Simple and intuitive with manual controls to allow firefighters to easily operate the evacuation alert devices located inside flats on a zone by zone or floor by floor basis, the panel is stored in a secure vandal resistant cabinet which can only be accessed by the FRS using a special copy-protected key.David Collins, Project Manager at Churches Fire & Security, said: “Evacuation alert systems ensure firefighters can alert occupants in a building of the need to evacuate if a fire gets out of control. EVAC-ALERT, C-TEC’s powerful BS 8629 compliant evacuation alert system is protecting seven high-rise residential tower blocks in the heart of London. Guinness Square in Southwark and the Houses of Aubin, Clemoes, Maitland, Sherratt, Southgate and Sweeting in Brixton’s Loughborough Park are all managed by The Guinness Partnership, a 130-year-old charitable organisation that prides itself on providing high quality homes to improve people’s lives. The upgrading of the life safety systems was deemed vital to ensure the protection of residents living in the properties.Orestone Controls, the BAFE SP203 and SP207-accredited specialist systems integrator, was tasked with equipping the blocks with fully BS 8629 compliant evacuation alert systems to assist the Fire and Rescue Service (FRS) in evacuating part, or all, of a building in an emergency.  Ryan Mullen, Orestone’s CCO said: “Demand for evacuation systems is at an all-time high due to a combination of improved fire safety standards and new legislation. We’ve particularly noticed an increase in enquiries and orders since the new Part B of the Building Regs came in last year, as this says they must be installed in all new high-rise residential buildings over 18m in England. The new HSE ‘Be Ready’ campaign will also no doubt trigger new contracts with local councils and private companies over the next six months.”Ryan said: “We chose to specialise in EVAC-ALERT primarily for the ‘handholding’ service C-TEC provides, namely the first-class technical support that is so important on life-safety system projects. From the very first demonstration of EVAC-ALERT at our offices, to where we are today, C-TEC has supported us and our relationship has gone from strength to strength. We are experts at installation, highly conversant with the standards and because of this we have had to expand our fire division again with additional dedicated engineers to deal with growing demand. The wiring is very straightforward and the flat interface units give you confidence that any short circuits will be isolated protecting the integrity of the loops. There’s no doubt that the system’s simplicity has allowed us to achieve minimal disruption to residents and work around their busy lives as we can be in and out of each flat in under an hour.  “Customer satisfaction is very important to Orestone and we consistently score five out of five on reviews. American software giant Adobe has opted for C-TEC’s innovative SigTEL disabled refuge system at its impressive UK Headquarters in Maidenhead, Surrey.With its powerful controllers and extensive arrangement of fire telephone and disabled refuge outstations, the system is central to protecting the state-of-the-art UK offices of one of the world’s most successful software and technology-based companies. However, according to David King, Installation Manager at Niscayah Group, the company that completed the project at Market House, the installation was far from straightforward as the building already had a SigTEL disabled refuge system installed on one floor which needed to be connected to new equipment so to create one large system for the entire four-storey building.Said David: “The challenge was to interface an additional Master Controller and various outstations to the equipment already in operation. To achieve this we temporarily suspended the system and used C-TEC’s new EVC423 software to completely reprogram it once the new Controller and outstations had been installed.”Although specifically designed for the programming of larger SigTEL systems, C-TEC’s new EVC423 is also excellent for programming smaller disabled refuge/emergency voice evacuation systems.Said David: “The software proved to be a lifesaver on this particular project as it enabled us to program the entire system from scratch very quickly reducing system downtime. The fact that you can edit outstation/extension names using a PC makes programming so much quicker and easier”As a result, Market House now has a fully operational disabled refuge/emergency voice evacuation system. The garden feature was created 15 years ago and after fitting a brand-new pond liner just last year the very aggressive weed Mare’s Tail (also commonly known as horseweed) had broken through a seal and was growing rapidly in the pond. The creeping stems of this highly destructive plant may go down deep below the surface, making them hard to remove by digging out. CT1 Provides and Environmentally Compliant SolutionMark needed a long-term solution to repair the liner without replacing it, whilst being environmentally friendly to ensure no detrimental chemical impacts on the pond life and ecological biodiversity of the surrounding areas. In 2017 permission was granted for the redevelopment of an historic abandoned mill in Holmfirth into a restaurant and cookery school. It was soon clear the ground to be used for parking needed stabilisation. To completely dig out the area would have been costly and there was little time for unplanned work. ABG offered a stabilisation combination. Terrex SNW geotextile layer replaced the 50mm sand binding. Abgrid was used as a basel stiffening layer and Sudsweb tied to the grid with Abfix ties. Stone was then compacted ready for ABG permeable paving (see SuDS permeable paving Sudspave, Devour, Holmfirth)

