FORBO’S INTEGRATED FLOORING HELPS TO REFURBISH FLEXIBLE WORKSPACE  Forbo Flooring Systems’ contemporary range of floor coverings were specified by Momentum, a leading furniture expert based in Cardiff, to create a warm and vibrant hybrid working space for Newydd Housing Association. Forbo’s Tessera carpet tiles, Allura Luxury Vinyl Tiles, Coral entrance flooring system and Surestep safety flooring were all used.   Founded in 1974, Newydd Housing Association is a charitable housing association that offers 3,000 affordable homes for rent and sale. With properties based around South and mid Wales, Newydd Housing Association seeks to help those with the greatest need to find a home. Momentum worked with the housing association to refurbish their existing office spaces to create an environment that inspired a new hybrid style of working.  Momentum designed the whole refurbishment and specified all the materials used, as Rhian Worgan, Interior Designer at Momentum, explains: “After securing the tender for the design of Newydd’s offices, we were asked to create a space that supported and inspired the new hybrid way of working that many offices have adopted post-Covid. Newydd really wanted to achieve a flexible and adaptable environment, so that any future changes could be made at minimal cost and with little disruption.   “One of the first things they had asked us to do was to remove any designated areas for teams or individuals. This was to encourage the sharing of information between staff in collaborative spaces. We replaced these areas with zones that supported a variety of tasks, like desk work, formal and informal meetings, brainstorming and more. The idea behind the whole design and layout of the office was that the employees would choose the area that supported the task at hand on any given day.”  However, it wasn’t just the zoning of the office that was important, Newydd desired a workspace that was warm, vibrant and welcoming for its employees. With this in mind, Rhian spent a lot of time finding the right way to subtly incorporate the branding that represented Newydd’s ethos and values, as she explains: “For me it was really important we got the colours we used right. We really wanted to make this a space that employees could explore their creativity and problem solving in and not a traditional, bland workspace. For this reason, it was key to find the right colours and materials to convey this feeling.  “This was part of the reason I specified Forbo’s flooring, there’s such a wide range of products, I knew there would be something that would fit what we were looking for.”  Forbo’s Tessera Chroma and Cloudscape carpet tiles made up the majority of the flooring space across the three-floor office building. Rhian talked about this specification, saying: “I really like Forbo’s Tessera carpet tiles, as they have this beautiful naturally inspired palette that complemented our design plan. We used the Tessera Cloudscape in Grey Dawn extensively across all three floors in the circulation areas and for one of the meeting rooms, due to their thick pile height and sound reduction qualities. It also has this beautiful mixture of greys that create a serene feeling to the floor. We used this product alongside Forbo’s Tessera Chroma in the Chanterelle colourway in the main office space, using the Cloudscape tiles to create geometric shapes embedded into the larger flooring scheme.   “We then used Tessera Chroma in the Pasture, Nautical, Blossom and Mineral colourways. These were installed in the different meeting pods and dedicated call rooms where we matched them to the paint scheme on the walls. It just added this pop of colour, which broke up the greys used in the circulation areas and main office space. Chroma was perfect for these areas, due to the sheer number of colourways available to choose from, as well as it’s underfoot comfort.”  Not only this, but Tessera Chroma has a 26 dB sound reduction, making it perfect for the meeting room pods that are connected side-by-side, stopping noise from distracting those outside or next door.   Furthermore, Forbo’s Allura LVT was specified across the refurbishment and was laid in a Herringbone pattern. Rhian continued: “We specified Forbo’s Allura planks to break-up the carpet tiles we had already used quite heavily across the scheme. We needed something that we could install easily and wouldn’t look out of place in the eating areas. We went for the Light Honey Oak colourway as it is very light and has a lovely grain embossing to it.”  Forbo’s Allura LVT was also used in the Mist Texture colourway for the ground floor entranceway.   With the hybrid nature of Newydd’s office they expected to see a lot of footfall, so it was important that an entrance flooring system was installed to protect the interior floor coverings, by preventing dirt and moisture from being brought inside. Rhian said: “We also had Forbo’s Coral entrance flooring system installed in the front entrance in the Shark Grey colourway, which complemented the Allura LVT installed in the foyer nicely. Having an effective entrance flooring system meant the rest of the office would stay looking better for longer, something which is important for an office where people are being encouraged to move around and work in a hybrid fashion.”   