BackgroundThe new multi-million euro Buncrana Primary Care Centre development was an exceptional project to be involved with. This high-profile project was funded by the HSE, with the aim of bringing many healthcare services together in one new state-of-the-art centre. Construction was led by local company McCallion Group and the 56,500sq ft. facility, which is spread across three storeys, boasts underground car parking which can house 126 staff. The centre is an excellent asset to the local community, ensuring the vital health services people need to avail of on a regular basis are available in one central location. For the client, the key requirement was to build a modern, aesthetically pleasing, energy efficient facility that achieved a target U-value of 0.15W/m ² K. After extensive planning, focusing on matching an appropriate insulation system with a complementary finish, K Systems provided a full technical specification and a comprehensive delivery plan.Our ServiceOur dedicated team of technical specialists were on hand to fully support throughout the duration of this project, ensuring the highest levels of construction were achieved. The K Systems Technical Manager, Gerry McErlean regularly visited the project to inspect progress and offer hands-on-guidance and technical support. Local installer GD Plastering worked very closely with Gerry to ensure a high standard of work was achieved and great attention to detail is evident throughout this project. Due to the size and scale of the Care Centre, Gerry recommended that the TC render finish was spray applied to ensure a consistent finish and aid the speed of application. GD Plastering took this advice on board and invested in a spray machine, resulting in a uniform finish, faster completion and reduced labour.Technical Project Details After numerous design meetings taking into consideration client requirements, budget and timeframes, the K Systems E EWI system was specified. This high-performance, light-weight and cost effective system based on expanded polystyrene (EPS) insulating panels offers a great fire rating of B-s1,d0 and is available in a range of finishes. The mixed substrate of reinforced concrete and lightweight block had alignment issues. We specified the use of multiple thicknesses of insulation boards, that were fixed adhesively and mechanically to overcome these alignment issues. Our specification included bespoke technical detailing, such as compression joint detailing on every floor and our site inspection teams were on-site when required to offer a range of support and guidance. For the finish, thin coat silicone render (Silicone TC) was specified. Providing a variety of benefits, K Systems thin coat render offers silicone and polymer-modified technology to provide long term weather protection, alongside excellent breathability and water repellency properties. With the unpredictable Irish weather, this durable finish will withstand the elements and offers an eye catching, clean design, creating a modern and crisp aesthetic. Available in a wide range of colours, K Systems silicone render is the most flexible on the market, making cracking over its lifetime less likely. Its ease of application made it an ideal choice for a project of this scale and size and its hydrophobic properties provide a low-maintenance finish for years to come. We delivered a long-lasting, safe, eye-catching design for the Buncrana Primary Care Centre that brings exceptional thermal comfort to the property. The target U-value was achieved, allowing energy savings and reduced costs for the client throughout the lifetime of the Centre.

A major part of the project was restoring the building’s original wood windows, which had been covered over with aluminum windows 30 years ago. The aging units—242 in total—had suffered from fogging, failing glass, air leakage, & broken balances that rendered them inoperable. Window manufacturer Re-View, were selected to restore the windows. Re-View restored the windows using restoration epoxies and replicated Accoya wood parts. Re-view chose Accoya due to its durability and 50 year guarantee. As forecasted at the start of construction in 2013, the work will be completed in June 2017.

Newton Specialist Contractors ASF Waterproofing were called in to investigate why the Bridge Master’s Quarters at No.1 Tower Bridge was suffering from damp and proceeded to install multiple Newton products to resolve the issue.At the world-famous Tower Bridge, landscaping contractor Maylim was commissioned by the City of London Corporation to investigate why the Bridge Master's Quarters at No.1 Tower Bridge was suffering from damp.After excavating, they discovered that the structure had no effective damp proofing protection. Newton Specialist Contractor ASF Waterproofing were commissioned to install new damp proofing measures to solve the issue.ASF Waterproofing approached the project in two phases, using multiple products to effectively damp proof both inside and outside the building. At the start of phase one, ASF correctly prepared and cleaned the internal wall surfaces before installing a new damp-proof course by injecting Newton 804-DPC into the walls at regular intervals, then sealing the holes with Newton 313-WP. The walls were then smoothed with a new internal render, ready for Newton 103-S to be quickly and easily sprayed to provide a final barrier to water.For phase two, the ASF team turned to the external walls of the structure, preparing and cleaning the surface before applying a new external render coat. The wall was then thoroughly waterproofed with four coats of the flexible, resilient Newton 109-LM. To ensure that the building was completely protected externally, the waterproofing began at 1 metre below ground level and extended all the way up to the existing windowsills.Thanks to their meticulous attention to detail and high standard of installation, ASF Waterproofing were able to provide both the contractor and the client with a high-quality and comprehensive damp proofing solution. As a result, the City of London Corporation can now hand over the building to the new lease holder, safe in the knowledge that it is well protected from damp.