Sitting adjacent to Manchester Victoria station, the £185m New Victoria development is a two-phase scheme initially involving two residential towers of 20 and 25 storeys providing 520 one, two and three bed apartments. The second phase being a 13-storey office block. The façade concept is a ‘hooped envelope around a glass box’ with the ‘envelope’ consisting of vertical panels from the first floor to roof level. As with any reinforced concrete slab design, the project is at risk of punching shear failure. Which traditionally has been resolved by adding further concrete, such as downstand beams or localised thickened column heads. However these measures require complex formwork and significantly reduce the benefits of the flat slab design. By incorporating the Schöck Bole shear rail system – with its ready-to-install reinforcement element consisting of double-headed studs with spacing bars to ensure correct positioning – installation is cost-effective and significantly faster than traditional loose links. In fact, Shaun Farrell of Mayo Civils, the concrete frame contractor, comments: “We were pleased to find that by using the Bole shear rail system on the project, installation was four times faster than if we had used shear links.” Shaun goes on to explain that: “when using traditional links the installation time is increased because twelve ties are involved, six of which have to be tied to the bottom steel matt, which involves getting your hands between the rebar. With the Schöck Bole six-stud shear rail, it only involves two ties to the top matt”.

The one-piece lintel solution accommodated different lengths to minimise and conserve energy for each home by reducing thermal bridging at non-repeating junctions. IG’s technical team determined the loading and specification requirements at window and door openings. This fabric first approach contributed to an AA* energy efficiency rating and ensured each home built was comfortable, energy efficient and modern for years to come.IG’s LP windposts accommodated different lengths and factored into account wind load conditions. The windposts were installed into the inner skin of the cavity walls spanning vertically between the floor structures, providing additional lateral support for the large panels of brickwork and openings. The Beckett, a new retirement village close to the centre of Royal Tunbridge Wells, in Kent, comprises three luxury apartment buildings of three, four and six storeys. The contemporary design provides 89 quality appointed apartments with a landscaped garden, all arranged around full-height atriums, allowing natural light to reach the centre of the buildings. The upper floors are set back, providing generous terrace areas which include a ‘sky lounge‘. All three buildings are concrete frame and as with any reinforced concrete slab design, The Beckett is at risk of punching shear failure, which traditionally has been resolved by adding further concrete, such as downstand beams, or localised thickened column heads. However these require complex formwork and significantly reduce the benefits offered by the flat slab design. The Schöck Bole shear rail system counters any punching shear risk and is cost-effective and significantly faster than traditional loose links – as much as four times faster in fact. This is because when using traditional links it involves far more ties to the reinforcement matt than when using the Schöck Bole. The ready-to-install reinforcement element consists of double-headed studs with spacing bars to ensure correct positioning. Two spacer bars are welded to the vertical studs, which ensure the correct distance between uprights and the forged stud heads guarantee a perfect finishing bond with the concrete. The dramatically reduced fixing time far outweighs any additional material costs that may be involved with a prefabricated system.

We adapted our aluminium window specification to meet the narrower than normal vent dimensions at the best-in-class £52 million student village in Coventry, balancing requirements for daylighting, ventilation, student safety and aesthetics. A total of 3,500 sqm of aluminium windows together with aluminium curtain walling and aluminium high-traffic doors were fitted at the 893 home development. The installation not only contributed to the creation of an uninterrupted, zero combustible facade, but also provided maintenance solution for the building owner. Paradise Street has been architecturally inspired by the originally medieval city of Coventry. The scheme's homes are arranged in a wall, and three towers to address the busy ring road, with a gatehouse opening into a 2,000 sqm piazza. Balancing the ventilation and necessary daylighting requirements led to the introduction of a fixed and opening vent to each room. This presented a whole new design challenge when it came to the window detailing, hailing a true example of design and technical collaboration between the architect, contractor, fabricator and TECHNAL. Complementing the subtle textures used for the facade's anodised aluminium panelling as well as the interior colour scheme, the TECHNAL systems are dual colour. Externally they are finished in pearl beige and white, internally. Other TECHNAL systems used for this project include the visible grid curtain walling. This is installed into an angled brickwork detail, creating an interesting wedge shape design to the common room space. To the main entrance, TECHNAL high traffic aluminium doors have been installed and tested to Secured by Design standards. These feature maglocks and automatic gearing that are tied into the building management system, ensuring all doors open in the event of an evacuation.