With its R10 slip rating, ensuring staff stay safe whilst using the onsite facilities, Forbo’s Surestep safety flooring was also specified for the ground floor bathroom and showers in the Star colourway.  Rhian concluded: “We’re delighted with the way the office space has come together, as are Newydd themselves! I’ve worked with Forbo on many projects in the past and trust the products to do what we need them to. When Galaxy Insulation – Hush Acoustics’ parent company – moved into its new regional offices near Glasgow, the team wanted to ensure the spaces were pleasant to work in and acoustically comfortable.The offices at Blantyre to the south of the city are contained within a modern building in a business park. This is typically designed and optimised for versatility, energy efficiency and low maintenance with large windows to allow for plenty of natural light transmission.As is common with office buildings of this type, given the relatively low levels of soft materials and furnishings used in the fit-out and décor, once the team moved into their offices it quickly became apparent that the environment was echoey and acoustically uncomfortable as a result of reverberation.RESOLVING ACOUSTIC ISSUESBeing familiar with this issue, the team at Galaxy Insulation were keen to ensure that everyone in the new office could work without being disrupted by excessive background noise, which is often caused by soundwaves reflecting off hard surfaces like glass and wood.Galaxy Insulation turned to the team at Hush Acoustics for assistance with this issue, having seen how it had worked with clients across the UK to address similar reverberation problems. Hush started the process by conducting an acoustic survey to determine the extent of the problem and identify where sound absorber panels could be fitted to resolve the issue.Hush proposed fitting six Hush Absorber 50 panels in varying sizes, including 1800x1200mm, 1200×1200 and 1000x1000mm, which would be strategically mounted on the walls of the offices.This is a Class A absorber that comprises a specially formulated 50mm thick acoustic foam, hand-finished with an interior fabric, which is applied to the face, edges and back return.ADDING A CREATIVE DIMENSIONAs Hush Absorber panels are always manufactured to order in a fabric cover coloured to the requirements of the client, this presented an opportunity for Galaxy to use the new panels for decorative purposes too.Rather than apply a single colour or generic pattern, the local team leading the project wanted to celebrate their great city by printing large photographs of famous Glasgow landmarks onto the panels. A number of high-resolution photographs were sourced and supplied to Hush to arrange the fabric printing as part of the manufacturing process.Hush manufactured and supplied the absorber panels within three weeks from the date of order, and installed them all in a matter of hours to minimise disruption at the Galaxy Insulation offices. Feedback from the team gave the panels an immediate thumbs up, with the difference in acoustic comfort noticed instantly and the images giving the office a distinctive new look.CLIENT FEEDBACKJim Downie, Scotland’s Managing Director of Galaxy Insulation said: “What a transformation the absorber panels have made! Firstly, they look amazing with the vibrant colours of the photographs reproducing extremely well, reflecting our intention to celebrate Glasgow’s iconic buildings and skyline.“Acoustically, the offices are far more comfortable for everyone. It was imperative that workers using the office space could communicate easily without needing to shout and that staff could work harmoniously without distractions.The challenge: unconventional working spaces Located at Herbal House in Farringdon, London, BW Workplace needed to allow for agile ways of working, providing flexible environments that offer focused work areas, co-working spaces and relaxed break out areas. A combination of both impromptu and formal meeting rooms was also required.  Working alongside architects TP Bennett, Oscar Acoustics were faced with the challenge of how to achieve the perfect acoustic balance within the two-floor Manhattan loft-style space. As office workers would be dealing with important sensitive circumstances, such as judicial matters, unwanted noise needed to be kept to a minimum, allowing staff to concentrate and focus on matters at hand.Leanne Baird, Head of Marketing at BW, said: “We needed an effective design solution to deal with reverberant noise so that staff remained free of distractions and their ability to concentrate was not impaired by excessive noise. “Having worked with Oscar Acoustics previously, we knew we were in safe hands as far as finding an effective noise-reduction solution was concerned. The ProjectAlbion Mills is a high-end, purpose-built office complex near Willerby Shopping Park in Hull. It is a two-storey building, with numerous office suites for businesses to utilise.The custodians of Albion Mills planned to revitalise the interior of the offices. The new-look space would need a design with an understated colour scheme, which would be suitable for