More than 20,000m² of Sto’s external wall insulation system has been specified for two residential schemes at Cherrywood, Ireland’s largest urban development driven forward by real estate group Hines and its joint venture partners, APG Asset Management over the past seven years.Located on a 360-hectare site to the south of Dublin, Cherrywood is expected to serve a population of 25,000 people, offering more than 7,700 new homes, six schools, three parks and leisure facilities.Henry J Lyons Architects selected the StoTherm Mineral insulation system for apartment blocks forming part of the first and second phase of the residential construction. Now complete, the first scheme comprises 431 homes divided into two equally-sized blocks. The second consists of 520 units spread across three blocks and is due to be completed in Summer 2023. Sto installation work was carried out by applicators Platt Reilly.Consisting of mineral fibre insulation boards, the StoTherm Mineral system provides a high level of thermal performance and fire protection. It has been installed onto lightweight steel frames using Sto-Rotofix Plus. Thanks to a unique spiral design, these fixings help to create a seamless façade across all the blocks as well as a cavity behind the insulation board allowing any excess moisture to drain. Using the Sto-Rotofix-Plus, any unevenness in the substrate can be easily rectified by adjusting the insulation boards after they have been installed. This means there is no need for unsightly expansion joints and a smooth surface can be created ready for applying the render.All the apartment blocks will be finished with the StoSilco silicone resin render to provide high levels of water repellence and resistance to algae and fungus growth.

When the 35th South West Cheshire Scouts moved into their brand new £285,000 state of the art Scout Centre, they immediately noticed that a problem with extreme echoes in the main hall.The hall is used by over 120 Beavers, Cubs and Scouts weekly, plus wider community use, so it was imperative that the acoustic issues were resolved as quickly as possible.The building itself was purpose built and is a conventional brick construction lined with Thermalite blocks. The main activity area measures 11 x 11 metres and around this are toilets, a kitchen, large equipment store and a small meeting room. The store area remains with the painted Thermalite blocks, but the remainder of the building has been rendered and skimmed with plasterboard. The decision was made by the Scout leaders that it was inappropriate to use plasterboard in the main activity hall fearing it would not stand up to the rigorous activities of the scouts and would soon get damaged, therefore opting for render and plaster. The ceiling was skimmed plasterboard.After immediate recognition of the acoustic problems within the building, the organisation approached Hush for advice and guidance. Our technical manager carried out tests, calculating the overall existing reverberation time to be 3.9 seconds with a peak at 500 Hz of 5.39 seconds. Subjectively the reverberation time seemed longer, around 6-8 seconds, which was surprising in a hall of these dimensions and construction.After carrying out the tests on the centre, Hush recommended a solution to treat the hall (aiming for a reverberation time of 1.5 seconds over the wider frequency spectrum) using 40x Hush Absorber 50 panels.The transformation was instantaneous, with immediate feedback that they could hear the room recovering. John Bennett, Group Scout Leader, said“The result has exceeded our hopes, it is now possible to have a quiet conversation whilst 20+ six to eight year olds are having fun! The planning approval was originally for render and buff brick so we were able to provide a similar look with our Smooth Sand texture which was chosen in three of our core colours to give this coastal location a modern and contemporary look.

The design and materials proposed minimised its visual impact on views across the Forest landscape nearby and contrasted with the white render of the existing building.Cellecta’s DECKfon Batten 70 was specified by Boyle and Summers as they have been rigorously tested and are robust detail complaint for steel, concrete and timber separating floor applications. The battens consist of a layer of recycled, low resonance, open cell, flexible polyurethane foam bonded to an FSC/PEFC certified timber batten.Tuakana was awarded this 1,050m² contract for this development in Milford-on-sea.

The structureThis residential property emerged from the ashes of a World War II bomb site formerly occupied by a coach house, and was constructed circa 1945 by a local postman to serve as a family home.The distinctive characteristicsSurrounded by grand white stucco houses, this property was a joyful oddity amongst the archetypal street. With an off-centre pitch, horizonal windows and a central door, the owner was keen to work with and improve the existing fabric. The renovation The property had been re-built under a new centred pitched roof extending across two storeys to the rear. Stepping down at ground floor to a deep brick-finned façade opening onto a protected and peaceful walled garden.At the front, the old and new bricks were sewn together under a coat of bagged lime wash and mineral paint and insulated internally. The rendered base speaks to its stuccoed neighbours and grounds the building; the subtle depth of the relief creates a play of light across the front facade in the evening sun, celebrating its distinctive character.Why KEIM?The owner had been aware of the unique properties of mineral paints for allowing bricks to be painted but crucially to breathe, understanding so often houses are painted with non-breathable paints and the suffocated bricks lead to condensation. A mineral paint was required that can be painted over brickwork as well as the rendered base.The owner reached out and arranged a site visit with James Best, Senior Sales Executive at KEIM Mineral Paints. Following his expert guidance, it was recommended to utilize KEIM Soldalit for the project. Samples of five distinct shades of white were provided for testing across various façade orientations and times of day. The owner ultimately selected KEIM Soldalit in colour 9870, commenting “It is the perfect white. It is warm without being yellow and looks great in direct sunlight, shadow and of course our many overcast days.”

