Challenge Cambridge City Council set out to retrofit 46 homes, aiming to significantly enhance energy efficiency through improved insulation, airtightness, and ventilation.This initiative forms part of the UK Government’s £3.8 billion Social Housing Decarbonisation Fund: Wave 2.1, supporting the council’s goal to achieve Net Zero Operational Energy - where energy consumption equals renewable energy generated on-site.Cambridge City Council had the complex challenge of implementing high-performance energy solutions while balancing sustainability, affordability, and timely delivery. A key challenge was selecting materials that met strict criteria for low embodied carbon and recyclability, all while ensuring the comfort and well-being of residents.Solution Cambridge City Council partnered with Eurocell, Aran Insulation, Asset Fineline, and Saint-Gobain to deliver a fully closed-loop PVC-U recycling project as part of their housing retrofit programme. A cornerstone of the thermal upgrades was Eurocell’s Modus 75mm triple-glazed window system, achieving a U-Value of 0.8. These windows not only offered high thermal performance, significantly reducing heat loss and helping the homes meet strict energy efficiency targets but could also be fully recycled at the end of their lifespan. Through the closed-loop recycling process, implemented by Eurocell and Asset Fineline, the old PVC-U windows were removed, collected, recycled and manufactured into new frames, significantly reducing waste and embodied carbon, aligning with the project's sustainability goals. Saint-Gobain further contributed via its Glass Forever program recycling end-of-life glass and producing high-performance glazing to complement the Modus window system.Aran Insulation were appointed by Cambridge City Council as Principal Contractor for their SHDF Wave 2.1 programme. As a Principal Contractor, Aran Insulation works with a high-quality local supply chain, supporting their commitment to social value. Aran Insulation appointed Asset Fineline to cover all their window and door requirements, including recycling the old glass sealed units. OutcomeThe 46 retrofitted homes now offer warmer, more comfortable living environments, while significantly reducing energy consumption and costs for residents. By integrating a closed-loop recycling process, the project minimised its carbon footprint, supporting Cambridge City Council’s sustainability strategy. The collaboration between Eurocell, Aran Insulation, Asset Fineline, and Saint-Gobain ensured the project was delivered on time and within budget, setting a new benchmark for energy-efficient social housing retrofits.Aran Insulation Operations Director, Craig Thomson, visited homes included in the project and reported:"Aran are proud to be working with Cambridge City Council on this project. The consistent and superior finish across the project is some of the best work I have ever seen. Challenges Encountered in Redeveloping a Derelict SiteThe redevelopment of a derelict warehouse, alongside the construction of three new apartment blocks in Leicester city centre, presented several significant challenges. Initially, brown aluminium was specified to align with the area's aesthetic.However, the project’s primary goal was to transform the neglected site into modern, high-quality apartments that would contribute to the wider regeneration efforts in the city centre. In response, Nu Openings proposed the Eurocell PVC-U 70mm Logik Chamfered system in Black Ash and Syncro sliding doors as a more cost-effective and sustainable alternative to aluminium.This specification change introduced the need for careful adherence to local planning protocols, collaboration with architects, and compliance with Building Regulations. Additionally, the derelict state of the warehouse added complexity to the project.On-site safety during the measurement of every window was paramount, and the team also had to contend with structural irregularities and environmental factors, such as the presence of pigeons.Innovative Solutions for Modern Apartment DesignNu Openings, contracted to install the windows and doors, worked closely with Padmore Construction and Eurocell’s Commercial team to overcome these challenges. The choice of the Logik 70mm system was driven by its exceptional thermal performance, achieving a U-value of 1.2, while offering significant cost savings compared to aluminium. Eurocell’s foiled Black Ash finish provided the ideal solution, balancing the need to match local architectural aesthetics with energy efficiency goals.Steve Carvell from Nu Openings, who spearheaded the specification change, noted the challenge of ensuring that PVC-U could meet both the aesthetic and functional requirements of the project. Eurocell’s Technical team collaborated closely with architects, providing detailed technical drawings and support to secure planning approval, ensuring the project’s success.Despite the derelict state of the existing building, which required creating new structural openings for window installations and precise on-site measurements, the installation of over 220 frames has been successfully completed. The project involves more than 1,000 frames, with 90% of the installation carried out internally. This approach has minimised the need for external scaffolding, streamlining the process and reducing the impact on pedestrian safety around the site.Steve shared:"Convincing the planners and architects to switch from aluminium to PVC-U wasn’t easy. It wasn’t a straight swap - we had to make sure the new material met all the aesthetic, structural, and thermal requirements."“Eurocell’s Technical team played a crucial role in this process, providing detailed drawings and performance data to demonstrate how Logik 70mm could deliver on energy efficiency, durability, and design. The team’s expertise helped us navigate complex planning approvals and ensured that the new specifications not only met, but exceeded expectations, ultimately securing the confidence of all stakeholders involved."elivering Cost Savings and SustainabilityAlthough the project is ongoing, the decision to shift from the originally specified aluminium to the Logik 70mm system has already yielded significant cost savings, while delivering high-performance, energy-efficient windows. Station Plaza, a flagship 103-unit residential development in Hastings, was originally earmarked for student accommodation. But fresh plans to transform the site into modern, high-spec homes for long-term renters meant a full window and door upgrade, with strict requirements for aesthetics, energy performance and safety.The upgrade presented a number of technical challenges, including:Two roundel buildings of 4 and 5 storeys with complex façade geometry and corner angles of up to 170 degreesExternal insulation build-up requiring extended cills and recessed frame positioningInstallation of glazed units on a live site at height, with the tallest building reaching 7 storeysA need to complement the style of the adjacent college campusTo meet these demands, Hastings Windows, a Eurocell fabrication partner for more than 20 years, proposed a full switch to the Eurocell Logik PVC-U solution.Aluminium had originally been specified, but the move to PVC-U offered significant cost savings, with PVC fittings often 30-50% cheaper while still meeting both thermal performance and energy efficiency targets.PVC-U profiles offer sustainability advantages too; it typically has lower embodied carbon than aluminium in production, particularly when recycled content is included. Each Logik window system includes around 40% recycled plastic as part of Eurocell’s closed-loop manufacturing process, minimising environmental impact without knocking performance.The Logik range features a chamfered profile for a fresh, contemporary look. Tilt and turn functionality helps improve ventilation as well as access for cleaning - an essential in high-rise environments. 