Senior Architectural Systems has taken its aluminium fenestration solutions to new heights after being specified on the new Oaklands Rise mixed-use residential development in London, which is not only one of the UK’s largest regeneration projects but also one of Senior’s largest contracts to date.Designed by CZWG Architects and constructed by the Vistry Partnership, the £175m scheme comprises three major tower blocks which vary in height from ten to 27 storeys. Senior’s slim profile SF52 aluminium curtain wall system has been used to create the striking faceted curved elevation, with the smooth rounded corners of the balconies and corner apartments further accentuating the design. Senior’s robust SPW500 aluminium commercial doors were used externally and installed to the fire exits and main entrance, with SPW600 aluminium doors fitted internally throughout communal areas.With the need to increase energy efficiency and reduce the carbon footprint of the scheme, Senior’s patented low U-value PURe® aluminium windows and PURe® SLIDE patio doors were also chosen for the scheme. As well as contributing to lower energy bills for the residents, the slim sightlines of the PURe® aluminium windows and doors perfectly frame the development’s far-reaching views over London and the attractive green streetscape below. The stylish PURe® SLIDE aluminium sliding doors also provide select apartments with access to individual roof terraces, creating a seamless link between the interior and exterior spaces.

The task was to replace old wooden floor planks with modern, robust, weatherproof and slip-resistant steel flooring and stair treads that met all the customer’s requirements pertaining to load. In particular, the customer was keen to reduce the strain on workers during both dismantling and assembly. Furthermore, it was also necessary to reduce the noise pollution which occurred when working with metal against metal.The solutionIn cooperation with our customer, the customer’s assembly teams and our product development department, solutions were developed that met the above requirements.User safetyOne of the main challenges which had to be addressed in the customer specification was the requirement for a slip-resistant surface. Here we were able to incorporate a surface design based on our PcP OPTIMO® O2 surface, which has already been used for a wide range of projects worldwide. OPTIMO® O2 is certified according to R13/V10 slip-resistance and meets the strict demands to slip-resistance. OPTIMO® O2 grating discreetly improves safety for visitors during an event while also improving handling for the installation team.With a very small surface perforation of only Ø 5/9 mm, people frightened of heights are unable to look down directly through the platform on which they are standing, thereby guaranteeing a sense of security. Furthermore, this profiling solution offers perfect drainage, ensuring that the floors always remain dry.Combining aluminium and steel – a lightweight solutionFor the system flooring, a combination of aluminium and hot-dip galvanised steel was chosen to reduce weight without compromising capacity. For example, the gratings used for floors and treads were supplied in aluminium and screwed together with high-strength steel end pieces to form a complete unit. This reduced the weight of the components, and provided a significant ergonomic advantage compared to the wooden planks which had been used to date.Reducing noise pollutionDespite the considerable weight reduction from using individual components, another challenge presented itself. Some of the treads and platforms on the metal substructure produced considerable rattling noises. However, even this challenge was overcome with a slightly unconventional method. By installing small oak blocks in the steel end pieces, the fixing points were tightened on the substructure, which significantly reduced the rattling noises.The resultThe customised solution combined steel and aluminium PcP products to provide extremely safe gratings for system floors and stairs for mobile and stationary grandstands. The solution is more ergonomic, lighter and meets the high requirements for safety and load bearing.Furthermore, it meets the overall objective of ensuring safe events for visitors. A successful event relies on the successful implementation of grandstand systems.

