Over six years ago, law firm Kingsley Napley considered consolidating its three Clerkenwell offices into a single building. Before committing to do so, the firm first embarked on a programme of partial refurbishments and pilot testing in its existing offices to examine how a transformation from cellular to open plan working might suit their business and its more than 400 employees. Once the decision was made to move, Kingsley Napley collaborated with design specialists KKS Savills and Overbury fit out and refurbishment, along with BPC interiors as sub-contractor, to create an environment which would help enable the company to flourish and meet its aspirations for recruitment, retention and growth. Fast-forward to 2021 and the firm occupies six floors at Twenty Bonhill, Shoreditch.Delivering a best in class workplace Kingsley Napley CFOO Darren Jesse spoke about the project, “I am delighted we have delivered this project, pretty much on time and on budget, despite the challenging circumstances of the last year or so. We had an incredible team working on this internally, and our external advisers… provided superb support for which we are grateful. Together I believe we have delivered a first rate, best in class workplace for Kingsley Napley that will support the firm in its next chapter.” The new space has been designed with collaboration and activity-based working in mind by allowing lawyers and other team members to choose workspaces according to their needs. The guiding aesthetic throughout the six floors is one of hushed self-assuredness with a hint of opulence characterised by classic contemporary furnishings in muted tones, modern art and the use of deep blue and orange on feature walls. In the reception, elegant slim lighting is fixed at a distance from the high ceilings in converging angles while a fully glazed wall lets diffused natural light stream in. The move coincided with a new brand identity incorporating the phrase, ‘when it matters most’ into its communications – words which underpin the role often played by the company in the lives of its clients and informing the values it wants to portray in everything it does.Creating that Wow with added HushBPC Interiors Senior Construction Manager, Stuart Dowling, “We managed the project and instructed Pacy & Wheatley to install Rockfon® Mono® Acoustic throughout the large double-height reception. The Spine, located in the heart of Knowledge Quarter Liverpool – a central hub for higher education and research in the city – includes the new northern home of the Royal College of Physicians (RCP). Designed by renowned architecture and building consultancy practice AHR, the building has been hailed as one of the healthiest workplaces in the world, thanks to the pioneering research in biophilia, health and wellbeing that has been drawn on for its creation. One of the most exciting new developments in the north, The Spine reflects the RCP’s global stance as a leader in healthcare, using the latest innovations in wellbeing-focused design, while being a striking new addition to the Liverpool skyline. The Spine has been designed according to the scientific and medical research principles established in the WELL Standard to achieve WELL Platinum. Through the integration of architecture and interior design The Spine embeds wellness and biophilia into the building environment emphasising strong connections to nature throughout the building, along with the highest standards for provision of fresh air, light and water. The distinctive façade takes influence from the human skin, with the striking Voronoi pattern including 23 million individual polygons applied to the glazing of the building. Inside the building The Spine’s series of double height spaces known as vertical villages supports the provision of light to aid productivity and stimulating the mind. Interior design solutions were selected with occupant wellbeing at the forefront, from natural materials, textures and finishes wherever possible to support biophilic principles and ensure air quality is kept to a high standard throughout the building. Working closely with PPG, AHR specified a range of sustainable paints including JOHNSTONE’S® Trade Air Pure – a bio-based wall and ceiling paint proven to purify indoor air. “When it came to choosing paints for The Spine, we knew we had to find options that were water-based and would have the least possible negative impact on occupants. So we were delighted to find a paint that would actually improve indoor air quality. By using Johnstone’s Trade Air Pure, we’re optimising the air quality within the building and helping to enhance the general wellbeing of occupants, all while limiting the impact on the environment.” Robert Hopkins, AHR regional director Once applied, the revolutionary Air Purifying technology in Johnstone’s Trade Air Pure neutralises up to 70 per cent of formaldehyde from indoor spaces. What’s more, the formula is 45 per cent bio-based and comes in 100 per cent recycled packaging. To complement Air Pure a range of low-VOC water based solutions were used to give the building long term protection including Johnstone’s Trade Aqua Water Based Gloss and Water Based Satin, Covaplus Vinyl Matt, Acrylic Durable Matt and Acrylic Durable Eggshell. The use of biophilic design extends into the colour palette chosen to represent the growth of a tree. Natural earthy colours flow throughout the lower floors, merging into greener, leafier colours and patterns and blues on the upper floors as you travel up the building. The colour palettes work harmoniously with the timber curtain wall and timber floor. The landmark development is not only BREEAM Excellent rated for its sustainable approach; it is also one of the first buildings in the UK designed to the WELL Platinum Building Standard®, certified for mental health and physical wellbeing. “The Spine is one of our most exciting and revolutionary