The Perfect Partnership for HMP Doncaster

The Perfect Partnership for HMP Doncaster

Thomas Dudley

The Project HMP & YOI Doncaster houses up to 1,145 Category B inmates. Serco, who have been operating the prison since 2004, noticed that a large number of in cell WC pans and basins were being damaged, they enlisted the help of TYDE.Our specialists worked with Serco's Facility Management Team to develop bespoke Dudley Resan WC backplates, basins and basin brackets. The solution delivered has proven to be exceptionally hard-wearing whilst saving both time and money.HMP & YOI Doncaster cells were previously fitted with Armitage Shanks Portland WC pans and ceramic basins plus Mazak basin brackets. Despite the brackets being tested to 150Kg and breaking at around 200Kg, they were coupled with the expectedly fragile ceramic basins and were unable to withstand the heavy treatment to which they were being exposed. The decision was therefore taken to replace Portland WC pans with Resan models. The prison walls are robustly constructed from concrete so any replacement products needed to be easily retrofittable. In addition, when ceramic sanitaryware shatters, the resulting fragments are extremely sharp and present an obvious and significant security risk. Under the terms of the management contract, Serco loses revenue of around £300 for every night that a cell is left out of service whilst broken sanitaryware is being replaced. Our team began by talking to Serco about the breakages and the resulting operational problems. Site visits were also completed as part of the process in order to better understand the project requirements. The first problem to be addressed was the weakness of the basins and support brackets. Serco confirmed that the previously specified Portland basin had been discontinued by Armitage Shanks. In order to provide a solution, TYDE’s design team exploited state-of-the-art CAD/CAM and rapid prototyping capabilities to configure an alternative. Moulds were then produced along with a sample basin for approval. The Thomas Dudley Group includes an award-winning engineering foundry. Here, the team set about developing a new bracket to support the newly designed basin. Engineered using an exceptionally strong grade of ductile iron, this provided far greater durability than the old Mazak bracket. Whilst a WC pan from the existing Resan range provided a compatible replacement for the Portland ceramic pans, a bespoke stainless steel backplate was needed in order to comply with the installation requirements approved by Serco. Bespoke anti-swivel taps completed the package. The partnership with TYDE and the bespoke products that have been developed have enabled Serco to realise significant benefits:90% reduction in the number of basins and brackets broken95% reduction in the number of WC pans broken40% reduction in typical replacement sanitaryware installation time90% reduction in revenue lost due to cell downtimeConvenience of being able to order WC pans, basins, brackets and other products from a single source of supplySecurity of and responsiveness of supply via TYDE’s customer-driven stock agreements which provide the reassurance of knowing that a guaranteed, predetermined stock level will be maintained for every specified productTHE FUTURESerco are actively evaluating ways in which the partnership with TYDE can be extended. TYDE's market-leading concealed cisterns range which are compatible with Resan WC pans are being considered along with the potential to provide solutions across other Serco controlled institutions.Testimonial“We have developed a trusted partnership with the team at TYDE, one that has helped us achieve the goal of reducing lost revenue whilst providing a robust alternative to typical sanitaryware that proved costly to replace”Tim Wilman, FM Deputy Director Justice and Immigration UK&E, Serco