VELFAC slim-framed windows and doors are a key feature of every facade, with dark grey external frames emphasising the pattern of shadows created by textured brickwork and inset window apertures. The VELFAC system has also helped architect Corrie Rounding meet challenging regulatory and sustainability targets while maximising usable space, increasing natural light and improving ventilation. ‘We pushed the contractor to specify VELFAC as we knew the composite frame was the right fit for the Cromer Road project,’ says Corrie. ‘The sustainability of the VELFAC system, and its low energy performance, met Department of Education requirements, while the robust external aluminium frame is ideal for a busy school environment. The design of the windows and doors also met our aesthetic brief, especially the inner timber frames. These are clear lacquered to emphasise the wood, provide a link with the trees surrounding the new building, and to deliver a less ‘sterile’ finish than aluminium or uPVC.’The VELFAC system could also meet key ventilation, daylighting and budget targets: ‘To manage costs, and maximise daylight in the right places, we concentrated our glazing allowance at the areas of most activity,’ explains Corrie, ‘but we also used windows to maximise the usability of the interior. For example, we used tall slim VELFAC units to illuminate the staircase but placed larger windows directly under the stairs to create an additional and useful breakout space.’The Cromer Road building is naturally ventilated, unusual for a Department for Education funded primary school project, with VELFAC units carefully configured to support an efficient flow of fresh air: ‘We wanted to make sure the building could stay comfortable without the need for mechanical cooling, even through the hottest summer,’ says Corrie. ‘This meant the placement of smaller windows on south facing facades, to manage solar gain, and the specification of multiple opening units across the building, including high level teleflex-operated lights. These are especially important in the classroom window screens where ventilation is guided by CO2 monitors.’ To ensure the security of children and staff, all windows also feature restrictors, with finger guards fitted to doors as an additional safety measure.Corrie was also pleased with the support provided by the VELFAC team, especially in the early stages: ‘VELFAC provided the estimates and performance data we needed to convince the contractor that VELFAC was the ideal solution for this project,’ she says, ‘and the school was certainly very happy with the end result’.

BackgroundLocated in a prominent location on the Morecambe seafront, the Broadway Apartments project was large new build steel frame apartment block.A challenging project to be involved with, as M H Stainton Homes wanted to create an iconic building on a corner location. The steel frame was key, combined with curved glazing on the corner elevation of the building. Then a lightweight cladding solution was required for the rest of the façades.K Systems approved installer M & M Façades were contracted to complete the exterior wall insulation and rendering of the 8-storey residential building.Our ServiceWe worked in close partnership with M & M Façades throughout the duration of the project. The K Systems Technical team offered on-site technical and installation support throughout the build process and supported the M & M Façades team at all stages of the project.As the building is over 18 metres, a bespoke specification was produced to ensure compliance with the current building safety regulations.A direct fix system suitable for steel frame structures and all building heights was specified, ensuring the safety of both the building and future residents.Technical Project DetailsAfter numerous design meetings the K Systems Direct Fix M (Mineral Wool) EWI system with a Silicone Render (TC 15) finish was chosen, meeting the requirements of M H Stainton Homes.This system provides high levels of fire resistance and non-combustibility bringing the apartments in line with mandatory Government requirements for buildings over 18 metres tall.We specified the use of multiple thicknesses of insulation boards (50mm, 100mm and 170mm) to allow for the line and level of the steel frame. A U-value of 0.28 W/m²K was achieved, meaning the residents will enjoy thermally efficient homes.For the finish Silicone TC 15, our high-performance thin coat render, was used. With the coastal location, this durable, weather resistant finish offers an eye catching, clean design, creating a modern and crisp aesthetic. Its hydrophobic properties provide a low-maintenance finish.We delivered a safe, thermally efficient, eye-catching design with a long-lasting finish that residents will appreciate for years to come.

