and a Bespoke Rectangular Hollow Section system was utilised to fulfil the client’s requirements and exceed their expectations.Redrock is a new leisure facility located in the centre of Stockport which has a 360 space multi-storey car park.Popular restaurants and a cinema now feature in the location to help provide localswith a safe, secure and modern leisure facility where they can relax. Berry Systems were keen to get involved in such a project and help contribute to the development ongoing in the area. Using our expertise of the car parking industry, we designed, manufactured and installed a system that met their requirements exactly.The RHS (Rectangular Hollow Section) System we specified on the project was made bespoke and suited more to their aesthetic needs. We combined the vehicle restraint systems with handrail and mesh to provide additional pedestrian protection. Cladding rails were also created and supplied to support the exterior cladding that was specified on the project. Throughout this project, our client took advantage of our consultancy services to work together to create a solution that was compliant, safe, stylish and  satisfied both parties.

The ProjectHallsville Quarter is a brand new neighbourhood in the heart of Canning Town, in which Bellsure was asked to supply and install a range of cycle storage products. Following a £3.7 billion regeneration project, Canning Town is set to become an exciting place to call home. Using the experience and knowledge of the Streetsure team, we offered a variety of products that suited the specific elements of the brief. As requested by Bouygues UK Ltd, we provided a Phase 1 quote on bespoke cycle shelters with two-tier cycle racks. Once Phase 2 was completed, we then provided an extension to the cycle shelter to create more room for cycle storage. We also supplied CAD designs and .dwg files to build into the clients BIM model.The SolutionThe Streetsure team secured the contract and project managed the supply and install of these products to budget and within an agreed timeframe.We supplied Orion Cycle racks to this project due to their robustness and compatibility. These were space planned strategically to fit as many spaces into the area as possible. We also designed and installed a secure shelter with Syberian Larch as the specified timber for the shelter. Our installers worked alongside the site manager to ensure a smooth snag free handover - complete with an enhanced operations & maintenance manual.

Following on from the launch of our Brise Soleil earlier in the year, we were approached by Aztec to provide some external structures for Penketh South Primary School in Warrington. With over 30 years’ experience the Twinfix Technical Team had no problems designing structures to suit both their needs and budget.Our expert team designed, manufactured, and installed a 49 sqm free-standing mono-pitch canopy in the front courtyard of the school and two staircase canopies complete with Brise Soleil.The Brise Soleil served two purposes, while providing additional shelter in conjunction with the canopies running above the external staircases, it also enhanced the aesthetics of the area and complemented the building’s exterior.The canopy roofs comprise of our innovative Multi-Link-Panel NF system, the panels conform to the HSE’s recommended drop test for fragility ACR[M]001:2019 with a B designation, meaning they are classified as non-fragile. The Brise Soleil is made up of vertical ellipsoid blades which are 200mm deep and generally 2.1m height. The aluminium blades were powder-coated in RAL 7035 (light grey) and RAL 3020 (red).The structures were installed in time to protect students and staff from the recent heat wave and also in preparation for the inclement weather that the new school year will bring.

A selection of our high-performance aluminium fenestration solutions has been used for this new café and drive-thru at a popular shopping destination in Wales.The new Starbucks at Parc Pemberton Retail Park has been designed by G1 Architects and built by Trojan Construction, with the aluminium fenestration package skilfully delivered by specialist contractor Sherwood Aluminium Systems.The project features both our cost-effective SCW aluminium curtain walling and our robust SFG shop front glazing system, which are both ideally suited for use in the retail sector as they combine slim sightlines with a robust and durable construction. Our curtain wall system has been used to create a bright and airy interior in the café, and the SFG system has been integrated with our SD aluminium doors to provide safe access at the entrance and exit. Our SD aluminium commercial doors have also been used on the drive-thru building, with the powder-coated aluminium frames perfectly complementing the use of timber cladding and grey façade design.The new Starbucks outlet has benefited from both Trojan Construction and Sherwood Aluminium Systems’ extensive experience undertaking similar schemes for the retailer across the UK, with Sherwood Aluminium Systems named as a preferred supplier for Starbucks.