However, of all the varieties there is no greater example of planning ahead than the Cast-In Davit Base.Why Davit cast-in bases?Davit systems are an essential solution for cleaning and maintenance strategies. They provide easy and safe access for rope abseil teams to access a building's façade.Cast-in Davit bases are the most cost-effective type of base for both initial and life cycle price basis. The Davits bases are set out to specific datums and are generally tied into the rebar instead of the traditional process of drilling concrete and resin fixing. The process for which is often time consuming, highly weather dependent, and prone to human error. The method of casting in bases accelerates the programme by removing interfaces and potential delays between the trade activities of installing the posts and insulating/weathering the surface. Beyond installation the ongoing maintenance price or 'lifetime cost' of 6 monthly LOLER inspections is significantly reduced. Reinforced Grass Pathways Created For Millbrook Golf Course Using Rubber Grass Mats

Situated in Bedfordshire, Millbrook Golf Club is a magnificent golf course that sought to enhance specific areas of its course to ensure year-round suitability.In this case study, the greenkeeping team focused on improving the walk-on walk-off areas of newly constructed tee boxes to prevent erosion and the formation of muddy or boggy ground during the winter months.To create a pathway that would offer exceptional grass protection while preserving the natural beauty of the course once the grass beneath had grown, the team opted for our rubber grass mats.Our rubber golf path matting is highly sought after due to its remarkable benefits, including durability, ease of installation, permeability, and compatibility with wheelchairs and golf carts. These attributes make it the perfect solution for a wide range of projects and applications.Robert the Millbrook course General Manager told us; "We chose rubber grass mats to be used for the walk-on walk-off areas to two of our tee boxes, one of which has recently had a new pathway to the rear of the tee installed".Rubber Grass Mats On The 7th TeeExtending from the 6th green to the 7th tee, this particular section of the course experienced noticeable wear and tear. Without careful maintenance from the greenkeeping team, it could easily become an extremely boggy spot.To alleviate the risk of muddy ground in this area, the team devised a plan to revamp the space. They constructed a new pathway at the rear of the tee and re-turfed the slopes on either side. The surface of the path was then adorned with artificial grass. In addition, the lead-up to the artificial grass path was covered with our protective rubber grass mats. These mats were effortlessly laid in place by the team using plastic fixing pegs and cable ties.Once the area has matured, the golf path mats will become nearly invisible, providing a natural-looking yet protective surface to ensure the course remains in optimal condition for its members throughout the year.Robert kept us up to date with their progress; "Our Greenkeepers have been busy putting the finishing touches to the 7th Tee. Turfing the slopes, laying artificial grass for the path and installing a rubber grass mat infrastructure which the grass will grow through".Rubber Grass Mats On The 12th TeeSimilar to the work done on the 7th tee, the team at Millbrook devised a plan to enhance the approach from the 11th green to the 12th tee using our rubber grass mats.To enhance year-round usability regardless of weather conditions, they improved the approach to the tee box from the 11th green by installing our rubber grass mats. These mats were laid out, interconnected with cable ties, and easily secured in place using plastic pegs.Once the grass grows through the carefully designed holes in the rubber grass mats, the course will maintain its natural appearance while benefiting from a reinforced pathway that prevents the formation of boggy areas.Robert again informed us of the upgrade of this tee approach path; "The 12th Tee approach work is progressing really well thanks to our greenkeeping team. The area around the 11th bunker has also been re-turfed".The ResultRobert and the team are delighted with the project's outcome and the advantages provided by the rubber grass mats. Cannon Green’s RC cast in situ polished concrete staircase is an Ocubis project in conjunction with John Robertson Architects (JRA), Civic Engineers and Six Smith Build. Lazenby built and installed the 21m long, 7m high and 7.5m wide (at the top) inverted amphitheater cast in situ Pewter concrete staircase. This staircase was designed by JRA and structurally engineered by Civic Engineers, incorporating BIM modelling due of the intricacies of the reinforcement design. This self-supporting staircase is tied into the structure with a steel stringer to convert the loads and moments down through the steel columns.Lazenby installed traditional formwork to create the stepped soffit that leads up to the inverted amphitheatre steps. Lazenby then installed a false work system (from Ischebeck Titan/Inform UK) enabling the formworkers to create the radius former inverted amphitheatre undercarriage that is visible from the restaurant (Drake & Morgan). The reinforcement was then added to the soffit and steps; the carpenters then added formers and attached nearly 700 DDA studs to the formwork prior to the casting of concrete.Lazenby’s integral-coloured Pewter polished concrete was batched on site into a C32/40 concrete supplied by London Concrete. The project used approx. 24 cubic meters of concrete and 6 tonnes of steel reinforcement. Ground floor to the top landing and seating area is just over 4m high, 21m long and 7.5m wide with 24 shallow risers and 3 functional landings. The first 3m wide step widens to a 7.5m inverted amphitheatre style landing featuring single and double height steps.Lazenby’s 8 master craftsmen were onsite for the duration of this 12-week project. Lazenby won the Cannon Green project based on the ability to deliver unrivalled experience for projects of this scale and magnitude. Engineering from Civic Engineers, design by JRA and experience and know-how from Lazenby’s master craftsmen created a steel and concrete masterpiece of exacting standards.

