BackgroundK Systems’ retrofit of the REEMA non-traditional construction Properties in Swindon, South-West England, is a stellar example of the company’s ability to harness years of expertise with forward-thinking innovation to meet the needs of its clients.Swindon Borough Council had a development of 50+ properties in Upper Stratton all with aged facades and poor thermal qualities, some with U-values as inadequate as1.59W/m ² K.K Systems supported Swindon Borough Council, led by Projects Surveyor John Black, to completely refurbish this residential development and deliver on five primary objectives:- Improve the thermal performance rating of each home (SAP rating)- Deliver greater thermal comfort for residents- Choose a solution with acoustic benefits and non-combustable benefits- Reduce tenants’ energy consumption- Deliver an attractive aesthetic that would uplift the areaHaving a good reputation for matching systems with finishes to deliver its clients’ visions, K Systems partnered with approved installer, Rateavon Ltd, to scope out theproject and specification in fine detail, with particular focus on insulating properties and aesthetic.Our ServiceK System worked in collaboration with Swindon Borough Council and Rateavon Ltd to upgrade these poorly insulated houses and deliver a total revamp of the properties, resulting in thermally efficient homes.One of the primary requirements was to improve the performance rating of each home, with a target U-value of 0.30W/m²K. In fact, K Systems exceeded that in the project delivery by achieving a U-value of 0.29W/m²K.The project was completed with minimal disruption to existing residents, and due to forward planning and regular site visits by an experienced K Systems project manager, where processes and progress were monitored and evaluated, the project was completed within the agreed timescale.Digital technology was deployed from the very beginning to produce models and CGIs (Computer Generated Imagery) to not only assure Swindon Council the finished project would meet its specific requirements, but to also guide the design process and ensure compliance with all health and safety regulations.Regular inspections and site audits were carried out alongside Swindon Council to ensure the same level of care and attention to detail that applied when specifying theproject was being applied during its implementation and delivery.Technical Project DetailsOn initial inspection, K Systems found a problematic substrate. The REEMA hollow panel non-traditional construction properties are constructed of a concrete frame with thin concrete panels to the exterior façade. This type of thin panel construction created a significant challenge for the team to find a suitable EWI fixing, but with the help from Rawlplug, one of our EWI fixings suppliers a robust and safe fixing solution was found, without compromising the existing REEMA construction.Harnessing years of EWI system design knowledge and unrivalled expertise in this field, K Systems worked closely with Rawlplug and a structural engineer to identify a suitable fixing detail and pattern which would not only be robust but also suitable for this type of substrate.With a structurally strong solution agreed, focus then turned to the appropriate insulation solution.After a comprehensive scoping process taking into consideration client requirements, project objectives, budgets and timeframes, K Systems specified the industry proven K Systems M, Mineral Wool EWI system to not only significantly boost thermal performance of the buildings but also reduce noise pollution for the tenants.K Systems 100mm Mineral Wool insulation has an industry-leading ability to generate exceptional thermal performance. That made it the perfect choice for the refurbishment as it would combat the increased heating costs faced by residents whilst retaining the solid foundations of the existing building and reducing the risk of condensation or mould damage.Other technical benefits which made the K Systems Mineral Wool system the ideal specification for this refurbishment include:- non-combustibility, A2-s1,d0 fire rated- its excellent acoustic properties, reducing noise pollution- its environmentally friendly composition as the insulation is free from gases with ODP (ozone depletion properties) or GWP (global warming potential)- its workability and easy to cut format, reducing labour