Please Be Seated Accoya public artwork

Accoya

The second phase with sustainable timberPlease Be Seated is a uniquely designed public artwork by London based designers, Paul Cocksedge Studio. The design allows locals and passers-by to stop and watch the world go by whether sat or even lying down. The structure was designed with locations in mind, not wanting to obstruct the busy shopping centres or detract from the surrounding architecture. The artwork was first designed and placed in London using reclaimed scaffolding boards. The second Chinese version of the artwork, however, used Accoya Wood. The structure was fabricated in partnership with UAP and the Accoya was sourced and supplied by local Accoya approved distributor, Jiangsu Dragon Wood (JDW). Paul Cocksedge Studio worked with JDW to complete and install, managing the entire process remotely as a result of Covid restrictions. The artwork is made from 1,440 planks of sustainably sourced, high-performance Accoya timber. A key benefit of Accoya that made it the material of choice is the Cradle to Cradle Gold Certification. This recognises that Accoya is fully circular, with no added synthetic materials, fully recyclable and non-toxic. The Accoya planks are supported by a framework of bent steel designed to be easily assembled and disassembled for travelling. Please Be Seated made its debut in China in 2020, in partnership with Swire Properties. The installation was relocated across numerous locations in China, starting at the Temple Plaza of Sino-Ocean Taikoo Li in Chengdu, before travelling to Guangzhou, Shanghai, and finally Beijing in 2021 where the public artwork is permanently residing.

Helmsman

Helmsman’s most recent project was for a company we have enjoyed working with in the past. McCormick are a global leader in flavour, with Schwartz, Franks RedHot and French’s just a selection of their well known brands. Back in 2021, we manufactured and installed a variety of lockers in their new Cambridge facilities, from garment collectors, garment dispensers through to office and visitor lockers. This year we had the pleasure of working with McCormick again for their UK HQ in Haddenham, Buckinghamshire. The client requested lockers for their staff members and so Helmsman supplied and installed 164 mild steel, 1 compartment lockers with sloping tops and stands. The colour scheme was kept bright but professional, with a selection of colours including standard “Ice” coloured body with blue, red and yellow doors.Helmsman’s Essential Metal Lockers are manufactured from mild steel, and powder coated in our factory with our new paint booth. There are a variety of colour options, with those chosen by McCormick being Royale (blue), Cherry (red) and Yellow. The lockers were finished with Lowe and Fletcher Camlocks, a simple, secure and easy to use option, perfect for the lockers required. In addition to the lockers, Helmsman also supplied bench seating for McCormick’s Haddenham HQ. We produced 10 double sided benches, with coat hooks and Ash Hardwood seating slats. The lockers and benches really do look fantastic at McCormick’s Haddenham HQ. It was great to work with McCormick again and we hope to help them with any locker, cubicle or bench seating requirements they have in the future.

Education: Understanding BB103 and BB104 Guidelines for School Buildings

Education: Understanding BB103 and BB104 Guidelines for School Buildings

Astor Bannerman

In the world of education, the physical environment plays a crucial role in shaping the learning experiences of students. To ensure that every child has equal access to education, the Department for Education (DfE) in the United Kingdom has laid down comprehensive guidelines for the design and construction of school buildings. Two key documents, BB103 and BB104, stand at the forefront of this initiative, setting standards to promote inclusivity and accessibility within educational settings.BB103 | Designing Accessible School BuildingsFor mainstream schools, BB103 mandates the inclusion of accessible facilities to accommodate pupils, students, staff, and visitors with disabilities. Crucially, this includes the provision of a specialist hygiene room equipped with either a fixed or mobile hoist, alongside ample space for assistants to facilitate the changing process. In primary schools, the hygiene room must span a minimum of 9m² and feature essentials such as a changing bed and accessible WC.Secondary schools, on the other hand, are required to allocate a minimum of 12m² for their hygiene rooms, which should additionally incorporate an accessible shower, sluice toilet, and changing trolley. These specifications are designed to ensure that hygiene rooms meet the unique needs of students across different age groups and educational settings.According to recent statistics from the DfE, approximately 14.1% of children in the UK have special educational needs, highlighting the critical importance of ensuring that school environments are inclusive and supportive.BB104 | Catering to Special Educational Needs and Disabilities (SEND)BB104 further refines the standards for hygiene rooms in special schools and alternative provisions (APs). For non-ambulant special schools or units, the guideline stipulates the provision of one hygiene room for every 12 non-ambulant pupil places. These rooms must be equipped with a fixed hoist, a changing bed, a wash hand basin, an accessible WC, and an accessible shower, underscoring the comprehensive support required for students with profound disabilities. In ambulant special schools and APs, one hygiene room per setting is mandated, featuring either a fixed or mobile hoist, a changing bed, a wash hand basin, and an accessible WC.Additionally, all hygiene rooms are required to have facilities for waste disposal, such as a sluice or equivalent, to maintain hygiene standards and ensure the efficient management of waste. Conclusion | Building for a Brighter FutureAs educators and stakeholders in the education sector, it is our collective responsibility to champion inclusivity and accessibility in every aspect of school design and construction. By understanding and implementing the guidelines outlined in BB103 and BB104, we pave the way for a brighter, more inclusive future where every child has the opportunity to thrive and succeed. How can we help? Our skilled team have many years’ experience of planning and installing equipment within public environments such as schools and universities. Please do get in touch if you need help or advice with your project or further support on the Government requirements for equipment that needs to be installed to support SEND students.

