The project was to refurbish the roof and improve the drainage and insulation and bring it up to current building control standards. A thermographic survey of the roof was carried out by IKO, which confirmed that it was sound enough to have an overlay of IKO UXPL bituminous membrane rather than stripping it back and rebuilding. IKO UPXL was primarily chosen by the client for the 30 year guarantee. One section of the roof to be repaired was on top of dormers. Flame-free IKO UPXL membranes were used because of the potential fire risk of the abutting pitched tiled roof.

Consulting Engineers, Jacobs, approached IKO for the specification, and Galliford Try won the tender. BriggsAmasco were chosen as the installing contractor. IKO’s Permatrack Bridge Surfacing system was chosen - a waterproof mastic asphalt wearing course for Bridge Decks containing both polymer and epure (Trinidad Lake Asphalt) modifications to the bitumen binder, which offers improved material flexibility and maintains good rut resistance. Existing mastic asphalt surfacing and bridge deck waterproofing was stripped off and replaced with Stirling Lloyd’s eliminator waterproofing system and Permatrack.

The existing waterproofing had failed due to a previous poor installation, the result of which saturated the insulation below the exterior roofing. New high performance solutions were specified that included a range of IKO roofing waterproofing systems to protect both the flat and pitched roofing areas of the building. IKOslate, a robust and durable tile was specified for the pitched roof due to vandalism and the fragility of the current system, whereas a tapered scheme was required for the flat roofing - IKO Ultra Prevent alongside a cold applied liquid solution (IKO Polimar) for the more intricate details.

A detailed visual and physical inspection, together with core and moisture probe analysis carried out by IKO on the roof, patio and walkway areas, indicated that the waterproofing membrane was in a condition commensurate with the age and the type of the traditional membranes installed. They had become fragile and brittle. The decks were saturated due to water ingress, and natural ageing had played a principle part in the deterioration of the waterproofing system. The majority of the much-needed work took place at the school over the summer holidays in order to minimise disruption to the teaching programme, a major consideration for roofing works at schools, colleges and universities.

Project descriptionDixons Academies Trust is a well-established multi-academy trust that aims to challenge educational and social disadvantage in Yorkshire and the North West.The trust transforms schools into safe and high-performing learning environments, enabling students from all backgrounds to realise their potential and maximise their opportunities after school.Alpha Roofing Systems was brought in to refurbish two roof areas at Dixons Croxteth Academy in Liverpool after the existing waterproofing failed.A number of complex challenges arose from the start; after stripping back the aged and failed single ply system, Alpha identified a water-saturated bituminous roof beneath, which also overlaid the original asphalt waterproofing.The excess weight imposed on the roof from the multiple, heavily saturated waterproofing systems led to cracking and depressions in the deck, as well as rusting of reinforcement within the structure.This meant that, before installation work could even begin, many hours of labour were required to remove the top two waterproofing layers to expose the original asphalt. What’s more, this work had to be undertaken both during term time and a period of heavy rainfall.Solution and installationAfter close consultation with their IKO business manager, Mark Taylor, the Alpha team selected the IKO ULTRA Prevent 25 waterproofing system for this project.To adhere to Department of Education requirements, a 35-year durability statement was necessary, so the long-lasting, durable finish offered by the IKO ULTRA Prevent system was ideal.Challenges continued to come thick and fast throughout the project; after stripping the roof back to the asphalt waterproofing, a large expansion joint was found near the clerestory window. Tapered designs were subsequently adjusted to accommodate.30 tonnes of waste material – primarily due to the uplift of the previous failed waterproofing systems – also had to be removed from the roof over the course of a week.Furthermore, complex design variables meant that Alpha could not fully determine the existing roof falls until the roof had been sufficiently exposed. Working closely with the IKO technical team, design information and solutions were identified to keep the project on track.To complicate matters further, Alpha was also required to carry out this extensive work during active teaching time. This presented not only additional health & safety considerations but also the need to minimise disruption.With a stringent construction phase plan and regular active monitoring, the project was completed with a zero incident/accident rate and excellent feedback from the client on Alpha’s approach to safety.Despite a number of hurdles and complexities to overcome, Alpha Roofing Systems delivered the project ahead of time and within budget, providing a low maintenance, long-lasting roof for Dixons Croxteth Academy and a satisfying outcome for all involved.

