dormakaba supplies leading Exivo system to luxury YourApartment - a serviced aparthotel accommodation group, located in Bristol Looking to provide guests with a completely contactless service at its 34-studio Clifton Village aparthotel, YourApartment required a smart solution that would integrate with the booking systems, without needing to drill into the existing doors. dormakaba worked closely with the aparthotel to install its Exivo keyless system.Providing affordable lodging for the modern traveller, with a focus on interior design and tech-driven services, YourApartment accommodation aims to offer a guest experience that feels like home regardless of the length of stay. In 2020, the YourApartment Group announced plans to open accommodation in the Clifton Village area of Bristol having acquired the lease on a former student block, Merchants House. A £1.6m redevelopment, the owners wanted to ensure the new aparthotel was in keeping with its deluxe standards. The plans included a streamlined system that allowed guests contactless check-in and access their rooms using a smartphone. However, the lease for Merchants House included a stipulation that, to ensure flexibility of the property, the doors could not be screwed into, and existing door hardware could not be removed or replaced. Determined to offer guests a flexible and high-tech check-in experience, the group sought a contactless, smart solution that would integrate seamlessly with the Your Apartment booking system, that could be both installed and uninstalled at the end of the lease, with no alterations to the door itself. dormakaba overcame stiff competition win the tender for the project, and impressed with its Exivo system, which included Digital Cylinders, a Wireless Hub, and Wireless Extenders. Requiring no cabling within the door, the Exivo Digital Cylinders are powered by a standard battery, and were incredibly easy to fit within minutes without specialist tools or drilling into the existing door required. Thanks to this speed of installation, it took a little over a week for every door to be retrofitted with this smart solution. The product is incredibly simple to use, with users able to access their accommodation using the simple Evolo Smart app, and wireless functionality making it possible for management to transfer access rights remotely. By integrating with the Your Apartment booking system, rights could also be granted automatically, saving on time and maintenance and ensuring security at all times. The Exivo system has impressed so much, that dormakaba has since been invited to provide solutions for the wider YourApartment portfolio. BackgroundThe University of Brighton’s history goes back to when the Brighton School of Art was opened in the Royal Pavilion in 1858. However, it is since it achieved University status in 1992, that the institution has really began to grow to quickly become one of the most popular destinations for students in the South East.  The influx of students over the past three decades has meant a growing demand for accommodation that for many years the city hasn’t been geared up for and this has been an issue particularly in the suburb of Moulsecoomb, a neighbourhood housing the biggest of the four campuses and that has seen itself forced to transform onto a growing number of HMOs that aren’t quite suited for student living and that are struggling to coexist with local residents. Brighton’s architecture is mostly famous for ‘The Laines’ and the iconic Royal Pavilion however the city developed during the Regency, Victorian and Edwardian periods and was also greatly influenced by the Art Deco, Modernist and postmodernist movements resulting in an architecturally rich and diverse townscape that today has over 1200 listed structures with special architectural or historical interest.  The distinctive low rise character of the city is also a consequence of its position between the sea and the downs and although modern living and the scarcity of land available and apt for building put on the table the need for tall construction, the local planning committees are often strict when it comes to high rise and not only expect this type of new construction to demonstrate a high standard of design and to make a positive contribution to the visual quality of the environment but they also require that they live up to the city’s exceptionally fine historic environment context, and its cultural identity.The projectHassell Studio and Design South East were given the gruelling task of heading the regeneration of the Moulsecoomb campus to house the School of Business and Law, the School of Architecture, Technology and Engineering, the School of Applied Sciences, part of the School of Art and Media, state of the art student accommodation for over 800 students and leisure facilities. A project that would be delivered by construction giants Bouygues. The design concept was a cluster of buildings with 5 student halls built on the site of the old Preston Barracks, Watts House and Mithras House and where Goldstone hall was the tallest building of the development. With 18 floors, Goldstone hall not only became the focal point of the development but also the tallest tower to be built in Brighton in the 50 years prior to its construction.  Julian Gitsham, Principal and Education and Science Leader, who headed the project at Hassell, recalls how aware he and his team were of not only the architectural impact but also of the socio-economic significance of the development for the local area and how these aspects led to a meticulous study of all aspects of the project, it made the quality of the scheme non-negotiable and locked the material specification.  