time across the board for the team.Having identified solutions that improved structure and thermal performance, K Systems then offered the best quality finish for the properties – an aesthetically pleasing, cost effective combination of VBriQ+ clay brick slips and Silkolitt+ silicone render that both Swindon Council and the residents would be proud of.VBriQ+ is a lightweight, highly durable, clay brick slip system and a more cost-effective finish option in comparison to tradition brick systems without compromising on quality, weather resistance, workability and durability. This made it perfect for a project of this scale – a project which required maximum and long-lasting impact without incurring maximum costs.The Silkolitt+ silicone render finish rejuvenated the properties’ exteriors and massively enhanced the area’s overall aesthetic, making it a much more appealing place to set up home.Yet again going the extra mile for clients to ensure unrivalled workmanship and longevity, K Systems finished all 52 properties with K Pro - a water-based protective treatment used to provide long term enhanced water repellent properties to external render and other masonry surfaces, helping combat the problems associated with water intrusion including efflorescence, frost, water-soluble pollutants and algae growth meaning the substrate will stay clean and dry for longer.K Systems and approved installer Rateavon Ltd delivered an excellently designed and expertly executed refurbishment, that exceeded the expectations and requirements of the client, Swindon Council, and the residents of the newly improved homes.John Black, Projects Surveyor at Swindon Borough Council, said:“Throughout the project K Systems have supported Swindon Borough Council agreeing all detailing to ensure current day Building Control Regulations were met. They supported resolutions throughout the project lifecycle and were really reactive, visiting site and supporting when required. The White Rose Office Park in Leeds; is a purpose-built 27-acre business park owned and operated by Munroe K. In 2014, they unveiled a £12m office for the global banking giant HSBC.Utilising in-depth knowledge, that Munroe K had about their client and the local area; the project had a number of specific requirements that needed to be addressed from the start.The BriefSecurity and Aesthetics were the two key areas taken from the client’s requirements for their car park security fencing. These included the following:A fencing system that would provide open ventilation for the car park.Additional high security fencing to the rear of the car park due to the construction of plant and control equipment compounds.Anti-climb and anti-cut properties to all fencing systems.Aesthetically pleasing without compromising on the inbuilt security.After working through the wide range of car park security fencing systems in the CLD range, the client selected Safeogril Open Mesh Fencing for the front of the car park and Securus 358 Anti-Climb Mesh Fencing System to secure the rear. They required the front of the car park to look visually pleasing and; at the same time, fit within HSBC’s brand to complement the new offices. Alongside the aesthetics, the architects wanted the car park security fencing systems to still encompass a wide range of security features in order to keep the car park secure.The installation was completed by Davison Fencing, a member of CLD Systems Approved Contractors, working with ourselves and the architects for the duration of the installation process.

Forbo Flooring Systems' striking Allura Flex Luxury Vinyl Tiles (LVT) and Tessera Seagrass carpet tiles have played an integral role in the smart new interior. Rhiannon Phillips, Interior Designer at Imium, explained: "The floor comprises of both employee and customer facing areas, therefore it was important that the space was conducive for clients without affecting business as usual . We were notified by the Savills marketing department of the brand guidelines that we needed to adhere to, in terms of finishes, to make sure that the Savills story was portrayed. We took inspiration from the company's heritage and ethos and incorporated different themes within the office based on the various sectors that the firm operates in. For the customer facing area, we used a lot of silk, walnut and a splash of the colour red to reflect the residential sector."