225mm cills were used throughout the project to accommodate the thick external insulation while ensuring weatherproofing integrity.All the residential units were awarded EPC B ratings, with the windows achieving U-values as low as 1.2 W/m² to align with the Future Homes standard. The superior insulation offered by the Logik windows will help cut energy consumption and consumer bills.Eurocell provided technical support throughout the project, assisting with structural calculations, drawings, wind load considerations, and compliance checks.Hastings Windows director Tony Lee said:“From the outset, it was clear that this project would push our design and manufacturing capabilities. The Lime Trust, which operates multiple schools supporting children with a range of special educational needs and disabilities (SEND), has overseen a major refurbishment programme across two of its sites in Orton and Watergall, Peterborough.With more than 200 window frames and doors at Watergall and a further 87 frames and 20 doors at Orton, the scale of the improvement project was significant, but what added a real level of complexity was that both schools needed to remain fully operational.This meant installation could only be completed during strict shutdown periods, including the six-week summer break and October half-term - making meeting deadlines absolutely crucial.The project was led by RAM Building Consultancy & PCI Construction and Interiors as main contractor, with Allglass Anglia installing Eurocell’s Logik 70mm Chamfered system.Security, accessibility, and sustainability were key requirements of the project and had a major influence on the products that were specified. These features included:Casement windows with restrictors as well as tilt-and-turn windows to maintain a safe environment for SEND pupils.Ventilation and temperature control to support the comfort and wellbeing of vulnerable students, including those with Profound and Multiple Learning Difficulties (PMLD).Magnetic locks and access controls were required on doors, while thresholds had to meet Part M compliance for wheelchair access.All installations needed to meet PAS 24 standards, and specific provisions for fire escape routes, panic bars, and tamper-proof glazing.As Arron Crisp, Eurocell Technical Specification Manager, explained:“The biggest challenge was time – we had to deliver a large-scale retrofit within a short window, while meeting all the technical and safety requirements of a SEND school environment.”Tailoring Solutions Through Technical Expertise.To support the tender and specification process, Eurocell created detailed window schedules, site window and door location plans, and NBS specification documents for the schools.This enabled a competitive tender process that ensured value for money for the Lime Academy and provided a clear, compliant framework for the design and installation phases.Flexibility in DesignThe Logik system offered critical flexibility:Tilt-and-turn windows specified for safety, removing risks associated with outward casements in a SEND setting.Coupled frames and internal steel reinforcement ensured windows aligned seamlessly with existing structures, without obscuring glazing or compromising natural light.Boiler room doors were fitted with integrated louvres to ensure adequate airflow.Doors included panic bars, magnetic locks, and DDA-compliant thresholds for wheelchair access.Eurocell’s technical team worked closely with the contractor to ensure every detail was captured. From this collaboration, Allglass Anglia were able to provide individual profile drawings for each window and door, with provisions for trickle vents and performance calculations to ensure adequate ventilation and thermal efficiency.As Ben Friend, Contracts Manager, Allglass Anglia highlighted:“The Logik 70mm system is always straightforward to install, even on a complex project like this. Its knock-in bead design and consistency of profile dimensions made the installation process much quicker, which was vital given the tight programme. We worked closely with Eurocell and the building consultants to come up with the best suited products, programme and delivery methods for these schools, which we are proud to include in our growing portfolio of 37+ years in the industry”Sustainability and AestheticsWhile aluminium was initially considered for its compatibility with electronic locking systems, Eurocell’s Logik PVC-U system was ultimately selected for its:Consistent aesthetic across both windows and doors.Lower cost and faster fabrication compared with aluminium.Sustainability credentials, with an average 40% recycled content and support from Eurocell’s closed-loop recycling service.According to Jamie Wood, Head of Project Management, RAM Building Consultancy:“Eurocell’s technical support was critical in ensuring every specification was right the first time. The detail in their drawings and system performance data gave us the confidence that the project would deliver on time and meet every compliance requirement.”Despite the demanding programme, the project was completed successfully within the school holidays, finishing on 31 October 2025.Arron Crisp concluded: “This project demonstrates the power of early technical collaboration. u-Openings were commissioned to design and install a bespoke window system for Greenchurch Developments' new-build care home in Doncaster. One of the project's significant challenges was the constrained four-month timeframe for completion.Social facilities such as retirement homes, nursing homes, and hospitals must be designed to ensure the well-being of vulnerable individuals, which includes maintaining appropriate temperature control.Therefore, it was essential for the care home windows to meet a range of health and safety requirements, including the installation of window restrictors and tamper-proof glass.Selecting the Eurocell Logik Window system for Performance and StyleNu-Openings and Eurocell collaborated closely during the initial planning stages to develop a bespoke window system that met the project's specific requirements.They selected the Logik 70mm Window System in the Chamfered design with an Ash Black finish. This design choice provided a sleek and modern look that contrasted effectively against the building's cladding, fulfilling the aesthetic criteria outlined in the brief.A key reason for choosing the Logik Window System from Eurocell was its capacity to hold thicker glass, necessary for reducing the harshness of sunlight penetrating the care home.
