Manhattan Loft Gardens, LondonHaving received the highly regarded RIBA Award for an architectural style which almost defies gravity, Vincent Timber were honoured to supply the beautiful Western Red Cedar that covers the three unique terrace spaces of the Manhattan Loft Gardens. The building was designed to create a community within East London offering 248 rental loft apartments, three rooftop gardens and bars, two restaurants and a beautiful hotel, The Stratford. The building even featured on BBC's The Apprentice with candidates tasked to sell these high-end homes. The stunning gardens are carved out of the building itself with the impressive use of two differing cantilevers. Our timber panelling clads the underside of these overhanging levels whilst helping to bring life to the simply beautiful outdoor space.Spectacular Design Inside & OutDesigned by Skidmore Owings & Merrill for the Manhattan Loft Corporation the spectacular building sits 143m high covering a total of 38,225m². Overlooking the Olympic Park, the building's community helps to keep the vibrancy and creativity of this iconic area alive.With live music and cocktail masterclasses, creative workshops and yoga being just a few of the events here, residents, guests and locals are all invited to enjoy the buzz of the Manhattan Loft Gardens.Thanks to the positioning of the building’s double cantilevers, residents are only ever eight stories from a relaxing open space with unobstructed views across London. The sky gardens on the 25th and 36th floors feature wildflower gardens, BBQ zones and bar areas to dance the night away, all accompanied by plentiful natural timber. Inside, there is even a gym fitted out with the latest TechnoGym equipment.The exterior of the building is focused on nature, featuring wildflowers, water features, cedar pathways and pine trees, while the interior offers a breath-taking contrast. The entrance lobby is pierced by a stunning seven-storey glass atrium and features a beautiful 10m high fireplace. The apartments themselves are equally memorable with a collection of unique single and double-height loft apartments, all with rich oak flooring, bespoke furniture and floor-to-ceiling windows.Why Western CedarWestern Red Cedar was perfect for this project as it offers a wide range of patterns, width, and thickness, creating real flexibility and individuality in design. When properly finished and maintained, cedar will hold its beautiful appearance for decades, complimenting such a high-end build.Despite all efforts at imitation, no man-made product can match the performance qualities of Western Red Cedar. It is often chosen for buildings which require an attractive appearance, superior performance, and resistance to weather conditions. What's more, Western Red Cedar has the least impact on the environment throughout its life cycle. It requires significantly less energy to produce than man-made alternatives and is biodegradable. Our cedar is responsibly and sustainably harvested in the publicly managed forests of British Columbia, Canada. Less than 1% of standing timber is harvested each year and for each tree harvested, three are replanted to ensure our forests continue to exist. This eco-friendly material is the perfect partner for the Manhattan Loft Gardens. As well as being a haven of luxury, the building is kind to the planet. As its major structural elements are exposed there's no need for additional finishes, reducing the volume of material needed for its production, lowering its overall carbon emissions.

