It is a well-planned development of executive homes, founded upon the strong principles of good quality urban design and environmental sustainability.With its long history, spectacular town centre, and vibrant sense of community, Stamford is a special place in which to live and work. The local authorities, landowners, developers and other stakeholders all acknowledged there was a challenge and a responsibility to help this much-cherished town grow and meet the needs of its current and future residents.The client, Burghley House Preservation Trust entrusted Adam Architecture and house builder Morris Homes to bring their vision and values to reality, resulting in a stunning development completed in late 2019.Following a thorough tendering process including assessment of quality, environmental, technical capability and accreditations by the client, architect and the developer, Arden windows were selected as the preferred supplier and installer of the timber window and door package. Products supplied include timber sliding sash windows, flush casement windows, and double and single residential doors.The bespoke window and door designs supplied by Arden achieve the requirements of the traditional aesthetics essential in such a key location, thus ensuring that the new development is in keeping with the local architecture. In addition to meeting this requirement, all products were manufactured within an IOS9001 Quality Management System, are fully certified to all current UK building regulations and are secured by design accredited.Arden undertook the full sub-contract supply and installation of the window and door package which was managed directly by their contracts director and installation teams.

TRC was appointed as principal contractor by Barker Associates in May 2019, to carry out specialist sash window restoration works.Trinity Primary Academy is a primary school located in Bounds Green Road, Wood Green, London. It was built in 1899 by Mitchell and Butler and consists of yellow brick and red brick dressings, tiled roofs, irregular fenestrations, and sash windows that give away its Queen Anne Revival style. It's currently categorised as a Grade II Listed building with Historic England, and is part of the Academies Enterprise Trust.Nature of the worksAs the building was Grade II listed, timber window repairs had to be sympathetic and complementary to the historic nature of the property. Many of the existing timber sash windows were inoperable due to the build-up of decorative coatings, timber degradation, and defective and broken sash window ironmongery, as well as opening mechanisms. The requirement was for the windows to be fully refurbished, repaired and operational as originally intended, but also modified to meet health and safety requirements.Phase one of the refurbishment of 200 sash and timber casement windows commenced on the area needing most attention: the west elevation of the building. Following the success of phase one, the client team extended TRC’s appointment to continue around the remainder of the building, systematically completing all other windows, door and roof light refurbishments.This overall refurbishment project included:Stripping back the existing paint from the historic sash windows and repairing any decayed timber.Repairing glazing as and where necessary.Improving the thermal and acoustic containment by installing draughtproofing.Repainting windows and installing ironmongery.Undertaking brick and stone repairs to the building’s exterior.This project also required our specialist attention on some specific areas of traditional glazing. This aspect of the project required the repair and refurbishment of all four oriel bay windows and the oriel bay glazed roofs. Completion included the supply and fixing of new safety glazing and hardwood timber roof rafters, along with the repair and refurbishment of the two existing openable roof lights. The supply and fixing of new code 4 lead flashing, with lead wedges, was also carried out and fully pointed with the correct cement mortar at the wall abutment.Additional detailed work throughout the project included the following:Removal of all existing fitted window blinds for refixing upon completion of works.Removal and repair of existing window ironmongery, including original mechanical winding gear, solid bar opening mechanisms, locking fasteners, slide bar restrictors, cable restrictors, handles and stays.Careful removal and repair of all internal fixed-glazed hopper units, casements and pivot openings.Removal and replacement of all cracked and broken glazing, and replacement of the existing Georgian wired-glazing, with 6mm safety glass or 4mm polished plate glass to areas up to 1.2m height from floor level. Where privacy was required, white opaque glass with thickness in accordance with above was used.Removal and replacement of all loose and defective glazing putties, and removal of all flaking, loose and built-up paint coatings.Exposure of all timber rot and decay ready for repair with Repair Care Systems products, followed by sanding and priming ready for decoration.Vertical sliding sashes repaired, refurbished and rehung on new sash cords and weights, and adjusted as needed. Sashes were routed to accept new brush pile weather stripping. New parting beads and staff beads were serviced with brush pile weather stripping where appropriate.Final internal and external decoration was carried out using Dulux or Leyland trade paints, allowing for one undercoat and one gloss finish.

They maintained a close collaboration with the primary contractor and coordinated appointments with residents over a span of six months.Working within occupied flats, TRC ensured that residents’ expectations were met with cleanliness, protection, and politeness while installing the new bespoke timber windows and balcony doors.The projectThe comprehensive window replacement project covered the following aspects:The new traditional box sash windows were meticulously matched with the original style and proportions, including shape, glazing bar size and placement, overall glazing patterns, opening methods, materials, and finishes.

