The Gatehouse in Whaddon, Milton Keynes required a complete roof renewal with a new roof lantern installation. Over the years, the roofs had undergone several failed repairs, therefore, the client required a robust, cold applied, cost effective solution. Proteus Waterproofing specified Proteus Pro-Cold® as it's a single pack, fully reinforced polyurethane system that is cold applied, seamless and elastomeric, providing up to 20 years further life to the structures it is applied to.High Performance WaterproofingThe existing roof was a EPDM roof that had to be completely stripped. The deck was replaced and a complete warm roof build up, including Proteus Pro- Therm PIR insulation boards, was installed and finished with Proteus Pro-Cold®. As ponding was an issue on this roof, a new gutter was created to solve this problem. The client was incredibly pleased with the finish, so much so, that their neighbours have requested our Proteus Approved Contractor to carries out their roofing works. Health & SafetyAs the building is an occupied residential building, keeping the residents safe was paramount. Comprising of nine shops and several residential flats, properties 29-47 High Street Polegate required a full roof refurbishment after complaints of water ingress into the residential buildings. Proteus Waterproofing conducted a thorough survey which revealed that the existing roof build up, made up of a timber deck and 2-layer felt, had been previously repaired but was now at the end of its serviceable life.Being a residential building with a combustible deck, protecting individual properties from internal fire spread was a key consideration. Compartment walls were identified allowing Proteus Waterproofing to provide a solution that would meet regulatory guidance relating to the junction of compartment walls and roofs in Approved Document B whilst meeting the needs of the client.Proteus Waterproofing specified their robust reinforced bitumen membrane range of Proteus Pro-Felt®, including a bespoke hybrid insulation approach, where instead of a full replacement consisting of entirely non-combustible insulation, a scheme was designed to meet the requirements above and either side of the compartment walls, offering the client the most cost-effective solution possible that would also mitigate any unnecessary increase of weight loading elsewhere on the roof.High Performance WaterproofingThe waterproofing and existing deck were stripped back and re- decked with 18mm plywood. When removing the existing waterproofing, our approved contractor, carefully recorded the exact location of the party walls as no drawings of the upper story flats were available.Proteus Pro-Felt® SA AVCL was used as a vapour control layer to allow for the application of the hybrid combination of 150mm Proteus Pro-Therm PIR insulation and 150mm Proteus Pro-Therm Mineral Wool insulation. A thermal calculation was undertaken to ensure that the final result met the requirements of Part L of the National Building Regulations. These were both adhered with Proteus Pro-Bond Foaming Adhesive. Proteus Pro-Felt® SA Underlay Plain was laid and finished with Proteus Pro-Felt® Ultima Plus Fireguard Mineral Capsheet, providing the client with a fully waterproofed Part B and Part L compliant roof, guaranteed for 20 years.Proteus Waterproofing worked closely with the Proteus Approved Contractor, to ensure the project was delivered to a high standard.Health & SafetyWhen working on occupied buildings, safety is always of utmost importance, as well as keeping disruptions to a minimum. The Proteus Pro-Felt® range have been tested to the highest European Classification of BROOF(t4), making it the ideal system to use on all buildings, as the risks to residents, property and members of the public are greatly reduced. This complex project required a waterproofing design which is, able to cope with intermittent/regular hydrostatic pressures created not just by groundwater, but also geographical tidal impacts from the river Thames and potential stress challenges caused by the surrounding infrastructure such as heavily trafficked railway lines in the development’s vicinity.Structures that experience a high level of vibration fromsurrounding infrastructure can, over time, have a high propensity to suffer cracks, which could lead to failure of some waterproofing solutions, so therefore careful considerations should be incorporated into the overall waterproofing design from those aspects and, the impacts these factors can have on an elected waterproofing system.Delta’s design philosophy rotated around creating a robust and suitable waterproofing design, the structure design, a continuous system, sequencing and installation, future maintenance, and serviceability, whilst able to fulfil requirements set out in BS 8102:2022 Protection of below ground structures against water ingress. Established in 1976, Corfe Hills School in Dorset welcomes over 800 secondary and sixth form students through their gates each year. Since achieving Academy status in 2011, Corfe Hills have been looking ahead, keen to develop a schedule of works for building improvements that support the school’s growth and ultimately safeguard the building’s future.Over time, the existing roofs across the site had experienced continuous water ingress issues that needed to be addressed. Multiple roof penetrations from the roof lights were leaking water; the existing waterproofing system and the overlaid bituminous membrane were failing in places resulting in splits and blistering, and the metal roof had rusted beyond repair. With rain seeping directly into the classrooms below, action had to be taken to ensure the site was remedied to a safe and comfortable learning environment for students and staff.Garland Technical Manager, Paul Boole, was instructed by building surveying firm Kendall Kingscott to support Corfe Hills approaching CIF bid for the critical roof refurbishment works. An essential part of the brief was to ensure that the buildings were not only fully waterproofed but to upgrade the overall thermal efficiency, alongside securing a robust 20-year guarantee.In support of the CIF bid, Paul carried out a thorough investigation of the school’s roof assets for Kendall Kingscott, producing core sampling data, detailed condition surveys and U-Value calculations to outline a clear specification for the works required.