Phase 1, The Warner Stand, has undergone complete modernisation by Main Contractor BAM and was officially opened by His Royal Highness The Duke of Edinburgh on 3rd May 2017.  The refurbishment includes works to the ornate, iconic Victorian Pavilion, with a wing-like roof and fabric canopy; the seating, ensuring maximum visibility for spectators; and the indoor bars and restaurants with panoramic glass windows ensuring the ultimate experience. The Challenge Deliver multiple specifications across differing floors and areas. Propose a system that will deliver a reflective aesthetic, similar to glass. Manufacture and install toughs at bespoke lengths requiring site joints   The SolutionExcelsior was delighted to work on this prestigious project with Populous Architects and BAM Construction. Several specifications and finishes were chosen across the project, our Planar 20 in High Gloss being a favourite. The High Gloss laminate created a glass like, reflective finish which opened up the space and made for a truly show stopping installation. The ChallengeA residential development exclusively for the over 55’s, Quantock House in Taunton, Somerset features a series of contemporary one and two-bedroom apartments set over the eight-storey building. The latest development from Platinum Skies, part of the Affordable Housing and Healthcare Group (AHH), Quantock House includes a bistro, bar, activity room and private, landscaped gardens. Designed with comfort and luxury in mind, each apartment features a modern glass balcony offering stunning views over the surrounding hills.Appointed by AHH, AMI was tasked with developing a fire-rated glass balustrade solution. Working closely with Pyroguard’s technical team, this collaboration resulted in the development of AMI’s Fire-Tek Balustrade system, featuring Pyroguard Balustrade fire safety glass. The system, fully backed by site specific structural calculations, is compliant with all the latest building regulation requirements for residential buildings over 18 metres tall (11 metres in Scotland).The SolutionDesigned specifically for balcony and balustrade applications and suitable for installation on buildings over 18-metres high (the first of its kind and patent pending), Pyroguard Balustrade is a toughened fire safety glass, manufactured to classification A2-s1. In addition to its fire reaction qualities, Pyroguard Balustrade also offers excellent light transmission and is certified to the 1B1 impact resistance rating (according to EN12600) – both key factors for the application.Quantock House is one of the first UK projects to have an NHBC accepted A2-s1 glass balustrade system installed on its apartment balconies – the result of a close working partnership between fire safety glass manufacturer Pyroguard and Architectural Metalwork Installations Limited (AMI), the architectural metalwork specialist.

The urgent need for a replacement rear goods entrance at a high-turnover commercial fast-food restaurant brought our proposed comprehensive solution to address both security and functionality concerns.Recognising the critical role of a secure entrance in the restaurant’s operations, we recommended the installation of a commercial-grade steel door and frame. This robust system not only provided enhanced security but also ensured ease of use for restaurant staff, crucial for maintaining smooth workflow amid the bustling environment. Anticipating the challenges posed by the high usage typical in such establishments, we tailored the solution to withstand heavy use and abuse, including the impact of large food delivery cages. To bolster the door’s durability, we integrated a custom heavy duty pyramid bumper bar system, extending its lifespan and longevity against daily wear and tear.Moreover, to enhance security measures and streamline access control, we incorporated a digital keypad externally. This feature allowed the door to be kept closed and locked securely while granting staff convenient access from outside. Not only did this improve security protocols, but it also contributed to rodent control efforts by minimising entry points. Additionally, to impress trade visitors and further elevate the entrance experience, we introduced a modern digital video door entry system. This innovative technology provided a seamless connection between the entrance and kitchen staff, enabling real-time visual identification of visitors and ensuring efficient management of incoming deliveries and guests. By seamlessly integrating security, functionality, and modern technology, we successfully revitalised the rear goods entrance, ensuring it could meet the demands of the fast-paced restaurant environment while enhancing overall operational efficiency and security measures.

The ChallengeInstalled within the reception hall and circulation areas of the two towers, Pyroguard Protect, which was chosen by fire protection specialists, Pyrometal, has helped architect Ateliers Jean Nouvel achieve his ambitious vision, without compromising on safety.Following the successful testing, Pyroguard Protect was installed throughout DUO-1 and DUO-2.In the reception hall, Pyroguard Protect EI120 was fitted inside PYROTEK steel profiles to form full height glass partitions and in the circulation areas on each floor, around 690 square metres of E30 was used inside double-leaf doors with EI60 glass partitions.The same was also used in the corridor doors as a means of compartmentation, which connects various areas to the stairs and lift landings.The SolutionTours Duo rises on a former industrial site on the edge of the River Seine in the Paris Rive Gauche district and at 180 m, DUO-1 is set to be the third tallest building in the capital.The pair of towers, DUO-1 and DUO-2, which lean to form an impressive asymmetrical ‘V’, will house offices, retail spaces, restaurants, a hotel and a top floor panoramic bar.In the design of the mixed-use scheme, Ateliers Jean Nouvel was tasked to create high performing, aesthetically striking buildings and as such, decided to take a bioclimatic approach to reduce energy use and make the most of the outdoor weather conditions.Giving the best protection for people and property, Pyroguard Protect provides integrity and heat insulation for 30 to 180 minutes (EI classification).The solution also provides 1B1 impact classification without the need for additional counterpanes, high performing acoustic properties and peace of mind throughout the lifespan of the product due to its UV stability.