Combined with recessed mortar joints, the brick blend, which is made up of several shades, creates a more aged appearance that helps the houses to sit comfortably within their environment.The BenefitsThe brick detailing on the units includes dentilation around the eaves and gables, and segmental arches over windows, all of which are in keeping with the traditional architectural style of the units and serve to enhance their aesthetic appeal.

Fixfast products were the first choice for ICS and the Facade Support range was an obvious need for this type of contract; coupled with the DrillFast® Stainless and Lacquered products, the external roofing and cladding was installed in the finest possible manner.The external walls use a range of materials - black brick and through-coloured render serve as a background for two types of cladding panels: white fibre cement panels and timber laminated panels manufactured from kraft paper and finished with natural timber veneers. The dark colour of the brick is used as a medium to enhance the crisp lines of the bright cladding as well as the shape and colours of the wooded bank at the rear of the building.

This system has a low energy use, reducing running costs and co2 emissions, which benefits the environment.Willmott Dixon was awarded this 1,000m² contract by Somerset County Council to construct this development in Somerset.

Constructed on the site of the East Parade car park near the former Sun Centre, the three-storey timber-framed hotel has a render finish. It includes four accessible rooms, a ground floor reception, a bar, a breakfast restaurant area, and an onsite car park. This is the first hotel at Rhyl Beach, the company’s 576th Travelodge, and the company’s 27th hotel in Wales.Cellecta DECKfon 26T was specified by Ion Developments due to it being the ideal acoustic overlay treatment to improve the performance of the original structural timber decked floor. The tongue and groove on the floorboard make it quick and easy to install, saving time and money.Wynne Construction was awarded this 1,400m² contract to construct this hotel in North Wales.

Nestled in a secluded location, the village of Lavenham has been a picturesque place to live since its mediaeval origins. But with housing supply limited within the bounds of the existing village, in 2016 residents voted for a new development to go ahead – providing it was in-keeping with their historic homes.The designs of The Paddocks’ 25 new properties therefore draw on influences from the Tudor and Regency homes and cottages already lining the streets of the village, reflecting their style and materials. Ranging from two to four-bedrooms, each home has been gifted its own individuality, with traditional finishes, such as rendering and weatherboarding linking them back to the original properties. Attention to the quality and scale of landscaping around the site has also been factored in to mirror the countryside that embraces the site.However, while the new homes certainly have similar characteristics to the houses already in the village, they do not share their energy inefficiency. Beneath the traditional finishes are contemporary homes with ambitions to keep carbon emissions to a minimum. To do this, Hartog Hutton decided to take a two-pronged approach to reducing CO2 emissions: by installing solar panels and electric car charging points, and by using thermally insulative fabrics, including blockwork.For the structural foundations, the housebuilder therefore turned to Lignacite’s 100mm and 140mm Lignacrete blocks, which are designed for high-strength uses. With an A1 fire rating, Hartog Hutton could also ensure that future residents would have an additional layer of fire protection.Lignacite Ash GP blocks then form the bulk of the buildings. With strong and durable characteristics, these blocks are ideal for all kinds of applications. More importantly, they also have great thermal insulation of 0.298 m2K/W (for 1400mm blocks at 3% moisture), which satisfies all the latest requirements of the Building Regulations Approved Document L.The remainder of each structure uses Lignacite’s Fibo 850/950, which forms the substrate for the weatherboarding and rendering. They provide an excellent surface for these finishes while also adding to the overall thermal insulation of the property. A final advantage is that these blocks are extremely lightweight and can be put into place one-handed.

