Project Overview 103 Colmore Row is an architectural tour de force. This landmark building – the tallest office development in Birmingham – offers 230,084 sq ft of office space. There’s also an extensive restaurant on the top two floors, giving occupiers unrivalled views of the city.ChallengesIn this busy, 26-storey development, fire safety is of paramount importance. We received briefs from occupiers of a number of floors, requesting us to modify the fire suppression system to ensure safety and compliance. We were asked to deliver the fit-out package in accordance with LPC Rules incorporating BS EN 12845. The layout included new offices with walls, partitions, pods and suspended ceilings.Since these finishes were design-led, we had to work with the fit-out contractor and architect to align their design aesthetic with the sprinkler layout.Completing the fit out within the defined project schedule and budget, while delivering maximum efficiency, was a challenge.SolutionsWith nearly 140 years of innovation behind us, we’re world leaders in sprinklers, fire suppression systems and wider integrated solutions. Using this expertise, we designed a fit-out package to meet our customers’ goals – ensuring maximum fire safety and compliance. Since 103 Colmore Row is a finished, occupied building – not a  building site – the biggest challenge was logistics. We had to work closely with the landlord to plan routes, split deliveries and protect our routes to the floor. We needed to do all of this at agreed times to minimise disruption to the other tenants. Having installed the base build, we already understood the building and had a strong relationship with the landlord, which was a great benefit. The importance we placed on our relationship and  communication with stakeholders was key. This allowed us to work closely with the fit-out company to understand their programme and sequence of work. We became an extension of their team, working alongside them to complete the programme. Owning the supply chain also played an important role in delivering the project on time. We had the ability to place a call-off order for materials on the same day, which is essential in a project of this nature. We worked with our supply chain partners to meet the programme demands of the site. Due to the nature of the work, we needed to be flexible with labour – which our use of subcontractors allowed for.Results By fostering close working relationships with the fit-out company, we were able to deliver the package on time and within budget. To ensure compliance with LPC Rules incorporating BS EN 12845, while respecting the architectural finishes of the building, we took a consultative approach with the client. Our specialists were able to integrate sprinkler modifications into the architect’s design — resulting in a safe, cohesive environment that meets our customers’ needs.

Project overviewAmey is one of the UK’s leading public services providers employed to manage the vital infrastructure and range of business services.From transport systems, to deploying and maintaining education establishments and supporting young people, Amey provides services that touch the lives of citizens across the length and breadth of the country. As part of its work within the education sector, Amey is responsible for the maintenance of 42 schools within a five-mile radius of  Northampton town centre. Failure to meet these pre-defined levels could result in financial penalties. To minimise the risk, Johnson Controls appointed a dedicated and multi-skilled service engineer on this account; the engineer is based in the local area and has developed a specialist knowledge of each site and its systems, the engineer’s presence ensures an efficient response and repair process.Ensuring that all life safety and security systems are maintained by experts is vitally important to Amey. Johnson Controls has provided an up-front maintenance schedule to give clear information on when inspections would be carried out. This provides all parties with a clear understanding of which systems will be serviced and when. Johnson Controls solutionWhen the maintenance contract went to re-tender, Amey had to select a supplier that could meet the aggressive timescale between tendering and mobilisation of the project. Johnson Controls and Amey’s teams worked closely throughout the tender process and after being appointed as the chosen supplier, Johnson Controls was able to immediately take ownership of the maintenance and reactive calls for each system. Johnson Controls also managed the transfer of alarm signals and re-chipping transmitters from the previous provider to its own specialist response centres in a limited timescale. All Johnson Controls engineers have PDA devices giving them the ability to complete electronic dockets for each call out or inspection visit. Data is then submitted electronically to a central Amey helpdesk email where the information can be easily retrieved for compliance and auditing purposes. This system improves the efficiency of the previous paper-based process which led to lost dockets and delays in producing the documentation.Amey and Johnson Controls have developed an extremely close working relationship and regular review meetings are held to discuss lifecycle, product and maintenance issues and to ensure the required high level of service is being delivered. Johnson Controls is able to provide expert advice and works as a consultative partner to help Amey get the best from their fire and security systems.