The Hurlford Avenue new build project, situated on the former Garscadden Primary School site, truly harnesses innovation and design. This ‘Modern Methods of Construction’ project, completed in partnership with CCG, showcases technical prowess and constructional excellence.Garscadden Primary School closed back in 2017 but the 1930s school building remained standing. Spotting the potential for something impressive on the site, Glasgow Housing Association proposed a modern replacement – a portfolio of properties.The key requirement was to build modern, energy efficient homes which would provide much-needed affordable housing in the sought-after area of Dumbarton and make a significant difference to the local community.After extensive planning, focusing on matching an appropriate insulation system with a complementary finish, K Systems devised a comprehensive delivery plan using our unrivalled experience and expertise.CCG fabricated the building off-site with timber kits and incorporated elements from our Aricco system, with the final finish being completed on-site. This approach was advantageous for a few reasons, including the speed of construction and a reduction in required labour.Hurlford Avenue is a prime example of our experience with off-site modular builds and our project-specific approach to EWI solutions. We brought Glasgow Housing Association’s vision to life and delivered 28 houses and 42 flats for mid-market rent.Our ServiceThe build of the Hurlford Avenue development wasn’t without its challenges. Precision planning was required to ensure minimal disruption to the residents in surrounding estates. All traffic ways remained free for passage and noise pollution was kept to a minimum.During the build, our team encountered some detailing challenges. However, working directly with the contractor and main contractor, these challenges were quickly resolved by key colleagues within our Technical Team, and the build remained on schedule and of the highest quality.From specification and design to planning, delivery and evaluating, our team transformed a derelict site to a contemporary multi-dwelling development that rejuvenated the Dumbarton area.“I would like to thank everyone on the K Systems technical support team for their contribution in accomplishing the Aricco System project at Hurlford Avenue. The regular visits from senior technicians always go a long way to keeping any project in check and it makes the job of our management much easier by having honest, professional judgement to go back to our guys, with well earned praise on this occasion. Everyone was onboard from the outset in working around any potential difficulties and you will agree it shows in the final results.”Garry Barton, Contractor.Technical Project DetailsAs the client of this project, Scotland based construction company CCG, approached K Systems to provide a suitable façade solution that would complement their design. A build with timber kits and a drained ventilated cavity system was specified, along with a silkolitt thin coat render finish.CCG are renowned for off-site manufacturing (OSM) and manufactured the kits from their production site in near-by Cambuslang. They sourced the correct material according to our exact specification. CCG’s ‘iQ’ System was chosen, which is designed with a fabric-first approach where greater tolerances are determined by fewer junctions and thermal bridges to deliver enhanced U-values and significantly improve airtightness. By incorporating OSM and the iQ system into this project, it is just a small insight into our unrivalled knowledge and expert approach that we take to fulfil the requirements of our clients.For the supporting façade, the K Systems Aricco system was specified - a drained ventilated cavity system perfectly suited for use in low rise buildings, particularly new build projects and timber framed construction. The Aricco system is also the most compatible with offsite/modular construction techniques and boasts an A2-s1, d0 fire rating and therefore complies with the latest building regulations, ensuring the safety of all residents.The finish was just as important as the façade system, with the cost-effective, industry-leading Silkolitt thin coat render specified. Silkolitt renders provide a contemporary finish to new-build applications, something this project very much required to modernise the area. Silkolitt is simple to apply, and its hydrophobic properties makes the render low maintenance. It also has excellent vapour permeability, allowing the Hurlford Avenue properties to breathe and avoid interstitial condensation. It is the most flexible system on the market, making cracking over its lifetime less likely and therefore delivering a pleasing aesthetic with outstanding longevity.The combinations specified by the K Systems team resulted in the build of impressive dwellings boasting a U-value of 0.13W/m ² K – meaning homes were easier and cheaper to heat, a particularly attractive benefit given the current cost of living crisis.

The school chose our Peardrop Range with low level accessible doors and magnetic locks, perfect for the classroom environment. This new £22m state of the art leisure centre in Berwick, Northumberland, has been designed by GT3 Architects and features a striking glazed façade created using Senior’s slim profile SF52 curtain wall system.Senior worked closely with specialist contractor Crown Doors and Shutters Limited and main contractor Tolent Construction Ltd to deliver the landmark leisure scheme which is set to breathe new life into the area by replacing the town’s previous leisure centre. To ensure the town’s existing Swan Centre could remain operational throughout, the new leisure centre was constructed in two phases with the project team working closely to carefully coordinate each element of the build to limit the disruption to the local community.As well as creating an inviting and welcoming main entrance, the thermally-enhanced SF52 aluminium curtain wall system will also help improve the energy-efficiency of the scheme whilst maximising the use of natural daylight.Senior’s SF52 aluminium system features attractive slim sightlines and enhanced thermal performance to help boost energy-efficiency. Available as a mullion drained system which removes the need for visible drainage slots, Senior’s SF52 curtain wall can be specified as capped, silicone sealed or as a combination of the two for even greater design flexibility. Thanks to Senior’s in-house powder coating facility, the SF52 system is available in an almost unlimited range of colours and finishes.