There was no doubt that the Goldstone hall would be the heart of the development and as such, that it had to have distinctive features. Julian and his team sought a natural and robust material that would make the building stand out from the lower brick architecture characteristic of the local area however they also wanted to portray the dynamic nature of the future of the building and they were able to achieve that through the use of glazed terracotta panels that reflected the sun light and changed in appearance with the weather, displaying the perception of a different façade every time. Julian comments ‘it is fascinating to see how on darker, foggy days, the building seems to disappear into the sky’. In the spirit of great architectural wit, despite of the contrast in materiality, the architects sought to reflect the neighbouring architecture in the body of the tower and for that they selected 20 different colours found across the local townscape and using a purposedly designed algorithm, these were randomly set out across the facades of the building showcasing the tonalities of the local architecture and the shades of the Brighton sky, gradually from the lower to the upper floors. A challenging task that skilled cladding contractors M Price delivered impeccably. Some of the chosen colours also paid homage to those found on the façade of the now gone The Lectern, which was the local go to pub for the students of the campus.Call-to-ActionTerracotta is one of the cladding resources of choice in the market because it is a natural and versatile material that gives architects freedom of expression whilst it gives cladding and envelope contractors the advantages of a quick and easy installation process.  The Argeton system is one of the principal terracotta systems used Worldwide not only because it is a natural and versatile material but also because it offers a technical and cost effective solution for the residential, commercial and health and education sectors. URSA storey’s high with new Whitechapel development Global insulation manufacturer, URSA, has seen some 25,000 m2 of its specialist insulation materials specified and installed at one of the capital’s largest residential development projects in recent years. Ian Claydon, Technical Manager for URSA UK, describes the specification through to installation journey: “The Silk District is a new development located close to Whitechapel Station and within walking distance to the City of London. The Whitechapel based scheme compromises three residential blocks set around a piazza with private landscaped gardens. New commercial space on the ground floor of The Silk District will welcome many new and exciting restaurants, cafes, bars and shops. The Borough is considered an important area of regeneration for London and will meet the aspirations of neighbouring Shoreditch, Brick Lane, Spitalfields Market and Bethnal Green all of which are less than a 10-minute walk from the development.  “Our work with the London based property development company leading the scheme, Mount Anvil, began in November 2018. We provided advice and guidance on making the correct choice of materials, achieving compliance with Building Regulations (thermal performance, fire resistance requirements and resistance to rain penetration) and compliance with the NHBC Standards. We also provided numerous thermal models, U-value calculations and associated condensation risk analysis. The Mount Anvil team were undoubtedly impressed with the speed and quality of URSA Technical Services. “We were involved with external wall construction as well as the design of a brick clad rainscreen system and continued to work extensively on the scheme throughout 2019 as the design developed further. Work was delayed at the beginning of 2020 due to Covid and re-started in July 2020. Ian explained: “Collaborating with the client in these very early phases ensured that they were able to select a product that is entirely right for each and every one of their primary and secondary needs. Planning was critical within the design and roll out and meticulous attention to detail was applied during these initial phases and throughout. Key products installed included URSA’s Cavity Batt 32 & Walltec 32 – 12,000m2 and URSA Acoustic Roll - 13,000m2.   URSA Walltec 32 is a lightweight, non-combustible, semi-rigid glass mineral wool slab treated with silicon based water repellent. It is faced with a black glass tissue on one side and are ideal for use behind rainscreen cladding systems in both new build and refurbishment projects.URSA Cavity Batt is a lightweight, semi rigid glass mineral wool slab treated with silicon based water repellent. It is suitable for use in both fully and partially filled masonry cavity walls up to 25m high.Mark Guest, Regional Sales Manager for URSA UK continued: “URSA Walltec proved to be the ideal choice due to its outstanding fire performance qualities, with a Euroclass rating of ‘A1’ making it totally non-combustible and the ultimate in safety specification for behind cladding systems. URSA glass mineral wool is manufactured from an abundant, sustainable resource and utilises at least 50% glass waste. From an installation perspective, the black glass fleece tissue facing means that the product could be used behind open joint cladding without being seen.“The Cavity Batt is available in a wide range of thicknesses, ensuring the client was able to meet all appropriate Building Regulations and standards. Our new generation URSA TERRA mineral wool has a ‘soft touch’ feel making it easier to handle and install whilst still maintaining its excellent mechanical properties.“There were several other over-arching factors to consider within this scheme and those included the sheer size and scale of the site and its location in a packed city centre. The lightweight nature of both products meant that they could be compressed therefore saving time and money on transport, effectively halving the number of journeys needed. This meant that more products could be delivered to site and stored in an area where space was at a premium. “Work is now once again very much underway with an anticipated completion date of early in 2021. The property market is thriving once again and Whitechapel is becoming recognised as a hotspot for investment and is now being considered the destination of choice for many new businesses. Our distributor partner, Encon Insulation in Dagenham, worked closely alongside us during the project” Ian concluded: “It’s fantastic to see two of our core product specified at this major residential development. We have enjoyed a collaborative, partnering approach with the client throughout. The client has been keen to specify the safest, most durable, sustainable and quality product available on the market today and we’ve been pleased to support them in their design journey through to installation.”