Project overview Global insurance company, Aviva, is a longstanding customer of Johnson Controls and a perfect example of scalable solutions that meet the needs of a national business. As a large national company, Aviva require security service and maintenance of multiple sites across the UK. With 63 sites to maintain, an effective and responsive maintenance framework was of critical importance to Aviva when selecting a security provider. For this reason they choose Johnson Controls, who is able to meet these requirements throughout its network of 1,300 engineers, situated across 21 local offices. The two businesses’ security systems needed to be segregated in order to comply with FSA regulations surrounding data protection. A strict one month deadline for work completion was put in place to reduce any potential downtime or disruption to business. With multiple sites across the UK, Aviva requires an efficient and streamlined security and support process team. Johnson Controls is able to provide this thanks to its nationwide support network. Johnson Controls team of engineers are constantly connected while on the road via PDA’s, receiving job updates and requirements in real time, enabling the Johnson Controls team to respond rapidly to any jobs. Johnson Controls solution Johnson Controls met the challenges head-on, mobilising an installation workforce of engineers who worked out-of-hours to ensure business continuity and guarantee that the installation was completed on schedule, to the tight deadline of two weeks. In order to accomplish this, Johnson Controls managed the challenge of maintaining existing security protocols while the important upgrade work was completed. This was achieved by maintaining two security systems in tandem while the upgrades were completed meaning at no point during the re-fit was security compromised. Johnson Controls continues to provide Aviva with a full suite of security solutions across its Manchester building; including fire, access control, CCTV and intruder alarms, all integrated on one focal platform allowing for highly effective monitoring. As part of Johnson Controls’s full service, routine checks on intruder alarms are carried out twice a year, with annual maintenance of access control and CCTV. 24-hour reactive response service is on hand, with an engineer ready to respond to, and resolve, intruder call-outs within 4 hours. This ensures no disruptions to security for Aviva and the highest standards of protection each and every day. Aviva’s longstanding relationship with Johnson Controls is built on trust and quality of service which is provided by local installation engineers and security managers, situated in Norwich, and on a national basis through Johnson Controls nationwide sites. In addition, Cardiff County Hall took advantage of Johnson Controls' recycling scheme to help minimise environmental waste during the upgrade. Cardiff County Council took the decision to upgrade the fire protection system at the city’s County Hall. Johnson Controls have been entrusted with the safety on site for over 20 years and is working on site on the complex upgrade.Johnson Controls solutionJohnson Controls is upgrading three Minerva based fire detection systems to the latest digital MZX Technology®at the hospital. The upgrade to the digital MZX based fire detection system includes over 15 MZX networked panels, over 9,500 detectors, 3,600 sounders and 1,240 break glass points. The new digital based MZX system ensures that in the event of a fire, sounders are automatically activated and a number of predetermined doors close – isolating the fire and protecting escape routes. Johnson Controls have also installed the Deaf Alerter system that comprises a VHF radio transmitter and aerial which is connected to the hospitals existing fire alarm system. This responds instantly to an alarm and sends a message to the small hand-held Deaf Alerter, which flashes and vibrates to attract attention of the users. Continuing until the user is safely out of the building.“The service from Johnson Controls has been excellent,” commented Brian Sweet, Electrical & Electronics Manager at New Cross Hospital. “The Johnson Controls team spent on average 16 hours a week onsite upgrading the existing systems, maintaining those in place and liaising with the estate managers. Project OverviewSituated on London’s Greenwich Peninsula, The O2 is London’s state of-the-art music and entertainment destination. The venue can hold up to 23,000 people and is surrounded by an Entertainment Avenue which boasts a myriad of leisure attractions that include an 11-screen cinema, exhibition spaces, an additional music venue,restaurants, bars and cafes.The O2 is the first destination of its kind in the UK and is equivalent in size to 12 football pitches. It was important to ensure that those experiencing the venue could do so in a safe, secure and enjoyable manner. The fire detection systems also needed to operate in a unique environment, particularly in the concert