The ChallengeThe village of Ewerby sits within the heart of the Lincolnshire Fens, amidst a heavy farming community highlighted and punctuated by the local architecture.Historically, Lincolnshire villages produced their own, indigenous facing bricks from brick pits, and most farm buildings and tied cottages within this community are constructed from Ewerby Yellow facing brick. Together with local Ancaster limestone and handcrafted clay pantiles, this forms the pallet of materials that are considered indicative of the local vernacular architecture. As such, careful consideration needed to be given to the choice of materials used in building The Elms.The SolutionCombining existing detailing and colourings gave architects D.B. Lawrence Associates a strong initial concept for their first stage design process. Sourcing bricks and materials that blend with their surroundings can be challenging, but they were successful in achieving this for The Elms.A yellow stock brick sourced from Forterra was an important part of the concept. The brick was used alongside the use of local Lincolnshire limestone quarried seven miles away at Ancaster. Handmade clay pantiles were sourced to match existing roof tiles.The brickwork was constructed in English Bond to achieve the desired aesthetic and reflect the existing surrounding outbuildings.Complementary Stone quoins, cills and heads together with dog-tooth oversailing courses to the eaves and verges were also used.The brick chosen was Ardleigh Yellow Stock Brick from Ecostock. Ecostock is the most sustainable stock brick available in the UK. It is a high quality facing brick with recycled content. The range carries BES 6001 Responsible Sourcing certification.The BenefitsThe overall intention of the dwelling is to replicate a barn, and careful thought and detailing to the large openings have helped to create the desired effect.When approaching the village of Ewerby from Thorpe, the barn gives the impression of having been there for years, not months. The build has successfully fulfilled the requirements of the planners, and the client has contributed an inspiring development worthy of the village.

Following the specification process with the London office of Planit-IE Landscape Architects, Artform Urban Furniture were appointed by Vastint UK to provide a considerable number of bespoke concrete benches alongside street furniture elements including litter bins, cycle parking and picnic sets to a newly built neighbourhood in the east of London. At the time one of the largest residential developments in Europe.The bespoke concrete block benches, some of which are clad in hardwood toppers, were designed and manufactured specifically for this project, echoing the light reflective architecture of the newly built studios and apartments. Great lengths were taken to find the perfect mix of aggregates to achieve the specifiers preferred colour mix and match paving being used on site. Sample blocks in the concrete and granite were supplied with & without timber toppers to make sure all stakeholders were happy with the final look/ colour. Stainless steel cycle stands are abundantly scattered around the car-free space, encouraging a peaceful and emission free environment. Likewise the sophisticated minimal design of the Spencer litter bin reflects the surrounding ambiance whilst keeping the area clean and tidy.The 26 acre project to revitalise this once-crumbling industrial site began back in 2013. Garnering widespread attention for its simplistic and sustainable design.The entire neighbourhood is divided into 13 plots, each designed by one of nine different architects.The Dane’s Yard area is the first completed phase of the Vastint UK master plan in bringing a brand new neighbourhood to London. The name of the area, Strand East, was changed to Sugar House Island in 2017 with Vastint looking for a name that has stronger ties to the community and its history. The sentiment is evident throughout the project in the refurbishing of old warehouse buildings, yards, and alleyways.Once completed in 2024 Sugar House Island will feature more than 624,000 square feet of office space, 1,200 homes, and nearly 131,000 square feet of green space. Developers have also made room for new restaurants, cafés, shops, a primary school, and a 350-bed hotel. Developers expect the project to create 2,500 new jobs.