Luxury access to the roof terrace by LAMILUX roof access hatch

Luxury access to the roof terrace by LAMILUX roof access hatch

Lamilux Rooflights Ltd

In densely populated urban areas of the cities, where the number of floors in housing is sometimes limited and private gardens are rare, a rooftop terrace or patio is becoming a popular design choice. However, many residential buildings with rooftop gardens don’t see much daylight and careful consideration is required to determine an access point to the roof terrace. For such rooftop projects, a new dimension of roof access is offered by the LAMILUX Flat Roof Access Hatch Comfort range, designed to give a generous daylight intake in attic apartments alongside convenient access to the roof terrace creating an air of grace and beauty both internally and externally. The LAMILUX Flat Roof Access Hatch Comfort range now introduces its fourth product into the family, giving more choice and flexibility when creating a luxurious living space with an exclusive ambience. Featuring unrestricted use as a natural ventilation device and convenient access to the roof terrace, the indoor climate also benefits from the high energy efficiency of the range thanks to the thermally broken frame and excellent air tightness values. The existing Solo and Duo Flat Roof Access Hatch products from LAMILUX open laterally by moving one or two panels horizontally to create direct access to step onto the roof terrace, whilst the space-saving hinged opening Swing variant swiftly opens its one meter by 3000 or 3500 mm long aperture to 84 degrees in just 25 seconds. The fourth, and newest addition to the Access Hatch Comfort repertoire the Square, makes it possible, for the first time, to also use spiral and platform staircases underneath. Until now, access to the roof was limited to straight stairways due to the elongated rectangular shape of the roof access hatch range. The Square only takes 45 seconds for the concealed hydraulic drives to silently open the 4m² glass element of the skylight by 70 degrees. As with the Swing, the new variant does not require any additional space on the roof terrace than its own size in closed form, even when open, thanks to its swing mechanism.   Visually, the aluminium border frame throughout the product family, attracts attention as an architectural highlight. The aluminum profiles and the reveal surface can be coated in all RAL colours offering further choice and exclusivity. Since the glass panes and frame feature a flush edge detail both internally and externally, and all variants are designed with an inclined surface, the range boasts not only a visually appealing seamless design, but also ensures that rainwater can run-off easily without leaving any dirty edges or water ponding. Safety is standard in the Flat Roof Access Hatch Comfort product family with fall-resistant glazing which can be walked on to a limited extent for cleaning purposes. As an additional safety feature, a light barrier is installed as standard which prevents the closing of the access hatch as soon as it detects something in the entrance area. In terms of energy, the new roof access hatch continues the tradition of all LAMILUX skylights: The overall system, which is free of thermal bridges and isothermally balanced and the option of special glazing meets modern demands for sustainability, energy efficiency and climate protection which ultimately save heating costs and minimizes condensation. All four products in this family have one further thing in common: They are delivered completely pre-assembled to the construction site, lifted onto the roof by a crane provided by the customer and then installed swiftly and easily. This minimizes the risk of errors and saves valuable time – both for the contractor and for the apartment user who ultimately gains access to the roof terrace.