Celebrating its 150th anniversary in 2019, St. George’s Weybridge – a Roman Catholic private day school in Surrey – marked the occasion with the introduction of an exciting new architectural development.Transforming its existing, functionally simple sports hall into an inspiring, beautifully designed facility, the College’s accommodation brief comprised a premiership level hockey pitch and six-court sports hall, as well as a strength and conditioning suite, dance studio and flexible multi-use areas for group activities, meetings, presentations, exhibitions, open days and ‘match teas’.Designed by global architectural practice Scott Brownrigg, the architect’s vision was to create a contemporary and timeless building that would inspire students to achieve their very best.With plans including a stunning tree canopy-like roof structure draping over the internal spaces, the roof needed to achieve 30m clear spans across the main hall and the design needed to be clever and sensitive to the fact that the site’s location sits within the green belt. This prestigious hotel,which blends motifs from traditional Middle Easternarchitecture into an airy contemporary space, wasdesigned to be the most luxurious in Kuwait, sonaturally, it required a specialist ironmongery solution.Having worked on many of the Four Seasons projectsworldwide, Allgood was initially brought in by leadarchitect, Gensler to support the development of theironmongery schedule. When Yabu Pushelberg wasappointed as interior designer, Allgood was selectedas their natural partner following many previouscollaborations on similarly large and complex projects.The showpiece of the £1 million ironmongery project isthe bespoke brass pull handle on each of the 3.6 metrehighinternal doors. Finished in a warm bronze designedto patinate over time, with a hammered texture, thesepull handles required months of consultation andprototyping, as well as a customised manufacturingprocess in Allgood’s Birmingham factory.On March 22nd, Four Seasons Kuwait won secondplace in the International category of the RIBA-GAISpecification Awards 2019. The judges commented:“This entry is of an extremely high standard. Thehardware compliments the building fabric perfectly- in the simplicity of design and universal finish. Thehotel design is well mirrored by the hardware in itsappearance and theme.”

New corporate headquarters for a growing independent distiller called for the perfect blend of outdoor infrastructure to reflect its strong local identity.Ian Macleod Distillers (IMD) embarked on the new HQ project after outgrowing its nearby Russell House head office.The £4.5 million development features two prominent glass towers representing the traditional ventilation shafts of Scottish whisky distilleries.And when it came to the design and creation of the building's outdoor spaces, Broxap's Litchard range provided a similar timeless yet unique aesthetic for the site.Working for Clark Contracts, Broxap designed, manufactured and installed a suite of furniture including two Litchard Picnic Units and 16 Litchard Benches.Our teams collaborated with the project leaders to create 8 Litchard Seats, as well as tables and short benches, to specific dimensions to enable unique group seating configurations.A Palisade Brise Soleil adds another dimension to the breakout space. Door barriers, complete with tapping bars to meet Scotland’s disability access standards, completed the project.The main building delivers 10,000 sq ft of office space for IMD and is the commercial hub for the independent family firm which owns brands including Edinburgh Gin, Glengoyne, Tamdhu and Smokehead.