Berry Systems supplied and installed Internal and external safety barriers to protect doorways, walkways, columns, racking, site and equipment at the Co-operative, Avonmouth project.The 435,780 square foot (40,485 sq m) state-of-the-art facility is conveniently located near to Junction 18 of the M5 and ideally placed to distribute goods to 482 Co-Operative stores in the Bristol, North Somerset and South Wales area. Our safety barriers have been installed extensively both inside and outside the distribution centre. The access roads are lined with Barrier Rails mounted on semi-flexible Flexi-Posts. In the vehicle waiting areas power cables have been integrated into the barrier with post extensions mounted to every other post, for the power outlets. The Flexi-Posts give greater protection if a reversing vehicle fails to stop in time, avoiding damage to the barrier, power cables and HGVs. We also installed a number of exterior bollards to protect doorways and other access points and additional barriers to protect fuel storage and other plant. Inside the distribution centre, structural columns benefit from our column protection units that flex upon impact to minimise damage. Other areas have our unique double rail system mounted on spring steel buffers to create an impenetrable but flexible  barrier from ground level to a height of 610mm.

Our innovative Brisafe Wire Rope safety barrier has been installed at the new, 500 space East Marketgait car park in Dundee.The multi-storey car park serves the new leisure centre which is part of Dundee City Council’s multi-million pound redevelopment of the city’s waterfront area. The car park, incorporating a retail unit, is linked to the leisure centre by a unit central foyer and the complete facility boasts a competition sized swimming pool, health suite, café and flumes.Our safety barriers were specified throughout the car park including their column  mounted Brisafe perimeter barrier which meets BS EN 1991-1-1 standards. With a zero footprint in the parking bay, Brisafe allows architects to maximise the parking space available, while providing a flexible system that ‘gives’ on impact to minimise damage to vehicles and the barrier itself. It creates a visually attractive barrier that combines an independently tested safety performance with architectural flexibility to enhance the appearance of the whole structure.Whilst most of the car park perimeter was protected by Brisafe barriers, areas that did not provide convenient structural columns were protected by Berry Beam barriers that are floor mounted on RB1 Spring Steel Buffers.

BackgroundWith stunning southerly views across to the Isle of Wight and also westerley along the Solent to Hayling Island, Portsmouth and the Millenium Tower, Marineside, a development of three-storey properties at Bracklesham Bay, is a dream location for anyone to live.However, whilst a prominent beachfront location comes with spectacular sunsets and unrivalled tranquillity, it does leave buildings highly exposed and prone to weather damage.This was the case with the Marineside development which showed signs of high coastal corrosion and were in severe need of regeneration both aesthetically and internally to address thermal underperformance.K Systems teamed with CBG, Envirorend SE, and Harrington Design to complete the low-rise refurbishment project, with three main objectives:- Remediate problematic substrate- Improve thermal performance for the benefit of residents- Revitalise a tired and unattractive exteriorAs with all projects, K Systems began a detailed scope and specification process with full involvement from all parties, including deploying digital technology to provide an inspirational viewpoint for the client to understand what the refurbishment would look like at completion.Our ServiceFollowing extensive planning, K Systems brought the client’s vision to life and created a beautiful collection of revitalised waterside homes on the banks of Bracklesham Bay.The refurbishment of Marineside wasn’t a straightforward project and required comprehensive scoping to ensure optimal delivery and 100% satisfaction levels amongst current residents.Therefore, it is a notable triumph for K Systems to have delivered a successful project, within budget, without delay or compromise on quality, that not only met but exceeded the requirements and expectations of the client.Each structurally sound, aesthetically pleasing dwelling boasted excellent thermal performance properties, achieving a U-value of 0.30W/m²K, allowing residents to benefit from more thermally efficient homes and experience a reduction in energy consumption.K Systems in collaboration with CBG, Envirorend SE and Harrington Design delivered beautiful, clean, crisp, aesthetically attractive properties, each with a protective exterior finish which will provide resistance to the elements for years to come.Technical Project DetailsOnce the existing façade was removed it was clear that the block substrate had high level corrosion due to the harsh coastal