a working environment. This would include resilient flooring in parts, with carpet tiles adjacent to it. To link the vinyl and carpeted areas, a flooring transition would be needed.The flooring transition would need to bridge the gap between the two floorcoverings, incorporating the different thicknesses of the resilient and carpeted flooring without creating a trip or slip hazard. The design of the new offices called for the transition to be curved into different shapes, meaning that they would need to be suitable to curve on-site.The ApproachFloors Hull were appointed as the flooring contractor for the refurbishment. After deciding on the floorcoverings they would use for the project, they needed a flooring transition that would link the two together. Floors Hull decided that Quantum Flooring Solutions’ TopClip transitions range would offer the best option.TopClip is a range of flooring transitions which consists of 4 uPVC tops, which can fit into 6 different bases; 2 aluminium and 4 uPVC. All of the uPVC bases can be curved to a radius of approximately 750mm. Between them, the TopClip range can transition between practically any different gauge or type of floorcoverings.For the Albion Mills project, Quantum’s QTC42R top was used with the QVB1 uPVC base. This meant that the profiles could be curved into the necessary shapes. In order to get around tight curves, it can help to gently heat the profile with a hot air gun. This would have to be done skilfully by Floors Hull, so the profile would not become distorted.The OutcomeSteve McDonald from Floors Hull fitted the flooring in Albion Mills, along with the TopClip transition profiles. The end result looks fantastic, with the QTC42R and QVB1 curving well. As Steve says: “A very small amount of heat was used to create this tight radius, but the product itself was very flexible and went round with ease. Fantastic transition profile.”TopClip tops have 3 “teeth”, which allow them to be pushed flush to both floorcoverings which they transition between. This ensures that TopClip fits snugly on both the carpet and vinyl in Albion Mills, minimising the risk of trips. The tops are also slip resistant and durable, for extra safety.The flint coloured QTC42R tops look great with the dark and light grey carpet tiles. They fit perfectly with the aesthetic of the refurbished offices. Floors Hull, with the help of Quantum Flooring, have ensured that Albion Mills has a modern, professional design scheme for prospective tenants.

The ProjectCapital Content is a media content production team based in Cobham. The company provides videos, photography, audio, and various other marketing and branding media for a range of businesses and individuals.Capital Content approached G Harding Flooring, a flooring contractor, to “bring their office to life” with design featured flooring. The company records podcasts, film shoots and other advertising material for clients at their workplace, so the designs needed to match their own vision of how they wanted to be perceived.Glenn from G Harding Flooring carried out a site inspection with the owner of Capital Content, and discussed how to best incorporate their business logos and assets into the flooring layout. This would involve sourcing stair nosings and carpet tiles which would match the colours of the company’s branding.The ApproachGlenn contacted Quantum Flooring to talk about which stair nosings would be suitable for the job. Q-Range DUO Stair Nosings have tread inserts on both the tread and the riser of the profile. This enables the profiles to have either one colour on both or, as with this project, a different colour on the tread and riser for design purposes.Q-Range DUO allowed G Harding Flooring to pick colours for the tread and riser to match Capital Content’s branding and logo. As Glenn says: “We wanted to create a visual ‘wow’ factor to the entrance of the office where visiting clients would be first greeted on arrival – the staircase. Samples of additional colours to match Capital Content’s own branding was a big plus.“By using Quantum’s extensive colour bank, not only were we able to find a perfect match, we found 2! The colours, a bold pink for the tread, and a vibrant blue for the riser, gave the stairwell an abundance of colour that would change as you walked up it.”The OutcomeG Harding Flooring installed the Q-Range DUO profiles using Q-Fix Stair Nosing Adhesive. This has ensured a solid, firm and secure fixing which can withstand the traffic anticipated for the workplace. The stair nosings achieve the aim of an eye-catching entrance to the office, while making the stairs safe and easy to navigate.The branded theme is continued throughout the office, where G Harding Flooring installed hand cut logos and patterns utilising carpet tiles. The results are outstanding, with the offices being an excellent example of G Harding’s flooring design skills, and showcasing Capital Content’s brand and logo.As Glenn from G Harding Flooring says: “The client wanted to show the importance of branding, attention to detail and how to stand out from the crowd as this is a key service they provide to their clients. Where best to start and show off their visions? In their very own workspace.”

