But with such a stunning property, standard and ordinary just would not do.The SolutionThere were three components were we provided expert advise and unique glazing solutions. Firstly, they wanted to bring more light to an existing bathroom which was achieved with an opening electric vent rooflight, that allowed both light and additional ventilation to the space.Secondly was enlargement of the roof light to a single storey extension at lower ground floor level. Lightweight but very strong mounting profileCHALLENGEStraight lines, maximum light and a unique, remarkable design. This is how independent architect Lieze Vandael saw her own home. Due to the numerous voids and imposing windows up to 9 meters high, a traditional construction method was certainly not an option. A suitable alternative had to be found. Moreover, Lieze Vandael wanted to see the elegant, minimalist architectural style with straight lines envelop the building: a roof and façade finish in the same material - preferably timber - and moreover, seamlessly blending into each other. To have the building completely wrapped in wood. Definitely a real challenge! A neat and watertight connection between roof and façade is not an easy job at all. Besides, timber is never completely waterproof. So, the challenge for Lieze Vandael was to combine the roof and the façade into one uniform surface, ensuring a perfectly watertight roof.SOLUTIONArchitect Vandael wanted to step away from the traditional lightframe wood structure, and opted for an alternative mass timber construction: a load-bearing construction formed from tongue and groove stacked solid wood beams. After all, this type of construction creates a lot of possibilities and is, besides, a more durable and ecological solution. For the exterior finish of the building the architect chose thermowood Ayous, a knot-free, clear-grade exotic hardwood providing excellent durability. The façade was finished with thermowood in a traditional way. Finishing the roof, however, was a more complex task. Cladding a roof with timber, particularly a highly sloped roof poses a substantial risk. How to achieve a watertight roof?

The five-star Cameron House Hotel is set within 400 acres of beautiful Scottish countryside on the world-famous banks of Loch Lomond. The Hotel is the prestigious home to a collection of 140 bedrooms including 24 suites. The hotel offers a variety of dining experiences, including the Michelin starred restaurant Martin Wishart at Loch Lomond.When the flat roof areas above the main kitchen and the dining area began to leak, it was imperative that a rapid waterproofing solution could be found that could be installed without disturbing operations at the restaurants below.When the flat roof areas above the main kitchen and the dining area began to leak, it was imperative that a rapid waterproofing solution could be found that could be installed without disturbing operations at the restaurants below. The roof area itself was covered with an aged felt membrane that had been treated with a variety of localised repairs which could no longer prevent water ingress. A large amount of M & E plant was present throughout the roof, and any new waterproofing system would be required to seal the numerous stanchions and plinths in a fully weatherproof condition. After researching waterproofing systems online, Cameron House Hotel contacted Polyroof Technical Services for a recommended waterproofing solution that met their stringent criteria. Following discussions, the regional technical manager carried out a detailed roof survey of the roofs. The survey report formed the basis of a bespoke specification that covered a comprehensive set of recommendations to fully solve the roof’s problems.Polyroof Approved Contractor Skyform Roofing successfully tendered the project and the refurbishment works soon began. In order to avoid disruption to the hotel’s operations the existing roof coverings were retained as a substrate for the Protec system, without the need for stripping / replacement works. Due to the complex nature of the roof, works were carried out within a phased approach with the most problematic regions being refurbished first. Loose-laid M & E plant was relocated and the felt coverings cleaned and made good as required. The remaining roof details were then prepared as necessary before being primed ready to accept Polyroof’s cold liquid-applied Protec system.A key advantage of the Protec system for phased refurbishments is its speed of application and rapid curing. Unlike moisture-curing liquid systems, Protec forms a solid, extra-tough membrane that can be walked on 30 – 60 minutes after application. Not only does this reduce labour times and keep costs down, but crucially it allows the full system to be laid in it’s entirety in a matter of hours – rather than days. With its fibreglass reinforcement, the Protec resin is able to rapidly mould around any protrusion, stanchion, plinth or upstand to quickly form a totally seamless watertight seal – without the need for any time consuming cutting or patching work. This meant that the many complex roof details were able to be rapidly made waterproof, further reducing installation times.The contract monitoring undertaken by Polyroof Technical Services allowed the contractor and manufacturer to work effectively together to ensure the roofing solution delivered on all the client’s needs. The application by Skyform Roofing was completed to a very high standard with every roof detail meticulously sealed in a fully weatherproof condition.