Its flowing properties make it easy and fast to install, and yet it is based on cement and therefore has none of the concerns inherent with other flowing screeds. There are no special measures required before applying adhesives or floor finishes to it and, it dries relatively quickly when compared to other flowing or “ordinary” screed materials.The limited space available on site was also a factor to be considered and was resolved by using Cemfloor Screed. It was delivered to the site ready mixed which eliminated the need of on-site mixing and storage of sand and cement on site

St Paul’s Church in Leeds has been transformed with the addition of a large, bespoke steel door screen and feature steel window. The screen incorporates a pair of double doors, providing light and airiness. Both the new steel window and door set are made from Clement EB24 steel sections which include double glazed, argon filled glass units. Mark Harlow, the Vicar, said “St Paul’s Church embarked on a major refurbishment of their 60 year old building to make a warm and welcoming, adaptable space while keeping to the original architect’s ideas. A key part of the brief was to widen the entrance corridor and allow light into one end. This has all been more than achieved using Clement’s metal frame windows and doors. These have helped create an additional space for people to meet and mix. The narrow profile of the frames has allowed maximum light and visual access between the spaces, while the rhythm of the glazing bars both modernise and blend with the architecture of the main worship space.” Architect Tom Robbins of Pearce Bottomley Architects commented: “We have worked with Clement on a number of projects and have been very pleased with the service we have received and the quality of their products. They supplied the steel framed glazed screen and feature window at St Paul’s Church, Ireland Wood, Leeds and we couldn’t have been happier with the result. We also specify Clement’s conservation rooflights whenever we can, as we are of the opinion that they are the best on the market.”

Ongoing replacement of old doorsThe challenge Hart were consulted to help reduce vermin access mainly from pigeons, seagulls and geese attracted by the feed/agricultural nature of the production process. The doors needed to be capable of thousands of operations in dusty conditions allowing large vehicles fast access to the facilities. The solution With over 30 Hart doors installed across six production facilities, the latest contract replaced existing roller shutters, which remain open all day, with seven Speedor Storms, one Speedor Super and one fast action roller shutter. The emphasis was on speed of open/close cycles to significantly reduce the vermin access and improve energy efficiency. The success The investment by Cargill is also part of a drive to improve energy efficiency by 5% and to maintain a better working environment and temperatures within the building as well as preventing unauthorised access to different areas of the plant. The Review:“I wanted to say I was really pleased with the job David and guys have done. So, when they design each exhibit, they must consider how easy it is to change and adapt the space for any new collections. Displays can be created from many things, including an interior glass balustrade. The Science Museum aims to provide inspiring exhibitions to its visitors. The museum approached Pure Vista while looking for a barrier to protect an extremely valuable exhibit, an original prototype of the Brougham carriage. They required an interior glass balustrade in this London location, that was secure enough to prevent visitors from touching the exhibit but didn’t spoil the viewing opportunities. This also needed to be easy to move and adapt. Contemporary architecture often uses curved profiles to create a clean architectural finish. Now, there is a growing market for domestic curved balcony balustrade.A homeowner in Cornwall approached us looking for a curved glass balustrade for their home. We were more than happy to provide a couple of solutions using one of our patented glass balustrade systems. Primarily, Pure Vista proposed two solutions for this home project in Cornwall, both using our ORIGIN-R balustrade system. ORIGIN-R is appropriate for domestic balconies because it achieves 1.5kN, the building regulation that applies to potentially dangerous drops in domestic, single use properties. It’s also the only Pure Vista balustrade channel that can be manufactured as a curved profile, making it the best solution for a curved installation. The first option is the most aesthetically pleasing, for a curved installation is using curved glass inside a curved ORIGIN-R channel. However, this requires the system to be wet-glazed, something that the customer decided against. So, as an alternative to the wet-glazed curved solution, we proposed and ultimately supplied, a faceted curve balustrade solution using straight sections of channel with mitre joints to follow the curved line of the balcony. The installation itself was taken care of by Camel Glass who are specialist architectural glass installers, also based in Cornwall. The result is this fantastic balcony with a railing that allows the customer to see their view, the garden and stay protected from the Cornish breeze. The silver hand railing along the top provides an aesthetically pleasing edge that connects the stairs and the balcony. Please take a look at the images below for a closer look.