Overview The Theatre Royal, Drury Lane is located in the City of Westminster and is the oldest theatre in London still in use. There have been four different theatres built on the site, the first of which opened its doors in 1663. The current theatre was designed by Benjamin Dean Wyatt and opened in its current format in 1812. The theatre, now owned and operated by Andrew Lloyd Webber's company LW Theatres, has just gone through an astonishing £60 million refurbishment, designed by architects Haworth Tompkins, which includes new bars, dressing rooms and even a new 16 person lift to grant easy access to upper levels! Installation Over the past 2 years, C.A.T. has worked closely with the client, the architects and the flooring contractors - to supply a range of solid brass flooring profiles and stair nosings throughout this iconic building. Hand-finished here in the UK, these Brass Nosings adorn the staircases within the theatre's auditorium and many of the original cantilevered staircases in the foyers and Royal Boxes. Alongside Loughton Contracts, C.A.T conducted multiple site visits, to measure and template the hundreds of steps across the theatre. These measurements were conveyed to our fabrication team, who worked extremely hard to bring the nosing’s to life and replicate the detail of the treads, to ensure the overall finish was first class. Last but by no means least, as you walk into the newly refurbished theatre foyer, you will be greeted by the stunning bespoke carpet by Alarwool, expertly finished by Loughton Contracts, with our 16mm solid brass rods, hand-turned by our factory and hand finished in antique brass, to match the nosings and trims throughout. Be sure to look up too, the atrium roof is simply stunning!

Just a stone’s throw from Baden-Baden’s famous festival hall, a trendy and exclusive hotel has opened its doors in the name of Hotel Roomers. The hotel’s rooftop bar is a stand-out feature. Its lightweight steel canopy connects to the main concrete structure with Schöck Isokorb® type KS elements to minimize thermal bridging in the construction. And when it comes to getting a good night’s sleep, the stairwells are fitted with Schöck Tronsole® to stop impact sound transmissions and ensure a restful stay. The building itself is a hotel, medical centre and apartment block all in one, and its radiant white facade complete with full-height windows creates a striking effect. But the real highlight is how the facade changes its appearance depending on the guests decision to shut out the light in their rooms using the integrated window shading systems. It is not just the facade design that makes this hotel so special, but also its energy concept, which is testament to its ambitious efficiency targets. A crucial component of this concept involved minimising thermal bridges, which were a concern in the hotel’s landmark cantilevered entrance canopy. Without the Schöck Isokorb® type KS elements, it would have been difficult – if not impossible – to build the cantilevered element so efficiently and to decouple the structurally challenging thermal bridge at the point of connection between the freely cantilevered steel girders and the reinforced concrete slabs. All stairwells within the hotel feature the Schöck Tronsole®, which allow it to live up to the high expectations of the investors and building owner Franz Bernhard Wagner in terms of both energy-saving aspects and – of course – sound proofing.