Burton Green Primary School is located in the historic city of York, an outstanding school at the heart of a local community this primary school strives for excellence. The challenging and nurturing learning environment allows children to learn and grow, while achieving the highest potential possible in all areas of the 21st century curriculum.When the roof began showing signs of ageing, it was clear that a long-term solution was required. Working with Project Managers Charles Garth and Principal Contractor Castle Special Projects, Polyroof would work towards providing the best solution to refurbish the ageing roof.The work required and condition of the roof needed to be established first, to do this a survey was scheduled to take place. The survey was conducted on roofing area and it was determined that there were 6 flat roofs that required refurbishment. Areas 1 to 2 were constructed of a built up felt with mineral cap sheet, 50mm PUR insulation, bituminous vapour control, asphalt, 12mm fibreboard and a 50mm woodwood slab deck with timber joists. Areas 3 to 5 were constructed of a built up felt with mineral cap sheet, 50mm Jablite insulation, bituminous vapour control, asphalt, 12mm fibreboard and a 50mm wood wool slab deck with timber joists. Roof area 6 was made up of built-up felt with mineral cap, plywood and timber joist. The original build-up of roofs 1 to 5 needed to be stripped back to the asphalt due to the aged condition of the built-up felt, numerous leak reports were reported. Roof 6 and its original waterproofing was to be retained and made good, later this surface would act as the substrate for the new waterproofing system.Once the survey was completed, a bespoke specification was written and it was recommended that the roofing areas would all benefit from a high-performance waterproofing system. In addition to this it was specified that the roof would be thermally upgraded to reduce the risk of condensation and provide lower fuel bills and energy consumption for Primary School further adding benefits to making improvements to the roof.Liquid Roofing Limited an experienced roofing contractor and Polyroof Approved Contractor was chosen to undertake the work to this project. The proposed system for this project would be Polyroof Protec Warm Roof System. Protec’s liquid roof membrane has a unique flexible hybrid polymer formulation and can be applied to virtually all common roof surfaces.The areas that were required for installation firstly needed to be stripped and removed back to the asphalt, areas 1 to 5 required this. Area 6 was then repaired of any defects and made good where necessary. All roofs required a deep clean, removing any dirt or debris that remained from the first stage. Once this preparation was completed an Air & Vapour Control Layer (AVCL) was then installed to roof areas 1 to 5 making sure that all surfaces are smooth and without voids.Using a Polyroof Twin Pack Insulation Adhesive the Polyroof RES insulation (T&G) boards were bonded and laid to each of the 6 roof areas completing the second stage of the warm roof upgrade. Before the last stage of the installation could begin all joints in the insulation were sealed using taping matt and Polyroof Protec Resin. Polyroof’s extra-tough GRP trims were then installed to create neat and robust edge detailing for exposed perimeters before the main Protec system application commenced.During the project there were some challenging aspects that required care and attention. The project featured a large array of different details ranging from installation of new substrates and trims for parapet walls to the removal of and preservation of tiles/cladding so that the Protec system could be applied correctly. These features required delicate work so that the original tiles/cladding could be reinstated after the application of the system was completed. During the project the rooflight that was originally in place was removed and replaced with a new, before this could happen the Protec system was taken up the upstands and then sealed under flange.Once the project was completed within the relevant time frame of the client and within the budget specified, the Polyroof Technical Services team conducted a detailed inspection showing a high level of workmanship which lead to the client gaining the trusted Polyroof Accredited System Guarantee.