environment it had endured since being built in the 1940s.Multiple areas of the three buildings had to be completely removed and replaced using a medium density block that achieved superior pull-out test results. This was a recommendation by K Systems which enforced confidence with not just the client but the homeowners too as the best way to ensure longevity of the buildings.The removal also revealed that the substrate was uneven and unsafe. K Systems identified that extensive dubbing out was also needed with these buildings. Dubbing out meant the insulation boards were installed line and level giving a crisp and professional finish.The Marineside buildings were solid block construction making them extremely inefficient and presented an expense to the homeowners during winter months due to insufficient thermal performance.Utilising its years of unparalleled expertise, K Systems specified the industry-proven Mineral Wool insulation system for the project to address the aged façade and significantly boost the thermal performance of the building.K Systems Mineral Wool insulation (a mat of rock fibres which prevents the movement of air) has an industry-leading ability to generate exceptional thermal performance. That made it the perfect choice for the Marineside refurbishment as it would combat the heating issues faced by residents whilst retaining the solid foundations of the existing building.Other technical benefits which made the K Systems 110mm Mineral Wool system the ideal specification for this refurbishment include:- its level of fire resistance and non-combustibility, ensuring the building met all safety regulations required for residential buildings in England- its excellent acoustic properties, ensuring coastal noise absorption further enhancing the peaceful and tranquillity of the area- its environmentally friendly composition as it is free from gases with ODP (ozone depletion properties) or GWP (global warming potential)Due to the coastal location and exposure to the elements, it was vital that this refurbishment guaranteed total water tightness. K Systems worked closely with the roof installers ensuring that the parapet details were correctly detailed making the system as a whole watertight.The exterior finish was just as important as the internal construction and detailing. The Bracklesham Bay area has a level of prestige and the aesthetics needed to reflect that. K Systems finished the Marineside complexes with a silicone thin coat render, which is extremely breathable and resistant to the elements, in shades Limestone White and Granite. This completely transformed the aesthetic of the residential blocks making them much more appealing to potential dwellers.Envirorend SE commented:“ We secured the refurbishment works at Marineside , for a good client and works started in January 2022. The scope of works was to make the 3 blocks more energy efficient. Situated directly on the beach, the location made the install very challenging as the weather was not very forgiving at that time of year. The existing substrate was all over the place so a lot of effort was put in to get the walls looking line and level while staying within the remit of the specification. Works were completed in July 2022 and to a very high standard for all to see. “

The Bishop Auckland refurbishment project, is a stellar example of K Systems ability to harness years of expertise with forward-thinking innovation to meet the needs of its clients.Durham Homes commissioned K Systems to refurbish its residential development of 120 terraced houses. The primary aim of this project was to improve the thermal performance rating of each home. The challenge for K Systems was to provide a suitable EWI solution whilst retaining the character of the homes by replicating the existing brick and stone walls.Due to this unique mix of required finishes, we were presented with an extremely complex project that required careful attention of several aesthetic and design considerations.Having a good reputation for matching systems with finishes to deliver clients’ visions, we worked in collaboration with our approved installer Westdale Group, to scope out the project and specification in fine detail, with particular focus on insulating properties and aesthetic.These poorly insulated brick and stone terraced houses were given a thermal upgrade to enhance occupier comfort. An attractive brick render finish was used over insulation to provide an aesthetic finish that is in keeping with the current street scene.This satisfied the client’s requirements whilst providing a total revamp for the properties, which has resulted in energy efficient and aesthetically pleasing homes for the client and residents.Our ServiceWe worked in collaboration with Durham Homes and approved installer Westdale Group to upgrade these poorly insulated brick and stone terraced houses and deliver a total revamp of the properties, resulting in thermally efficient homes.The project was completed with minimal disruption to existing residents, and due