Proteus Waterproofing

Proteus Waterproofing were contacted to assist with the roof refurbishment for the The Co-Operative Group, Wembley. The existing felt waterproofing and timber deck had failed allowing water ingress into the residential building below. Upon further inspection, Proteus established that the existing roof lacked any insulation and therefore did not meet current Building Regulations. a Proteus Pro Felt® system was specified as a competitive and cost effective waterproofing solution.High Performance WaterproofingThe roof coverings and timber decking had to be removed. A new 18mm ply wood deck was installed to the roof pitches before a high performance Proteus Pro Felt® system could be laid. This incorporated 120mm Proteus Pro-Therm® insulation to ensure all current building regulations were met. Due to the 45 degree pitch of both the front and rear roofs, Proteus needed to design a fixing method to ensure the felt and insulation did not slip in the warmer weather. Proteus Waterproofing worked closely with the Proteus Approved Contractor, to ensure the project was delivered to a high standard.Health & SafetyWhen working on public buildings, safety is always of utmost importance. Proteus Pro-Felt® Self Adhesive Mineral Capsheet has the highest European Fire Rating, BROOF(t4), making it the ideal felt to use on public building as the risks to operatives and members of the public are greatly reduced. All Proteus Waterproofing specifications promote fire safe installation methods conforming to the industry lead Safe2Torch guidelines.Long Term PerformanceProteus Pro-Felt® is a High-Performance range of bituminous membrane system, tested to perform in extreme temperatures and weather conditions. It has class leading modified bitumen content which allows the flexible membrane to move with the building and ensure long term durability and performance with guarantees available up to 25 years.

Lusso Systems Ltd

The £45 million world-class School of Management is the flagship building of the University of Bath. The seven-storey building brings together the entire school under one roof and is a place to inspire new levels of collaboration and showcase the excellent learning, research, and industry partnerships available. The three principles of the design are flexibility, transparency, and collaboration. At the centre of the building is an impressive atrium with a feature steel staircase.   Within the atrium is the pavilion, a double height space flooded with natural light has been designed as a hub of activity where great minds meet. The buildings two arms emerge from a central node, each wing housing an array of academic and research space. The design brief called for openness and transparency which was achieved by the use of Lusso glazed partitioning throughout. The Lusso 25 glazed system and Silenzio doors were used to enhance and divide up space which at the same time allows natural light to filter through the building and encourage connectivity. Where the design required glass partitions in excess of 3.5 metres height the Lusso 105 glazed system was selected to meet the structural requirement which has created a visually impactful atrium.

SMET Building Products Ltd

Sopro RS 648 Vibration Slurry was selected for the LIDL method of tiling which consists of compact-vibration floor tile fixing, in the new LIDL store in Bently, Doncaster. Smet Supported Partner, Core PIC Ltd, selected the superior quality German-made, RS 648 Vibration Slurry for its flexibility as a bonding slurry in the installation of stone and ceramic tiles, making it ideal for using in vibrated floor systems (or indeed conventional methods). The tiling was carried on on behalf of main contractor PDR Construction. In preparing the floor to LIDL spec, the floor screed is placed and struck off to required levels and pre-compacted using a straight edge. Heathervale House, Tunbridge Wells

Heathervale House, Tunbridge Wells

Technal

Installed alongside some interesting brass architectural detailing, TECHNAL aluminium windows, doors and curtain walling has been specified and installed at Heathervale House, transforming the outdated office development. Situated in the centre of Tunbridge Wells, Heathervale House is a commercial property that has been used as an office space for decades. Originally clad in brick, slate and hung tile, the building had shown signs of disrepair, looking tired and dilapidated. To bring it back to life, the building owner developed plans to undertake a wide scale refurbishment and extension of the property. Following a feasibility study, the building was handed across to design-led architectural practice MortonScarr. From the outset, MortonScarr recognised how important updated glazing systems would be in improving the aesthetics and performance of the building, both internally and externally. Previously, Heathervale House had featured small, brown-framed windows, which limited how much sunlight those inside the offices received throughout the day. The entire facade of the three-storey building was re-clad with concrete tiles, with interesting projecting brass window boxes also incorporated. The window boxes, which feature TECHNAL systems, added visual relief to the building externally, whilst maximising internal vistas for the occupants. TECHNAL also assisted on a large rear extension, a new glazed lift to the front and two additional fully glazed storeys on top of the existing roof. Flooding the new office spaces with daylight, the large glazed expanses are shaded by two-storey bronze louvres. As a result the newly fitted office now brings in much more natural light than before.