Developer Manchester Life is transforming the residential market in the city of Manchester and Senior Architectural Systems is proud to have partnered with them to create a number of apartment schemes including Cotton Field Wharf, Weavers Quay and New Little Mill. Lampwick Quay is the fourth and most recent project to have been undertaken by Senior as part of this successful repeat business relationship.Located in Manchester’s thriving new community in Ancoats, the new Lampwick Quay development comprises 213 apartments across three blocks of five, six and ten-storeys, with ground floor retail units and communal facilities including a gym and residents club room. A mix of Senior’s aluminium windows, commercial doors and curtain wall solutions have been used extensively throughout the development and installed by supply chain partner Aire Valley Architectural Aluminium for main contractor John Sisk & Son Ltd.To help reduce heat loss and energy costs, Senior’s low U value and Part L compliant PURe® aluminium casement windows have been installed to each of the apartments to create a comfortable living space. The stylish window system also provides the perfect frame for the development’s views of Manchester’s New Islington Marina.Energy-efficiency has also been addressed in the communal, retail and ground floor areas through the use of Senior’s thermally-enhanced SF52 aluminium curtain wall system which maximises the controlled use of use of natural light.To meet the scheme’s stringent safety and security requirements, Senior’s robust SPW501 aluminium commercial doors were installed to the main entrance and exit points. The SPW501 commercial door system is ideally suited to high pedestrian use and meets the requirements of Secured By Design. Key elements of the fenestration package have also been designed to work as part of the scheme’s overall passive fire protection strategy, with the use of Senior’s SPW600 automatic opening ventilation (AOV) aluminium windows in the communal areas and stairwells. Although visually similar to Senior’s popular SPW600 system, these AOV windows are fitted with a smart actuator which allows for quick and automatic ventilation in the event of a fire, helping to remove smoke from the air.The development’s low pitch sawtooth roof design pays homage the area’s industrial heritage, with the slim aluminium frames of the fenestration package further complementing the main façade of zinc cladding, brick and coloured panels. The refurbishment of the car park was one of the first steps in the regeneration of New Covent Garden Market; a project which is projected to take 10 years at a cost of £2 billion.Appropriately for a flower and fruit market, BDP designed a green wall facade. Lang+Fulton’s Stereo-3 panels were chosen to clad three elevations of the 7-storey car park, sections of which will become covered in ivy.The design incorporated an aluminium box section framework and feature panels as well as open spaces to create added interest. In total Lang+Fulton supplied 422 grating panels in various sizes up to 2510mm high to cover an area of 1296m2. The grating panels were framed at the top and bottom with bent over lugs for fixing to the aluminium uprights.

A former brownfield site on Ascot Road, Watford is undergoing a transformation to provide a new residential-led quarter with much needed new homes and retail space.This project, by development and investment company, Orion, will comprise of buildings between six and eight storeys, with 489 new homes for the private sector of which 35% will be affordable homes, in addition to two lower floors of retail space.Orion is leading the development process at Cassiobridge Quarter, which centres on regenerating under-utilised land and buildings, making them into landmark destinations and improving the local community with enhancedinfrastructure and aesthetics.RCM was appointed to supply its high-performance sheathing board, DensGlass which will make up part of the through wall system to an RC frame with a lightweight steel frame infill.DensGlass consists of a fibreglass mat with a gypsum core, designed to provide a high degree of protection from the elements in external cladding constructions.Widely recognised by the GOLD colour, DensGlass fiberglass mat gypsum sheathing board, has an exemplary track record that spans more than 30 years.Thanks to its ability to protect the building envelope against incidental moisture damage during and after construction, DensGlass Sheathing is a preferred substrate under brick, stone and rainscreen cladding and suitable for lightweight steel frame, timber frame, modular / offsite and concrete frame construction types.In addition to the above features, DensGlass is A1 non-combustible, CE marked, lightweight with easy scribe and snap properties.On completion of the project, Cassiobridge Quarter with its modern design will provide a stylish appearance to the area with much-needed homes and a new community for residents to enjoy.

Bok Tower is a transitional steel frame construction built between 1927 and 1929 and houses a 60-bell carillon (set oftuned bells). The tower is 205 feet tall, has eleven floors with the belltowerfrom levels 8 through 11. The Gothic revival architecture has three forms of masonry that adorn the exterior: coquina brick, intricate marble detailing and sculptures clad the steel columns and decorative tile panels. It was facing structural corrosion which C-Probe Systems effectively managed using an ICCP system.

Investment in the infrastructure at Festival Place shopping centre in Basingstoke has included the refurbishment and extension of the 3,000 space car park. Lang+Fulton worked with Bell Associates to design a new façade using their STEREO-KINETIC® Wall cladding. The gradation of the stainless steel tiles was designed to allow for ventilation whilst transforming the appearance of the original car park and linking it to the new extension with one seamless frontage. The panels were mounted on to an independent steel frame which was bolted back to new structural steelwork.

Freestanding sink units for the ceramics studio comprising Decimetric sink drainer combinations complete with stainless steel frame and front valance. Sink bowls are fully integrated. Drainers were included to one side and each unit has an integral upstand. Legs have adjustable feet to facilitate levelling.V55 Gypsum Separators are mounted below each sink to prevent blockage of the drainage system by solid waste associated with working in clay.All units were produced in EN 1.4301 grade brushed satin stainless steel.