78 St James Street, a very special office refurbishment in the heart of London’s Mayfair, has involved a slew of skilled and experienced contractors to make the Grade II* Victorian building a commercial space fit for 21st century working while retaining the building’s magnificent fabric. Halifax Glass has used Hodgson Sealants’ U9 silicone for sealing the building’s impressive timber window units.  The windows, which are the full height of the storeys on the front façade, required a specialist glazing company to meet the demands of the project. Halifax Glass has many years’ experience in creating architectural glazing solutions and was called in to produce and install the windows at St James Street using Hodgson Silfix U9 Silicone Sealant for the job.  Halifax Glass also used quantities of Hodgson’s Flexistrip, the market-leading load-bearing security glazing strip for installing double glazed units, laminated glass and single glass into windows and doors.

Green Square Accord constructed the first virtually plastic free homes in Europe in 2022. 12 Apartments were constructed on the site in Redditch. In-Design & LoCaL Homes worked to find innovative and practical ways to not only reduce plastic use in construction, but to virtually remove the use of plastic in the entire design. The homes feature innovative components including wiring made with mineral insulation and Graphenstone paint which will absorb 10kg of CO2 and does not give off Volatile organic compounds (VOCs) which can be damaging to the environment and may have health implications. The homes are closed panel timber framed with a MVHR system using natural materials in kitchens and bathrooms including sisal flooring. Our closed panel timber frames reduce carbon used in manufacture and the timber comes from sustainable forests to reduce net carbon emissions. Our panels are also quick to install reducing emissions from construction. This, combined with our factory process which ensures that any waste is recycled where it can be, makes our houses as sustainable as possible. Arden Windows Ltd of Coventry were selected for the manufacture, supply and installation of the windows and doors for this project. Arden are fully certified to ISO9001 and ISO14001 and were able to meet the high thermal and security specification requirements of this project with ease incorporating Triple Glazing, and their Secured By Design certified system. Arden were able to demonstrate their sustainability credentials and low embodied carbon throughout the production process. Arden only use sustainable FSC® timber in the manufacture of their windows and doors, meaning the timber used is fully traceable to the source forest and any harvested trees are replenished. Timber window frames are Carbon Neutral over their lifetime and are a great way to reduce carbon footprints in construction. Furthermore Arden offset carbon by burning waste wood and sawdust to create heat for their factory and all products are supplied fully finished using water based coating systems.

450 sash windows restored and double glazing installed by ventrolla at royal academyKEY FEATURES: COMMERCIAL, GRADE II LISTED, SASH WINDOWS, EDUCATION, RENOVATION, DOUBLE GLAZING, VENTROLLA PERIMETER SEALING SYSTEM, VICTORIAN.After the existing windows, dating back to 1862, were given their marching orders due to their poor condition, the timber renovation specialists were drafted in to upgrade the ageing sashes.As part of a £7.5 million refurbishment across two years, the Grade II listed building, used by the Army Medical Directorate, presented 450 sash windows in dire need of  complete renovation and upgrade due to many years of exposure to the elements.The majority of sashes were one and a half metres tall with larger ground floor windows reaching two and half metres.The deteriorated condition of both the sashes and frames meant the building was very draughty with many of the windows being rotten and inoperable.To remedy these problems the rotten timber was routed out of the original box frames, and replaced with Ventrolla’s patented epoxy resin VR90. Preserving the original sash windows was just as important as improving the energy efficiency of the building.Following this process, the unique Ventrolla Perimeter Sealing System (VPSS) was installed to combat draughts and reduce external noise. The sash cords were then replaced, pulleys serviced and sashes correctly balanced to ensure the smooth and safe operation of the windows. Andy Meachen, Project Manager of the Military Academy, said:“The service that Ventrolla provided was excellent and we were very pleased with the final result. The open-sided loggia leads out to the garden - Clement were able to manufacture this screen in the EB24 window system to match all other fenestration. The new EB24 windows to the feature stairwell window allow lots of light into the centre of the house. The original timber surrounds were in good condition throughout the property and so were retained by Clement to house the new steel windows.

The factory finished paint system is spray applied and micro-porous which allows the timber to breathe. All the frames are supplied factory finished, with all ironmongery including espagnolette locking. The timber windows and doors are double or triple glazed internally for security, all are tested independently to achieve PAS 24:2016, BS 6375 Part 1, 2 and 3.Lomax + Wood are committed to sourcing from sustainable sources, to this end we have worked hard to achieve FSC® Chain of Custody which is deemed by many to be an environmental gold standard. This work was undertaken in partnership with BM TRADA who are also deemed to be a mark of quality in our industry. FSC® Chain of Custody is not the same as a timber window and door supplier providing FSC® documents for the timber alone. Renovation stripping out the building completely and rebuilding the walls, Passive Purple® was applied in between the connections of the internal side of the external walls which were a combination of masonry, timber, and steel frame. The ground floor ceiling was removed exposing the warped old timber joists with cracks in the surrounding brickwork and mortar. This was given attention to detail using Passive Purple® Brush to seal above an airtight foam to guarantee the airtightness of this major air leak zone before the final spray coat of Passive Purple® airtight membrane was applied. Passive Purple® was also used to seal window and door linings, ready for the new triple glazed windows to go in. Passive Purple® was sprayed on all the walls and ceiling. This is an ongoing project that still is awaiting an air test, the client is looking to hit 2.5 ach and installing MVHR.