Salthaven Apartments, Tower Road, Poole, DorsetThe Salthaven apartments in Dorset aimed to deliver luxury living for occupants. Bayview Developments not only constructed beautiful homes for them, but also opted for highly energy efficient heating within the new development.Each of the 12 two or three bed apartments have been fitted with their own individual exhaust air heat pump (EAHP). This technology has been installed in buildings across continental Europe for many years but is now being used more commonly within the UK. Bayview Developments were looking to exceed their planning requirements by reducing carbon emissions and providing cost savings for occupants. NIBE’s innovative EAHPs were therefore the ideal solution.The solution to the projectA NIBE F730 EAHP system removed the need for gas boilers, something Bayview were keen to do given the UK’s net zero targets and commitment to phase out the technology. As heat pump technology is powered by electricity, no gas has been installed at the site.The NIBE F730 unit can be found in the utility room cupboard of each apartment and is comprised of a ventilation system, a hot water cylinder and a heat pump – a complete ‘all-in-one’ product. It works by drawing warm air from the kitchen and bathroom to feed the heat pump, which extracts the heat energy. The recovered energy from the ventilation system is used to drive the heat pump process, which heats the underfloor heating and provides water for the integrated 180litre hot water cylinder. The stale air from the ventilation system is then released outside, whilst fresh air from outdoors is introduced via wall inlets with cleanable filters. The efficient system minimises energy consumption by combing ventilation heat recovery with heat pump technology, that is perfect for well insulated new build properties such as these.The ResultsThe EAHP systems meet the average annual heat demand of 6019 kWh for each individual flat whilst also providing instant hot water. Occupants are able to schedule their heating to suit their timetable and energy tariffs, and therefore benefit from lower energy bills. The system performance factor (SPF) measures 3.33 – this means the system is very efficient as every kW of electricity used to run the unit produces approximately 3 kW of heat energy.NIBE utilised connected electricity meters in 3 apartments to remotely monitor the systems performance across a 12-month period. NIBE was thus able to see how the systems met energy demand consistently for residents, keeping them comfortable and warm throughout the year.Energy consumption data shown in Figure 1 visualises electricity consumption data from the monitored apartments throughout the year. This data also covers the provision of all heat pump controls and continuous mechanical ventilation.Figure 1: 2022 Energy Consumption data for monitored apartments.The all-in-one system has shown a noticeable reduction in energy bills for each apartment too, with all 3 monitored apartments experiencing both monthly and cumulative cost reductions in their energy bills as shown in Figures 2 and 3. This comes with the additional peace of mind that consumers will be kept cool in the summer months with ventilation with no increase in costs.Figure 2 and 3: Monthly and Cumulative Heating Bills for Apartment 11 with the NIBE F730 heat pump compared to a natural gas boiler.The occupants of Apartment 11 are saving on average £130 on their annual heating bills with the heat pump system in comparison to a natural gas boiler, even with the additional provision of mechanical ventilation. We expect that these savings will continue to increase as the Government seeks to rebalance green levies to decrease electricity prices.Sunstone Energy Ltd, the installer for this project, told us how easy the control system is to use for this heat pump, allowing for heating and hot water to be available at any time during the day. The building also benefits from insulation, underfloor heating, smart controls, double glazing, hot water cylinders and mechanical ventilation with heat recovery (MVHR).TestimonialVictoria and John are both residents of the Tower Road apartment complex and have been comfortably living with the exhaust air source heat pump system for a year. They added “We are delighted so far with the new heating system, and love that it has been providing us with heating and hot water throughout the year, keeping us warm in the cold winter months. When Hoskins Architects were commissioned to design new headquarters for the National Theatre of Scotland in Glasgow, an ingenious bit of reusing, repurposing and recycling took place. The new office space and social areas were fitted with a previously used Junckers sports floor, complete with the old line marking paint. Named Rockvilla, the new facility brings together departments previously spread across several sites - rehearsal rooms, a learning and community suite, wardrobe department, production workshop, technical store as well as office space and social areas. The building, housed in a redevelopment of a disused warehouse, retains an industrial aesthetic in a nod to the history of the site. The interior features a limited use of materials, of which the reclaimed Beech sports flooring becomes a focal point. For this project, Junckers SylvaSport Beech salvaged was installed. The worn look of the reused floor with its randomly placed line markings in various colours worked perfectly with the rest of the interior and the client decided to leave it as it was. As it’s made in solid hardwood, an old Junckers sports floor can also be sanded and refinished up to ten times without losing its good looks and performance. Reclaimed Junckers sports floors are not for sale through Junckers but can be sourced through our network of specialist Approved Contractors. The outcome is an ideal environment for students to explore, create, and test ideas to change the world for the better.A large central atrium provides a generous space across multiple stepping floor plates which leads to social learning spaces, manufacturing workshops, wind tunnels, laboratories, computer rooms, and computer-aided design (CAD) suites. At the heart of the building there is also a hub for group study which will encourage students and academics to meet and exchange ideas.Lusso atria glazing was installed within the space to allow natural light into the core of the building and visual connection between different areas .  A combination of Lusso 105 framed glazed partitioning and Lusso 25 frameless glazed partitioning has been used for different specification requirements within the space and combine well with the wood and black coated steel beams to achieve an industrial look.

