Situated on the edge of Great Ancoats Street, in the Artisan residential complex featuring luxurious water features and tranquil gardens, this project is very close to Piccadilly and the heart of Manchester City Centre.This attractive residential development was part of a remediation project with the aim of upgrading the building to bring it in line with the latest regulations on fire safety.We worked closely with AEW Architects in the design and specification stage of the decking system and worked closely with Insulated Render Systems Scotland Ltd., who carried out the installation.As is the case with many of our renovation projects, we had to consider the loading criteria required to meet the needs of the balcony walkways, which also formed part of the building’s escape routes.Fire escape routes are required to meet higher loading criteria in accordance with EN 1991-1-1:2002 and the associated National Annex, so our BalcaSmart® Aluminium system was the perfect choice.Designed to fix directly to the balcony steels enabling fast and efficient installation, the BalcaSmart Aluminium system creates safe and secure decked balconies, however challenging the design and performance requirements are. This renovation project presented us with low threshold heights to work with, so we opted for JH50 Joist Hangers to replace the existing timber joists with aluminium ones, which allowed the top of the joist to be flush with the steel frame.Martyn Mounter, Senior Technician – AEW Architects, claimed that this project presented two challenges: balconies with a domestic load and walkways with a heavy load requirement. After carrying out a fire door survey, Warwick Hospital undertook measures to protect and refurbish the fire doors throughout their sterilisation unit with Yeoman Shield door protection products.Catering for the sterilisation requirements for all wards and departments within South Warwickshire NHS Foundation Trust as well as GP surgeries and clinics, the department is a hub of activity. The movement of heavily laden trolleys and equipment around the unit had caused impact damage to the department’s doors around door edges, glazing beads and the door fronts. Damage to these particular parts of a fire door can render it unfit for purpose.In this instance Yeoman Shield fired rated door protection products were used to refurbish and then protect from further impact damage. Door edge protectors were fitted to the leading and meeting edges of the doors with door protection panels installed to a height that would shield the most vulnerable areas.For additional protection, particularly to ward off blows to the glazing bead section of the doors, Yeoman Shield’s rub rail was fitted to the face of the door just below the vision panels. Colours of Blue and Red were chosen to distinguish between the contaminated and sterile areas within the unit.Yeoman Shield door protection products come with current and relevant fire certificates and do not affect the integrity of a fire door when installed but will continue to protect from detrimental impact damage for many years to come.Malcolm Bloxham Reactive Supervisor commented “We have used Yeoman Shield for many years and find their door protection products perfect for maintaining our fire doors in good working condition, helping to reduce our door maintenance costs by minimising repair and replacement requirements.”

HTA Architects designed the Next Wave scheme to renovate the seafront and public realm surrounding the Grade 1 listed modernist De La Warr pavilion. The CABE Seachange Funded project which aims to make the area a more attractive place for residents and visitors to Bexhill, and a catalyst for economic regeneration of this seaside resort.When Bexhill on Sea needed a new barrier for the seafront promenade, Architectural Street Furnishings (ASF) was contacted to look at the project.For harsh coastal environments, ASF would typically advise the use of cast iron products, however the client brief requested the barrier was constructed from aluminium, in a design that was sympathetic to the architecture of the De La Warr pavilion.Aluminium is not renowned for being particularly durable in coastal environments. To ensure the barrier would withstand the environmental conditions over time, ASF had the aluminium hard anodised.The anodising process involved the immersion of aluminium in a bath of sulphuric acid (an electrolyte) and running a low voltage electrical current through the bath. Normal anodising results in a thin coating of aluminium oxide (rust) on the surface of the material, hard anodising is achieved by cooling the solution to freezing temperature and increasing the amount of electric current that is passed through the bath.Hard anodising produces a much thicker coating of aluminium oxide, rendering the finished material only a few hardness points below diamond and protecting it against harsh environments such as the salt at the coast.The client agreed the simple clean lines of the design and a machined aluminium cap was added to finish off the modern and stylish barrier.The finished result is a low maintenance, minimalist seafront barrier that will not pitt or corrode over time. The use of anodised aluminium enabled the client's brief to be matched without the need for compromise.

