As part of its ongoing work to improve the energy efficiency of its homes, over the last two years Clarion Housing Group has retrofitted 505 homes across Fenland, Tonbridge and Malling which had an Energy Performance Certificate (EPC) rating of D or below. Among them were 13 bungalows in the Chapel Gardens development in Benwick. The work was part-financed via the first wave of the government’s Social Housing Decarbonisation Fund (SHDF), which was launched in 2021 to help social housing providers and local authorities increase the EPC rating of their properties to C or above. All social housing provided by registered providers was eligible for SHDF wave one funding, regardless of archetype, and the work being carried out is designed to tackle issues associated with fuel poverty including mould and condensation.    As a registered provider of social housing, Clarion could apply for the funding as part of a consortium with Fenland District Council and Tonbridge & Malling Borough Council. The £4.35m secured by the two local authorities was match funded by Clarion, which is working closely with its main contractor Equans to upgrade the homes. “We were already carrying out works to improve residents’ homes under existing maintenance contracts, in line with the government’s 2030 EPC C target, but this funding has allowed us to accelerate and increase the scale of it all, ultimately improving more homes much faster,” said Daniel Archard, asset sustainability manager at Clarion. Meeting PAS 2035 standards  Sarsvati Varsani is part of Equans’ dedicated specialist retrofit team. As a senior technical retrofit advisor for the contractor, she is overseeing the process in terms of energy efficiency and compliance. She said: “The delivery of all SHDF projects must be PAS 2035 compliant, which specifies a whole-house or whole-building approach to retrofit. It means that energy efficiency measures should be installed with the requirement of the entire building in mind – both from a technical standpoint and considering factors like occupant comfort. “The SHDF facilitates a multi-measure approach to allow us to upgrade Clarion’s least energy-efficient homes to meet the PAS 2035 specification using more than one measure. For example, as well as replacing insulation we are also installing air source heat pumps at the properties where necessary. “I’m working closely with the site team, retrofit designer and contracts manager to address any issues throughout and ensure that every measure is compliant with the standard. Representatives from Clarion and the Department for Energy Security & Net Zero also conduct site visits to review progress throughout.” One of the key principles of wave one of the SHDF is a fabric-first approach. This ensures heat loss prevention measures are installed before other energy efficiency measures, to maximise the dwelling’s suitability for low carbon heating either now or in the future, and to benefit tenants in terms of comfort, health, well-being and bills. The Chapel Gardens bungalows had an original U-value of 1.43W/m²Km, so this was going to take considerable changes. Having been built between 1967 and 1975, the cavity insulation in the bungalows was no longer fit for purpose as it had slumped to the bottom or – in some cases – didn’t even exist. It has now been replaced with a polystyrene bead insulation. The benefits of external wall insulation As part of the fabric-first approach being taken by Equans and Clarion, Saint-Gobain Weber’s External Wall Insulation (EWI) system was specified for the bungalows to improve their thermal efficiency. It is being installed by FRT Property Services Ltd, which is PAS 2030:2019 certified – something that is required of all of the subcontractors working on this project. By gaining PAS 2030:2019 certification, retrofit installers can demonstrate that they have installed energy efficiency measures that meet the required specifications, and have delivered on customer requirements and expectations in accordance with TrustMark standards. FRT Property Services – which began working on Chapel Gardens in January 2023 – specialises in EWI and its director Farhat Ahmed and Operations Director Radu Ursache helped to ensure work was delivered to Weber standards, on time and within budget.  For this project, Farhat’s team installed webertherm XM with 100mm of webertherm MFD insulation. The SHDF stipulates an energy performance outcome of 90kWh/m2/year, with a target U-value of 0.30 W/m²K. The addition of EWI from Weber was critical in enabling Clarion to meet the SHDF space heating demand performance outcome, as the replacement cavity wall insulation alone wouldn’t suffice – with the properties only achieving 0.44W/m²K. Having requested that the retrofit work didn’t change the aesthetic of the bungalows, the planners wanted to maintain a brick finish. To achieve this, weberwall brick was specified along with the webertherm XM EWI system. This innovative brick slip system is lightweight and quick to install, containing the equivalent of 20 brick faces per sheet. It is available in a wide range of colours including Antique Buff, which meant it was possible to closely match the surrounding buildings.  