As well as opening new eco-friendly buildings, Bournemouth University is carrying out major refurbishment works across its campuses, investing in a range of low or zero-carbon technologies to help minimise water and energy use.As part of this refurbishment, Dorset House was to undergo a significant transformation to help enhance the entrance area and make better use of the space. Bluestone Design & Construction Ltd was tasked with upgrading the building’s flat roofing system, in association with IKO, and the build-up include the installation of a new 80kWp solar PV system.

IKOpro Acrylic Roof Coat has been used to provide a quick (taking only 4 days to complete) and seamless waterproof solution to a leaking roof at Bellman’s Auctioneers & Valuers in West Sussex. Contracts Manager for M Holmes Construction (contractor) admits that it was much less labour intensive than traditional roof refurbishments. He said, “The beauty of this system is that you don’t have to re deck the roof, unlike some alternative liquid systems. So this means you save one day of labour, typically four men on a job this size, plus material costs.”

No timber was allowed as part of the new refurb to conform to FM Global (Airbus Insurers) regarding system fire rating. IKO recommended an overlay on the existing deck, which complied with all the latest British Standards and Regulations. IKO Mach One System was chosen as it provided a flame-free System. Where detailing was difficult IKO Polimar EC/UV System was used. The roof refurbishment also included the installation of smoke vents, associated smoke control panels and accessories.

This project had a wide ranging number of detailing factors to overcome with cladding abutment details and change in levels to be redesigned and encompassed into a system that also drained the roof areas of their historic high levels of standing water. The Grade I listed Round Tower (dating from the 1400’s) is a fortification at the entrance to Portsmouth harbour it overhangs the Portsmouth sea front making it susceptible to coastal weather. Existing coverings were removed and replaced by Southern Flat Roofing & Pitched Roofing Ltd, providing a surface that would withstand constant foot traffic as well as the weather that many seafront structures suffer from.

During 2015 this process took place with the work being undertaken by Knight Asphalte, one of IKO’s Approved Contractors. During the works some 35 tonne of IKO Permaphalt was installed and due to IKO’s commitment of supplying Carbon Neutral Mastic Asphalt we are able to calculate the impact this has on the population.

Perry Hall Academy, a large primary school built in 1949, with original waterproofing still in-situ. IKO assisted the Academy funding bid by providing a detailed survey report, including intrusive core sample analysis. The roofs were suffering from water ingress, cracks in the mastic asphalt, pooled water and poor heat retention, so decision was made to replace the roofs throughout. New rooflights were also specified to allow more natural light in while the design chosen reduced the external noise transmission. IKO worked with specifier Concept Education Services to deliver the project (some work during term-time) within 6 months.

Hundreds of homes have been refurbished as part of a multi-million pound revamp of housing association properties.Tristar Homes spent £8m on the scheme at Kennedy Gardens in Billingham where they carried out work on 225 properties across the three housing blocks as well as creating 12 new one and two bedroom homes which have been made available for rent.The development, completed in September 2014, includes the fitting of new windows, new bathrooms and improved living space due to the new balcony extensions.The roof area before its refurbishment had a U-value of 0.4 W/m²K. This existing build-up would not have met the requirements of the current building regulations Part L.The lower roof had been overlaid at least twice since its original construction. In all but one core sample, the existing insulation was wet through and therefore it was apparent that 90% of the existing roof build up needed stripping to the original asphalt. A further inspection was needed when the asphalt was exposed to ascertain the condition and depth of the asphalt. The asphalt was deemed in reasonable condition so the new system could be installed onto the original asphalt.IKO worked with installing contractors BriggsAmasco to refine the roof specification and recommended IKO Mach One single layer bituminous membrane system, installed to the recommendations of wind uplift calculations and performing to a 0.18U value as per requirements.IKO Mach One membranes are a robust, flame-free, single-layer roofing system with added fire-retardancy. IKO Mach One can be mechanically fastened, ballasted or bonded with polyurethane adhesive.A 20-year insurance-backedfire retardancy guarantee was issued to cover all materials, design and workmanship covering contractor insolvency.