An old block of apartments in Gt. Yarmouth getting a low carbon Retrofit for a higher, cleaner living standard and reduced energy bills. Passive Purple has been used externally on this huge scale block of apartments. with no margin for error and tricky details throughout, a liquid applied airtight membrane was the only way going forward. The building was being insulated externally and getting a whole new façade from render to aluminium panels. With the residents still inhabiting the building this had to be done quickly and easily with maximum results. Being a liquid applied airtight membrane, any cracks, gaps, and service penetration leaks in the existing building fabric quickly became thing of the past. That and the hundreds of Panel brackets being installed to support the new façade going on, this Retrofit had multiple penetrations and tricky details. Making good of the building fabric and awkward brackets with a near on impenetrable adhesion, Passive Purple made fast work of this great conversion, impossible for any other method. Being in liquid state on application, Passive Purple can be applied onto most/any surface (See data sheets for more information) and will find its way into all the unseeable tiny gaps and cracks all buildings will undoubtably have. Like this old pebble dashed façade, any rough, uneven and awkward areas are no longer an issue, our products simply flow into these areas. We also have the fibre reinforced Passive Purple brush, used on this job to prepare the brackets by filling the larger gaps between that of the bracket and the existing wall and also the large penetrating bolts. Having won a bid for £15m of capital funding in 2020, Buckinghamshire Healthcare NHS Trust (BHT) commissioned a new children’s emergency department – including upgraded, expanded facilities and a new overnight observation ward – at Stoke Mandeville Hospital in Aylesbury.Completed in March 2023, the 3,500m2 extension not only provides a dedicated area for children but has also freed up much-needed capacity for adult patients in the existing emergency department, and has reduced overcrowding and improved infection control. The plans also included new facilities to improve access to maternity and gynaecology outpatient services in a modern, purpose-built environment. The buildings adjacent to the children’s department house the hospital’s A&E department and maternity ward, so it was crucial that construction could go ahead without causing any disruption to day-to-day access.Throughout the project, the emergency department drop-off route, blue light route, maternity drop-off route, and A&E entrance remained in use at all times. Designed by London-based architects Hunters, the two-storey buildingwas made using modern methods of construction (MMC) at the main contractor Western Building Systems’ purpose-built in-house manufacturing facilities in Northern Ireland.The decision to build using modular construction resulted in minimal disruption to the hospital, both in terms of number of deliveries and overall time to build. Hospital buildings require many services to be installed so the subcontractors worked closely together, supported by quantity surveyors from MESH Construction Consultancy Limited. Steel structure modules were made at the Western Building Systems factory in Coalisland to form the frame of the building. They were then sheathed in 12mm cement particle boards and wrapped in breather membrane.The modular design specified an efficient, certified External Wall Insulation (EWI) system that met all stringent safety standards. EWI systems have huge thermal benefits for any building by conserving energy, minimising heat loss and reducing CO2 emissions. In addition to this, having a fully certified non-combustible solution offers great peace of mind, as well as a fast-track way to provide an attractive and durable façade.  Once the frame was in place on site, render and EWI specialists from Clarke ECO Wall Ltd installed Saint-Gobain Weber’s webertherm XM – a system they are familiar with, having used it on projects previously, including University Hospital Limerick.he EWI system included webertherm MFD mineral fibre insulation board with carbon tip screw fixings, weberend LAC rapid adhesive render coat and silicone enhanced webersil TF decorative finish. This building was made up of two types of wall: one which used 170mm of external insulation and achieved a U-Value of 0.12 W/m2K and another which used just 70mm of webertherm MFD yet still reached a U-Value of 0.18 W/m2K. Both were combined with additional insulation installed within the frame. The system was finished using webersil TF – a highly weather-resistant silicone decorative finish – in Winter White. “The team from Weber were very helpful,” said Michael Clarke, managing director of Clarke ECO Wall Ltd. “They provided all the specification and completed the necessary pull-out tests, fixing patterns and condensation analysis – ensuring everything was approved and there were no grey areas – and offered our team application support while carrying out the work. They took a very collaborative approach.”A representative from Weber made weekly site visits to support the applicators to ensure the system was installed in line with Weber’s recommended best practice. The EWI system was installed in two phases, totalling eight weeks, between April and November 2022.