Farhat said: “The team at Weber has been very helpful throughout the process and applications manager Linda Twidale showed my team how to install the product. It’s very simple and provided the like-for-like result the client wanted; as far as brick slip systems go, weberwall brick provides the closest match to real bricks I’ve seen while working in this sector.” It was important to Clarion that the residents of the bungalows were able to remain in their homes while the work was completed which is why EWI was the perfect solution. Farhat’s team worked closely with Equans’ retrofit liaison officers and other subcontractors, including the scaffolding and utilities companies, to ensure everything went smoothly and the homeowners were not inconvenienced.  By installing the webertherm XM EWI system, the U-value at the properties has been improved to an efficient 0.20 W/m²K – far exceeding the target of 0.30W/m²K. Once all of the retrofit work has been completed, the bungalows will undergo a post-works EPC assessment and are expected to achieve a C rating. The new insulation will provide improved thermal performance all year round, helping to keep residents’ homes cooler throughout the summer and warmer in the winter. It is predicted that those living in upgraded Clarion properties will save between £300 and £500 on their energy bills each year. Switchee smart thermostats have been installed in some properties to relay data to Clarion, enabling them to monitor the energy consumption of the properties. Within six months, Equans’ retrofit evaluator will issue a questionnaire to residents to assess whether everything works as it’s supposed to, and Farhat’s team has already received feedback. He said: “Residents have told us they’re already feeling the difference in the temperature of their home. “It isn’t right that people have had to choose between eating and heating but getting such positive feedback really highlights the role that we’re playing in improving these homes.” Daniel Archard, asset sustainability manager at Clarion, added: “We’ve received more funding via wave two of the SHDF and are planning to increase our retrofitting tenfold over the next three years, as pressure builds to upgrade all social housing to an EPC rating of C or above by 2030.” Farhat concluded: “We’re looking forward to continuing our support during the delivery of the future pipeline of work within this area for Clarion Housing under SHDF Wave 2.1.”

Tintagel House boasts modern design co-working spaces, meeting rooms, roof terraces, bar, cafe, gym and cycle storage for its members. Bellsure were asked by Oakmont Construction to provide the cycle storage for this project. As requested by Oakmont Construction, we provided quotes on bespoke cycle shelters with a selection of cycle storage for the client. We also supplied CAD designs and .dwg files to build into the clients BIM model. The CAD files that Bellsure provided included specified materials, product recommendations, panel details and security fixings.The SolutionThe Streetsure team secured the contract and project managed the supply of the shelters and cycle storage to suit the contractors time frame and budget.For the cycle storage we supplied our Classic double decker cycle racks, Verti-45 semi vertical cycle racks and classic Citihoop stands. These were space planned strategically to fit as many spaces into the area as possible, and provide a greater return on investment for our client.Our bespoke CuvaSpan cycle shelters were the chosen option for this project. The shelter was a bespoke powder-coated steel frame with a PETG roof. Our installers worked alongside the site manager to ensure a smooth snag free handover - complete with an enhanced operations & maintenance manual.

It is operated by the Royal Blind charity, which shares sister charity Scottish War Blinded’s new Hawkhead Centre for visually impaired veterans.The Jenny’s Well care home designed by the Unum Partnership features Zentia’s tiles in the main entrance, reception and manager’s offices, all the corridors, back of house staff areas, kitchens and toilets.The solutionThese include 1,000 m² of Zentia’s Perla Tegular and 250m² of Prestige dB tiles, as well as 350 m² of Aruba Max, all mineral with Tegular edges installed on a Zentia Prelude 24mm XL2 grid system.In addition, it features ISO clean room rated Hygiene tiles to the main kitchen and humidity-resistant Hydrabloc tiles to laundry areas and WC, both square-edged 600 x 600 mm in a Prelude 24mm Corrosive Resistant grid. The use of a 200 mm high Axiom profile also provided a solution for ceiling level changes with a pre-finished bespoke upstand.The Zentia systems were supplied by CCF in Glasgow and installed for main contractor CCG (Scotland) Ltd by specialist sub-contractor Brian Hendry Interiors, a member of Zentia’s Pinnacle Partner network of sustainably-certified installers, whose squad of specialist fixers completed over a six-month programme.Unum found the site for the client, The Royal Blind, to not only accommodate proposals for the bespoke care home but also a drop-in centre for the Scottish War Blinded. The care home is designed to provide an exceptional caring environment designed to the exacting requirements of the visually impaired. The design has been developed to create domestic-scale pavilions centred around a sensory courtyard, creating a community hub, with the aim of providing a secure environment that promotes care and social interaction and encourages self-confidence and independence among its residents.