projects to date. Since 2012, Danish acoustic panel manufacturer Troldtekt has led the way with its sustainable practices and leadership. An early adopter of the Cradle-to-Cradle design concept, the company has focused on its material health, reutilisation, energy, water and social responsibility winning recognition and numerous green awards over the years. The inclusion of FUTURECEM™ within its wood wool panels has further enhanced the manufacturing process, helping Troldtekt further solidify their Cradle-to-Cradle Gold Certification. FUTURECEM sourced from Aalborg Portland exploits the synergies between calcined clay and limestone filler. With this process, much of the burnt clinker in the cement can be replaced resulting in a bonding agent with a much lower carbon footprint. The result means that now, over their product life cycle, the carbon footprint of Troldtekt acoustic panels based on FUTURECEM are 26% lower than that of Troldtekt based on grey cement and 38% lower than that of Troldtekt based on white cement.This innovation, coupled with the company’s sole use of wood from FSC® and PEFC™ managed forests has helped Troldtekt get one step closer to its strict environmental targets. It also further enhances a building’s contributions towards BREEAM, WELL, LEED and DGNB-Certifications.Troldtekt acoustic panels are available in a variety of different structures and colours combining superior sound absorption with award-winning design. The Troldtekt range has a minimum expected life cycle of 50 years coupled with excellent resistance to humidity and tested to meet ball impact standards. The range is available in various sizes and structures, from extreme fine to coarse. They can be supplied as natural wood or finished in almost any RAL or NCS colour. Depending on the panel specified, reaction to fire is classed in accordance with EN 13501 as B-s1,d0 or A2-s1,d0 respectively.

Sto has supplied the StoTherm Mineral K external wall insulation system with StoLotusan render for the new Day Case and Eye Unit building at Chorley and South Ribble Hospital. Specified by Gilling Dod architects of Chorley, who worked closely with the main contractor Tilbury Douglas, the StoTherm Mineral K system combines impressive insulation with excellent fire protection characteristics. With an A2-s1, d0 reaction to fire classification in accordance with BS EN 13501-1, the non-combustible mineral fibre insulation is fully bonded to the substrate and therefore no additional firebreaks are required. Ideal for both new-build and refurbishment projects, its efficient single-leaf construction also means that interior space within the building is not reduced.  For this project, the system’s mineral fibre insulation boards were secured to the lightweight steel frame and sheathing board substrate with mechanical fixings and StoLevell Uni adhesive and levelling mortar. A StoLevell Duo Plus reinforcing coat embedded with Sto-Glass Fibre Mesh was then applied to the face of the insulation boards, with StoLotusan and StoSilco renders used for the final finish on different sections of the building, using light colours from Sto’s architectural colour range.  StoLotusan is the only render available that uses Sto’s patented Lotus-Effect® technology which delivers impressive water and dirt repellence. It forms a unique surface texture, similar to that of the lotus leaf, that causes the rainwater to run off the render quickly and easily, removing any dirt or dust as it goes. Providing outstanding resistance to the growth of algae and fungus, the building will retain its looks for many years to come.  The new Day Case and Eye Unit is the result of a major £17.5 million investment in developing enhanced ophthalmology and day case services. The new Day Case and Eye Unit now offers an extensive range of diagnostic and treatment facilities for patients with medical eye conditions.

ChallengeContractors Guaranteed Asphalt (GA) faced a unique conundrum regarding the insulation of the roof of the O2 Arena, the centre piece on the site of the former Millennium Dome and the first purpose-built music venue in London since The Royal Albert Hall in 1871.As the area required superior acoustic properties, a rock mineral wool product was the obvious solution, however the split-level roof form of the construction meant that loose mineral wool fibres were visible in the surrounding airspace. This is where Knauf Insulation’s technical expertise became invaluable! Knauf Insulation was able to specify a bespoke white-tissue-faced Krimpact product which entrapped the loose fibres.SolutionKnauf Insulation supplied over 100 tonnes of their Rocksilk® Flat Roof Slab Extra at 150mm (2x75mm), a consistent, high density rock slab with superior impact and compression resistance. This material is designed to offer not only the acoustic performance required by such a venue, but also good thermal resistance and an excellent fire rating classification (Euroclass A1 non-combustible, the highest level possible). The white-tissue-faced product was suitable to be exposed to the elements, and later sprayed with a grey solar reflective paint to seal the surface and enable the product to camouflage into its environment.To make the project even more complicated, the cranes used in the production did not fit under the existing structure of the Dome which meant that the roof had to be constructed at ground level and lifted into its final position. This was no problem for Knauf Insulation thanks to its innovative Supakube delivery system, which meant the product could be delivered to the correct area of the project with minimum effort. Supakube uses advanced compression technology and strong packaging materials, which ensures the product is not only easy to store but can be delivered more efficiently saving time and reducing carbon emissions from delivery vehicles as more product can be loaded onto each lorry.