BackgroundK Systems’ retrofit of the REEMA non-traditional construction Properties in Swindon, South-West England, is a stellar example of the company’s ability to harness years of expertise with forward-thinking innovation to meet the needs of its clients.Swindon Borough Council had a development of 50+ properties in Upper Stratton all with aged facades and poor thermal qualities, some with U-values as inadequate as1.59W/m ² K.K Systems supported Swindon Borough Council, led by Projects Surveyor John Black, to completely refurbish this residential development and deliver on five primary objectives:- Improve the thermal performance rating of each home (SAP rating)- Deliver greater thermal comfort for residents- Choose a solution with acoustic benefits and non-combustable benefits- Reduce tenants’ energy consumption- Deliver an attractive aesthetic that would uplift the areaHaving a good reputation for matching systems with finishes to deliver its clients’ visions, K Systems partnered with approved installer, Rateavon Ltd, to scope out theproject and specification in fine detail, with particular focus on insulating properties and aesthetic.Our ServiceK System worked in collaboration with Swindon Borough Council and Rateavon Ltd to upgrade these poorly insulated houses and deliver a total revamp of the properties, resulting in thermally efficient homes.One of the primary requirements was to improve the performance rating of each home, with a target U-value of 0.30W/m²K. In fact, K Systems exceeded that in the project delivery by achieving a U-value of 0.29W/m²K.The project was completed with minimal disruption to existing residents, and due to forward planning and regular site visits by an experienced K Systems project manager, where processes and progress were monitored and evaluated, the project was completed within the agreed timescale.Digital technology was deployed from the very beginning to produce models and CGIs (Computer Generated Imagery) to not only assure Swindon Council the finished project would meet its specific requirements, but to also guide the design process and ensure compliance with all health and safety regulations.Regular inspections and site audits were carried out alongside Swindon Council to ensure the same level of care and attention to detail that applied when specifying theproject was being applied during its implementation and delivery.Technical Project DetailsOn initial inspection, K Systems found a problematic substrate. The REEMA hollow panel non-traditional construction properties are constructed of a concrete frame with thin concrete panels to the exterior façade. This type of thin panel construction created a significant challenge for the team to find a suitable EWI fixing, but with the help from Rawlplug, one of our EWI fixings suppliers a robust and safe fixing solution was found, without compromising the existing REEMA construction.Harnessing years of EWI system design knowledge and unrivalled expertise in this field, K Systems worked closely with Rawlplug and a structural engineer to identify a suitable fixing detail and pattern which would not only be robust but also suitable for this type of substrate.With a structurally strong solution agreed, focus then turned to the appropriate insulation solution.After a comprehensive scoping process taking into consideration client requirements, project objectives, budgets and timeframes, K Systems specified the industry proven K Systems M, Mineral Wool EWI system to not only significantly boost thermal performance of the buildings but also reduce noise pollution for the tenants.K Systems 100mm Mineral Wool insulation has an industry-leading ability to generate exceptional thermal performance. That made it the perfect choice for the refurbishment as it would combat the increased heating costs faced by residents whilst retaining the solid foundations of the existing building and reducing the risk of condensation or mould damage.Other technical benefits which made the K Systems Mineral Wool system the ideal specification for this refurbishment include:- non-combustibility, A2-s1,d0 fire rated- its excellent acoustic properties, reducing noise pollution- its environmentally friendly composition as the insulation is free from gases with ODP (ozone depletion properties) or GWP (global warming potential)- its workability and easy to cut format, reducing labour time across the board for the team.Having identified solutions that improved structure and thermal performance, K Systems then offered the best quality finish for the properties – an aesthetically pleasing, cost effective combination of VBriQ+ clay brick slips and Silkolitt+ silicone render that both Swindon Council and the residents would be proud of.VBriQ+ is a lightweight, highly durable, clay