The Bishop Auckland refurbishment project, is a stellar example of K Systems ability to harness years of expertise with forward-thinking innovation to meet the needs of its clients.Durham Homes commissioned K Systems to refurbish its residential development of 120 terraced houses. The primary aim of this project was to improve the thermal performance rating of each home. The challenge for K Systems was to provide a suitable EWI solution whilst retaining the character of the homes by replicating the existing brick and stone walls.Due to this unique mix of required finishes, we were presented with an extremely complex project that required careful attention of several aesthetic and design considerations.Having a good reputation for matching systems with finishes to deliver clients’ visions, we worked in collaboration with our approved installer Westdale Group, to scope out the project and specification in fine detail, with particular focus on insulating properties and aesthetic.These poorly insulated brick and stone terraced houses were given a thermal upgrade to enhance occupier comfort. An attractive brick render finish was used over insulation to provide an aesthetic finish that is in keeping with the current street scene.This satisfied the client’s requirements whilst providing a total revamp for the properties, which has resulted in energy efficient and aesthetically pleasing homes for the client and residents.Our ServiceWe worked in collaboration with Durham Homes and approved installer Westdale Group to upgrade these poorly insulated brick and stone terraced houses and deliver a total revamp of the properties, resulting in thermally efficient homes.The project was completed with minimal disruption to existing residents, and due to forward planning and regular site visits by an experienced K Systems project manager, where processes and progress were monitored and evaluated, the project was completed within the agreed timescale.Our Application Specialists visited the site regularly throughout the project working in collaboration with the approved contractor to ensure correct installation and detailing.As a result, we delivered an excellently designed and expertly executed refurbishment, that exceeded the expectations and requirements of the client, Durham Homes, and the residents of the newly improved homes.Joe Rogers at Westdale Group, said:“To deliver such a large project (120 houses), it requires multiple teams to work seamlessly together and have absolute trust in the other’s skill, vision, and judgement. The team’s innate understanding of pairing systems with finishes for optimal performance is second to none and together we delivered a best-in-class refurbishment which was an absolute pleasure.”Technical Project DetailsEffective demand planning and technical detailing ensured that the Durham Homes project was completed on time in March 2022.Having comprehensively assessed the project requirements, taking into consideration thermal u-value target, aesthetics and cost, our K Systems E BrickRend EWI system was specified. This high-performing system is lightweight utilising expanded polystyrene (EPS) panels that are enhanced with graphite to further enhance thermal performance.The E BrickRend system has a fire performance rating of B2-s1,d0. It’s low moisture absorption and resistance to mould growth ensures a high level of durability.The system was specifically tailored to meet the thermal performance criteria of the project. Utilising 90mm EPS panels, the target U-value of 0.30W/m2K was achieved, delivering the benefits of improved thermal comfort and lower heating costs for residents, whilst helping the local authority achieve it’s environmental carbon reduction targets.Several finish options were considered to meet the client’s requirement of replicating the existing brick/stone appearance of the properties whilst remaining within the project budget.K Systems specified BrickRend, a bespoke, specially formulated polymer render which was colour-matched to the existing masonry. It was then down to the skill of our approved installer to apply pigments to tint and shade the render surface and simulate the appearance of real stonework. The surface is then sealed to provide a long-term durability. A dash render finish was applied to the rear of the Bishop Auckland properties.This particular finish didn’t just ‘fit the bill’ at the time of delivery, but is an economic, durable, lightweight solution, easily applied, with an increased bond strength compared to sand and cement, which will protect the insulation and structural fabric of the homes from environmental deterioration in years to come.This customised finish and attention to detail is a perfect example of how K Systems works with all clients to fulfil any specific design criteria and go above and beyond the standard requirements to deliver superior quality.