Developed on what was previously the Strathclyde Police Headquarters, Holland Park is a residential complex with 4 towers ranging from 6 to 22 storeys in height, around a courtyard formation.ChallengeSpecialist building envelope company MetalTech Roofing & Cladding were contracted to secure the façade on this new development, with the task of fixing nearly 9,500m2 of façade to the external face of the buildings.SolutionMetalTech approached Fixfast and requested a technical façade calculation for the Fixfast façade support system, which we provided alongside technical advice.The Fixfast façade support system is a system for any application - including SPIDI® Max brackets: one bracket design means the system can be used in vertical or horizontal installation configurations and is engineered for both fixed and sliding points. Essentially, one bracket design means all challenges solved - simplifying material selection and on-site installation management.The unique ribbed bracket design offers superior strength, allowing systems to be engineered for heavier loads, or potentially fewer brackets per square metre for lightweight panels.With MetalTech needing to fix the façade simply but fast, Fixfast were able to work with them to get deliveries to site when they needed them, with the assurance of a versatile façade support system that works in a range of applications - wall cladding, soffits, or ceilings. "In addition to supplying an innovative support bracket for this contract, Fixfast also continued to provide their usual first-class service. Engineering and design services were available from the outset and technical support was gratefully accepted during the build to help overcome some difficult details. We were fortunate in being able to use the same SPIDI Max bracket for both façade and soffit support in both aluminium and stainless steel. This greatly helped to simplify our process from design through to install. And with the site being in a restricted, city centre location, timely and flexible deliveries were required - which Fixfast duly achieved."MetalTech Roofing & Cladding Ltd

Having purchased the lands from the Golf Club, Cosgrave Developments wanted to ensure the natural contours of the existing grounds were maintained when building the public amenity park – Honeypark – which is the centrepiece of their development.As a focal meeting point the area contained mature parklands with a man-made lake and childrens play area as the main attraction. With this area being lower in the development a safe, durable and visually pleasing design was needed, Mick Cosgrave chose AG’s Ground TerraPave® natural aggregate flags to meet the specification, with its durable finish and low slip resistance it met all the safety criteria for this major walkway.When laid it’s visually impressive surface draws you to the central focal point of the scheme. To improve safety for the visually impaired AG’s smooth bullnose kerbs setts were used to form the numerous step details complimenting the smooth crisp clean appearance of the paving and flags.The main green space areas also had sloping contours where soil retention was needed to aid structural integrity and drainage, AG’s Vertica Retaining Wall system was selected. The low rise walls meet the engineering specification whilst the choice of colour was in line with the design choice for the scheme. The unique split level design also provided a natural amphitheatre and seating area for the residents, the low level of the walling kept in mind the safety aspects for younger children in the area.In the main residential areas Cosgrave Developments choose AG’s River Stone Blackwater paving for the parking bay areas. Unique in its design due to its undulating face finish this new product has the key benefits of smooth paving, tight joints and an extra sparkle due to the addition of natural granite chippings. Technically its ideal for the durability and hard wearing required to take parked vehicular traffic over long periods of time

Green Square Accord constructed the first virtually plastic free homes in Europe in 2022. 12 Apartments were constructed on the site in Redditch. In-Design & LoCaL Homes worked to find innovative and practical ways to not only reduce plastic use in construction, but to virtually remove the use of plastic in the entire design. The homes feature innovative components including wiring made with mineral insulation and Graphenstone paint which will absorb 10kg of CO2 and does not give off Volatile organic compounds (VOCs) which can be damaging to the environment and may have health implications. The homes are closed panel timber framed with a MVHR system using natural materials in kitchens and bathrooms including sisal flooring. Our closed panel timber frames reduce carbon used in manufacture and the timber comes from sustainable forests to reduce net carbon emissions. Our panels are also quick to install reducing emissions from construction. This, combined with our factory process which ensures that any waste is recycled where it can be, makes our houses as sustainable as possible. Arden Windows Ltd of Coventry were selected for the manufacture, supply and installation of the windows and doors for this project. Arden are fully certified to ISO9001 and ISO14001 and were able to meet the high thermal and security specification requirements of this project with ease incorporating Triple Glazing, and their Secured By Design certified system. Arden were able to demonstrate their sustainability credentials and low embodied carbon throughout the production process. Arden only use sustainable FSC® timber in the manufacture of their windows and doors, meaning the timber used is fully traceable to the source forest and any harvested trees are replenished. Timber window frames are Carbon Neutral over their lifetime and are a great way to reduce carbon footprints in construction. Furthermore Arden offset carbon by burning waste wood and sawdust to create heat for their factory and all products are supplied fully finished using water based coating systems. 