brick slip system and a more cost-effective finish option in comparison to tradition brick systems without compromising on quality, weather resistance, workability and durability. This made it perfect for a project of this scale – a project which required maximum and long-lasting impact without incurring maximum costs.The Silkolitt+ silicone render finish rejuvenated the properties’ exteriors and massively enhanced the area’s overall aesthetic, making it a much more appealing place to set up home.Yet again going the extra mile for clients to ensure unrivalled workmanship and longevity, K Systems finished all 52 properties with K Pro - a water-based protective treatment used to provide long term enhanced water repellent properties to external render and other masonry surfaces, helping combat the problems associated with water intrusion including efflorescence, frost, water-soluble pollutants and algae growth meaning the substrate will stay clean and dry for longer.K Systems and approved installer Rateavon Ltd delivered an excellently designed and expertly executed refurbishment, that exceeded the expectations and requirements of the client, Swindon Council, and the residents of the newly improved homes.John Black, Projects Surveyor at Swindon Borough Council, said:“Throughout the project K Systems have supported Swindon Borough Council agreeing all detailing to ensure current day Building Control Regulations were met. BackgroundFor the perfect example of architectural excellence which not only delivered an impressive aesthetic, significant environmental benefits, and a more robust structural foundation, but also improved thermal performance, look no further than the eight-storey, three-building Building Safety Fund (BSF) project Devonshire Mansions.Situated in beautiful Eastbourne on the south-east coast of England, Devonshire Mansions were an extremely attractive choice for those wanting stunning sea views and some peace and privacy. However, due to their location in a high exposure area, the buildings were aged and weather-beaten, and required a full overhaul and refurbishment to modernise, align with current safety regulations for high rise buildings, and strengthen the buildings at their core whilst rejuvenating the exterior.Understanding and appreciating K System’s renowned ability for outstanding refurbishment projects, Pavehall contracted K Systems to completely refurbish this residential development and deliver on the following four primary objectives:- Remediate unsafe cladding- Improve the thermal performance rating of each home- Update and seamlessly replicate existing façade features- Deliver a solution with acoustic benefitsOur ServiceIn collaboration with Archiflair Design, Pavehall, and Fullers Plastering, K Systems delivered an industry-leading, insulated façade solution that fulfilled the desired criteria, achieved a U-value of 0.26 W/m²K and resulted in an outstanding architectural structure.The commitment of K Systems team, their continuous communication, in-depth level of reporting, and consistent presence on site not only ensured a perfect refurbishment, but also instilled 100% confidence in the supply chain throughout, showing exemplary levels of customer service.This project is a great example of how K Systems overcame various construction challenges to deliver within the agreed time constraints.The make-up of the façade had multiple protrusions in forms of balconies meaning that every sheathing and insulation board had to be cut to fit. Replicating this without compromising on the strict site deadlines was a challenge but under the great install team and K Systems’ expertise and onsite presence, this was achieved.Additionally, Devonshire Mansions had a problematic substrate and challenging aesthetic deliverables. Working closely with all partners, and utilising digital technology, K Systems mapped out the refurbishment and specified the ideal solution to Pavehall for implementation.Technical Project DetailsAfter a comprehensive scoping process, K Systems discovered that the existing system had a drained cavity build up and when removed, the sheathing boards were compromised by water. With the buildings being high rise, steel frame and multi-occupancy, the industry-proven K Systems Exicco Cavity Drainage EWI System was specified.In the Exicco system, the drained cavity behind the insulation ensures that any interstitial moisture escapes without detriment to the performance of the system. Due to their seafront location, Devonshire Mansions were prone to fierce rain and water exposure, so this system was the ideal choice to ensure any future moisture or condensation build up was allowed out to avoid compromising the substrate or newly installed façade.Once the strip out of the existing façade had occurred, further