The Variflex walls offer a superb 57dB acoustic rating which enables concurrent events to take place undisturbed.A truly world-class resource, Edmiston House is not just for Rangers but for the local community and the city of Glasgow. The design focus is on light, space and service, as well as exceptional views across the River Thames. Extensive planting on roofs, balconies and terraces, most significantly on the first floor podium terrace, also contribute to a substantial improvement in the green footprint and biodiversity of the site.With such a high specification development it is not surprising to find that enormous consideration was given to the avoidance of the thermal bridging at the critical balcony connections; and the structural thermal break module specified throughout is the latest generation Schöck Isokorb® XT type K. The XT type K – for concrete-to-concrete applications – offers such a high level of insulation that the Passivhaus Institute in Darmstadt has awarded the product with the "low thermal bridge construction" certificate and confirmed its suitability even for passivhaus construction.A major reason for the superior performance of the Schöck Isokorb® XT type K is the thickness of the insulation body. This is increased from the standard 80mm thick to 120mm, providing an even more efficient solution. The Isokorb® XT type K not only improves thermal insulation performance by up to 30% in comparison to to the standard range, it also improves impact sound insulation by around 50% as well. High quality stainless steel bars with improved tensile strength is an integral part of the unit and while the same load-bearing capacity is maintained, there is a smaller rod diameter and therefore a reduction in the thermally conducting cross-section, resulting in a further increase in the heat insulation performance.

The Old War Office is a magnificent refurbishment of Winston Churchill's headquarters during the World War II. The sensitive restoration of this Grade 2 historic building includes a 125-room world class Raffles Hotel and 85 luxury residences, along with restaurants, exclusive bars, a Spa and Wellness centre. Referred to as London’s anticipated destination, this architectural landmark opens its doors to the public in Summer 2023.RYNO’s involvement in the scheme included providing the paving and substructure to the Centre triangle Courtyard and the Penthouse Roof Terraces. The triangle Courtyard was finished with a RYNO Quadro porcelain range and supported on our TerraSmart Rail system. The system uses a double lattice structure to provide superior support to the pavers even around the complex curves of the planters on the courtyard and penthouse terraces. The design and detailing of the build-ups from concept to completion has been brilliant, fully complementing the building’s magnificent heritage and unique character.RYNO worked very closely with The Gardenists to ensure the rail layout and build-ups were designed to absolute perfection. Seeing is believing and as Calvin Dalrymple, Specification Manager at RYNO, testifies “to come to the site and see the results…, they really just speak for themselves. Knowing and understanding the coordination that's gone into this whole project and now to see it looking so fantastic has really been a huge reward.” Home to Winston Churchill and David Lloyd George, the Old War Office was designed in a trapezium shape to maximise the use of the land in Whitehall. Of the 25 million bricks that make up the building, the first was laid in 1901: the building was completed in 1906. For all Bond-fans out there, the building has featured in the background of many films: its first Bond-appearance was in 1983.

Challenge Modern paving flags required for city centre roof terrace at flexible workspace Urban HQ situated in Eagle Star House offers state-of-the-art facilities including meeting rooms, event space, a member’s lounge and bar.  One of its most notable spaces is the rooftop terrace. The roof garden provides co-workers with a valuable communal area to foster company culture or escape from their desk. The terrace offers a flexible space to relax, socialise or entertain while taking in the views of Belfast city and beyond. The central design aspiration was to bring a New York or London feel to Belfast city. It was essential that the roof terrace hard landscaping aligned with the design ethos. SolutionContemporary Mayfair Flags installed on pedestals were the perfect choice  Tobermore’s Mayfair Flags with their granite aggregate contemporary finish were the perfect choice for Eagle Star House. A contrasting finish was created on the terrace in the colours Silver and Graphite. A simple yet effective stacked laying pattern was deployed which adds to the clean look of the contemporary roof terrace. The commercial space has more of a boutique hotel feel than a city centre office. The Mayfair paving flags were installed onto adjustable pedestals, creating a level surface throughout the terrace. The use of this installation system enables the laying of paving flags without the need for grout, sand or adhesive. In collaboration with Landscape Architects