The Hurlford Avenue new build project, situated on the former Garscadden Primary School site, truly harnesses innovation and design. This ‘Modern Methods of Construction’ project, completed in partnership with CCG, showcases technical prowess and constructional excellence.Garscadden Primary School closed back in 2017 but the 1930s school building remained standing. Spotting the potential for something impressive on the site, Glasgow Housing Association proposed a modern replacement – a portfolio of properties.The key requirement was to build modern, energy efficient homes which would provide much-needed affordable housing in the sought-after area of Dumbarton and make a significant difference to the local community.After extensive planning, focusing on matching an appropriate insulation system with a complementary finish, K Systems devised a comprehensive delivery plan using our unrivalled experience and expertise.CCG fabricated the building off-site with timber kits and incorporated elements from our Aricco system, with the final finish being completed on-site. This approach was advantageous for a few reasons, including the speed of construction and a reduction in required labour.Hurlford Avenue is a prime example of our experience with off-site modular builds and our project-specific approach to EWI solutions. We brought Glasgow Housing Association’s vision to life and delivered 28 houses and 42 flats for mid-market rent.Our ServiceThe build of the Hurlford Avenue development wasn’t without its challenges. Precision planning was required to ensure minimal disruption to the residents in surrounding estates. All traffic ways remained free for passage and noise pollution was kept to a minimum.During the build, our team encountered some detailing challenges. However, working directly with the contractor and main contractor, these challenges were quickly resolved by key colleagues within our Technical Team, and the build remained on schedule and of the highest quality.From specification and design to planning, delivery and evaluating, our team transformed a derelict site to a contemporary multi-dwelling development that rejuvenated the Dumbarton area.“I would like to thank everyone on the K Systems technical support team for their contribution in accomplishing the Aricco System project at Hurlford Avenue. A build with timber kits and a drained ventilated cavity system was specified, along with a silkolitt thin coat render finish.CCG are renowned for off-site manufacturing (OSM) and manufactured the kits from their production site in near-by Cambuslang. They sourced the correct material according to our exact specification. CCG’s ‘iQ’ System was chosen, which is designed with a fabric-first approach where greater tolerances are determined by fewer junctions and thermal bridges to deliver enhanced U-values and significantly improve airtightness. By incorporating OSM and the iQ system into this project, it is just a small insight into our unrivalled knowledge and expert approach that we take to fulfil the requirements of our clients.For the supporting façade, the K Systems Aricco system was specified - a drained ventilated cavity system perfectly suited for use in low rise buildings, particularly new build projects and timber framed construction. The Aricco system is also the most compatible with offsite/modular construction techniques and boasts an A2-s1, d0 fire rating and therefore complies with the latest building regulations, ensuring the safety of all residents.The finish was just as important as the façade system, with the cost-effective, industry-leading Silkolitt thin coat render specified. Silkolitt renders provide a contemporary finish to new-build applications, something this project very much required to modernise the area. Silkolitt is simple to apply, and its hydrophobic properties makes the render low maintenance. It also has excellent vapour permeability, allowing the Hurlford Avenue properties to breathe and avoid interstitial condensation. It is the most flexible system on the market, making cracking over its lifetime less likely and therefore delivering a pleasing aesthetic with outstanding longevity.The combinations specified by the K Systems team resulted in the build of impressive dwellings boasting a U-value of 0.13W/m ² K – meaning homes were easier and cheaper to heat, a particularly attractive benefit given the current cost of living crisis.

A dilapidated department store in the centre of Royal Leamington Spa has been transformed to create a block of 26 luxury apartments and retail space.Developer Tag Urban Properties enlisted the help of London-based architects TateHindle to design The Hide to reflect the history of the town. The front elevation of the building reinstates a Georgian terrace using the same architectural characteristics as the adjacent building, but as it wraps around the corner it becomes more contemporary. Although the apartments have very modern interiors, there has been a very sensitive approach to the external design.The residential element of the scheme includes a range of one, two and three-bedroom apartments and duplex penthouses. The homes have ‘upside down’ living where bedrooms are below the open-plan living areas which look out onto private terraces with panoramic views across the town. A communal courtyard provides a suntrap for residents to share at first floor level.The location of the building meant that Harish Ratna, director at TateHindle, and his design team needed to address two potential issues: working within the space constraints and designing a façade in keeping within a conservation area. “Traditionally masonry and a silicone render would usually be used for this type of project, but as we couldn’t go outside the boundary, we used a steel frame system with a narrower wall paired with an external wall insulation (EWI) system to maximise the internal space and speed up the whole process,” explains Harish“This is a Georgian conservation area, and we consider ourselves as custodians of a public area and see it as our duty, not just for the client to be proud of the building, but to make sure it stands the test of time.”As part of this, it was critical that the cornices – the decorative moulding that crowns a building – integrated with the listed building and were the correct shade of white. Architectural moulding specialist Build-Lite worked with TateHindle to design a cornice that was in keeping with the surroundings and would also help to keep the building’s white render looking crisp for longer. “Normally you would have a lead and stone capping, but we designed a cornice, used at four levels, that should help to lower the amount of external maintenance needed,” explains Harish. “The cornice has the optimal angle to ensure rain will run off, away from the wall, rather than run down the wall which can cause staining and therefore need more regular cleaning to keep that crisp white finish.”The leading contractor on the project, HC Linings, was responsible for the steel frame, render, internal partitions, ceilings and joinery on the scheme, but enlisted the help of Central Facades to install Saint-Gobain Weber’s webertherm XM EWI system.It was important that the installation of the cornice didn’t compromise the performance of the EWI system so Build-Lite and Weber liaised closely to ensure the two products could work safely together. Nicola Burbury-Walters, National Account Manager at Saint-Gobain Weber, said: “In new build schemes, insulating on the external walls can be combined with a simple and reliable single skin construction to deliver both a cost-effective and efficient build programme and attractive façade. It also allows developers to address the ever-increasing thermal requirements of the building regulations by minimising heat loss and reducing CO2 emissions.”Weber provided technical support for the U-value and condensation risk calculation and pull-out tests were undertaken to ensure that the correct system was specified. Once the full specification was finalised, Weber talked the team through the system and advised on fixing patterns and wind loading calculations.Target U-values achieved: 0.15W/m2K in the steel frame section and 0.18W/m2K in the concrete sectionJames Wood, an application manager at Weber, worked with Central Facades on site throughout the project with weekly visits to address any technical queries and ensure the EWI system was being installed in line with Weber’s best practice installation guidance.  “Central Facades received training through our technical academy so that they had a good knowledge of our systems. It’s great to see such good quality work and to be assured they understood that our systems must be used in the correct way to meet all the necessary standards. They showed diligence to quality and specification, and we had a great spirit of openness throughout the project.”Robert Harriman, managing director of HC Linings, explained that the support from Weber was important to the success of the complex project.  “The building required a high thermal rating and it had to reach all the necessary fire standards. We needed an EWI system with a warranty that could be mechanically applied to the steel frame of the building so as not to compromise the fire wrap system and Weber offered us a comprehensive solution.”To make the project more efficient, weberend LAC rapid, a polymer-modified adhesive render coat was specified to reduce time and remove the need to prime the substrate prior to finishing the whole building in webersil TF, a silicone enhanced textured decorative finish in Silver Pearl.The Hide was completed in September 2021 and won a Leamington Society Award 2021. The Society presents the awards to projects that promote high standards in architecture and the preservation of the town’s historic features.