challenges were discovered – the substrate was far from line and level. This meant that every rail within the newly installed EWI system had to be packed out using steel shims to create a level vertical façade, subsequently adjusting the specified fixing lengths to suit.Some elements of the substrate were high strength concrete incorporating a flint aggregate which proved problematic for standard mechanical fixings. Via K Systems’ on site support, a suitable, more bespoke fixing was specified which ensured proper anchoring of rails and intumescent fire barriers. A swift solution was achieved with no detriment to the construction programme.The newly installed Exicco system was combined with the K Systems M (Mineral Wool) system. This high performing system provides optimal levels of fire resistance and noncombustibility and its installation at Devonshire Mansions meant that the fire classification of the buildings was upgraded to A2-s1,d0 meaning that the development is now compliant with the latest building regulations for all high-rise dwellings in England, further ensuring the safety of residents.Devonshire Mansions is visually impressive with its feature balconies, architectural cornices, ashlar panelling and quoin detailing. It was a specific requirement of the client to remediate the unsafe cladding without losing these exterior design features.K Systems created two specifications; one for the elevations and one for the balconies and provided bespoke detailing to allow them to seamlessly harmonise as one façade. Ashlar panelling and quoin detailing was replicated cost-effectively using varying thicknesses of non-combustible mineral wool insulation which was over-rendered skilfully by the contractor using K Systems Silicone Thincoat render.The more intricate cornice features were all bespoke manufactured using compliant non-combustible materials and integrated into the design with K Systems providing robust detailing to create a water-tight barrier and eliminating cold bridging. Decorative columns were installed at ground level to complete the façade.The eye-catching, waterfront dwellings were finished with Silkolitt+ - a versatile, easy to apply, water repellent, durable, and low maintenance thin coat render, perfectly paired and formulated for use with our Exicco systemOverall, K Systems specified a fit-for purpose, non-combustible façade with a high level of complex architectural detailing using cost effective solutions. Bellway had a prime location, just four miles from Canary Wharf and eight miles from central London, with 300 metres of river frontage and panoramic city views, in which to build an attractive new housing complex.Due to its prestigious postcode, the new homes needed to be of the highest quality in terms of construction and elegant in appearance to appeal to the target clientele.Following extensive planning, K Systems brought Bellway’s vision to life and created a beautiful collection of new one, two, and three-bedroom waterside homes on the banks of the River Thames.Each home in the River Gardens development boasts outstanding thermal performance incorporating a façade with an A2 fire resistance rating and a high-quality finish with superb durability and resistance to the elements.Our ServiceThe River Gardens project took place during a global pandemic when the construction industry was significantly impacted in terms of workforce and availability and costs of materials. The system specified was made up of a combination of A1 fire classification substrate (sheathing board), a Tenmat 120-minute cavity barrier, an A1 non-combustible, dual-density stone mineral wool insulation slab, and a galvanised steel rail. The latest building regulations were complied with ensuring the safety of the future residents.Mineral wool has superb acoustic qualities, another reason it was specified for this project. Its inclusion in the build meant that noise from the wind and traffic travelling up and down the River Thames would be significantly reduced, ensuring a quieter residential option for target clientele who wish to avoid an audible disruption yet still live within the hustle and bustle of city life.For the finish, high-performance 1.5mm thin coat silicone render (Silicone TC) was specified. Our Silicone TC render is renowned for its ease of use on application, variety of texture and colour, and its high-performance properties. Each waterside home in River Gardens was finished in a variety of shades complimentary to the development’s surroundings.Aesthetically the development had a clean, crisp attractive finish with an impressive thermal performance and a protective exterior. The hydrophobic qualities of Silicone TC ensure a low maintenance finish, ensuring it will remain aesthetically pleasing for years to come.

