Raiz cocktail bar is a trendy nightspot in the centre of Ponta Delgada, the bustling capital of the Azores. A busy venue, popular with locals and tourists alike, Raiz bar is a modern, industrial design, featuring exposed steel beams and glass walls with steel staircases connecting two floors. It was important to the owner, Gabriel, that as a main feature of the building design, the steelwork was not only protected against corrosion and fire, but also looked good, to enhance the ambience of the bar.One night, soon after closing, a fire took hold. The fire raged through Raiz bar destroying many fixtures and fittings and causing a substantial amount of damage. Initially it was thought the cause was from an electrical short-circuit, but having been ruled out it is now being investigated as a deliberate, criminal act. The fire burned for three hours before being brought under control and finally extinguished by the fire crews. Being outside of opening hours, the building was empty and fortunately no one was hurt.As the damage was assessed, it became apparent that the steel structure remained intact. Gabriel’s choice of Hempel’s intumescent coatings not only protected the steel against the heat and flames, but allowed additional time for the Fire Department to bring the fire under control.

This scheme was designed by the architects Hawkins Brown and constructed by Mace, who were very easy to work with and have a great project team.One of the main challenges of the project was the fact that is was being constructed during lockdown, and both design team and project team were all working from home, but because of such good communications across the teams, everything flowed very well. N06 East Village is located at the site of the former 2012 Athletes Village and close to the London Olympic Park 2012, so there’s plenty of sports locations nearby!The façade sections were constructed using a modern method that involves some manufacturing and assembly being completed offsite. They were pre-assembled and fixed offsite onto the precast concrete floor units and this new high rise construction solution, removes the need for scaffolding Because each floor is fully enclosed, it reduces project time and the risk of site operatives working at height and increases project speed time with less labour needed on site. This was especially beneficial considering construction was during the Covid-19 pandemic. It is believed that throughout this project there was 40% less vehicle movements to and from site and 70% less site waste created.*We supplied the original Quadra metal riser doors throughout the two residential towers however we have since improved the doorsets and they are now Quadra+. N06 East Village project has a modern interior with bright, bold colours featured on both the inside and the outside façade. Selo’s concealed riser doors were a perfect fit with their interior design providing a sleek, flush solution throughout the corridors.This project was one of the first major projects that we supplied our Quench fire-stopping protection to after they requested a factory fitted fire stopping solution. Quench is a safe and reliable solution that is pre-fitted to the riser door frame, removing the need to apply intumescent mastic. It has a 120minute fire resistance rating when used in conjunction with Selo’s Quadra+ riser door system. Richard Richardson-Derry of GEZE UK looks at how a properly fitted fire door with the appropriate components can give occupants vital time to escape in the event of a fire.Despite what most people believe, toxic smoke is the cause of the most deaths in fires, as opposed to the fire itself. So what constitutes a fire door?The BWF Fire Door Alliance states the term usually refers to a fire door leaf which is the main component installed into a fire-rated frame, along with ‘essential ironmongery’ to make the door perform correctly in the event of a fire.However therein is the challenge – when not required to be a fire door it must still perform everyday functions of providing safety, security, privacy, separating different areas and reducing noise in a building.When an architect specifies door products, it is imperative that as well as achieving the everyday design requirements, factors relating to fire resistance are also a key consideration in order to achieve regulatory compliance.Under the spotlightApart from the frame and door leaf, a fire door includes a door closer, smoke seals, hinges, push pads or handles, signage, and maybe a vision panel. Each and every component must be fit for purpose; should any component fail then the whole fire door assembly could fail. And any item that is badly fitted or wrongly specified could contribute to the spread of fire.For each part of the fire door there are standards that must be adhered to.The door and frame should be installed securely and plumb and true with a maximum gap of 3 mm to all sides for a fire door with smoke protection (for a general fire door the gap can be up to 10 mm).The door closer is an important part of the fire door assembly and it is critical to specify a suitable unit and ensure minimum size EN 3 is used.All doors must be fitted with intumescent seals – they play a major role in fire safety as they will expand to around 10 times their volume when significant heat is applied.Hinges are a critical part of a door, carrying its weight and allowing free movement of the door leaf but also helping to keep the door straight during a fire episode. There should be three hinges in a fire door up to 2,100 mm high. For doors over 2,100 mm high, exceeding 150 kg, or over 100 mm wide there should be four. All hinges for fire doors should be made of steel or stainless steel and have a melting point of no less than 800°C.All relevant push pads, handles and kick plates must have the required test data and standards and should have a melting point of at least 800°C. Locks need to comply with BS EN 12209 and lever handles with BS EN 1906.Signage on a fire door is required, such as ‘Fire Door Keep Shut’ or ‘Fire Door Keep Locked’. They need to conform to BS 5499: ISO 7010.Vision panels can be introduced to a door specification for reasons of