The 38 storey tower incorporates a vibrant garden spanning the top three floors which is open to the public and by appointment. Described as the terraced ‘hanging gardens of modern Babylon’, the fifth-of-an-acre garden utilises drought resistant Mediterranean and South African flowers, shrubs and ferns, in soil up to a metre deep. The gardens also provide Rosemary, Thyme and other herbs to three restaurants within the building.Now London’s highest public park, the publicly accessible roof gardens include a viewing area, terrace, café, bar and restaurant. For such a unique space, it was crucial that the roofing system chosen delivered thermal performance, watertightness and long-term reliability for the client – specialisms of Radmat products. Land Securities and Canary Wharf Group awarded the work to Radmat on the basis of the company’s established reputation and expertise in all types of flat roofing.For the pitched green roofs, sectioned into a series of individual 45° slopes, EshaUniversal waterproofing was specified as part of a Radmat roofing system that included insulation and drainage layer. Made from recycled materials and 100% recyclable – EshaUniversal proved ideal to meet the demands at this sustainable development.Offering an efficient and safe installation, EshaUniversal is ideal for green roofs. More durable than elastomeric roofing, the system is also weather proof, UV stable and offers flexibility, durability and high puncture resistance making it ideal for challenging applications.Project Manager, Paul Nelson, said: “We have installed waterproofing systems over the concrete decks from ground up to second floor level then levels 34, 35, 36, 37 and 38. This required our installations teams to make repeated visits to site, using both internal and external hoists for access; with work completed in March 2014.”“The inverted roof arrangement means the waterproofing is covered by insulation and either paving, ballast or planted medium,” he added. “Then there is also the sky garden at an angle of 45 degrees planted with trees and shrubs, which will be accessible to clients using the restaurant there.”For public-access terracing across levels 34-38 – as well as a series of applications on the Ground Floor, second floor and the concrete staircase – over 1,200m² of Radmat PermaQuik PQ6100 was applied. With an independently verified durability ‘for the lifetime of the building’ and a market leading guarantee, the liquid-applied PQ6100 waterproofing system delivers exceptional performance befitting of this unique build.On level 37, where visitors can enjoy 360° views of the capital, additional waterproofing was required following the installation of a glass internal cladding system. With the glass already in place and challenged by high winds and low temperatures, the fast curing, cold applied ParaFlex waterproofing system was specified. Suitable for application at temperatures below zero reliable sealing can even be achieved at -5°C. Utilising collaborative working practices and a responsive and interactive design process, Radmat have created a stunning waterproofing and green roof application of the highest standard. Each module measured 5m x 4m providing ample space for the facilities within.  The motorised rotating louvered roof of the system allows guests to play with light and shade to create the perfect ambience beneath the structure from sunrise to sunset, whilst the optional integrated screens to the open sides can be deployed as required to provide privacy whilst also offering protection from low sun and even breezes.  Graham Copeman, General Manager at Pennyhill Park commented: “Our cabanas give guests the opportunity to indulge in the best, feel at their best, and relax in style. With that in mind, UltraFloor’s Area Sales Manager, Mark Berry and Technical Training and Site Manager, Martin Pouncey, visited the site to carry out extensive moisture testing to ensure the moisture level was below 75% RH.The SolutionTo ensure an accurate moisture reading, the laitance was grinded off the surface of the screed. The user registers for a place through the Falco Rentals website, downloads the app, is granted accessibility via the back office and then can access their chosen hangar within minutes. Trains are parked at depots overnight, where routine cleaning and maintenance takes place at what are often 24-hour operational facilities.Having had a previously poor experience with seamless resin coatings, which due to insufficient advice at specification stage had resulted in spectacular failure of the coating across many of the traincare depots, a diligent and open approach was required for the client to regain confidence in the material, application methods and resulting finish.At the time of approaching Vebro, there was no specification in mind, just the urgent need to refurbish the facilities by replacing the existing coatings.Several Vebro Polymers solutions were used across the four SWR sites, all of which were determined through a detailed site survey and evaluation process, in which the specific use of the area in question, service criteria, level of traffic and realistic life expectancy requirements of the floor within the parameters of budget were all consulted.All covered walkways, or ‘roads’ as they are referred to by depot staff that run between tracks, as well as the sunken floors located in inspection pits were specified with the vebrodeck ID system in RAL 7037 Dusty Grey.Inspection pit walls were twice coated with a water-based, gloss-finish, epoxy sealer in RAL 9010 Pure White.Semi-exposed ramps, which are located at the end of each of the sheds, were specified with the vebrodeck MMA ED system to provide additional safeguards against the elements and enhanced UV resistance as well as ensuring the material can be installed within tight weather windows.All linemarking, cross-hatching and demarcation was meticulously completed using the vebro EP Universal LM product – a solvent-free epoxy line-marking paint incorporating a thickening agent to prevent seepage under stencils and tape.