he NHS Trust commissioned Breath Energy to review its estate, recommend and manage a programme of works to significantly reduce energy costs and CO2 emissions.Central to the works was the external upgrade of the main Epsom Hospital premises, the Wells Building, to improve thermal performance and address failings in the building fabric. The existing roof areas had failed and were allowing water ingress, potentially not only damaging the building fabric and energy efficiency but essential hospital equipment.Langley’s project team had to devise solutions that enabled the whole building exterior- facades and roofs – to be upgraded while the seven-storey hospital remained operational. Added to the complexity, the project began while Covid-19 restrictions were in force.Our solution: Detailed roof surveys prior to work commencing enabled us to identify potential problems and advise on effective solutions in advance.We recommended full strip-up of the roofs, as the existing had perished beyond economical repair. We advised new construction with TA-25 W Flat Roofing System on the main roof, stairwell roof and plant room areas. The TA-25 system is independently certified by the BBA (British Board of Agreement) confirming Broof (t4) classification. It also has LABC assured accreditation to provide support with regard to building control. The inclusion of insulation meant the new roof achieved the current requirement of 0.18W/m2K.While a full strip-up of the two terraces and balcony would also have been the preferred solution, the depth of work would have been impractical as the hospital’s operating theatres were below, and in use. Our solution was to remove the existing top layer and replace with PC-20W Liquid Roofing System and install breather vents to address moisture within.

The Protec System was specified, and work began quickly.The SolutionRemoval of the failed roof coverings to expose the concrete deck below began, and the BBA-approved Protec 20-year system was installed directly to the concrete. Due to its RapidCure technology, the system cures within 30-60 minutes, meaning less disruption for the client.The Protec System provides an flexible and seamless membrane that eliminates the risk of water ingress around penetration points common in industrial unit roofs. The Pride development is a £60 million investment which includes a new 122 bed hospital being built on the former Ryhope Hospital site in Sunderland. Laing O’Rourke, the main contractors of this project, specified Polyroof waterproofing systems for the flat roof areas.Barclay Roofing Ltd carried out the works, having previously worked with Laing O’Rourke on the 2013 Roofing Award Winning Durham Gateway Project.The SolutionThe roofs were of a complex nature and involved many details such as vents, level changes, handrail abutments, plant supports, protrusions, stanchion blocks, and parapet walls. It was essential that these details could be waterproofed in the most effective and rapid way possible. Protec, being liquid-applied, was dressed onto the upstands of the details without the need for lengthy and complicated ‘patching’ work, creating a totally seamless interface between the details and the flat roof membrane.The client required designated, permanent walkways for maintenance purposes. Quartz Sand & Polyfinish was used to create a durable and hard-wearing anti-slip finish, without the need for costly ancillary walkway systems. The system is capable of withstanding heavy foot traffic and is impact resistant meaning the client had peace of mind that the walkways can be used without the risk of damaging the waterproofing integrity. Some of the roof areas are to be covered with a green roof system. The waterproofing membrane that was used therefore had to be highly durable, lightweight, fully root resistant and maintenance-free. The Protec System meets all the criteria for use with green roofs and was specified as the ideal solution for the green roof areas.It was essential that health & safety and hazard risks were kept to an absolute minimum during works. Being cold applied and low in VOC content, Protec was able to satisfy the stringent requirements of this aspect of the project.Due to the size of the roof areas, structural expansion and contraction movements had to be considered. Ideally the client wanted a waterproofing system that could accommodate these movements without the need for any additional and potentially costly modifications such as expansion joints. Protec is specially formulated to be highly flexible whilst also maintain its durability and hard-wearing properties.

The Flower Bowl Entertainment Centre was awarded the New Tourism Business prize at the Lancashire Tourism Awards - an award recognises The Flower Bowl as a high performing new business with a great understanding of the marketplace and further opportunities for development. The unusual living rooftop feature has been part of The Flower Bowl plan at the outset, with the ultimate goal to enable sheep to graze there. The roof had been designed with the sheep in mind, however, the logistics of making a roof ‘sheep-safe’ are extremely complex. The 4,200m2 specialist roof is one of a kind and was created with 700 tonnes of topsoil and grass, with all the perimeters all held back with the EdgeGuard living roof retaining system.

This metal roof had already been treated with a well known cut edge corrosion system, which had begun to fail in multiple areas due to water becoming trapped between the overlapping roof sheets, which had been sealed with silicone sealant. Flexlap system is made from a specially hardened silicone, designed to resist environmental dirt pick-up as well as providing a much smoother finish. Liquasil does not recommend that the gap between overlapping roof sheets is sealed. Any moisture that might be present can escape or evaporate naturally, which is how built-up steel profile roofs are designed to work.