to forward planning and regular site visits by an experienced K Systems project manager, where processes and progress were monitored and evaluated, the project was completed within the agreed timescale.Our Application Specialists visited the site regularly throughout the project working in collaboration with the approved contractor to ensure correct installation and detailing.As a result, we delivered an excellently designed and expertly executed refurbishment, that exceeded the expectations and requirements of the client, Durham Homes, and the residents of the newly improved homes.Joe Rogers at Westdale Group, said:“To deliver such a large project (120 houses), it requires multiple teams to work seamlessly together and have absolute trust in the other’s skill, vision, and judgement. The team’s innate understanding of pairing systems with finishes for optimal performance is second to none and together we delivered a best-in-class refurbishment which was an absolute pleasure.”Technical Project DetailsEffective demand planning and technical detailing ensured that the Durham Homes project was completed on time in March 2022.Having comprehensively assessed the project requirements, taking into consideration thermal u-value target, aesthetics and cost, our K Systems E BrickRend EWI system was specified. This high-performing system is lightweight utilising expanded polystyrene (EPS) panels that are enhanced with graphite to further enhance thermal performance.The E BrickRend system has a fire performance rating of B2-s1,d0. It’s low moisture absorption and resistance to mould growth ensures a high level of durability.The system was specifically tailored to meet the thermal performance criteria of the project. Utilising 90mm EPS panels, the target U-value of 0.30W/m2K was achieved, delivering the benefits of improved thermal comfort and lower heating costs for residents, whilst helping the local authority achieve it’s environmental carbon reduction targets.Several finish options were considered to meet the client’s requirement of replicating the existing brick/stone appearance of the properties whilst remaining within the project budget.K Systems specified BrickRend, a bespoke, specially formulated polymer render which was colour-matched to the existing masonry. It was then down to the skill of our approved installer to apply pigments to tint and shade the render surface and simulate the appearance of real stonework. The surface is then sealed to provide a long-term durability. A dash render finish was applied to the rear of the Bishop Auckland properties.This particular finish didn’t just ‘fit the bill’ at the time of delivery, but is an economic, durable, lightweight solution, easily applied, with an increased bond strength compared to sand and cement, which will protect the insulation and structural fabric of the homes from environmental deterioration in years to come.This customised finish and attention to detail is a perfect example of how K Systems works with all clients to fulfil any specific design criteria and go above and beyond the standard requirements to deliver superior quality.

Improving the thermal fabric performance and replicating the existing lookThe primary aim of the project was to improve the thermal fabric performance of the block and also to replicate the existing look. To achieve this, the client’s key requirements were two-fold. Firstly, to match the original external style as closely as possible in both colour and texture to satisfy the local authority’s requirements. The second key criteria was to ensure that all the systems used on the project were fully approved regarding fire performance, to meet the current regulations for buildings over the height of 18 meters in England. Delivering a robust, safe and aesthetic system solution to meet the project requirementsWe specified a combination of K Systems M VBriQ and K Systems M VBriQ+ to ensure we met the aesthetic planning requirements and comply with building regulations for resistance to fire in high-rise buildings. Our system incorporate mineral wool insulation which has an outstanding A1 non-combustible fire rating, which improves the thermal comfort and reduces heating costs for residents, whilst supporting Bristol City Council to meet their carbon emission targets.Our VBriQ acrylic brick slip finish was specified due to its lightweight characteristics and wide range of colours. Our Acrylic slips have a high UV resistance which will ensure the building maintains its appearance over time. Our VBriQ+ clay brick slip finish was specified for the ground floor and surrounding garage areas because of its robust and durable characteristics.Meeting the project deadlines and minimising disruptionsWe worked in collaboration with our approved installer Rateavon Ltd to ensure there was minimum disruption to the residents of Gaywood House. Our Technical team carried out regular site inspections to ensure the systems were installed to the highest standard with timely responses to technical detailing requests.