6500SQM OF OPTIMA FC IN COR-TEN WEATHERED STEEL RAINSCREEN PANELS HAVE BEEN USED IN THE STATE-OF-THE-ART STUDENT ACCOMMODATION ON RIVER STREET.As described by Architect Simpson Haugh, the student accommodation comprises three distinct volumes: a volume stepping from ten storeys fronting Garwood Street, down to five storeys facing River Street, and a 32-storey tower.Cor-Ten, a steel alloy which forms a rust-like appearance over 18 – 36 months, was selected for the project due to its striking appearance and in tribute to the copper shades surrounding River Street’s built environment. Cor-Ten is immediately recognisable with its bright red and orange tones.The strong textures of the Cor-Ten provide a fantastic contrast to the dark-blue glass cladding covering the inner elevations.Originally designed for use in coal carriages in 1930s American, the name Cor-Ten was patented in 1933 by U.S Steel, deriving its name from ‘Corrosion Resistance’ and ‘Tensile Strength’.Whilst it might look like the metal is rusting, the outer layer of the metal is actually undergoing a planned corrosion process under the influence of outdoor weather elements, which protects the metal from further corrosion over time.Referencing the corrosion process, Sotech Specification Manager Charlie Mclaughlin said: “Cor-Ten panels developed a patina in-situ on the buildings as a response to the elements. The local climate should be ideal. It was great to do another job with Simpson Haugh, especially on a site just a stone throw from their office.”Sotech’s Optima FC secret fix hook-on rainscreen system was installed to carry the panels, this fully tested system had the added precautions of stainless steel hooks and polyester powder coated rails to eliminate any bimetallic reaction between the Corten panels and aluminium support system.As you can see from the project photos, the Cor-Ten panels were perforated with hole cluster patterns positioned to coordinate with extractor vent outlets in the backing wall. This is achieved through a laser cutting process.As experts in the industry with over 30 years’ experience, Sotech wasn’t just involved at the manufacturing stage, but were engaged from design stage, offering details, advice and budget costs during the project.With 792 bedrooms and state of the art social space, the building fills a spot in Manchester’s landscape that had been empty for years.

The fantastic property is six metres tall and sits 30 feet up in the trees.The Woodsman’s Treehouse needed high performing insulation for the walls in order to keep its guests warm year-round. Due to the already compact area he was building the treehouse in, Guy didn’t want to compromise on space when it came to the thickness of the walls. He needed space saving insulation that still maintained the performance levels of traditional insulation, in order to make sure the heat produced from the wood burner didn’t escape from the building.SuperFOIL provided the project with our SF60 multifoil insulation, which is the world’s highest performing multifoil. The insulation is just 100mm thick, so was the perfect solution to ensure space wasn’t compromised, whilst still offering high thermal performance. The insulation has a 3-in-1 design which consists of three layers- insulation, vapour control and radiant barrier. What this meant was that the treehouse would be protected from condensation whilst still maintaining the right temperature, whatever the season. Offering excellent value for money, SF60 is ideal for both new build or retrofit projects and is certified by BBA and LABC, ensuring it meets the needs of building regulations. The insulation is also made from 40% recycled materials and is fully recyclable at the end of its 50+ year lifespan, so contributed to the sustainability of the project.

