Lewisham Homes – Home Park and Edward Street

OVERVIEW

Lewisham Homes is helping to deliver an exciting new residential project thanks to almost £19m of grant funding awarded by the Mayor of London. The Home Park and Edward Street developments are set to provide much needed social housing for Lewisham Council and continue recent work to deliver affordable homes for the borough with a greater environmental focus and in quicker, more efficient timescales.

In total, 65 new homes will be created across the 2 sites, with Home Park, in Sydenham, consisting of 31 new family homes that will be used as rented social accommodation. The Edward Street development in Deptford will be made up of 34 family homes for temporary accommodation. This site will also feature ground-floor retail units, a small urban square, and other public spaces.

NorDan has been chosen as an approved off-site supplier for both projects, engaging in early design work as well as supplying a diverse range of windows and doors products for each development.

Caledonian Modular will be delivering the buildings at Home Park and Edward Street through Precision Manufactured Housing construction. In addition to a wealth of experience in the OSM industry, NorDan was able to provide an unmatched, genuine certified product mix that could not be achieved from a single alternative manufacturer – from neither uPVC nor composite suppliers.

NorDan was initially approached to supply high-performance tilt & turn windows, but as discussions progressed, the client became aware of the other product features and specifications available from the NorDan product offering. While fire rating was never part of the original brief, for instance, the installation now includes a variety of fire-safe window and door products.

A range of NorDan’s genuine certified products and performance specification being supplied includes:

  • One handled tilt & turn windows
  • U-values as low as 0.66W/m²K
  • G-values as low as .38
  • EI30 Fire rated windows
  • EI30 Dual-coloured FireGuard Extreme entrance doors tested to PAS24:2026
  • Inward opening balcony doors with Q-Railing Juliette system

As of February 2021, NorDan has already supplied the products for the building at Home Park, with Edward Street soon due for delivery. Both developments are expected to be completed later this year. A third Lewisham development at Burnt Ash Hill is currently in the design phase and will consist of 47 new homes for social rent.

As well as front-end product manufacturing, NorDan are also able to offer a complete standardisation of any aftersales product requirements. This includes ancillary items such as handles and vents. All of which are available via 48-hour track and traced delivery from one of our UK warehouse facilities.