Historic Restoration - Terry's Chocolate Factory York

Historic Restoration - Terry's Chocolate Factory York

C-Probe Systems

Challenge: The structure was had severe structural degradation due to the ingress of moisture and water over its near 100-year life. Corrosion to the steelframe resulted in tensile forces cracking and moving the brick skin, also causing a cracked façade. Strategy: ICCP was used as a method to control corrosion whilst the cracking and movement were repaired. This involved LoCem® and +point® AACM anode mortar to be grouted in the bed joints, alongside embedded corrosion rate sensors for service life tracking (AchillesICP and AiMS). LoCem® is a low carbon cement alternative, that can also act as a cathodic protection anode. Outcome: The structure was restored to be used as high-value residential apartments, saving tonnes of embodied carbon and eliminated the option of demolition. The embedded system successfully controlled and monitored corrosion for the long term, adding an additional 100 years to the structure’s service life.

Nicholls Lane, Stone, Staffordshire

Nicholls Lane, Stone, Staffordshire

Tobermore

This housing development required a retaining wall solution but presented challenges in terms of limited space and existing services. Two retaining walls were required at the sides of the entrance to Nicholls Lane housing development. While a Geogrid Reinforced Backfill method was appropriate for the Secura Grand retaining wall on the righthand side of the development, the retaining wall on the left was met with the challenges of limited space and existing services. The highway boundary limited the amount of space available to construct the retaining wall on the left- hand side. The existing services present within the retained soil caused further complexities. On this occasion minimising excavation was crucial due to the services within the retained soil. Efficient use of land was vital as the Secura wall didn’t have the room at the back for geogrid or for no-fines concrete backfill. It was desirable that both walls at the sides of the entrance looked the same despite their different conditions.

Trinity Primary Academy

Trinity Primary Academy

TRC Windows

TRC was appointed as principal contractor by Barker Associates in May 2019, to carry out specialist sash window restoration works.Trinity Primary Academy is a primary school located in Bounds Green Road, Wood Green, London. It was built in 1899 by Mitchell and Butler and consists of yellow brick and red brick dressings, tiled roofs, irregular fenestrations, and sash windows that give away its Queen Anne Revival style. It's currently categorised as a Grade II Listed building with Historic England, and is part of the Academies Enterprise Trust.Nature of the worksAs the building was Grade II listed, timber window repairs had to be sympathetic and complementary to the historic nature of the property. Many of the existing timber sash windows were inoperable due to the build-up of decorative coatings, timber degradation, and defective and broken sash window ironmongery, as well as opening mechanisms. The requirement was for the windows to be fully refurbished, repaired and operational as originally intended, but also modified to meet health and safety requirements.Phase one of the refurbishment of 200 sash and timber casement windows commenced on the area needing most attention: the west elevation of the building. Following the success of phase one, the client team extended TRC’s appointment to continue around the remainder of the building, systematically completing all other windows, door and roof light refurbishments. This overall refurbishment project included:Stripping back the existing paint from the historic sash windows and repairing any decayed timber.Repairing glazing as and where necessary.Improving the thermal and acoustic containment by installing draughtproofing.Repainting windows and installing ironmongery.Undertaking brick and stone repairs to the building’s exterior. This project also required our specialist attention on some specific areas of traditional glazing. This aspect of the project required the repair and refurbishment of all four oriel bay windows and the oriel bay glazed roofs. Completion included the supply and fixing of new safety glazing and hardwood timber roof rafters, along with the repair and refurbishment of the two existing openable roof lights. The supply and fixing of new code 4 lead flashing, with lead wedges, was also carried out and fully pointed with the correct cement mortar at the wall abutment.Additional detailed work throughout the project included the following:Removal of all existing fitted window blinds for refixing upon completion of works.Removal and repair of existing window ironmongery, including original mechanical winding gear, solid bar opening mechanisms, locking fasteners, slide bar restrictors, cable restrictors, handles and stays.Careful removal and repair of all internal fixed-glazed hopper units, casements and pivot openings.Removal and replacement of all cracked and broken glazing, and replacement of the existing Georgian wired-glazing, with 6mm safety glass or 4mm polished plate glass to areas up to 1.2m height from floor level. Where privacy was required, white opaque glass with thickness in accordance with above was used.Removal and replacement of all loose and defective glazing putties, and removal of all flaking, loose and built-up paint coatings.Exposure of all timber rot and decay ready for repair with Repair Care Systems products, followed by sanding and priming ready for decoration.Vertical sliding sashes repaired, refurbished and rehung on new sash cords and weights, and adjusted as needed. Sashes were routed to accept new brush pile weather stripping. New parting beads and staff beads were serviced with brush pile weather stripping where appropriate.Final internal and external decoration was carried out using Dulux or Leyland trade paints, allowing for one undercoat and one gloss finish.