The BriefHillingdon Hospital in Uxbridge, London were undergoing a refurbishment and required additional facilities to help keep their patients, staff and visitors dry and sheltered when arriving and leaving the hospital.The project, which was managed by Kier Construction and Blue Iris Partnerships, included a number of canopies along the entrance to their emergency department where patients and ambulances arrive 24/7.A speedy installation was an important factor, because the hospital had an ever-increasing need for outside cover due to the current COVID-19 pandemic. Their staff, patients and visitors had to wait outside more frequently due to the current restrictions in place.The SolutionWhen putting our product forward to the Architect, Kier Construction explained that while our product wasn’t specified, the main features were in fact equal to the specified product and are designed for use in commercial settings, making it the perfect solution.This product is the Coniston Wall Mounted Canopy which is an extremely versatile, commercial grade structure that met all the features required by both the Architect and the hospital including: A mono-pitch structure, integral guttering and drainage to the ground floor with no visible gutters, constructed from 100% non-corrosive material (aluminium) and a non-fragile polycarbonate roof system.Even though the Coniston is a wall mounted structure, some of the canopies detailed in this project needed to be free standing as the existing ramp that the canopy would cover is a distance from the wall. This was not an issue as the Coniston can be installed with rear posts transforming it into a free standing canopy.

CUPA PIZARRAS has been heavily involved in the development of a new self-build residential property in North West London. The manufacturer was initially approached due to its range of natural slate façade designs, with its CUPACLAD 201 Vanguard system eventually specified to create an impressive and striking façade. Located in Dollis Hill, the property is situated next to a housing estate and opposite an existing slate clad facade, while views to the rear give the illusion of a peaceful woodland setting. The designers sought to create a family home with a high-end exterior finish that felt like an escape from London, while also working well with the surrounding structures. Early on, natural slate was identified as a material that could help to create an attractive contemporary façade around the rear, sides and the upper elevation of the front of the property. It was also crucial that the façade would act as a rainscreen cladding system so the project team approached CUPA PIZARRAS about its CUPACLAD natural slate rainscreen cladding. The project team visited Taylor Maxwell’s London Bridge showroom – the exclusive distributor of CUPACLAD in the UK - to discuss options with the Taylor Maxwell and CUPA PIZARRAS teams as well as view a CUPACLAD sample wall. This session helped to establish that the CUPACLAD 201 Vanguard system was the ideal solution. A fully BBA approved system, CUPACLAD 201 Vanguard is 100% non-combustible and offers a lifespan of over 100 years. Following the initial consultation, CUPA PIZARRAS worked closely with the project team, including carrying out a number of site visits. The use of CUPACLAD 201 Vanguard was kept in mind throughout the design process, with the dimensions of the slate determining the placement of windows, vents and corners. This meant that when it came to construction, it was a simple installation process with minimal wastage and resulting in a clean finish. The CUPACLAD 201 Vanguard system is constructed from horizontal aluminium profiles, mechanically fastened to an aluminium sub frame support. Once fixed in place, the rows of natural slate are clipped on, and in the case of the Dollis Hill property, using visible fixings to create an attractive pinstripe effect. “The product looks fantastic in-situ on this project,” commented Tom Ward, Cladding Product Advisor at Taylor Maxwell. “The dark grey slate rainscreen cladding provides a striking colour contrast with the refurbished light brown timber fencing and complements the property’s black aluminium windows and glazing.” “Natural slate is a great cladding product. Not only is it easy to install, but, as it’s natural, you don’t have to handle cost sheets for working with a dangerous material,” commented Ronan Glynn, developer at Talina Builders. “We carry out a lot of demolition and see a lot of old building products go to waste; so it’s also reassuring that slate offers such longevity and when it might eventually be sent to landfill, you know it will not harm the environment.” David Cooke, Business Development Manager at CUPA PIZARRAS concluded: “On a project like this we can be involved as much, or as little, as the project team demands. While this lack of uniformity gave the building and its apartments an impressive level of individuality, it also created irregular shaped rooms which were difficult to work with from a finishing perspective.The finish of the apartments incorporated tiles throughout all of the bathroom and shower areas. To comply with Part E impact sound regulations, an acoustic flooring system had been specified for use under the tiled floor finish. There were issues from the tile fitters