Macgregor Smith and funded by the Crown Estate, this project has revitalised Heddon Street, creating an enchanting and captivating atmosphere for all to enjoy.FABRICATION AND DELIVERY OF CUSTOM PLANTERS The planters were fabricated, painted and filled with soil in our workshop in Sevenoaks. To minimise disruptions to the busy area, the planters were delivered to the site using a Hiab, a method chosen specifically for its efficiency and convenience. This careful logistical planning ensured a smooth installation process and minimised any disturbances to the street's vibrant atmosphere.PLANTING SELECTION AND SEASONAL VARIATIONSThe selection of plants was carefully curated to complement the vibrancy of the planters and create a captivating display throughout the seasons. Bright and blooming flowers were chosen to enhance the visual appeal during the summer months, infusing the street with an array of colours that delight the senses. Additionally, grasses were selected to provide visual interest and texture during the autumn and winter seasons, ensuring that Heddon Street remains captivating and engaging all year round.CREATING ENCHANTING OUTDOOR DINING AREAS THROUGH 'GREEN BOOTHS'The primary aim of this project was to create inviting and comfortable outdoor dining areas for the fantastic bars and restaurants that populate Heddon Street. TRC was appointed as principal contractor by Barker Associates in May 2019, to carry out specialist sash window restoration works.Trinity Primary Academy is a primary school located in Bounds Green Road, Wood Green, London. It was built in 1899 by Mitchell and Butler and consists of yellow brick and red brick dressings, tiled roofs, irregular fenestrations, and sash windows that give away its Queen Anne Revival style. It's currently categorised as a Grade II Listed building with Historic England, and is part of the Academies Enterprise Trust.Nature of the worksAs the building was Grade II listed, timber window repairs had to be sympathetic and complementary to the historic nature of the property. Many of the existing timber sash windows were inoperable due to the build-up of decorative coatings, timber degradation, and defective and broken sash window ironmongery, as well as opening mechanisms. The requirement was for the windows to be fully refurbished, repaired and operational as originally intended, but also modified to meet health and safety requirements.Phase one of the refurbishment of 200 sash and timber casement windows commenced on the area needing most attention: the west elevation of the building. Following the success of phase one, the client team extended TRC’s appointment to continue around the remainder of the building, systematically completing all other windows, door and roof light refurbishments.This overall refurbishment project included:Stripping back the existing paint from the historic sash windows and repairing any decayed timber.Repairing glazing as and where necessary.Improving the thermal and acoustic containment by installing draughtproofing.Repainting windows and installing ironmongery.Undertaking brick and stone repairs to the building’s exterior.This project also required our specialist attention on some specific areas of traditional glazing. This aspect of the project required the repair and refurbishment of all four oriel bay windows and the oriel bay glazed roofs. Completion included the supply and fixing of new safety glazing and hardwood timber roof rafters, along with the repair and refurbishment of the two existing openable roof lights. The supply and fixing of new code 4 lead flashing, with lead wedges, was also carried out and fully pointed with the correct cement mortar at the wall abutment.Additional detailed work throughout the project included the following:Removal of all existing fitted window blinds for refixing upon completion of works.Removal and repair of existing window ironmongery, including original mechanical winding gear, solid bar opening mechanisms, locking fasteners, slide bar restrictors, cable restrictors, handles and stays.Careful removal and repair of all internal fixed-glazed hopper units, casements and pivot openings.Removal and replacement of all cracked and broken glazing, and replacement of the existing Georgian wired-glazing, with 6mm safety glass or 4mm polished plate glass to areas up to 1.2m height from floor level. Where privacy was required, white opaque glass with thickness in accordance with above was used.Removal and replacement of all loose and defective glazing putties, and removal of all flaking, loose and built-up paint coatings.Exposure of all timber rot and decay ready for repair with Repair Care Systems products, followed by sanding and priming ready for decoration.Vertical sliding sashes repaired, refurbished and rehung on new sash cords and weights, and adjusted as needed. Sashes were routed to accept new brush pile weather stripping. New parting beads and staff beads were serviced with brush pile weather stripping where appropriate.Final internal and external decoration was carried out using Dulux or Leyland trade paints, allowing for one undercoat and one gloss finish.