Their visually stunning new headquarters in Taunton has been designed based on the concept of contours and currents by multi-award winning architects, AHR. An impressive central atrium with feature stair connects the two wings with access to the upper floors reached by a feature stairway which leads onto open platforms and connecting walkways. The fluid lines and vast spaces gives the interior a sense of openness in such a large structure and is an incredibly inspiring environment in which to work. Lusso worked closely with BAM and AHR on the internal glazing requirements to create administration offices, a meeting suite, training rooms, as well as recreation and dining areas to the ground floor. The use of Lusso 25 single glazed partition system and Lusso 105 double glazed partition system allowed for the different acoustic and structural design specifications throughout the building. The clever use of glass partitions has ensured that the requirement for a “one team approach” design brief has been met. The UKHO can now boast highly impressive headquarters, befitting of a world leading geospatial information company. Opened by HRH The Princess Royal, it has now been nominated and won several design awards and is on course to achieve BREEAM Excellent.

Our innovative Brisafe Wire Rope safety barrier has been installed at the new, 500 space East Marketgait car park in Dundee.The multi-storey car park serves the new leisure centre which is part of Dundee City Council’s multi-million pound redevelopment of the city’s waterfront area. The car park, incorporating a retail unit, is linked to the leisure centre by a unit central foyer and the complete facility boasts a competition sized swimming pool, health suite, café and flumes.Our safety barriers were specified throughout the car park including their column  mounted Brisafe perimeter barrier which meets BS EN 1991-1-1 standards. With a zero footprint in the parking bay, Brisafe allows architects to maximise the parking space available, while providing a flexible system that ‘gives’ on impact to minimise damage to vehicles and the barrier itself. It creates a visually attractive barrier that combines an independently tested safety performance with architectural flexibility to enhance the appearance of the whole structure.Whilst most of the car park perimeter was protected by Brisafe barriers, areas that did not provide convenient structural columns were protected by Berry Beam barriers that are floor mounted on RB1 Spring Steel Buffers.

The ProjectThe former Met Police HQ which has been redeveloped into a co-working space based on the banks of the Thames. Tintagel House boasts modern design co-working spaces, meeting rooms, roof terraces, bar, cafe, gym and cycle storage for its members. Bellsure were asked by Oakmont Construction to provide the cycle storage for this project. As requested by Oakmont Construction, we provided quotes on bespoke cycle shelters with a selection of cycle storage for the client. We also supplied CAD designs and .dwg files to build into the clients BIM model. The CAD files that Bellsure provided included specified materials, product recommendations, panel details and security fixings.The SolutionThe Streetsure team secured the contract and project managed the supply of the shelters and cycle storage to suit the contractors time frame and budget.For the cycle storage we supplied our Classic double decker cycle racks, Verti-45 semi vertical cycle racks and classic Citihoop stands. These were space planned strategically to fit as many spaces into the area as possible, and provide a greater return on investment for our client.Our bespoke CuvaSpan cycle shelters were the chosen option for this project. The shelter was a bespoke powder-coated steel frame with a PETG roof. Our installers worked alongside the site manager to ensure a smooth snag free handover - complete with an enhanced operations & maintenance manual.

We provided quotes on a mix of bespoke and standard range cycle parking, corner protectors, mesh panelling, mailboxes, lockers, benches and planters.The SolutionThe Streetsure team secured the contract and project managed the supply of these products to budget and within an agreed timeframe.We supplied Double Decker Cycle racks, space planned strategically to fit as many spaces into the area as possible along with corner protectors to reduce any damage when loading/unloading bicycles. Our ‘08 series’ recessed option was the mailbox of choice for this project. We sent off for an anomatch colour - a bespoke colour which we purchased and applied at the manufacturing facility to create a unique one-off product, perfectly matched to the architects specifications. Streetsures secure lockers were supplied for a key fob access mail room. Triton Square is an office building in London’s West End. It was originally designed in the 1990’s and has recently been transformed to suit today’s workstyles.The re-development included doubling the floor area and creating an exemplary sustainable and healthy workplace. It was essential that BREEAM guidelines were met. Large quantities of bespoke taps and soap dispensers were needed within a tight delivery timeframe. Water saving technology was also a major requirement.We worked closely with our customer to understand their goals and how best to achieve them. Our specifications teams discussed which products would be suitable, fit in with the contemporary design and would meet all regulatory requirements and presented options and recommendations. Our WRAS approved Electroflo Horizon touch-free electronic taps and soap dispensers were chosen due to their water-saving features, hygienic operation and modern style.
