THE PROJECTFloral Court is a mixed-use development featuring a high-quality residential, retail and restaurant space located in London’s Covent Garden. The project has created a new public walkway between Floral Street and King Street, providing increased footfall levels that provide a vital link to the retail and restaurant units in the development.THE PRODUCTThe mailboxes used in the Floral Court project are situated in internal lobby areas that residents pass through to access their apartment. Each bank of mailboxes is fitted into a bespoke timber frame with an internal steel frame support that ensures multiple mailboxes are securely installed in their respective locations.The chosen mailbox model for this development is the NW2 product, an item that is particularly popular with clients looking for a mailbox that has a minimalist design finish and where mail is to be both delivered and retrieved through the front face. This project uses a lateral variation of the NW2 mailbox, which allows for A4 sized flexible mail to be deposited and securely stored in the post box. The lateral type of post box typically features a shorter depth and larger width, which is ideal for installation areas that are relatively narrow.To reflect the number of residences that they service, the mailboxes are in a variety of different configurations across the site.Each post box has been engraved with corresponding residence numbers during the manufacturing process. To allow for a clean finish on the mailbox, the client opted for the engraving to be the same colour as the mailboxes themselves. Being used with the NW2 product, which has been specifically designed to have minimal features, this is the ideal mailbox and engraving combination for a sleek designer look.The mailbox is engraved with the font family ‘Calisto MT’, which is used in other locations on the site. This ensures a consistent mirroring of fonts used throughout the Floral Court development.