On the Grand Union Canal in Hemel Hempstead, the Nash Mills Wharf housing development features a range of stylish new build 1-4 bedroom houses and luxury apartments offering high quality waterside living in this Hertfordshire town.With a waterproofing system required to protect the concrete podium above the ground floor car park, a selection of hot and cold applied products were provided by Proteus Waterproofing that met the requirements of the client Linden Homes. The licensed roofing contractor worked with Proteus Waterproofing on a dual system specification which included the fast and economical Proteus Hot-Melt waterproofing system, and for the intricate detailing around upstands and to avoid hot works around the plastic soil and vent pipes, the Cold Melt® waterproofing system was the ideal solution.Fast, hassle-free applicationWith the podium deck covering 3000m2, the Proteus Hot Melt® system was the optimum waterproofing solution for a robust, cost effective, seamless and fast application. This solution worked exceptionally well for the Licensed Contractor and is compatible with the fast applied Cold Melt® solution which was used for high detail items including plastic soil and vent pipes and upstands. There was also the added challenge of wet brickwork and an exacting building program to keep to. To overcome this problem, Proteus isolated the wet substrate with Pro-DPM Primer (Damp Proof Primer) which can be applied to green concrete 3 days old and then followed immediately by the Proteus waterproofing system. This enabled the Cold Melt® to be installed on to the vertical elevations will no loss of time.Quality controlProteus Waterproofing worked in close partnership with its Licensed Contractor to successfully deliver the project to a very high standard within the required timeframe.Long term performanceIncorporating recycled rubber-crumb and other organically grown products, Cold Melt® creates an elastomeric, seamless, cold applied membrane and can outlast the lifetime of the substrate on which it is installed.

Our purposeOn behalf of Amye Defence Services, Acclaim Contracts Ltd was commissioned to address the aging roof of the building, which was leaking despite receiving patch repairs over the past 20 years. The Ministry of Defence’s Project Allenby/Connaught demonstrates the Government’s commitment to maintaining defence estates.The £1.45bn scheme is a 35-year commitment to providing modern, high quality, fully serviced, purpose built living and working accommodation for 18,700 soldiers. It involves the new build and refurbishment of more than 550 buildings across Salisbury Plain and Aldershot, including upgrading Allenby’s Building 51, otherwise known as the Sports Pavilion.Our solutionAcclaim turned to Langley to provide all the material necessary to complete the work. After stripping the original roof to the existing plywood deck, the team fitted new treated timber around the perimeter and new uPVC fascia. The current edge trims, perimeter check kerbs, and extended flues were removed to ensure regulatory 150mm clearance was achieved once the new roof covering was installed. Langley’s HT180 attachment layer was loose-laid and nailed into place to provide appropriate protection to the timber deck while the “hot works” above were undertaken. Langley’s TA-20 Flat Roofing System was installed across the roof area, with insulation to achieve the regulatory requirement of 0.18W/m2K. SA-20 Flat Roofing Detailing System was used in fire risk areas, in line with Safe2Torch guidance. The range of Langley’s TA systems complies with Broof(t4) classification and has a Local Authority Building Control (LABC) assured accreditation. Under MOAT 31, Langley’s Parafor 30 GS (cap sheet to the TA system) achieves a ‘resistance to damage” rating of R4. It is independently certified by the BBA to deliver a life expectancy of at least 40 years, one of the longest available in the UK.Acclaim fitted Langley’s ParaFurb Refurbishment Outlets to upgrade the internal outlets where possible, cleaning and priming those where the design precluded the use of ParaFurb. We installed New Code 5 lead pipe sleeves to flues and hot pipes to a minimum 150mm above the waterproofing. In addition, Langley’s ParaTrim GRP Edge Trim was fitted to all the kerbs.“It carried great weight with us that Acclaim worked in partnership with Langley, who offers an independent insurance-backed guarantee. The new Ardley EfW Plant, including a 12m basement built over an Artesian Well, presented a host of construction challenges. Due to the extreme water pressure created by the Artesian Well, as well as ammonium salts in the ground, Fosroc worked closely with Tata Projects specifying a solution using Proofex Engage to provide a watertight, chemically resistant barrier, with Supercast SW20 in the construction joints to reinforce the floor to wall joint. Fosroc provided a ‘total solution’ package to ensure Tata Projects could feel confident with the proposed specification, from basement waterproofing, to grouting crane bases, flooring and sealants.