The vision behind the design was around transparency, visibility, and collaboration. The 17,000 square metre iconic building, which spans seven floors, includes large areas of collaborative space for students, visitors and staff to meet.Impressive AtriumCirculation around the Bristol Business School is obvious and highly visible from the main atrium where the Lusso 105 frameless double glazed system was installed. The system needed to be designed for imposed line load and potential wind load within the space. The glazed atrium, which is the heart of the building, incorporates a variety of social learning and flexible meeting spaces.Sleek DesignThe two wings of accommodation contrast to reflect the accommodation uses within and the orientation of the building on the site for environmental purposes. For these, the Lusso 105M double glazed framed system which complimented the other atria screens and enabled the slim ghost post mullion to incorporate the integral blind control mechanism.The multi award winning project was delivered to Building Information Modelling (BIM) Level 2 maturity. The FIS, a representative body for the finishes and interiors sector, presented Lusso with the Silver Award in Partitioning for the Business School at their annual awards ceremony. These awards are held annually and are designed to ‘promote and encourage highs levels of craftsmanship’.

BackgroundThe BISF (British Iron and Steel Federation) constructed the Newarthill properties in the 1940’s, utilising steel-framed walls that were initially coated in cement render and vertical steel panels.In previous renovations overseen by the Local Authority, the upper level of the building was clad in PVC weatherboard, while the lowest floor had its exterior re-rendered. The building is characterised by its non-traditional construction style.The houses had extremely poor thermal performance and the flats were difficult and expensive to heat, especially with the rising fuel prices and current cost of living crisis, meaning some residents were in a state of fuel poverty.North Lanarkshire Council required an EWI solution that would achieve the following three key objectives:- Improve the thermal performance of the property portfolio- Specify a system that would achieve a U-value of 0.17 W/m²K and would involve as little technical detailing around the property as possible- Ensure the properties had a modern and aesthetically pleasing look as the current exterior was tired and datedUnderstanding and appreciating K System’s expertise in this sector and innate ability to deliver best-in-class refurbishments, North Lanarkshire Council appointed the partnership of K Systems and Ailsa Building Contractors to tackle the low rise refurbishment project.Our ServiceAs the Newarthill development was already occupied, a key element of this project was to deliver the refurbishment with minimal disruption to current residents and / or neighbouring houses.This is one of K Systems strengths, ensuring jobs are delivered in a timely fashion, without delay, without disruption, and with full disclosure of each phase given to residents throughout the project to build rapport, trust, and confidence.On this particular low rise refurbishment, which had limited access points for all traffic in and out surrounding its immediate vicinity, K Systems had to work closely with the contractor, main contractor, and local authority to ensure they were working in harmony to negate any unnecessary commotion.K Systems’ technical team also carried out regular site visits to make sure the system was installed to the highest standard, in line with specification, and to ensure all involved parties were delivering to time and budget.The refurbishment of the properties is a great example of K Systems’ unparalleled ability to deliver constructional excellence that not only meets but exceeds the expectations of its customers.Technical Project DetailsOn initial scope, the K Systems team identified that a major challenge for this project was going to be the technical detailing between the timber frame sheeted ply at the top storey and precast concrete slab at the bottom. Several U-value calculations were completed by the experienced K Systems team to support the Council’s request of minimal detailing around the property and the target U-value.To meet these requirements, the K Systems P EWI system was specified, which utilises phenolic foam insulation boards. This insulation is lightweight and has a high thermal performance, allowing for thinner sections of insulation to achieve optimal thermal efficiency - perfect for this project, achieving the target U-value of 0.17 W/m²K , up from 0.32 W/m²K.It is a suitable solution for buildings that are restricted in expanding their footprint due to pavements or nearby properties, and can be easily installed on masonry structures, as well as non-traditional structures - an ideal solution for the Newarthill properties.Addressing the request for a modernised aesthetic, a dash render finish was specified. This render is extremely robust, hard-wearing, and low maintenance, ensuring the properties’ refreshed exterior would remain for years to come. The dash render was also complementary to the existing local property portfolio which was something the Council wanted to achieve.This refurb completely transformed cold, weathered, distressed housing in a Scotland suburb into warm, comfortable, aesthetically pleasing homes that met the exact requirements of North Lanarkshire Council and reduced the energy bills for residents due to improved thermal performance.