For the floor structure, the property developer decided on the double floor 'GIFAfloor DB green' from Knauf Integral, paying particular attention to the aspects of flexibility, health, environmental protection and sustainability in buildings.The 'Tour Alto' office tower in the west of Paris extends over 38 floors and is part of the high-rise backdrop of the La Défense office district. Nevertheless, Bouygues, one of the largest property developers in the world, is setting new standards in construction: installed products not only have to be as flexible as possible in their design and use, they also have to meet high standards of sustainability and environmental compatibility as well as the highest health standards for people, who will do their jobs there every day.A maximum flexible and individual floor due to the interchangeability of the individual panels, a non-flammable building material with A1 classification and the unproblematic recycling due to the lack of plastic edging, as is used in conventional raised floor elements, were decisive for the selection.In addition, health and environmentally friendly aspects were the absolute focus of the project for the property developer: The selected product must contribute to excellent indoor air quality and all materials that come into contact with the indoor air should have A + according to French in terms of VOC and formaldehyde emissions Emission class to be rated. GIFAfloor DB green elements have exactly this A + certification - the decisive advantage compared to the commonly used raised floors with chipboard supports that contain formaldehyde. Independent (building) biological analysis laboratories also prove the excellent quality through their tests: Eurofins certifies the product as suitable for indoor use, and the Institute for Building Biology in Rosenheim gives the verdict " recommended ''. This ensures a healthy working environment for employees.With GIFAfloor DB green, Knauf Integral offers a sustainable and health-friendly double floor solution for flexible, high-quality commercial interior design. FORBO’S CONTEMPORARY PORTFOLIO HELPS TO CREATE INSPIRATIONAL AND SUSTAINABLE STUDENT ACCOMMODATIONArchwood House, a new purpose-built student accommodation scheme in Peckham, was commissioned by the University of the Arts London (UAL) to house its students. Tasked with creating proactive and forward-thinking spaces for residents to live and study in, architects Nelson and Long specified an array of solutions from Forbo Flooring Systems’ contemporary portfolio to make this happen. Forbo’s Coral entrance flooring, Allura Luxury Vinyl Tiles (LVT), Tessera carpet tiles, Eternal de Luxe Decibel general purpose vinyl and Surestep and Safestep safety floor coverings were all installed throughout the building.Comprising 343 bedrooms and 50 studios, Archwood House provides students with accommodation close to UAL buildings and is designed to provide students with the creative and inspirational spaces they need, to enhance their university experiences. Nelson and Long worked closely with UAL to develop a design that would create spaces which were flexible and would allow residents to flourish in their surroundings.Alicia Nelson, Co-founder of Nelson and Long commented on the brief they received: “Our client’s brief was to create innovative and inspiring spaces for UAL’s creative students to learn and grow in. It was also important that the spaces equipped students with the tools they needed to have a successful time at university, from studying to socialising. Sustainability was top of the agenda too, so we needed to carefully consider the materials we specified to ensure we met the requirements.”With the project brief in mind, Alicia set about sourcing materials that reflected the needs of the building: “Due to the variety of high-quality and sustainable products available within Forbo’s portfolio, as well as its reliable customer service, we opted for a variety of Forbo floor coverings for Archwood House, including its Allura LVT and Tessera carpet tiles.“We specified Forbo’s Allura LVT in a variety of colourways for a few different areas of the student accommodation, including the games room and common room which are situated in the street building – a separate part of the accommodation. The warm colours that Forbo’s Allura LVT are available in helped to provide a stunning backdrop for each space which then enabled us to build out, incorporating different textures and colours to the overall design. For example, we used the Smoke Cement shade for the ground floor corridors, games room and study room, to elevate the design and provide a nice neutral finish. As well as the beautiful designs available, Forbo’s Allura LVT is also easy to clean, which was an important factor for this project, given that lots of students would be using these spaces.“We then opted for various designs from Forbo’s Tessera collection, which are lovely, elegant and durable loop pile carpet tiles. Forbo’s Tessera Layout in the Graphine colourway was the perfect solution for the stairs, cluster corridors and other high traffic areas, thanks to its hard-wearing nature. The understated grey shade also complemented the neutral colour palette we were using for these areas.”Alicia also specified Forbo’s Tessera Chroma carpet tiles in the Pathway and Tuxedo colourways, which were installed in the bedrooms and the cinema room respectively to create a homely feel to the rooms. Not only this, but Forbo’s Tessera Chroma carpet tiles are made with 62% recycled content by weight, aiding in creating a more sustainable scheme.This was combined with Forbo’s Eternal de Luxe Decibel vinyl floor covering in the communal and studio kitchens. This solution served a double purpose: It reduced impact sound by 17 dB and provided an R10 slip rating, both of which were key to creating healthier and safer spaces for residents to live in.With safety in mind, Alicia also specified a range of Forbo’s safety flooring, as she explains further: “For the staff kitchen areas, toilets and prayer room, we needed to ensure maximum slip protection and that’s why we chose Forbo’s Surestep and Safestep floor coverings. The prayer room, in particular, which contains a wudu sink, needed to be a safe and neutral environment for residents to use, and Forbo’s Surestep offered the perfect solution. As a genuine safety flooring with guaranteed lifetime slip resistance, as well as an R10 slip rating and a 36 PTV score, it was the ideal solution to ensure the safety of residents. Not only this, but it comes available in a range of stylish colourways, such as the neutral wood décor we specified, which complemented the overall design.”In addition to this, to maintain the condition of the interior floor coverings, Alicia opted to use Forbo’s Coral Classic entrance flooring system in the Mouse Grey colourway. Alicia explains more here: “We wanted a solid barrier matting, that would reduce the walked-in dirt that you’d expect to see in a city centre university accommodation. With students coming and going all day, it was key to install an effective entrance flooring system to reduce cleaning and maintenance. To increase capacity at their old Windsor site BDCH are adding a new wing.The animal charity required specialist doors for a new intake building which includes 27 kennels and 4 maternity kennels.Dortek supplied hygienic hinged doors with Stainless Steel frames throughout the new building. Some doors also had automations and access control locks for ease of access and increased security. Fire doors with 30 minutes certification were also supplied for the protection of animals and staff throughout the facility.The GRP construction of Dortek doors makes them easy to clean, waterproof and extremely robust. They are ideally suited to animal care facilities requiring a low maintenance design.

A wealth of transport links around the city are found at the site of the Paddington Exchange project.THE PRODUCTThe project features multiple banks of wall recessed fire rated 2 mailboxes located in the entrance lobby area. The mailboxes contain a series of features and benefits that result in a ‘one hour integrity’ rating that conforms to the BS476 Part 22 fire standards. For more information, please visit our fire rated mailbox page.The mailboxes are finished in an IGP-DURA®xal paint using a Dark Bronze – E82987 colour. Each mailbox features engraved numbering in a COPASETIC NF font on the opening flap coloured with a contrasting black infill.The banks of mailboxes are completed with a surrounding trim used to mask the join between the mailboxes and the installation wall. Large panels are used in conjunction with the banks of mailboxes which allow for easy identification of the relevant mailbox for both the residents and postal delivery workers.