regarding application of the adhesives, and the over flexibility of the system meant that the grouting was cracking and crumbling once the surface was subjected to weight and traffic.” As the tiling contractors were already on-site, a reliable alternative that would meet Part E standards for impact sound had to be sourced and delivered against extremely tight timescales.The SolutionAs the only acoustic tiling system on the market to comply with the UK Tiling Association’s (TTA)Coefficient of Restitution figure (0.56), a test method to assess the impact resistance of ceramic floor tiling, Regupol Acousti-Tile was identified as the best solution to overcome the difficulties being experienced at The Gateway.The main component in the Regupol Acousti-Tile system is Regupol 4515 Multi (REGUPOL sonus eco), a high performance acoustic underlay which isolates impact sound at source. Regupol 4515 Multi (REGUPOL sonus eco), which can be used with any finish, is first bonded to the construction’s base floor using Ardex AF200.Tiles are then laid on top of Regupol 4515 Multi (REGUPOL sonus eco) using BAL Acousti-Bond adhesive. The acoustic tiling system is completed by filling in the joints using an appropriate grout finish, which is dependent upon whether the base floor is concrete or timber.As a complete acoustic tiling system, all components of Regupol Acousti-Tile are delivered to site in a single delivery. Regupol 4515 Multi (REGUPOL sonus eco) and the complete Regupol range is available exclusively in the UK through CMS Acoustics.The ResultThe quality of the finished bathroom environments is in keeping with the ambition and attention to detail of The Gateway project overall. By installing RegupolAcousti-Tile, Aqua Interiors has ensured that the impressive tiled floor surfaces will not cause residents disruption because of excessive noise transfer between dwellings.Having undergone independent site trials, Regupol Acousti-Tile has been shown to achieve an impact sound value of up to 52dB, which is significantly less than the 62dB required by Part E of the Building Regulations.Johnson concludes: “All of the environments were around 4-5m², but there was a great deal of variation in the room shapes and sizes, meaning there were some changes to the setting once we were on-site.Regupol Acousti-Tile was versatile enough to cope with any changes we made – the Regupol 4515 Multi (REGUPOL sonus eco) element was easy to trim and shape while BAL Acousti-Bond offered the same.

300 m2 of Optima XTR Contour in 6063 T6 Aluminium Extrusion and 3000 m2 of Optima TFC+ in Aluminium 3103 Grade has been used in the completion of Bromley-by-Bow in East London.Bromley-By-Bow is a visually striking array, comprised of five high rise residential blocks with community spaces and commercial areas at ground level.Sotech’s newest system innovation – XTR Contour – was chosen as it allowed the design team to mimic the pre-cast concrete fluted panels in a consistent manner.In order to form the fluted decorative areas below the windows, a new extrusion profile was developed – XTR Contour Concave. The profile of the design was a copy of the pre-cast concrete façade panels which are fluted in the same general locations.Whilst systemised testing wasn’t carried out on this project, the design team invested significant time in 3D printing profiles to prove concepts prior manufacturing the physical die. This saved time and money in the overall project scheme.Mohamadrez Jenaban, Technical Lead at Sotech “I have undertaken a number of simulation analyses for this project to ensure panel safety, adequate performance and stability under the given conditions. We were able to determine 1- number of stiffeners required for these panels to keep deflection below CWCT recommendation 2- the maximum fixing span to keep the stress below the material permissible stress value”. The main challenge on the scheme was implementing a cap to the XTR Contour profiles upon the request of the Fire Engineer. On such a shallow profile this is challenging as there is little room for any form of fabrication works. In response to this challenge, we therefore developed internal screw ports within the extruded profile. This allowed us to mechanically fix plates to the head and the base of the profile and conform the Fire Engineer’s requirements.Sotech’s was able to provide key advice and guidance in the creation of the XTR profile, as well as key guidance on how to rationalise the arrangement to standardise die quantities, shape and size.TESTIMONIALSJamie Smith, Commercial Manager at Sotech: “The extrusion process has some restrictions and requires knowledge of the extruding process to determine what can be manufactured through a die. Flow rates of aluminium, hollow elements and wall thickness all play a significant part in the final die composition. Sotech’s technical team are able to remove the risk to the client and advise on what is physically capable, saving time and money through failed dies.”“The Optima XTR Contour – Concave systems gives an aesthetically pleasing visual and the powder coating enhances the system giving more definition to the fluting vs the contrasting brickwork surround. Our Optima TFC+ system, finished in Axalta Textured Powder to the recessed balconies, mixes well against the pre-cast concrete.