There was a mix of new unpainted cementitious repairs and previously painted smooth render. KEIM Soldalit was recommended onto these substrates due to it sol-silicate properties, which means it can be applied onto both unpainted and previously painted without the need of a primer. It is fire resistant and is the only mineral paint to be A2-s1, d0 classified.KEIM Soldalit in colours AG66, AG121, AG168, AG240, RB028 and CL017 were used to add these bold pops of colour to the shop frontages, which not only allow the surface to breathe, but won’t fade and will last for years to come.

The shopping area and sheltered accommodation scheme were given a complete revamp with internal and external work being completed.MD Group from Bristol were awarded the contract by Stroud District Council and were appointed as the main contractor. A new external wall insulation system was installed, along with an extensive refurbishment to the communal areas, external balconies and roofing. Our approved installer Elite Rendering Systems were contracted by MD Group to complete the exterior wall insulation.Alongside Elite, we transformed the premises aesthetically creating modern homes and commercial premises. The buildings were given a new lease of life, and together with Elite we delivered safe, stylish and energy efficient buildings that will help to reduce fuel bills for residents and help decarbonise the Council’s housing stock.Our ServiceOur Technical team were available to provide hands-on-guidance throughout the duration of the project. As part of our service commitment, our K Systems Site Technician regularly visited the project to inspect progress, offer support and ensure high levels of construction quality.As the ground floor of Park Parade is used for commercial premises, one challenging aspect of the project was the detailing and installing around complex interfaces such as air conditioning/refrigeration units. We transformed the outside of the properties with a durable, low maintenance solution that is fully compliant with fire regulations and fulfilled the Council’s criteria.The combination of finishes used not only delivered the desired contemporary aesthetic but provided an additional benefit of cost savings for the client. Residents of Park Parade, Park Road will enjoy reduced energy bills and better living conditions thanks to the U-value improvement.Technical Project DetailsFollowing design and site meetings with the K Systems Technical team, K Systems M (Mineral Wool) was specified by Bailey Partnership Architects and Stroud District Council. This system incorporates eco-friendly mineral wool insulation boards. As an A2-s1, d0 firerated solution, it is widely specified to provide thermal and aesthetic improvements to buildings, reducing energy usage and therefore energy costs.K Systems M, utilising non-combustible insulation, ensured the latest building safety regulations were met. Thanks to its exceptional properties, the thermal performance of the walls after installation has been significantly enhanced. A U-value of 0.27 W/m²K was achieved, which will help to reduce the residents fuel bills and reduce the level of condensation forming on the inside walls – two key objectives for the client.For the finish, high-performance Silkolitt+ silicone renders were supplied along with our lightweight synthetic brick slips (VBriQ). This combination improved the aesthetics of the buildings for its residents.Silkolitt+ silicone thin coat renders are available in a wide range of colours offering a contemporary finish. The excellent vapour permeability allows the building to breathe and prevents interstitial condensation. The flexibility of the finish provides resistance against cracking and increases the durability, ensuring a long-lasting finish to the properties. It is very user friendly, and its hydrophobic properties reduce maintenance requirements.Accredited by the BBA, the K Systems VBriQ brick slips provide top tier Cateogory 1 impact performance and are ideal for use on this project. The Challenge Hunter Street, Chester, is a new development of 77 student residential flats set over six floors, with ancillary and communal facilities, landscaping and car park. Located just within Chester’s city walls, in a redevelopment area, the site is in a prominent position next to the ring road. It is also next to a former Odeon cinema constructed in the 1930s, which has recently been renovated and extended to become the city’s thriving new arts centre, Storyhouse. The Solution It was important that the student accommodation reflect its surrounding environment and so cues for its design were taken from Storyhouse. The brick selected for the project was County Multi Smooth, which is a red, smooth textured, high quality facing brick that complements the modern aesthetic of the copper rainscreen cladding and through coat render used alongside. Extruded brick detailing was included to create a playful relationship with the recessed brick detailing of Storyhouse. The Benefits The use of County Multi Smooth served to connect the structure with the existing masonry buildings adjacent to it, helping to ground it in its environment.