THE PROJECTThe M3 Hackwood Road Bridge is located near Basingstoke on the M3 motorway. It required extensive concrete repair over large areas, due to water ingress causing the corrosion of the steel reinforcement through carbonation and chloride attack. The repairs were undertaken as part of the Scheme Delivery Framework (SDF) for National Highways. Continuity and half-cell tests carried out revealed weak areas within the bridge’s rebar.THE SOLUTIONSacrificial anodes were installed to the perimeter of all repair areas prior to Renderoc DS being used to spray back replacement material. Renderoc was selected as the best product solution due to its low rebound performance, which is well-known and tested in the market, having been used in many similar applications. Renderoc DS is fully compatible with all anode systems due to its low resistivity. This is true for a majority of the Renderoc range, meaning it can be use alongside cathodic protection. Renderoc HB45 hand applied mortar was also used where access was limited. Each phase of the repairs lasted approximately 2 weeks, involving breakout, continuity tests, anode installation, area preparation, spraying, and a 3 day curing period before moving onto the next section.THE BENEFITSThe corrosion and potential spalling of the existing concrete meant that there was a risk to health and safety of the bridge. If left unrepaired this could have also affected the capacity of the asset on a major UK motorway. The application process for each section of the repairs was significantly faster due to the spray application method and ensured a comprehensive restoration of the entire structure. Close collaboration between the SFS teams in the UK and Turkey ensured the client could take full advantage of a tailor-made package backed with market-leading technical support and a team resourced to fulfill the tight delivery schedule.SFS Fall Protection Systems are designed to provide fall protection on trapezoidal roof profiles, standing seam and flat roofs. They wanted a sustainable perimeter, deflected flying stone chips, minimised noise and met their aesthetic, design and functional needs.Zaun has integrated a new highly resistant laminate made entirely from mixed waste plastics with its market-leading Duo fencing to produce a system that won’t rust or rot. In addition, it is low maintenance and reusable or recyclable if damaged.The innovative product design named DBS Security boasts great acoustic-loss properties, rated B3 and 36dB loss, and gives protection against damage from flying objects flicked up by passing vehicles.DBS Security protects a bus shelter close to the North Circular that constantly has to undergo repair. A large section of the perimeter to the industrial site and housing is fitted with Zaun’s twin-wire Duo fencing system. Hardly surprising, since this Social Welfare building has been housing a childcare centre for many years. As the building was expanded with a modern new-build extension, it was decided to replace the roof of the existing building as well. After barely 10 years the weathered zinc roof with a solar panel installation was ready for refurbishment. It looked as if the carrier system for the PV panels on the zinc roof could not withstand the high wind load: the zinc had been torn o from roof structure. This resulted in moisture and condensation problems in the building below. Owner, Mintus, was looking for a durable, waterproof and aesthetic solution for the curved roof, and, above all, a reliable system for installing photovoltaics. For the architect it was important that the appearance of the existing metal roof was somehow preserved, preferably with a slightly more modern touch. In-addition there was an important practical issue as well: under no circumstances could the childcare facility be moved to another location during the refurbishment works. Newton Specialist Contractor Stonehouse were asked to waterproof four of these impressive vaults for the multinational service provider KPMG, in order to turn them into useful commercial spaces.When waterproofing historic vaults such as these, the Newton CDM System provides the ideal solution as it is maintainable, requires minimal fixings and therefore avoids damaging the structure, and crucially is deemed as reversible should the structure need to be returned to its original condition in future.As an experienced contractor, Stonehouse proceeded with an expert installation of a full CDM System to the tricky vaults, including:508 Mesh membrane to the walls, for a direct plaster finish508 membrane and Fibran XPS 500-C insulation boards to the floor.Basedrain channels to direct any captured water towards two Titan-Pro sump chambers, each containing two NP400 pumps.Victron Inverter and a NorthStar battery for reliable backup power.Stonehouse completed an extremely complex and detailed cavity drain installation with precision, resulting in an exceptionally neat waterproofing system, and proving the benefits of using a specialist waterproofing contractor.