To fulfil the requirements of BS8102:2022 and BS 8485:2015+A1:2019 a strategy to develop a specification which combines structural waterproofing and ground gas protection were required for this refurbishment project.The project involved creating additional living space to an existing mid terrace Victorian property in W12. The site of the property, whilst not being located on contaminated land was identified as being potentially at risk, it was near what is classed as contaminated land (an old brick yard).To satisfy Building Control requirements gas protection measures were required to meet BS 8485:2015+A1:2019.Site investigations at former brickworks and landfill sites are within expected UK guidelines for contamination. Ground investigations incorporate both soil sampling, ground gas and groundwater monitoring.In accordance with Table 3 of BS 8485:2015+A1:2019 a residential building is classed as a Type A building, creating a “high risk” requirement for ground gas protection. With the structure requiring a Grade 3 habitable environment attention as required to offer a system which meets all requirements.

Perry Hall Academy, a large primary school built in 1949, with original waterproofing still in-situ. IKO assisted the Academy funding bid by providing a detailed survey report, including intrusive core sample analysis. The roofs were suffering from water ingress, cracks in the mastic asphalt, pooled water and poor heat retention, so decision was made to replace the roofs throughout. New rooflights were also specified to allow more natural light in while the design chosen reduced the external noise transmission. IKO worked with specifier Concept Education Services to deliver the project (some work during term-time) within 6 months.

The brigade identified that the roofs at Erith and East Ham Fire Stations were in need of refurbishment. Numerous intermediate repairs had already been undertaken. An efficient solution was needed to help London Fire Brigade optimise best value in its asset management and reduce its requirement for planned- or unplanned- maintenance.London Fire Brigade therefore turned to Currie & Brown construction management consultants to oversee the design and execution of the refurbishment projects under a contract management framework agreement in place between the two organisations. We was called in to assess the roofs and advise on a course of action. Data driven roof condition reports from surveys were taken across the two premises. We highlighted that the roofs were beyond economical repair and needed new waterproofing and insulation- a U value of 5.00W/m2K was discovered in one roof area, against the Regulatory threshold of 0.35W/m2K and best practice 0.18W/m2K. Our solution: We advised that in the main, overlaying of the existing roof covering with CP-20 Paracoat Cold Polyurea Liquid System (warm roof) application was the most-efficient and cost-effective solution.The over-laying using the CP-20 system satisfies London Fire Brigade’s policy of preference for flame-free, with no roof replacement needed this minimised waste to landfill.Our Approved Contractor CWG Group won the contracts to undertake the upgrading, working to Langley’s detailed individual specifications for each site.At East Ham Fire Station, four main roof areas plus a separate ancillary building were addressed.LangGuard free-standing safety rail was installed around the perimeter of roofs 1 and 4.The final touch for the field roof area was provided with Paracoat Fast SF slip-inhibiting finish to agreed walkway areas.At Erith Fire Station, the refurbishment involved upgrading two roof areas including a rooftop tank room and adjoining canopy of corrugated PVC over the Station building, and a separate stores roof.

This provided improved and expanded catering facilities. Logistically, being right in central Cambridge, and during COVID, we had to ensure we were rigorous in our safe practice. Fortunately, the new internal design of the Forum meant it was easy to operate a one-way system for any internal workings making good the linings where the rooflights had been and redecorating. he NHS Trust commissioned Breath Energy to review its estate, recommend and manage a programme of works to significantly reduce energy costs and CO2 emissions.Central to the works was the external upgrade of the main Epsom Hospital premises, the Wells Building, to improve thermal performance and address failings in the building fabric. The existing roof areas had failed and were allowing water ingress, potentially not only damaging the building fabric and energy efficiency but essential hospital equipment.Langley’s project team had to devise solutions that enabled the whole building exterior- facades and roofs – to be upgraded while the seven-storey hospital remained operational. Added to the complexity, the project began while Covid-19 restrictions were in force.Our solution: Detailed roof surveys prior to work commencing enabled us to identify potential problems and advise on effective solutions in advance.We recommended full strip-up of the roofs, as the existing had perished beyond economical repair. We advised new construction with TA-25 W Flat Roofing System on the main roof, stairwell roof and plant room areas. The TA-25 system is independently certified by the BBA (British Board of Agreement) confirming Broof (t4) classification. It also has LABC assured accreditation to provide support with regard to building control. The inclusion of insulation meant the new roof achieved the current requirement of 0.18W/m2K.While a full strip-up of the two terraces and balcony would also have been the preferred solution, the depth of work would have been impractical as the hospital’s operating theatres were below, and in use. Our solution was to remove the existing top layer and replace with PC-20W Liquid Roofing System and install breather vents to address moisture within.