With semi-automatic operation, the acoustic seals expand to exactly the required pressure to deliver an impressive acoustic performance of 55db Rw, allowing meetings to take place either side of the partition entirely undisturbed.  Finished in a stretched Kvadrat fabric, the moveable walls blend seamlessly with the chic office interior décor. The new Old Bailey offices will provide a vibrant, modern home for the rapidly growing London team of over 1,200 employees. In addition to state-of-the-art collaboration, innovation and audio-visual spaces, the new office encompasses an amphitheatre, study areas and a café. The meeting rooms have been named by employee polls, reflecting Mazars’ international and sustainability culture.“Office space in major cities comes at a premium and this is a great example of how you can get the most out of your meeting areas by adapting them for groups of different sizes,” said Michael Porter, Style’s group sales director. “The semi-automatic Variflex is an exceptional moveable wall of the highest quality and is effortless to manoeuvre into position, which means the space can be easily changed several times a day if necessary.” This was the second time that Style had been chosen by Mazars, having previously installed a glass moveable wall at their offices in Chamberlain Square, Birmingham.

Before starting work, Roger masked off all the areas of the building which he didn’t want to be treated.Net-Trol is non-aggressive and is harmless to plants, so Roger didn’t need to worry about it damaging the grass next to the garden office.Firstly, he wet the cladding and the Southern Yellow Pine decking with fresh, clean water.They then applied Net-Trol with a synthetic roller and then scrubbed the surface with a stiff synthetic brush.After leaving it to stand for around 15 minutes, the customer then scrubbed the surface whilst simultaneously rinsing it with water. You could also use a pressure washer, max. 60 bar.If the surface starts to dry while you’re leaving the Net-Trol to work, simply mist it with some water.If you want, you can repeat the procedure but in this case, the client did not have to.The customer then left the cladding and decking to dry for 48 hours before applying the finish.Next, Aquadecks was appliedA water-based penetrating wood finish that provides advanced UV protection, Aquadecks was the ideal choice to revive and protect this customer’s cladding and decking.One of the great things about Aquadecks is that maintenance is easy, with no sanding or stripping required.Roger applied a liberal amount of Aquadecks. He worked in sections that he could complete within 30 minutes, working in the direction of the grain.After the ‘wet look’ of the first application disappeared, he then applied a second coat of Aquadecks. He then allowed it to penetrate for 15-20 minutes.Roger then wiped away any excess Aquadecks that had not penetrated. This avoided it drying in shiny spots on the surface of the cladding.Aquadecks comes in a variety of colours but in this case the customer chose a Honey tint, which we think looks stunning.By using Net-Trol and Aquadecks, Roger has given his customer’s garden office and gym a makeover that has brought the building and adjacent decking back to life.