The intelligent parcel boxes will bring peace of mind to those living on the Mulberry sites by knowing they no longer need to wait at home for a delivery, and that they have a 24/7 facility to inform them their parcel is safely stored.The myRENZbox app allows those living at the Mulberry Homes sites to experience streamlined management of deliveries and returns at a centralised location. The systems are situated outside in a purpose-built area at the entrance of the housing developments to allow easy access for delivery personnel to deposit packages. The location is also a convenient passing point for residents on their way home.Both sites have opted for the modula system, therefore, can add additional parcel boxes overtime when the demand increases.myRENZbox has worked with Mulberry Homes to offer a finished product that is in line with its marketing guidelines and that fits with the overall look of its high-end developments. The system was powder-coated with their signature green and the logo design finished in gold vinyl. It is a striking addition to the housing developments that helps to enhance the company’s brand.

Artform Urban Furniture was appointed by Robertson Construction to provide a complete range of street furniture elements including seating, planters, cycle parking, and bollards to the external space of a newly built Care Centre and Library in the historic market town of Belper. We offered extensive assistance throughout the project including attendance at design meetings looking at materiality, cost, and installation demands which changed a number of times throughout the project.Although largely a new build, the existing façades of a former Thornton’s Factory have been retained, refurbished, and carefully incorporated into the scheme maintaining considerations of the UNESCO World Heritage Site status of the area.Artforms' premium selection of street furniture perpetuates the careful consideration for the site heritage as well as offering an inviting space for the public and residents of the home. As well as providing space for socialising and natural splashes of colour with plants, the concrete seating and planters echo the light stone of the new section of the development.The inclusion of Moka Bollards and Cubes in Corten provides elegant seating and pedestrian safety whilst coordinating with the restored red-bricked factory façades. The Corten products were supplied with a unique seal coating that significantly reduces the risk of any leaching - ensuring the surrounding paving maintains its clean light colour.The symmetry in the positioning and layout of these elements creates an inviting space leading to the building’s entrance.Finally, a shelter and a number of cycle stands have been provided to ensure people traveling to the space on bikes have secure parking spaces. The new Ada Belfield Centre & Belper Library was previously an unused and derelict building, now it is a space to offer high-quality care that is connected to the local community. Events can now take place bringing residents and members of the public together by utilising the new external space as well as the Library, which also features a café.