arena that houses a sound system that pumps out 650,000 watts. Additionally, the shows that take place at the arena often use increasingly advanced pyrotechnic, light and atmospheric displays.SolutionsJohnson Controls delivered security solutions that have met all of The O2’s requirements. CCTV cameras have been installed in all areas of Peninsula Square that feed into The O2 Operations room, enabling operators to view all areas of the entertainment avenue from the entrance of Peninsula Square to the inside of the arena bowl.Discreetly placed, the cameras monitor the site for any unusual behaviour and also provide valuable data for evacuations. The CCTV system is supported by access control doors where necessary.Very Early Smoke Detection Apparatus (VESDA) was installed in the arena and concourses. This system is supported by call points and detection around the O2 as well as voice-activated alerts. These alerts are connected to the extensive sound system that informs visitors of what they need to do in the event of a fire. The system has also been designed so that the voice-activated alerts can operate independently of each other, evacuating areas, if necessary,in an orderly and controlled way.Anschutz Entertainment Group (AEG) and its sub-contractor, Sir Robert McAlpine, set an ambitious target of less than three years to complete what has been the UK’s largest development project in recent years.Our biggest success with this project has been delivering high-quality technology within this tight timeframe, achieving the completion date and Johnson Controls managing deadlines scrupulously. As one of the contractors working on this project,we coordinated a team of 80 subcontractors (totalling more than 2,000 workers) along with Johnson Controls staff, working to install more than 5,000 pieces of equipment. Since January 2006, we’ve invested more than 44,000 days of manpower in the site. Initially, we’d been commissioned to provide and manage the installation of fire and electronic security systems solely for the arena. However, our proven ability to work to a tight schedule and manage our contractor base effectively secured further projects in the entertainment avenue and waterfront area, bringing the total contract value to more than £7 million. We provided a reliable and discreet solution to The O2 by installing innovative technology, allowing visitors to have a safe and secure experience at the venue.

A new construction on previously derelict ground, it is designed to demonstrate the full range of possibilities smart, connected Internet of Things (IoT) technology can offer across the security, fire prevention, HVAC, building management and facilities management spectrum. Innovative, integrated technologies, which govern everything from security of access systems to the menu of the in-house restaurant, are deployed across the building’s 170,000 square feet. Making the most of the available data, the IoT systems work in conjunction with each other to provide employees and building visitors with improved health and safety, streamlined building access and real-time updates on key matters including local traffic, parking spaces, lunch menus and room bookings. One Albert Quay points to a smarter future in which connected devices and data gathering will revolutionise routine tasks and provide helpful efficiencies and services. The Grade A building has also brought new opportunity and investment to the city of Cork. This would include the implementation at construction level of energy saving insulation, rainwater collection, automatic power use management and sustainably-sourced building materials. Almost a fifth (18 per cent) of total UK carbon emissions come from non-domestic buildings. One Albert Quay needed to send a message that office buildings can be a part of the solution rather than the problem.Once constructed, the building needed to incorporate IoT systems to process and connect data from access management, CCTV, lifts, room reservations and traffic movement, in order to improve facility management and security capabilities. It was also essential to ensure that data was stored securely to avoid the danger of an information breach.  OpenBlue technology deliver optimised space utilisation through data insights from the building, energy audit and advisory brings recommendations and through measurement, monitoring and evaluation demonstrates progress towards carbon emissions and net zero goals. The designers also aimed to provide the best possible employee experience for those working in the building. This would include installing IoT-based information-gathering capabilities to monitor employee transport methods, parking, progress through the building, restaurant purchases and energy use.Finally, these systems had to drive a real-time update service providing employees with information on every aspect of the building and the immediate surrounding area. This in turn would help them plan their day and maximise resources - for example, by helping them avoid arriving at the building’s car park when it is already full.Johnson Controls solutionJohnson Controls delivered Ireland’s smartest building in a rapid 16 months from breaking ground to completion.