Sash Window Renovation At An Iconic Commercial Listed Building In Cardiff: The Bank, Bute StreetCardiff based property developers, Quin & Co, approached Ventrolla to carry out a survey on 66 sash windows, as part of their renovation of The Bank. Originally built by The Cory Brothers in 1874, the property was to be transformed into 15 luxury two-bedroom apartments and a breath taking penthouse.Work on this Grade 2 Listed building – located on Bute Street in Cardiff – required expert, sympathetic and careful crafting of replacement timber sash windows, to maintain the listed elements and retain the character of the historically-important building. Our expertise in creating bespoke wooden sash windows for Listed Buildings, coupled with our experience on commercial projects, made us a perfect partner.Following a detailed technical site survey of the north and east elevations of the building, our team noticed that there were two different horn details on the two different elevations. Guided by us, the client decided to opt for one style throughout. We then created CAD scale drawings of all different window types, to ease the client through the planning process and Listed Building Consent (LBC).Due to the building being on a busy road, the planning application included a road traffic noise condition, requiring acoustic glazing to be fitted into the new windows. We were able to offer the client a range of glazing options for them to choose from, to meet the required specification.From the removal of old sashes to the manufacturing and installing of like-for-like replica hardwood sashes, this was a complex yet very satisfying project to be involved in. Each sash incorporated slim, heritage double-glazing for improved efficiency, as well as our innovative Ventrolla Perimeter Sealing System, to create apartments that were warm and cosy. Integrating our clever sash removal system (SRS) in every window also ensured that future maintenance, redecoration, or repairs will be easy to carry out. She was also unable to open the windows after they were painted shut many years ago.The timber sash window experts began the renovation by getting the windows fully operational, which included servicing the pulleys and re-hanging the sashes using new cords. This was followed by installing the unique Ventrolla Perimeter Sealing System (VPSS) to eliminate draughts and rattles and to also upgrade the windows’ energy efficiency.Slim Secondary Glazing was also installed where possible throughout the home.While the work was being carried out, Mrs Robertshaw learnt about Ventrolla’s double glazing product and subsequently asked them back to fit the same seven windows with slim double glazed timber sashes to further improve the thermal efficiency of her windows.Mrs Robertshaw said:“I came across Ventrolla at a listed heritage exhibition and arranged a survey soon after. As part of a restoration project, the owner, David Ibbotson, was looking for a sash window double glazing expert he could trust to upgrade a number of the timber sash windows in this stunning property.The historic 19th century hunting lodge has a wealth of original features, so it was vital to retain the beautiful windows. But they weren’t in a good state of repair, leaving guest and reception rooms draughty and hard to heat. Following bad experiences with other window companies who had let Mr Ibbotson down, he was lucky enough to come across Ventrolla Scotland when one of the Ventrolla team were staying with them as a guest.  Hayley Little, from Ventrolla Scotland explains, “I’ve been working closely with David at Knockinaam Lodge since my original survey visit back in January 2020. The hotel overlooks the sea near Portpatrick and is very exposed to the elements. As well as repairs, we’ve been responsible for installing conservation-approved double-glazed sashes, alongside our draught-proofing system.Working around the hotel’s busy times was of paramount importance with this project – so we arranged to complete our work when they were closed for other refurbishments, or when they were unable to welcome guests due to Covid restrictions. To date, we’ve completed three phases of works. In July 2020, we worked on the striking Morning Room three-part bay window, then in November 2020 we repaired the sash window in the South Room and, following this, in November 2021 we returned to work on the Batchelor Room and the three-part bay window in the restaurant. Phase four is planned in for March 2022.”  Mr Ibbotson commented, “The work has made a huge difference, not only to the finish of our hotel, but more importantly to the comfort our guests enjoy. The team from Ventrolla have expertly completed repairs, installed double glazed sashes and replaced sills on around 10 windows so far, and we’re delighted with everything they’ve done for us.They’ve been flexible with their schedule, so we could stay open as much as possible – we’ve really appreciated how closely they’ve collaborated with us. The site near the City of London, known as Sterling Mansions, has been transformed into 59 quality apartments for Berkeley Homes. We designed, manufactured and installed 216 traditional timber flush casement windows with feature moldings. Fitted with high acoustic double glazing on the Leman Street elevation, the windows achieved an impressive 45 dB Rw acoustic performance rating (55.4 ACf / 12 / 44.1 Low-E glass).