In 2023, CLD Systems embarked on a remarkable project that showcased its expertise.Tasked with transforming the home of West Ham United FC at the Queen Elizabeth Olympic Park’s London Stadium, a prominent stadium hosting Major League Baseball London Series fixtures, CLD Systems demonstrated its commitment to excellence and delivered a significant enhancement to the stadium’s infrastructure.This project commenced with CLD Systems being appointed by a pitch installer, the key entity responsible for the stadium’s transformation. CLD Systems’ primary role was to provide a robust fencing system that would enclose the perimeter of the baseball field. This system not only served as an integral structure to form the field build but also had to withstand the impact of professional athletes running at full speed and occasionally climbing the fencing to catch a ball. Additionally, the fencing system provided support for the installation of padding, ensuring player safety, and acted as a platform for advertising and marketing purposes.The efficiency and professionalism of all teams involved were evident throughout the project. Completed within a remarkable 18-day timeline, the stadium was decommissioned and made ready for the next event in under five days. The impact of the project was reflected in the remarkable attendance figures, with over 110,000 spectators witnessing the grandeur of the revitalised stadium. In the year 2000, Occidental Petroleum purchased the islands, known as THUMS Islands or Astronaut Islands, and operations. The islands contain significant landscaping, a waterfall, and tall structures concealing the drilling rigs, including one known as The Condo and often mistaken for "a ritz hotel" by those on land. Island Grissom is the closest to land and contains more sculptured screens than the other islands.The ChallengeOver the years, wind and water have taken their toll on the concrete structures around the island, causing a great deal of deterioration. A few obstacles to overcome were:The depth of repair (Tapcons were driven into the substrate for added reinforcement in the deeper areas of repair)Direct sun/heatHeight of repair was as high as 100 feetLimitations on water saturation for presoak and wet cure.Deliveries had to be scheduled precisely as all products had to be shuttled over to the island via ferry.Five Star® SolutionChosen for this demanding repair project was Five Star Structural Concrete® W/O because of its rapid-setting properties and ability to be used on vertical and overhead surfaces. Moisture-sensitive coatings could also be applied in 8 to 24 hours, speeding up repair time.This high-strength, permanent concrete repair material allowed the workers to make repairs quickly and efficiently, using only one product for thin and thick placement.

Gripsure decking has been used on an office roof terrace in the heart of the City of London’s financial district. Workers in the tall building in Fenchurch Street, home to many corporate offices and company headquarters, can now take time out on a stylish, non-slip decking area.Gripsure supplied 586 of the MOSO® Bamboo X-treme with black Gripsure non-slip inserts and a smooth finish for the project, completed last year. The private roof terrace serves as a ‘breakout area’ for office staff to relax, meet and entertain in an outdoor setting, which has fantastic views over the Thames.The existing timber deck had come to the end of its service life and risks of slips and falls had meant that the terrace area had to be closed. Contractors MJ Ferguson stripped away the old boards and installed 150m sq of MOSO® Bamboo X-treme with Gripsure decking. These sustainable, durable boards are Euroclass B fire rated, providing further peace of mind.Company staff have already been making the most of their new safe, contemporary-looking rooftop terrace, which can be used in all weather conditions.Gripsure have been supplying bamboo decking to the UK market for the past four years as a sustainable alternative to composite and tropical hardwood products. There are thousands of species of bamboo and our decking is made from a giant species, called Moso. This bamboo is a woody perennial, so has more characteristics in common with a timber, rather than a grass. Like grass, however, Moso grows rapidly – up to a metre a day in the height of the season. There has also been a carbon study, which shows that the product is a net carbon sink over its lifespan, even taking into consideration transportation and manufacturing.

Stratum provided the trendy space with an attractive floor to match the other natural materials and colours in the scheme. The resin needed to be installed over a metal panel raised access floor in the main circulation areas. Challenge-      The resin needed to be installed over a metal panel raised access floor in the main circulation areas.-      To select a colour and finish that would sit alongside and compliment a range of different materials chosen for the interior spaces.-      To carefully programme in the work and co-ordinate with the other trades on the project.-      To provide a floor soft enough for doggy paws, yet hardwearing and anti-slip whilst maintaining ease of cleaning.-      To arrange for products to be delivered to a busy street in London with only front access  Solution-      Bolidtop 525 Deco was selected with flake system and textureless anti-slip coating in a shade of green with black flakes. -      Cement boards were laid on top of steel raised access floor.-      To work closely with Fileturn Limited to ensure timing of delivery and programme goes to plan.   Benefits/Installation-      The Stratum system is the most visible floor finish in the main space. It covers a well used pathway, providing a soft flexible floor, with a smooth slip resistant finish.Result-      A perfect floor for heavy footfall (and pawfall) that is easy to clean and ties in beautifully with the modern, natural scheme.