A decorating contractor has praised Dulux Trade SmartShield+ after they were able to transform the exterior of a block of flats with the new product. The residential building in Loughton, Essex, had been suffering with the effects of water ingress and pollution over the years which has damaged both the exterior of the building as well as leaking inside. Cracks had appeared to the render of the building causing the water to leak into the fabric of the building. Contractor Armour Hart Group Ltd were tasked by The Square’s management firm Moat Homes with maintaining the cyclical decorations and associated repairs to the building and on identification of the issues consulted with partners Dulux Trade. Following an inspection from Dulux Trade the contractors agreed to use a specification containing Dulux Trade Plus SmartShield+ Exterior Clearcoat on the stonework to deliver the job. The first task was the cleaning and repair of the render and decorative edging after they had become infested with moss and lichen and this was adding to water ingress throughout the building. Both areas were cleaned and repaired before the waterproofing coating of SmartShield+ was applied to the decorative stone work throughout the property. Due to the specially formulated Dulux Trade Plus SmartShield+ the substrate was able to breathe and dry out after the repairs and coating had been completed. The pediment detail to the front of the building had also picked up grime over the years - and had been saturated during bad-weather and so repairs and cleaning of this area was also performed. Dulux Trade carried out inspections throughout the process and all of the cracks were repaired, sealed, coated and then painted to bring the whole building back to life. Armour Hart Group Ltd made the final checks to make sure the coating was waterproof - and were happy to report Dulux Trade Plus SmartShield+ passed the test. Phil Long at Armour Hart Group said; “Dulux Trade has supported us throughout this project so we were able to provide the best maintenance job possible to our clients. “Years of water damage was really starting to affect the building both aesthetically and physically - so it was important we targeted it properly. Cleaning the areas first really revealed the extent of the damage. It was so valuable to us to be able to use SmartShield+ as a coating - and then carry on working on other areas while it dried and sealed the exterior of the building.” Steve Plowman, Technical Support Manager at Dulux Trade said: “We’re glad we have been able to see this project through with Armour Hart and had such great feedback from them on how the product is working. For developer Hartog Hutton, it was just as important to use high-quality materials as it was to give each building its own individual flair.

Located in Tower Hamlets, Gayton House and Sleaford House are managed by housing association Poplar HARCA. Following amendments to Building Regulations, which banned the use of combustible materials in external walls of high-rise buildings above 18m, StoTherm Mineral K was specified to replace the existing EWI system.BBA-certified, StoTherm Mineral K comprises mineral fibre insulation boards and the system is classified with an A2-s1, d0 reaction to fire in accordance with BS EN 13501-1.Working on behalf of Westminster Building Company, Square 1 Architectural Solutions was responsible for removing the existing EWI and installing the StoTherm Mineral K system onto four elevations on each 23-storey block. The non-combustible mineral fibre insulation boards were secured to the existing concrete substrate using adhesive and mechanical fixings, and without the need for additional expansion joints.A StoLevell Duo Plus reinforcing coat embedded with Sto-Glass Fibre Mesh was then applied to the face of the insulation boards. This was followed by the application of 1.5mm stippled StoSilco, a silicone resin render that provides high levels of water repellence to protect the walls from weathering.

The project has been transformed into a unique accommodation centre providing young residents with both housing and on-site training.In 2022, the demolition phase began and as part of the Council’s Capital Programme investment project, the centre was relocated from the three into two blocks, with the third converted into five self-contained apartments.Blaenau Gwent County Borough Council have previously used KEIM Mineral Paints on another regeneration project and specified using KEIM again on this redevelopment, due to its breathability and longevity credentials.Bryan Roe of KEIM Mineral Paints visited the project and specified KEIM Royalan. The main reason for this was that on the high elevations, they are open to windswept rain.KEIM Royalan, in colours 9505, 9543, 9514 and 9162, was applied onto the new render to allow full breathability and longevity. The masonry paint will last for years to come.KEIM Royalan is designed to withstand harsh weather conditions, prominently in coastal and exposed locations.The new community centre opened in March 2023, with Merthyr Valleys Homes taking over the housing element of the scheme.