The Highland Council had used Junckers flooring for multiple projects previously and had come to rely on Junckers’ sports flooring systems. The Council’s brief for a new school, Merkinch Primary School and Family Centre in Inverness, included a high-performance sprung floor to BS EN 14904 level A4 which would perform well and continue to do so for many years to come. The ability to restore the floor multiple times to as-new condition without high maintenance costs was also a factor. Sustainability was high on the agenda for the entire project, the building was designed and built to be thermally efficient to reduce operational costs and offer an optimal learning environment. Significant focus was placed on reducing the embodied carbon of the project’s whole life carbon. Designed and built by Robertson Construction, the new school was realised using more sustainable methods of construction, ensuring optimal thermal performance and using sustainable materials, thus reducing operational costs for the school. Along with a glulam cross-laminated timber frame and shell, Junckers flooring with its A+ BRE Green Guide rating, contributed to the scheme. The new school includes a four-court multi-purpose hall fitted with 670m2 Junckers SylvaSport Beech flooring installed over UnoBAT 45 subfloor system by Junckers Approved Contractor Courtcraft. The floor is area elastic and fully complies with EN 14904 class A4, exceeding the specification requirements set by Sport England/Sport Scotland and the ESFA. Junckers solid maple flooring was also installed on tiered seating as well as a staircase in the open-plan common area. Flooring for education projects not only has to fulfil safety and performance standards, it now also has to has to adhere to strict environmental standards, including a proven 60+ years lifespan, recyclability and independently verified sourcing, manufacturing and transportation processes. Specifying a Junckers floor, be it for a school sports hall or elsewhere in a school building, fulfils the requirements set for funding purposes, confirmed by a list of independently verified accreditations, including EPDs, FSC®, PEFC and the Danish Indoor Climate Label. Junckers floors have a BREEAM rating of A+.

Preserving Gothic Heritage: Exquisite Heritage Windows for William White BuildingsThe William White Buildings in Audley, Staffordshire, renowned for their Gothic design, required special heritage windows to uphold their distinctive character. Arstiderne architects, a division of architectural and engineering consultancy Sweco, has transformed a large industrial building into a stunning open plan office to house the 180 Sweco employees at a location near Aarhus in Denmark.  The clever design retains much of the heritage of the old building, including its curved sawtooth roof and skylights, while insulating it to high standards and transforming the interior to meet the key objective of fulfilling UN Sustainable Development goals. The architects are particularly proud of the way the old building has responded to conversion into an employee and client-friendly showplace with a unique energising ambiance. While the majority of staff work in large open plan spaces they benefit from several smaller self-contained rooms in the centre of the building. These box-like structures, bathed in daylight from the skylights and facade windows, are used for a variety of purposes from a quiet workspace to meetings and socialising. Their design on the original concrete floor contrasts well with the precise finish on their walls. These are clad with Troldtekt acoustic panels in an ultrafine finish creating a high performance and aesthetically pleasing appearance. The ceilings and some walls are clad with standard acoustic panels, while specific areas have been decorated with Troldtekt® line which forms part of the award-winning design solutions collection. The lengthwise surface grooves form a continuous pattern across the partitions and reception areas adding interesting texture and depth. Troldtekt was specified across the scheme for its sustainable characteristics coupled with superior acoustics to provide a comfortable working environment. The FalcoZan is coupled with the popular five stand Toaster cycle rack, providing universal cycle parking for all types of cycle designs. A series of 10 newly built affordable Council houses in Montrose, Scotland has been fitted with a high-performing variable-permeability vapour control layer from the A. Proctor Group. Procheck® Adapt is designed to protect the building fabric from the potential risks of condensation and act as an effective airtight barrier.The project, led by Angus Council comprises of a mix of one, two and threebedroom properties which will be built with energy efficiency in mind, providing residents with high-quality affordable homes which will be low-cost to heat and run.Jason Noble, Architect with Angus Council commented on the requirement for a high-performance solution to achieve the desired levels of vapour control and airtightness. “We required a high performing vapour barrier and air tightness layer, that could be installed on site by our contractor and achieve our performance specification. We wanted an effective vapour barrier and airtightness layer that when installed in accordance with the manufacturer’s recommendations and