Both the Metropolitan and Jubilee lines are nearby offering easy access to the west end of London in less than 20 minutes.The SCAPE Wembley residence features a large bank of freestanding MODA mailboxes located in the social space of the project. The mailboxes are in front / out front horizontal type products that are freestanding fitted to the floor.The mailboxes were configured and assembled prior to despatch, allowing easy installation of the mailboxes when they were delivered to the project site.We have worked with SCAPE Students on a number of other projects including the Corsham Street and Greenwich developments.

Recent Home Office research and analysis of ‘trends in fire false alarms and fire alarm policies’ reported a decline in false fire alarms caused by malicious or accidental activation of manual call points due to the introduction of protective covers.Still every false fire alarm remains costly, disrupting schools and businesses, placing unnecessary strain on our emergency services, and reducing the public’s faith in fire alarms.Continuing to be the largest incident type, false fire alarms accounted for 42% of the incidents attended by fire and rescue services in England year ending September 2023 – fires accounted for 24%.Home Office figures show that there was a total of 3,030 false fire alarms caused by the “malicious activation of [a] fire call point/alarm” in England during the 12-month period, surpassing challenged hoax calls as the largest reason for malicious false alarms.Accidental activation remained a significant contributor, 15,609 false alarms were recorded due to the accidental and careless activation of life safety devices, including manual call points.With similar figures reflected across the UK, over £1 billion is lost every year due to false alarms.To recoup this cost, North Yorkshire Fire and Rescue Service joined the London Fire Brigade in recovering costs from hospitals, airport and student halls with a poor false alarm record.Dangerously, false fire alarms divert fire crews away from real emergencies; creating unnecessary risk as crews travel at high speed to attend ‘emergency’ calls. The ‘crying wolf’ factor caused by frequent false alarms causes staff to become complacent and less willing to act quickly when an alarm activates.The Scottish Fire and Rescue Service recently changed the way its firefighters respond to automatic fire alarms in commercial premises to reduce unnecessary call outs from unwanted fire alarm signals.However, the reduction of unwanted fire alarm signals to fire and rescue services does not necessarily reduce false fire alarms and therefore may leave fire safety issues unaddressed. This may not only lead to disruption for businesses, but also to alarm fatigue for the occupants – conversely, successfully reducing false alarms will also reduce unwanted fire alarm signals.Repeated false alarms reduce the public’s confidence in fire alarms, contributing to alarm fatigue and a complacent attitude toward evacuations. Alarm fatigue occurs when a person becomes desensitised to an alarm due to repeated false alarms and consequently fails to react appropriately in a real emergency.As recommended in BS 5839-1:2017, manual call points can be fitted with a protective cover to prevent false fire alarms. The British Standard Institute recommends in section 20.2b, that: “All MCPs should be fitted with a protective cover, which is moved to gain access to the frangible element.“It is now recommended that a protective cover is fitted to a Type A manual call point to help prevent false alarms.”Consequently, Home Office research examining the long-term trends in false fire alarms found that the introduction of protective covers was a contributing factor in the decline of false fire alarms caused by malicious or accidental activation of manual call points.As the original call point cover manufacturer, Safety Technology International produce a range of protective covers, specifically designed to prevent false alarms whether accidental or malicious.The STI story began in 1980 with a challenge by a school headteacher who wanted to stop their false fire alarms. Ongoing replacement of old doorsThe challenge Hart were consulted to help reduce vermin access mainly from pigeons, seagulls and geese attracted by the feed/agricultural nature of the production process. The doors needed to be capable of thousands of operations in dusty conditions allowing large vehicles fast access to the facilities. The solution With over 30 Hart doors installed across six production facilities, the latest contract replaced existing roller shutters, which remain open all day, with seven Speedor Storms, one Speedor Super and one fast action roller shutter. The emphasis was on speed of open/close cycles to significantly reduce the vermin access and improve energy efficiency. The success The investment by Cargill is also part of a drive to improve energy efficiency by 5% and to maintain a better working environment and temperatures within the building as well as preventing unauthorised access to different areas of the plant. The Review:“I wanted to say I was really pleased with the job David and guys have done. NV Buildings is one of the most prestigious and iconic residential sites in Greater Manchester.The distinctive sail-shaped buildings are a major landmark in Salford Quays. The blocks have a curved main elevation providing a unique aesthetic on the skyline and are one of the most popular developments in the area.With a prominent location in Salford Quays, adjacent to the Lowry Theatre and Media City TV headquarters, the apartment blocks feature in many iconic photos of the area.The project itself was funded by the Building Safety Fund, the Government’s £4.5 billion fund to remove unsafe non-ACM cladding on residential and mixed-use properties that are 18 metres and over and do not meet building safety regulations.Our Approved Installer QFF Facades were contracted to complete the exterior wall insulation and rendering which upgraded the fire performance of the cladding, ensuring the safety of both the building and residents.Three 15 storey blocks were refurbished, with a safe and thermally efficient façade solution.Our ServiceWe worked in close partnership with QFF Facades throughout the duration of the project.Deliveries and install were strictly monitored and a very systematic approach was followed. A planned install programme was agreed to ensure minimal disruption to the residents of N V Buildings, who remained in their homes while the work was carried out on this prestigious site.We produced a bespoke specification which included various detailing such as soffits, balconies, and full height panels.A partnership approach was vital, as we worked with QFF Facades, Thomasons Consulting engineering, and the fire officer to agree upon and deliver specific detailing at abutments, openings, and for the drained cavity of the façade system.Particular attention to detail was afforded to the drained cavity fire-stops, including fire-stop details between floors, at party walls for each apartment and around openings.As part of our service commitment, our technical team were available to provide hands-on-guidance, offer support, technical guidance and ensure high levels of quality.Technical Project DetailsAfter testing, the existing cladding had been deemed a fire safety risk by experts and therefore needed to be removed and replaced with anon-combustible alternative.The project was a strip-and-refit of a drained cavity external wall insulation system, which included an expanded polystyrene insulation system.Our Approved Installer QFF Facades installed a K Systems Exicco M, Drained Cavity External Wall Insulation System for steel frame buildings, utilising Mineral Wool insulation. This high performing system provides high levels of fire resistance and non-combustibility.The fire classification of the façade for N V Buildings was upgraded to A2-s1, d0 and therefore complies with the latest building regulations, ensuring the safety of its residents.For the finish, high-performance thin coat silicone render (Silicone TC) was specified. Our Silicone TC render has a number of fantastic advantages including ease of application, and its hydrophobic properties make the render low maintenance. Available in a wide range of colours the topcoat finish used on NV Buildings is a light grey to match the original façade, meaning aesthetically the iconic buildings maintained their distinctive design.