There are twelve full-size pitches, a show pitch with a 499-seat stand to allow academy teams to play in a match environment, The King Power Centre – the site’s central point, housing a full size indoor pitch and media centre that moulds into the landscape, an integrated training centre for first-team and academy squads including fitness and hydrotherapy suites, tactics, media, dining facilities and a nine-hole recreational golf course. McLaren were appointed Main Contractor at Seagrave and were responsible for leading the project. The Maidenhead-based Thames Hospice service has proudly served its community for more than 30 years, offering world-class palliative and end-of-life care and support to people across East Berkshire and South Buckinghamshire.Thames Hospice, “We provide the highest quality nursing, medical and therapeutic care supporting the physical, social and emotional needs of our patients and their loved ones. Our services are free of charge to all who need us, thanks to the generosity of our amazing community and organisations, as well as our 700 incredible volunteers who give their time to support the best possible end-of-life care for local people.” KKE Architects were responsible for the project. They said, “Set in more than eight acres, with stunning views across landscaped gardens and Bray Lake, the new hospice has 28 inpatient beds in individual en-suite rooms. The new Day Centre (the Paul Bevan Centre) offers a wider range of daily therapeutic and social activities for day patients and inpatients and has allowed the hospice to double its day service provision.”Bespoke seamless acoustic islands created on siteIn one part of the building, KKE Architects designed a central double height rotunda from which 11 concrete ‘spokes’ splayed from the structure underneath a circular glass dome. Islands were the best option for acoustic control within these unusual spaces, which the installers – Aspect Ceilings and Partitions – were able to create on site with Rockfon® Mono® Acoustic system components. This approach eliminated any lead time in ordering bespoke, pre-manufactured islands.Rockfon Mono Acoustic is a system comprising grid, panel and acoustic render, which can be used to create ceilings, wall coverings and bespoke islands and rafts.Within the rotunda 1200 x 1200mm panels were initially cut to size and adhered directly to the concrete soffit. They were then taped, jointed, filled and rendered to create seamless, elegant islands which help create a calm atmosphere by providing Class A sound absorption.Aspect Ceilings and Partitions carried out the installation of Rockfon acoustic systems at the Hospice. Company Director Grant Stevens “This was a great project to be involved with. We know the Rockfon team are always available to offer advice. Given the bespoke nature of the design, the installation relied heavily on the creativity of the installation team. The process needed to be precise and the completed work looks great.”Optimum acoustics can improve sleep and reduce anxietyThanks to its core of naturally occurring, non-hygroscopic stone wool, it provides no sustenance to harmful micro-organisms, embodies high humidity resistance and is impervious to most environmental pressures. It is Bronze level Cradle to Cradle Certified® and can also contribute valuably to LEED, BREAM and WELL Building Standards. Rockfon Eclipse® are also used at the hospice, arranged groups of refined frameless panels suspended on wires directly from the soffit, giving the illusion they float in mid-air. Eclipse can be specified in a variety of shapes with custom colour matching and are perfect for thermal mass installations and where a traditional suspended ceiling cannot be installed. Director Phil Kavanagh of KKE architects, “Acoustics were a key consideration in our choice of both Rockfon ranges, where each fitted the brief and offered the best solution. In particular, Mono Acoustic suited the installation requirements within the rotunda where specifically shaped elements needed to fit within the radiused space and deliver a monolithic appearance.” The right solution when it matters mostIn common with other Rockfon acoustic systems, Mono and Eclipse are made with a core of naturally occurring inert volcanic rock stone wool, which is non-combustible and will not harbour harmful microorganisms and bacteria.