The first and most fundamental element of the roof system though is the waterproofing. Bauder Total Green Roof System (BTGRS) was selected as it provides robust and durable waterproofing with a life span in excess of 35 years, as validated by BBA Certificate 10/4744. The Plant E cap sheet has also been tested by the FLL to ensure long term root-resistance, making it ideal for use in conjunction with the BauderSOLAR G LIGHT system. The BauderSOLAR G LIGHT system is a unique way to combine rooftop vegetation with renewable solar energy. The PV panel mounting boards are held in position using the growing medium as ballast, meaning the waterproofing is not penetrated and therefore compromised. The mounting boards incorporate a water retention feature which allows a small amount of excess rainwater to be stored for short periods of time for the various plant species to feed from. The BauderSOLAR G LIGHT system’s unique mounting system lifts the panels above the vegetation allowing the plant life to grow freely and therefore qualify a greater area of the roof as biodiverse.In addition to the BauderSOLAR G LIGHT system, a blue roof was added to the build-up. Blue roofs are sustainable drainage solutions designed to manage stormwater on a flat roof to reduce water runoff rates and ease flash flooding and standing water in built up areas. The BauderBLUE Roof System attenuates water from a flat roof over a 24-hour period via a restrictive flow outlet. Calculations are carried out to determine the rate at which the water should egress the rooftop. This is determined by the local planning authority and is often set as low as 5-8 litres per second per hectare. With these calculations, Bauder can design each flow restrictorto meet the necessary runoff rate. For the Department of Civil Engineering, the main roof area of 1455.5m² required two flow restrictors, each with flow control holes to ensure the specified discharge rate of 0.77 litres per second was achieved. The maximum depth of water the roof is designed for is the H-max. When the water level reaches H-max, it will drain via the emergency overflow pipe. These overflow pipes are set at the same height as the H-max level. On this project the H-max was calculated to be 99mm. Although an unlikely scenario, this provision for a ‘once-in-a-hundred-years’ storm event will ensure that the structural integrity of the building is always preserved.Project challengesThe roof deck was constructed using a pretensioned concrete plank roof structure. Due to the large span of these planks, the dead load weight to the roof would be restricted. This being a blue roof with green landscaping and PV (a reasonably heavy build up), presented the issue of balancing the need of the roof design and the weight restriction of the supporting structure. To add to this challenging scenario, the pretensioned deck did not provide a completely flat finish. When installing a blue roof, a flat deck with no positive or negative falls is essential, as detailed in the 2018 update of BS 6229 – Flat roofs with continuously supported flexible waterproof coverings. To overcome this onsite challenge,the final deflection of the fully loaded roof was calculated and the concrete deck was screeded to give a flat finish.The resultBauder believes this project to be one of the first of its type in the UK to bring together so many rooftop systems in one space. Project management and clear communication was paramount in order to ensure a smooth installation. The Bauder project team consisted of green roof and solar PV product managers, area technical manager, technical design team, site technicians and approved installers for the waterproofing.With all the different elements being installed, green roof and solar PV product managers worked with our technical team to design the best possible PV array configuration for optimum energy generation whilst also qualifying for the maximum biodiverse area.Bauder site technicians worked closely with Bauder approved contractors, Voland Asphalte Ltd, to ensure works were kept to schedule and that a high quality of workmanship was maintained throughout.To ensure the landscaping is maintained, irrigation was installed by Access Irrigation Ltd. The system, Permadrip Pro, is a drip line irrigation system with anti-syphon design to resist clogging and pressure regulation. Once installed on the concrete pretensioned plank deck, it can act as a temporary waterproofing layer, allowing internal works to be carried out immediately which was a huge advantage on this new build project.BauderSOLAR G LIGHTThis BauderSOLAR G LIGHT system was a key factor in the specification of the project to meet the sustainability criteria specified by the client. 40 PV units were installed on the main roof area on the Departmentof Engineering. The forecasted energy generated for this arrayin its first year is 9.91MWh with a CO2 saving of 5.242 tonnes/a. BauderBLUE SR-B flow restrictorThe BauderBLUE SR-B flow restrictor is designed to be used in conjunction with a standard Bauder bitumen blue roof vertical outlet DN70. The flow restrictor is comprised of four parts; baseplate, overflow pipe, baseplate inner and baseplate outer seal. The polyamide baseplate fits within the 70mm vertical outlet, with the EPDM outer seal creating a watertight fit. The HDPE Overflow slots into the central hole of the baseplate with an inner EPDM seal preventing any leaks. The baseplate has a number (1-12) of 10mm restrictive flow holes bespoke to the project. The flow restrictor has no moving parts, hugely reducing the need for maintenance or risk of failure.