in combination with the timber kit construction would provide an effective airtightness rating of 4 when tested.”Contractor, Andrew Shepherd Construction proposed the use of the Procheck Adapt available from the A. Proctor Group, who has been serving the construction industry for 50 years with an extensive portfolio of technically advanced thermal, acoustic and membrane products.Thanks to its unique design, the Procheck Adapt membrane offers variable permeability which adapts to changes in humidity levels and allows the structure to dry out in the summer and in sunny days during spring and autumn while protecting it from moisture overload in the winter. This is possible because the membrane adapts its vapour resistance to the environment i.e., vapour tight in the winter and more vapour open in the summer.This ensures that the building fabric is protected from damaging moisture levels during cold, wet winter months, and allows the fabric to dry out effectively in warmer, drier months. The introduction of Procheck Adapt will ensure that it provides a high level of protection throughout the lifespan of the properties.Procheck Adapt has a translucent structure which eases fixing to structural frames and in combination with its integral tape allows for a fast installation time. Protecting detection systems is vital to fire safety with only a functioning smoke alarm able to protect you in an emergency.Landlord regulations and Government policesLandlords have responsibilities to keep tenants safe in their properties by providing functioning life safety equipment.Regulations introduced in 2015 require private sector landlords to ensure they ‘have at least one smoke alarm installed on every storey of their properties’ as a legal requirement.There is also a proposed change to this regulation, coming into effect later this year, which will mean social housing is also included, making it mandatory that all rented accommodation must have working smoke alarms fitted. It will also be compulsory for landlords to repair or replace any faulty alarms as soon as they are made aware of defects.Fines up to £5000To protect their tenant, it is the landlord’s responsibility to ensure detectors are fitted and working at the start of every new tenancy agreement. Failure to comply with The Smoke and Carbon Monoxide Alarm Regulations introduced in 2015 can result in a hefty fine of up to £5000.One exasperated landlord wrote online that in one of his properties “Two of the detector heads have been tampered with, presumably so that the tenants can smoke in their rooms”. Consequently, this had been causing false fire alarms and it is up to the landlord to repair or replace the alarm.In some extreme cases, landlords have discovered that smoke alarms have been removed all together from properties, due to disturbances when cooking, smoking, etc. It is then up to the landlord to replace the alarm, and so it is advisable to invest in measures to prevent the alarms removal; some recommendations have been made in government legislations such as BS 5839-6:2019.Ultimately, landlords should feel obligated to ensure regular testing of smoke alarms and the replacement of batteries in their properties to reduce the risk of void insurance or a remedial notice. Simply testing smoke alarms can also help to prevent any danger to tenants and damage to properties should a fire occur.BS 5839-6:2019The latest recommendations in BS 5839-6:2019 are primarily concerned with saving lives and reducing injuries caused by fire, but also covers reducing property damage, which can be extremely costly to landlords in the case of fires.The guidance in BS 5839-6:2019 suggests that in environments such as HMOs, where multiple occupants can be disturbed by false alarms, landlords could alter their smoke alarms systems to have delays before the signal is sent to all tenants for the occupier to investigate the cause. This can help to reduce complacency during false fire alarms or the temptation to dangerously compromise smoke alarms.The recommendation also states that landlords should seek alternative smoke alarms that can alert to intervention or disablement of the alarm in the event of tenants continually tampering.Tenants’ responsibilityAlthough it is the landlords legal duty to provide working smoke alarms in all properties, tenants must not tamper with smoke alarm, remove them, cover them up or in any other way damage or prevent them from operating in their intended manner. Failure to comply with this could result in the tenant facing a substantial fine, or termination of their tenancy agreement.It falls to the tenants to take their own safety into consideration and should contact landlords if there are any issues with smoke alarms, such as false fire alarms, so their landlord can test and replace the batteries, or alarms themselves if necessary. Preventing alarms from effectively detecting fires can result in fatal incidents and also fines for misconduct falling to the tenants.One student at Edinburgh University covered the smoke alarm in his room with bubble wrap whilst living in student accommodation. Preventing the smoke detector from working effectively proved a dangerous mistake when a fire started in his room and he had to be pulled to safety after being found struggling to escape the flames while the building was being evacuated.