The roofs of The Dungannon & South Tyrone Borough Council offices had fallen into a poor condition and a large amount of standing water was threatening to leak into the offices below. With the office roof areas in such a poor state, the council turned to Polyroof to refurbish nearly 1,000 square metres of roof, split into 13 areas, before they fell into a further state of disrepair. DTL Construction, a local Polyroof Approved Contractor, were tasked with installing the Protec System, removing the issue of standing water and giving the roof a long service life, whilst giving the council peace of mind that leaks would not pose an issue in future.The standing water was cleared before the existing roof materials were stripped back in order to install the new system. This allowed a new warm-roof system to be installed, along with new cut-to-falls insulation. Polyroof’s Protec Cut-to-Falls insulation is an innovative two-layer system which doesn’t only improve thermal performance, it also directs standing water away from the roof.Following this, the BBA-approved Protec system was used to seamlessly waterproof the entirety of the office roofs. The system, once inspected by Polyropof’s Technical Services team, was issued with a 20-year guarantee, so the client could now have reassurance their roof would last for decades to come.

Troldtekt’s acoustic wood wool panels have helped interior design company Ambiente to win Nohrcon’s annual Danish ‘Office Building of the Year Award’ with its own office in Skanderborg, Denmark.  Created in collaboration with architect Ardess, the new 11,500sqm headquarters for this well-known interior design and exhibition stand company has unique features set within a raw and rustic environment and behind a minimalistic black steel façade. The centrepiece of the office is a 1,000sqm open external atrium which is overlooked by every department to develop a sense of bonding and equality between the tradespeople in production to the designers and sales team at their desks.  “The goal was to create something unique where high ceilings and spaciousness within a raw concrete frame would be a source of inspiration for both employees and clients,” says Ambiente owner and creative director Michael Skjodt. Consequently, the decor and spaces are designed to release creative ideas and build them up together with the customer.  The result is raw concrete floors and walls with 6.5m high ceilings contrasting against 18 staggered White City cubes, as they are called. These bright white rooms are used to stimulate creativity from meetings, exhibitions, showrooms and offices.  Black painted Troldtekt acoustic ceiling panels which have a natural rugged and uncomplicated appearance are used throughout the open areas and, when combined with long and heavy curtains, give the space an intimate and quiet atmosphere. FIREFLY™ PHOENIX Offers Temporary Fire Protection For Fenchurch Street OfficesThe refurbishment of two complete floors to one of the City’s largest office buildings is making use of the well proven and versatile TBA FIREFLY™ PHOENIX smoke & flame barriers, to create temporary fire barriers while the work is being carried out: protecting people and property across the rest of the five storey structure where business continues as normal.The project at 30 Fenchurch Street, EC3 is being led by Overbury – one of the capital’s most experienced fit-out contractors, while the London office of HLW Architects is leading the design team. T&R Fire Protection meanwhile is the specialist sub-contractor carrying out the installation of the PHOENIX around the atrium, as well as other passive fire protection measures as the scheme evolves.In total T&R has fixed 22 rolls of the lightweight PHOENIX material to create the two hour integrity smoke and flame barriers around the glazed edge of the floor plates at levels Three and Four of 30 Fenchurch Street. The lightweight barrier has been fixed to the bulkhead and at intervals down all of the existing columns, before finally being secured across steel angle sections bolted to the floor slab.IFC Certification duly inspected all 160 metres of the temporary barriers – up to 3,300 mm in height - once installed, on behalf of Overbury and duly issued a certificate of compliance. The permanent works are expected to include creating fire breaks within the ceiling zones at 20 metre intervals, as part of T&R’s overall contract for Fenchurch Street in the region of £250K.The Site Manager for T&R Fire Protection, Tom Port Smith, commented: “We’ve used PHOENIX and other FIREFLY™ products on many hundreds of projects in the past, but in this case it was the insurers for the project who insisted on the installation of the screens to protect the atrium while the sprinkler system was being replaced. The installation though was relatively straightforward and in our work generally, FIREFLY™ is our ‘go to’ manufacturer when it comes to fire compartmentation. We base our recommendations and design drawings on TBA FIREFLY™ standard details and, once they’ve been approved, go in and install the flexible fire barriers.”Tom, like the majority of T&R Fire Protection’s operatives, has attended training sessions at FIREFLY's premises in Rochdale, reinforcing their trade skills and gaining valuable insights into the performance parameters of the different barriers in the range.FIREFLY™ PHOENIX is a lightweight smoke & flame barrier developed to enable compartmentation within buildings to provide up to 120 minutes’ integrity under BS476 Parts 20 & 22. They wanted a full entrance solution with a revolving door at the end of a bridge with a sheltered glass tunnel leading up to a pair of automatic sliding doors and security lanes. As part of the project, we worked closely with the contractor Imtech Inviron Ltd and all the project team, whilst meeting all challenges along the way, we aimed to create the perfect solution without disrupting the space and flow of the foyer whilst entering and exciting the building.Solution: One key item was enabling staff to be able to enter the entrance corridor through a revolving door, providing a sustainable and weathertight area out of the weather, then having a secondary entrance through a pair of automatic sliding doors, therefore providing an improved entrance with high protection against all weather conditions. To comply with Part M of buildings regulations, we provided our unique FAAC Airslide automatic sliding door system, to ensure accessibility for all.Once inside the building, we installed a bank of 3 security lanes, to control the access for authorised users only and preventing unauthorised personnel from entering the building.Revolving door: The RD100, a power-assisted door, elevates functionality for any office entrance with pedestrian traffic. This compact revolving door accommodates various pedestrian flows effortlessly and at their preferred pace. Manually activated, pedestrians push the door to start. Once the smart system activates, it guarantees smooth movement in both directions, reducing effort and power use, easing entry/exit, and reducing the carbon footprint.Sliding door: Our FAAC A1400 sliding door’s innovative “energy saving” feature empowers this system to discern transit direction, meticulously optimizing opening and closing times. This functionality effectively prevents unnecessary air dispersion, even amid cross traffic occurrences. Forbo Flooring Systems’ Marmoleum was the product of choice for a creative breakout space at investment management firm, Triple Point. With its growing headcount, Triple Point appointed AW Spaces to create an environment that could accommodate the company’s hybrid working strategy, whilst developing a light and warm aesthetic.  Founded in 2004, Triple Point employ 215 people and manage over £2.7 billion of private, institutional and public capital across five distinct investment strategies: Social Housing, Energy, Digital Infrastructure, Private Credit, and Venture. Each of these strategies helps to solve a problem society faces, and each one creates opportunities for investors.  With the company’s increased headcount and the new hybrid working strategy, AW Spaces suggested increasing the size of the breakout area available to employees. The aim was to make this area feel different from the working environment, by incorporating warmer colours with a dynamic flooring design.   Another important aspect for this project was the environmental impact. Lisa McLeod, Design Director at AW Spaces spoke on this, saying: “Sustainability was a big part of Triple Point’s brief. As such, when it came to choosing a floor covering for the space, the sustainability aspect led us to look at products such as Forbo’s Marmoleum. After discussing the sustainable flooring with Triple Point, where I also sent them a concept image of a design, we decided it was the perfect solution.  “Not only did Marmoleum fit the sustainability requirements, but it’s also available in a variety of contemporary designs that match in tone with each other, which allowed us to create a very dynamic space. Additionally, it’s a really nice material to work with, which aided the installation process.”   Forbo’s Marmoleum was specified in Terracotta, Titanium and Vintage Blue from the Marmoleum Walton range, and in Neptune Blue from Marmoleum Piano. Lisa commented on these choices, saying: “We chose these colours as they work beautifully together and coordinated with the joinery so it looked as though those elements rise from the ground. We also really liked the warmth of the Terracotta colourway and the brightness of Neptune Blue, which provided some contrast from eachother without looking disjointed from the joinery they connected to. The choice of colours really helped us to convey the feeling that this space was for relaxation rather than work, with all the colours flowing into one-another nicely.”  