Although aesthetically stunning, the concept presented several challenging issues.The project was carried out to a BREEAM ‘Excellent’ Standard and as such only used components that had minimal environmental impact. Cold-applied liquid roofing membranes, such as those manufactured by Polyroof, have been recognised by BRE to help roofing elements achieve up to an A+ rating (depending on the roof construction).Part of the works involved the construction of three curved roof areas that required a high-performance and durable waterproofing system which was to be covered by a timber shingle system. We all know warm roofs and joist zones are huge areas for air leakage and extremely hard to solve this problem. This warm roof structure for luxury apartments retrofit fit onto an already existing block of apartments in Tottenham was typically the icing on the cake for detail and performance. With the hand cut roof providing the client with multiple skylights, dormers and 360-degree turrets, this was going to be no easy task of getting the airtightness and vapour control secure and correct in a traditional method. Step forward Passive Purple! Rather than just covering the issues, once the hand cut roof was finished, the 220mm roof rafters were filled with a layer of spray insulation supplied by Lapolla UK. The dormers, skylights and turrets were then given some attention to detail with Passive Purple BRUSH before the final application of Passive Purple (spray applied) This gives this roof a complete airtight vapour control with performance like no other and getting around all of them circular details and angle’s galore this was just another simpler, easier way to get the job done right and guaranteed! Passive Purple liquid application saves the client and user so much time and so much less strenuous labour.

The below is a case study for this LRWA award-winning project, highlighting the many challenges and how they were overcome through innovation, workmanship and product choice.The SolutionFollowing a survey of the roof area conducted by Williams Roofing and Polyroof Technical Services, a detailed report was carried out after which a bespoke specification was produced and handed to the client. This document detailed a comprehensive set of recommendations for solving the issues that had arisen due to the aged condition of the roof coverings.The client, satisfied that the solution proposed would provide the lasting peace of mind they were looking for, awarded the contract to Williams Roofing Contractors Ltd to install the Polyroof Protec System.There were many challenges on this project as this was a live ‘Clean Water’ environment site, so all Williams Roofing Contractor staff on the project had to have the EUSR National Water Hygiene Cards and be fully inducted by Southern Water’s high standards. Working within these type of environments brings additional Health & Safety implications as the National Water Hygiene scheme is in place to ensure the protection of public health and promote safe drinking water practices. Further risks had to be considered and covered including the risk of working over open water areas with additional buoyancy aids on site to reduce the risks as described under CDM regulations.Williams Roofing Contractors Ltd had to be especially vigilant providing additional protection to ensure that no potential contamination or spills caused any contaminants to the clean water processes/water courses and environment with additional spill kits on hand. Due to the varying conditions of the roof construction(s)/substrates the preparation had to be thought through thoroughly. Certain roof areas needed to be scarified which would have caused reverberations through the roof/concrete deck. This would have possibly created contaminants by spooling of concrete/debris/dust to within the MF Compound Water Lanes/Tanks.

The available budget on this project did not allow for lifting or removing the plant, stripping the existing waterproofing system, and replacing with new. Therefore, the decision was made to overlay the existing single ply membrane with a cold applied liquid waterproofing which can be installed without the need to raise any plant.To overcome drainage challenges, secondary upstands were created under the plant and fabricated channels placed underneath allowing water to flow through to the drainage points.The resultBauder was able to offer a cost-effective solution without the necessity to remove or decommission the roof mounted plant and machinery.