Fire extinguishers are a vital piece of the Active Fire Protection puzzle; often the first line of defence they are integral to preventing costly fire damage and ultimately, loss of life.The importance of fire extinguishers is highlighted in Chapter 4 of the UAE Fire and Life Safety Code of Practice: “Portable Fire Extinguishers are the best available first response to table the fire at its incipient stage.”The Code of Practice adds that to ensure this first aid response, fire extinguishers shall be “kept in their designated places at all times when they are not being used” and “conspicuously located where they will be readily accessible and immediately available in the event of fire.”However, the misuse and neglect of fire extinguishers and their accessories in Dubai’s buildings is not uncommon, rendering them inaccessible or ineffective in a real emergency.As part of the Office of the UAE Attorney General’s ongoing campaign to increase the public’s level of awareness of the law, it was announced that fines and even jail sentences would be handed down for fire extinguisher misuse.The office states in Article 311 of the Federal Penal code, that: “Any person who removes a fire extinguisher or changes its location or renders it unfit for use shall be punished by a jail sentence for no less than one year or a fine of not less than 50,000 AED.”With requirements for extinguishers to be installed near doors or exits, it is all too tempting for fire extinguishers to be used as temporary doorstops.Seeking to improve airflow, the removal of fire extinguishers to wedge open doors threatens to undermine fire safety, making the extinguisher difficult to locate in an emergency.Safety Technology International’s Extinguisher Stopper® is a sturdy, tamperproof, standalone alarm that prevents the misuse or unwanted removal of fire extinguishers. The heat efficiency of a Grade II listed Georgian townhouse in the historic city of Bath is set to be dramatically improved as a result of the introduction of Spacetherm® Multi insulation.The challenge of dealing with heating inefficiencies, major heat loss and high heating costs are a common problem with many listed buildings and solid wall dwellings.Property owner Mike Mower explains, “I obtained planning permission to insulate the top floor of my Grade II listed Georgian townhouse as it is single skin 6” Bath stone (Oolite) and very heat inefficient, all walls have the original lime render and skim and so they need to breathe. The property in Bath was built in 1818 and has been in my family for 101 years since 1919! I am the 3rd generation to live in it and it was last renovated in 1935 so it needs serious upgrading!“The architect originally specified another insulation but this would have required encroaching 100mm into the room and would necessitate moving door frames and rebuilding window reveals. After extensive research, I identified the Spacetherm Multi aerogel product from the A. Proctor Group.“The architect was so impressed by the thermal efficiency of the Spacetherm Multi. With a total thickness of 20mm when rendered, this will not encroach onto the floor space, and the door frames and windows will not need to be altered. Subsequently we included Spacetherm Multi on the planning application as an alternative to the traditional insulation originally specified, which was approved by the Conservation officer and building control.”In addition to the Spacetherm SLENTEX® A2 blanket, foil encased Spacetherm A2 (CBS) Cold Bridge Strip was also included at window and door junctions to address areas susceptible to cold bridging.Spacetherm Multi is a high-performance laminate specifically designed to be laid directly onto existing floors & walls. Spacetherm Multi consists of Spacetherm Aerogel insulation blanket bonded to a 6mm Magnesium Oxide Board.At just 16mm thick, the use of Spacetherm Multi has virtually no negative impact on floor space, making it ideal for refurbishment projects where space is at a premium.Typically, a solid wall will have a U value of around 2.1 W/m2K. Following the application of Spacetherm Multi, this can be reduced to around 0.8 W/m2K, dependent on the wall structure.Finally, Mike Mower commented “I think Spacetherm Multi is ideal for listed building insulation as it has a minimal effect on the infrastructure of the original building. It has the potential to be used extensively in old buildings such as we have in Bath where heat loss is at a maximum, the original walls need to be able to breathe when insulated and insulation has hitherto been impossible due to the visual impact encroaching on the listed building. I am also seeking planning permission to use the product to insulate the basement floor and walls.”

Earlier this year we were extremely proud to transform the cycle parking provision for employees and visitors at Guy’s and St Thomas’ NHS Foundation Trust in London.Guy’s and St Thomas’ is one of the largest NHS trusts in England and they are true pioneers in health research with upwards of 500 studies currently running. The trust is renowned for high-quality teaching and education and manages community services across London.Cyclehoop worked in collaboration with TfL to radically update the parking provision for cyclists at the hospital, with the installation of 36 Jan Kuipers Two Tier Bike Racks. Cyclehoop is the official UK supplier of these Dutch Two Tier Racks. This particular product is ideal for areas tight on space as the tiered system means that less floor space is taken up in comparison to traditional racks. This renders the Two Tier the smart option for maximising cycle parking in confined spaces.The racks and the entire project received positive feedback. Sustainability Officer for the trust, Teresa Agudo, was very pleased with the delivery of the project, commenting:“Cyclehoop provided excellent customer service and were very flexible in terms of installation date. The design is really good too.”“Before this installation, there was limited parking facilities for visitors so this makes a huge impact as we have doubled cycle parking space.”