This refurbishment wasn’t like a typical installation as there were multiple different colourways which had to be combined in different shapes. As opposed to a typical refurbishment where tiles or sheet flooring is laid; this flooring had to be cut into shape in situ. The finished flooring mixes curved edges with sharp points, with all four colourways meeting towards the middle of the floor then flowing out at different angles around the room.  Lisa continued “The pattern was quite complex, so Forbo recommended an installer called Medifloor to us who could take on this challenge. We had worked with them on a couple of occasions before, so we knew they had the credentials, and they did a fantastic job with pinpoint accuracy!  “We’re absolutely delighted with the finished result and I’d say the breakout space remains my favourite part of the entire project.”  With a unique installation, a specialist approach had to be taken by installers, Medifloor. Jim Gordon, the Director of Medifloor, spoke on this, saying: “AW Spaces gave us this amazing design for Triple Point, which was extremely challenging to create with all the different curvatures. So, to achieve it we actually used computer aided templates which allowed us to cut the perfect curve – something that’s really hard to acheive in flooring.   “Forbo’s Marmoleum Walton was perfect for this, as it’s the only sheet flooring that lends itself to the natural materials used in this project and looks amazing when finished.”  With this method, a creative and dynamic flooring solution was created. Project: Manufacture and installation of concrete worktops at the office canteenClient: Everybody’s Music ManagementMaterials used:  Bespoke BTX GRC 2500 x 65 x 30 mm precast and hand polished concrete worktops in Silk Mist finish.Three large concrete panels; each 2500 mm long and 650 mm wide with side returns; were installed by the Living Concrete team in the communal office space at Everybody’s Music Management offices in North London.The worktops were cast to the client’s individual and unique specifications using our BTX Ultra High Performance Concrete mix with a hydrophobic agent to limit moisture absorption. The worktops were cut to fit various kitchen appliances and then treated and sealed to make them stain proof. Concrete worktops are extremely strong and durable and designed to withstand high level of use.

Tallest tower in London’s financial district uses market-leading SonaSpray for acoustic perfection.As well as dominating the skyline of London’s financial district with its striking 23-sided glass façade, 22 Bishopsgate has not only rewritten the rules of what a modern office space should look like but also how it sounds. Having become a ‘mecca’ for workplace wellbeing, putting individuals and employees at the heart of its design, it was important that the spaces sounded as good as they looked. With acoustics playing a leading role in delivering overall comfort to a space, partnering interior design studios DesignLSM and The Morris Project turned to experts, Oscar Acoustics, to control sound levels within its buzzing food and dining area - ‘The Market’ for pitch-perfect ambience.  Known as the ‘foodie heart’ of 22 Bishopsgate, its selection of bustling food counters makes it a hub for workers looking to drink coffee, take lunch breaks and host meetings. However, being a lively, open hospitality space, the clink of cutlery and energetic conversation would mean that the café space was at risk of excessively high noise levels, which left unchecked would create an uncomfortable drinking and dining experience for guests.  Karen Taylor, DesignLSM’s lead designer, said: “Providing a healthy environment that would enhance the physical and mental wellbeing of those working in the building was a top priority when designing the 20,000sq ft space. The building itself includes triple-glazed windows to reduce outside noise, but it was important that the internal acoustics were just as well considered to compliment the sense of balance and harmony throughout.  “As a multi-purpose space, The Market area is a dynamic part of the building where the Bishopsgate community can unwind, dine and socialise. Whilst the area needed to have a spirited ‘buzz’ to it, there would also be guests that wanted to relax and recharge, and therefore considering the people and their needs was always at the forefront of our design strategy.” As The Market includes an array of hard surfaces such as tables and chairs in-line with its open dining aesthetic, a solution was needed to counteract noise reverberation and echo, which causes sound levels to climb. To remedy this, DesignLSM turned to Oscar Acoustics’ SonaSpray acoustic spray range. Once applied to ceilings or walls the seamless acoustic finish absorbs sound energy instead of reflecting it, enabling designers to create serene and inviting spaces. In this case, its SonaSpray fcx acoustic plaster finish was used to reduce overall noise for a more calming atmosphere. With strict building deadlines and restrictions to adhere to, SonaSpray was also chosen for its efficiency as it can be applied quickly with minimum disruption, allowing work to continue as promptly as possible.  