“When we decided to develop Ireland’s smartest building, Johnson Controls was the obvious partner,” commented Martin O’Brien, project manager at John Cleary Developers Group. “Johnson Controls’ unrivalled expertise in fire and security, along with their new breed of connected systems and IoT platforms, meant that our building was both future proof and a pioneer in integrated systems. The accreditation dictates that at least a 36 per cent saving must be achieved in energy-related operating costs across the building. To reach this target, Johnson Controls installed rainwater harvesting and treatment facilities, highly efficient solar-reflective external glazing, LED lighting with lux-level sensors throughout and solar thermal collectors to pump natural heat into the building. The development also has a glazed central atrium which brings light into the centre of the building, reducing the need for artificial lighting. Internally, the building’s advanced integration of a wide range of Johnson Controls and Johnson Controls IoT solutions means that access management, CCTV, lifts, room booking and payment systems are all linked to one another, giving managers a single comprehensive view over the whole facility.As an example, when someone enters the building, the AC2000 Linux-based access management system identifies which floor they are booked to visit and, in tandem with Schindler’s smart lifts, directs them to the lift which will get there first, saving on time and energy. Once arrived at that floor, the system will only let them into meeting rooms for which they have been pre-approved, reducing the risk of information breaches. The car park also has number plate recognition technology installed to ensure that only employees or registered guests can gain access.The building’s stairways, corridors and wider floors also have capabilities to provide information on employee health and flow through the building to help inform items such as restaurant meals based on accumulative activity levels. The restaurant operates a cashless system, providing transaction data to aid in development of menu options. In addition, these information discovery practices allow management to ensure evacuation procedures are safe and effective and improve the use of office space throughout the building. This has helped boost flexible working habits, as employees can now be pre-warned when their floor is particularly busy, and helped to find desk space elsewhere. All the information collected is anonymised before processing and storage to ensure the highest level of security and privacy, and employees can choose to opt-in to specific programmes involving data collection for research and development purposes. The system’s integrated, unified architecture points to the future of office block management, when central intelligence will manage all companies in the building from one dashboard. This all ensures that the school buildings in Feltham, Middlesex benefit from a reliable and efficient system with increased safety for all occupants, particularly the children. With around 300 pupils and 44 different languages spoken, Victoria Junior is an ethnically rich, medium-sized, mixed gender school. Situated in the town of Feltham in the London Borough of Hounslow, the school’s buildings are single-storey, and date from the 1980s.A risk assessment was recently carried out at the school and the previous fire protection system (not supplied by Johnson Controls), was found to be inadequate. Johnson Controls had been invited, along with two other companies, to present the most appropriate fire detection and protection proposal for the school. Victoria Junior School awarded the contract to Johnson Controls as its MZX addressable fire alarm offered the best value solution. Johnson Controls solutionVictoria Junior School specified Johnson Controls fire alarm system for its excellent technical backup and support and for its working knowledge of the systems available. The new Johnson Controls control panels employ software with an open structure which allow the system owner service choices. The control panel selected for this project is part of the latest digital-based MZX Technology® system family and offers greater functionality and advanced capacity in the number of field devices available on each loop, from 100 to 250, which makes for a more efficient and cost effective technology. Triple technology detection devices (which detect smoke, heat and carbon monoxide gas (CO) from one device) were installed at key risk points, to provide a level of reassurance needed in a school where children’s safety is paramount.The MZX field detectors typically have a minimum service life of 20 years before needing to be changed, twice the industry average, which offers a superb cost of ownership footprint.