Integrated into the bank of boxes are mailboxes finished in a Pure White (RAL 9010) colour that spell out the word “HEY”.The mailboxes are located in the reception lobby area close to the property entrance doors, welcoming visitors and residences to the student accommodation each time they enter the building.

THE PROJECTThe Dallston Junction project features two banks of Stainless Steel 2 mailboxes that have been recessed into the wall to minimise the amount of room taken up by the mailboxes in the area of installation. This particular project required the mailboxes to be recessed into the wall to ensure that the project met building regulations in a main walkway through the project.The banks of mailboxes feature a high-quality Sapele Surround which was provided by ourselves with the mailboxes. The Sapele surround was specified by the client and we worked with a specialist joiner who created this surround. The wood is also used in a central storage area where items can be placed when depositing mail into the boxes (as shown in the photographs), or notices can be used by the management for residents to read etc.The Stainless Steel 2 mailbox both accepts and allows for retrieval of mail at the front of the product. This particular project uses engraved mailboxes that have been infilled with a Jet Black (RAL 9005) contrasting colour for the residents and postal workers to easily identify specific mailboxes.

THE PROJECTThe Waterside Park project features multiple banks of a fire rated mailboxes that comply with the BS 476 Part 22 offering a one hour integrity rating that will ‘contain and form a break to a fire’.The bank of mailboxes are recessed into a wall and integrated with a finishing surround frame providing a high quality edging to the products, hiding any gaps between brick and mailbox and ensuring a high quality finish.The mailboxes feature an inward sprung flap, which is a standard feature across the fire rated mailbox range. An intumescent strip is placed on the internal side of the mail flap, which expands when the temperature increases and ensures that the flap is kept closed – stopping the oxygen flow into the mailbox and reducing the risk of fire spreading through the mailbox.Each mailbox used in this project has been fitted with a unique identification numbering vinyl with a black colouring to easily show the users (both residents and postal operatives) where each mailbox is situated.