Importantly, it was Oscar Acoustics’ third-party safety certifications that caught the eyes of designers. With such a large building to consider, fire safety had to be a number one priority. With fire credentials that go above and beyond Approved Document B fire requirements (Class 0 to BS476 & B-s1, d0 fire rating), the SonaSpray range produces little to no smoke and absolutely no droplets – which can assist in the safe escape of occupants should an event occur.  As the first building in the UK to apply for the WELL Building Standard, the premium acoustic spray was a perfect fit due its contributions towards many sustainable design and health certification systems including WELL, BREEAM, SKA, Living Building Challenge and adds up to 17 points towards the LEED (Leadership in Energy and Environmental Design) rating of a project. It also boasts GREENGUARD Gold certification which shows it has met some of the world’s most rigorous and comprehensive standards for low emissions of VOCs into indoor air, aiding in the creation of healthier indoor environments. Ben Hancock managing director at Oscar Acoustics, said: “22 Bishopsgate has raised the bar in office design and it’s a real feather in our cap to be part of such a pioneering and monumental building.  “When we were approached about the project, we jumped at the chance. This included installation of local control panels and electrical wiring, as well as micro-switches to allow a positive signal that each ventilator is fully open prior to the pressurisation system starting up. Air Design Systems Ltd also supplied and installed numerous continuous louvres to the plant wells that rise through the building and terminate at roof level.Project SolutionPowrmatic supplied a large office building ventilation solution with a combination of single and double flap Skyvent ventilators to provide natural and smoke ventilation at the BP2 building in Canary Wharf, East London. Each of the 13 BS-EN 12101 ventilators was installed by Air Design Systems Ltdonto existing upstands with insulated lids and bodies and polyester powdered coated to RAL 9007 matt.Project ResultSkyvent ventilators are designed for both smoke and natural ventilation and are available in single and twin flap versions to suit the needs of each project. They can be installed on upstands, roof sheeting and into glazing systems. They feature very low air leakage when closed, and are weatherproof when closed, as tested to BS Parts 1 & 2. Insulated options can achieve U-values as low as 0.17W/m2/K.Skyvent ventilators are available with optional aluminium (single skin and insulated), polycarbonate or glazed lids in polyester powder paint finishes to any standard BS or RAL colour. A full range of accessories is available including bird guards, security guards and insect mesh.

Supporting the sustainability aims of the development, the Variflex system has an environmental product declaration (EPD) in accordance with ISO 14025 and EN 150804. In addition, Style is the only UK partitioning specialists that is accredited under the ISO 14001:2004 Environmental Management System, ensuring operational processes maximise sustainability goals whilst limiting wasted resources.Recently named one of the best places to work in the country, Coventry Building Society has designed the new head office to include relaxation and quiet areas, a multi-faith room, eat-and-meet hubs for socialising as well as kitchen areas with complimentary drinks and fruit. Throughout the building there is a range of collaborative spaces for in-office employees as well as zoom pods for hybrid working.The building itself is powered by renewable energy and 632 high-efficiency solar panels produce 30 per cent of the electricity required. Outside, the car park has electric vehicle charging points, and inside, an entire wall is covered in moss, helping improve air quality and absorb noise.“Specifying a moveable wall system with an EPD, shows you are serious about your carbon footprint, said Steve Williams, sales director for Style Midlands.“An EPD delivers science-based, verified and comparable information about the environmental performance of a system, including areas such as global warming potential, for example.“This is a top end moveable wall from Dorma Hüppe, delivering a 55db acoustic rating and sustainability qualifications that are second-to-none.”