safety, aesthetics, or to allow transfer of light, however the relevant seals must still be used so as not to compromise the integrity of the fire door and only suitable fire tested glass should be used.Specifying a closer for a fire doorThere are four main types of closer – surface mounted with link arm, surface mounted with guide rail, concealed, and floor mounted closer. All should be tested, approved and certificated to harmonised standard EN 1154, BS EN 1634-1 and have Certifire or similarly approved testing. In addition, a closer should be CE marked or hold the new UKCA (UK Conformity Assessed) certificate (effective fromJanuary 2023).There is also the application to consider: which closer is best suited to the door type, size, location and intended use of the door? Another consideration is the best fitting arrangement, and again this is dependent on door type, size, location and use.There are several different configurations for a variety of applications that also need to be taken into account including fitting configurations, using brackets, mounting plates or spindle extensions to overcome specific site details. All should be specified in accordance with test evidence.Another consideration is being able to adjust the closer. The correct adjustment of the closing force is needed to ensure it meets the requirements for access under Part M and BS 8300 with Part B of the Building Regulations for fire as well. Correct adjustment refers to electro hold open, back check, closing speed, and latch action to ensure the door opens and closes safely and securely.All door closers complying with EN 1154 will have a six figure classification which should be marked on the door closer.The power of door closers according to the EN 1154 standard are rated from one to nine, for example a size three door closer has a closing force of 18 Nm (Newton Metres), where Nm is the closing force exerted by the door one metre from the hinge point. It should be noted that the minimum size allowed for any door closer on a fire door is size three.In summary, while all the component parts of a fire door must be thoroughly tested and conform to all relevant standards, the most important aspect is that they must work together as a doorset.Richard Richardson-Derry is national specification manager for GEZE UK

BackgroundFor the perfect example of architectural excellence which not only delivered an impressive aesthetic, significant environmental benefits, and a more robust structural foundation, but also improved thermal performance, look no further than the eight-storey, three-building Building Safety Fund (BSF) project Devonshire Mansions.Situated in beautiful Eastbourne on the south-east coast of England, Devonshire Mansions were an extremely attractive choice for those wanting stunning sea views and some peace and privacy. However, due to their location in a high exposure area, the buildings were aged and weather-beaten, and required a full overhaul and refurbishment to modernise, align with current safety regulations for high rise buildings, and strengthen the buildings at their core whilst rejuvenating the exterior.Understanding and appreciating K System’s renowned ability for outstanding refurbishment projects, Pavehall contracted K Systems to completely refurbish this residential development and deliver on the following four primary objectives:- Remediate unsafe cladding- Improve the thermal performance rating of each home- Update and seamlessly replicate existing façade features- Deliver a solution with acoustic benefitsOur ServiceIn collaboration with Archiflair Design, Pavehall, and Fullers Plastering, K Systems delivered an industry-leading, insulated façade solution that fulfilled the desired criteria, achieved a U-value of 0.26 W/m²K and resulted in an outstanding architectural structure.The commitment of K Systems team, their continuous communication, in-depth level of reporting, and consistent presence on site not only ensured a perfect refurbishment, but also instilled 100% confidence in the supply chain throughout, showing exemplary levels of customer service.This project is a great example of how K Systems overcame various construction challenges to deliver within the agreed time constraints.The make-up of the façade had multiple protrusions in forms of balconies meaning that every sheathing and insulation board had to be cut to fit. Replicating this without compromising on the strict site deadlines was a challenge but under the great install team and K Systems’ expertise and onsite presence, this was achieved.Additionally, Devonshire Mansions had a problematic substrate and challenging aesthetic deliverables. Working closely with all partners, and utilising digital technology, K Systems mapped out the refurbishment and specified the ideal solution to Pavehall for implementation.Technical Project DetailsAfter a comprehensive scoping process, K Systems discovered that the existing system had a drained cavity build up and when removed, the sheathing boards were compromised by water. With the buildings being high rise, steel frame and multi-occupancy, the industry-proven K Systems Exicco Cavity Drainage EWI System was specified.In the Exicco system, the drained cavity behind the insulation ensures that any interstitial moisture escapes without detriment to the performance of the system. Due to their seafront location, Devonshire Mansions were prone to fierce rain and water exposure, so this system was the ideal choice to ensure any future moisture or condensation build up was allowed out to avoid compromising the substrate or newly installed façade.Once the strip out of the existing façade had occurred, further challenges were discovered – the substrate was far from line and level. This meant that every rail within the newly installed EWI system had to be packed out using steel shims to create a level vertical façade, subsequently adjusting the specified fixing lengths to suit.Some elements of the substrate were high strength concrete incorporating a flint aggregate which proved problematic for standard mechanical fixings. Via K Systems’ on site support, a suitable, more bespoke fixing was specified which ensured proper anchoring of rails and intumescent fire barriers. A swift solution was achieved with no detriment to the construction programme.The newly installed Exicco system was combined with the K Systems M (Mineral Wool) system. This high performing system provides optimal levels of fire resistance and noncombustibility and its installation at Devonshire Mansions meant that the fire classification of the buildings was upgraded to A2-s1,d0 meaning that the development is now compliant with the latest building regulations for all high-rise dwellings in England, further ensuring the safety of residents.Devonshire Mansions is visually impressive with its feature balconies, architectural cornices, ashlar panelling and quoin detailing. It was a specific requirement of the client to remediate the unsafe cladding without losing these exterior design features.K Systems created two specifications; one for the elevations and one for the balconies and provided bespoke detailing to allow them to seamlessly harmonise as one façade. Ashlar panelling and quoin detailing was replicated cost-effectively using varying thicknesses of non-combustible mineral wool insulation which was over-rendered skilfully by the contractor using K Systems Silicone Thincoat render.The more intricate cornice features were all bespoke manufactured using compliant non-combustible materials and integrated into the design with K Systems providing robust detailing to create a water-tight barrier and eliminating cold bridging. Decorative columns were installed at ground level to complete the façade.The eye-catching, waterfront dwellings were finished with Silkolitt+ - a versatile, easy to apply, water repellent, durable, and low maintenance thin coat render, perfectly paired and formulated for use with our Exicco systemOverall, K Systems specified a fit-for purpose, non-combustible façade with a high level of complex architectural detailing using cost effective solutions. The installation process was overseen by our unrivalled site support team who were frequently on hand to solve any issues as they arose.“Working alongside K Systems on a project of the size and nature of Devonshire Mansions was a true pleasure. Tolson's Mill, Tamworth is a new £16 million development consisting of 51 canal side apartments and 10 town houses. Set within a five-storey textile factory, each apartment and house is set to retain the industrial character of the grade 2 listed Mill building. Leading the project development was Brookland Group with subcontractors V&D Interiors fitting out each of the living spaces. In designing the building, Crosby Granger Architects placed safety and comfort as the main priorities for product specification.Given the listed nature of the building, ensuring the materials used met and exceeded safety needs was critical. Likewise, ensuring acoustic performance would be key given the luxurious nature of the apartments and town houses.    For Calvin Challis, Commercial Manager at V&D Interiors, using Knauf products was the sensible thing to do. “The goals of the architect were to ensure a quality, soundproof interior which meant that the product specification met and exceeded this expectation. That’s where Knauf came in. Not only were they always there to help and ready to listen if we had any questions, but their product were also the right choice to achieve the goals specified by the architect.” Attaining this level of performance would be achieved using Knauf performance systems products including metal partitions, which not only offer speed advantages on site, but enhance fire protection as well.Meeting the acoustic needs of the brief, standard 12.5mm and 15mm Knauf Soundshield Plus were used on the walls and ceilings. Soundshield Plus provided enhanced acoustic performance and excellent fire resistance. Importantly, Soundshield Plus can give up to 54Db acoustic sound reduction when used as part of a Knauf system. Getting the perfect finish throughout was achieving by using a mixture of Knauf finishing products. This included jointing tape, intumescent and acoustic mastic for their fire and acoustic performance attributes, and Knauf Fill and Finish. The result was a high-quality finish on partition walls with necessary performance built in.Ensuring consistency throughout the interior, Knauf Ceilings were specified for their acoustic performance and peace of mind both ceiling and wall systems would complement each other. “From a specification point of view, it was critical we knew that all products used would achieve the performance required. This was the main point for the architects but for us on site, having all the product come from a single supplier made it easier to source the right materials and know they’d install and work together easily” Calvin recalls. While efficiencies were gained on site by using Knauf systems, one of the biggest advantages this approach offered was the peace of mind through warranties. Calvin explained why this was so important: “The Knauf System Performance Warranty meant everyone knew the products would perform as intended for the lifetime of the system, with guarantees in place in the unlikely event of something going wrong.” “Having that security in place was vital for all involved, it meant we could get the support we need for installation and the main contractors and client would be protected going forwards. Especially on a listed building project, you need to have that peace of mind in place.”For added reassurance, Calvin recalls how Knauf would provide onsite support in the form of inspections “Knauf were brilliant, if we needed any help or assistance, they were more than happy to help. They came to the site a few times, to inspect the installation and provide some guidance if we were unsure of something. This was particularly helpful when it came to checking the acoustic ratings. They were able to check the acoustic ratings and ensure that they met the requirements, and that the client was satisfied.” The apartments that form part of the luxury residential development at Tolson's Mills and Tamworth were completed in November of 2022, with the houses scheduled to be finished in June 2023.

Profab Access proves its worth at One Bishopsgate Plaza Situated in the centre of the City of London, One Bishopsgate Plaza is one of the first high-rise residential and hospitality developments to be built in the capital for a number of years. Once construction has been completed, the flagship 43-storey tower will house London’s first luxury 5* Pan Pacific Hotel, which will comprise of 237 rooms, an indoor swimming pool and a 370 capacity Pacific Ballroom, Square Mile’s first dedicated ballroom. From levels 21 to 41, the development will house 160 luxury one, two and three bed residential apartments, or ‘Sky Residences’, which will boast panoramic views of some of London’s most iconic landmarks. As part of the construction process, over 200 steel riser doors from Profab Access in a range of door leaf configurations and sizes from its INTEGRA 4000 Series, combined with over 300 bespoke ceiling panels from its ECHO 7000 Series, are currently being installed throughout the entire tower by BDL Dry Lining. Specified due to their impressive seamless integration into masonry walls, shaft walls and drywall partitions, the riser doors provide discreet and secure access that won’t impact on the overall interior design scheme of the development, a main consideration for the public and private areas of the hotel.The INTEGRA 4000 Series’ third party CERTIFIRE bi-directional certification from Warrington Fire was also a leading factor for specification, as the riser doors are fire tested from both sides to two hours, providing the highest standard of evidence for fire safety performance.All of the doors were supplied with comprehensive CERTIFIRE accreditation documentation as evidence of Profab Access’ up to date fire testing, providing both the specifiers and contractors responsible for the development with absolute confidence in the performance of the critical fire integrity products.The INTEGRA 4000 Series is independently bi-directionally fire tested and certified by an accredited third party, to ensure legal compliance.A combination of one and two hour fire rated riser doors were chosen to be installed throughout all residential and communal areas of the building to not only achieve compliance with current regulations by eliminating the spread of fire throughout the building for the specified durations, but sufficiently future proof the building for years to come. The bespoke Profab Access ECHO 7000 Series Ceiling Access Panels have also been specified for installation throughout the hotel bedrooms and communal areas to provide concealed and maintenance free access to the ceiling shafts. Due to the significant size of the ceiling access panels, which span up to 1100mm x 1800mm, Profab Access developed a bespoke additional safety system that featured a one side lift out and one side swing/push latch mechanism. Promat has played an instrumental part in the fire protection of the latest unit of GLP’s warehouse and logistics facility, G-Park, Northampton - providing a tailored 240-minutes fire resistance solution for Unit 4, a132,000 sq. ft speculative warehouse/distribution unit.  Situated within the popular Moulton Park industrial estate just north of the town and within 10 miles of J15 of the M1, G-Park has exceptional transport links, access to national markets, a locally skilled workforce and is home to a wide range of regional and national companies.   At short notice, the latest and final unit within the park required a solution that provided 4-hour fire resistance for the steel frame construction. Sub-contractor FAA Installation Ltd traditionally uses intumescent paints in its projects, but as this method was unable to meet the 4-hour fire protection required for the steelwork structure it was decided that boarding would be a more suitable alternative.  Promat VERMICULUX®-S and TD Boards® were specified for the project by Encon, a leading Promat distributor, as they knew that these were two of a limited number of products on the market that could meet the project’s requirements.   Promat worked closely with Encon and FAA on the final specification to provide a solution that could not only achieve the 240-minute requirement, but could also overcome the design complexities of the project, including fixing to both the structural steel and cladding rails, which most traditional boards were unable to accommodate. The completed installation demonstrates how VERMICULUX®-S and TD Boards® can interface together to create robust fire protection for warehouse and industrial applications.

The FM company of a large Yorkshire Hospital engaged with wall & door protection specialists, Yeoman Shield, to resolve the unsightly and problematic damage that was occurring to fire doors in a busy specialist unit.Such damage, caused by the everyday passage of people, trolleys and equipment, if not attended to, may have become detrimental to the functioning of the fire doors.Yeoman Shield were able to provide a comprehensive fire rated door protection system, which when installed does not affect the fire integrity, to help combat and break the damage cycle, helping to prolong the life of the doors.Door Edge protectors, either FD60 or FD30, according to a doors rating, were installed to the vulnerable leading and hinged edges of the door to prevent chipping and splintering and helping to maintain the recommended 3mm gap between doors and frames.The leaves of the doors were covered with Yeoman Shield’s 2mm thick FalmouthEx protection panels at either full or half height dependent on where the impact was more prevalent, preventing dents or holes from manifesting in the future.Standard glazing beads were replaced with PVCu clad units, complete with corresponding intumescent strip, helping to protect an element of the door much prone to damage.A further part of the fire door refurbishment project was the addition of an Architrave and Stop Lath protection system.
