Bellway had a prime location, just four miles from Canary Wharf and eight miles from central London, with 300 metres of river frontage and panoramic city views, in which to build an attractive new housing complex.Due to its prestigious postcode, the new homes needed to be of the highest quality in terms of construction and elegant in appearance to appeal to the target clientele.Following extensive planning, K Systems brought Bellway’s vision to life and created a beautiful collection of new one, two, and three-bedroom waterside homes on the banks of the River Thames.Each home in the River Gardens development boasts outstanding thermal performance incorporating a façade with an A2 fire resistance rating and a high-quality finish with superb durability and resistance to the elements.Our ServiceThe River Gardens project took place during a global pandemic when the construction industry was significantly impacted in terms of workforce and availability and costs of materials. Despite all these external factors we delivered a stunning, successful project, within budget, without delay or compromise on quality, that not only met but exceeded the requirements and expectations of the client, Bellway Homes.We worked in close partnership with Jessella Ltd (the installer) throughout the duration of the project. As part of our service commitment, our technical team were available to provide hands-on-guidance, offer support, technical guidance and ensure high levels of quality.Jessella Ltd Project Manager, Pavel Mihaylov explains:“River Gardens was one of the most challenging but rewarding projects I have worked on. It was a very complex project with a strict scaffold strike programme and being dependent on weather and many other trades. That made it very difficult to achieve completed areas on time. Thanks to working closely with Jason and Patrick from K Systems and their regular site visits and guidance over the phone, we managed to achieve the required completion dates, safely and with an excellent quality finish.”Technical Project DetailsAfter extensive planning and a comprehensive scoping process with the client and all involved third parties, we specified the K Systems Exicco M, drained cavity façade system with mineral wool insulation. This high performing system is suitable for steel and timber framed buildings and is highly compatible with high rise projects like River Gardens.Fire safety with high rise buildings is of utmost importance and the K Systems Exicco M system generates exceptional performance and provides high levels of fire resistance and noncombustibility (A2 rating).K Systems specified River Gardens with a façade system with an A2-s1,d0 fire rating. The system specified was made up of a combination of A1 fire classification substrate (sheathing board), a Tenmat 120-minute cavity barrier, an A1 non-combustible, dual-density stone mineral wool insulation slab, and a galvanised steel rail. The latest building regulations were complied with ensuring the safety of the future residents.Mineral wool has superb acoustic qualities, another reason it was specified for this project. Its inclusion in the build meant that noise from the wind and traffic travelling up and down the River Thames would be significantly reduced, ensuring a quieter residential option for target clientele who wish to avoid an audible disruption yet still live within the hustle and bustle of city life.For the finish, high-performance 1.5mm thin coat silicone render (Silicone TC) was specified. Our Silicone TC render is renowned for its ease of use on application, variety of texture and colour, and its high-performance properties. Each waterside home in River Gardens was finished in a variety of shades complimentary to the development’s surroundings.Aesthetically the development had a clean, crisp attractive finish with an impressive thermal performance and a protective exterior. The hydrophobic qualities of Silicone TC ensure a low maintenance finish, ensuring it will remain aesthetically pleasing for years to come.

BackgroundFor the perfect example of architectural excellence which not only delivered an impressive aesthetic, significant environmental benefits, and a more robust structural foundation, but also improved thermal performance, look no further than the eight-storey, three-building Building Safety Fund (BSF) project Devonshire Mansions.Situated in beautiful Eastbourne on the south-east coast of England, Devonshire Mansions were an extremely attractive choice for those wanting stunning sea views and some peace and privacy. However, due to their location in a high exposure area, the buildings were aged and weather-beaten, and required a full overhaul and refurbishment to modernise, align with current safety regulations for high rise buildings, and strengthen the buildings at their core whilst rejuvenating the exterior.Understanding and appreciating K System’s renowned ability for outstanding refurbishment projects, Pavehall contracted K Systems to completely refurbish this residential development and deliver on the following four primary objectives:- Remediate unsafe cladding- Improve the thermal performance rating of each home- Update and seamlessly replicate existing façade features- Deliver a solution with acoustic benefitsOur ServiceIn collaboration with Archiflair Design, Pavehall, and Fullers Plastering, K Systems delivered an industry-leading, insulated façade solution that fulfilled the desired criteria, achieved a U-value of 0.26 W/m²K and resulted in an outstanding architectural structure.The commitment of K Systems team, their continuous communication, in-depth level of reporting, and consistent presence on site not only ensured a perfect refurbishment, but also instilled 100% confidence in the supply chain throughout, showing exemplary levels of customer service.This project is a great example of how K Systems overcame various construction challenges to deliver within the agreed time constraints.The make-up of the façade had multiple protrusions in forms of balconies meaning that every sheathing and insulation board had to be cut to fit. Replicating this without compromising on the strict site deadlines was a challenge but under the great install team and K Systems’ expertise and onsite presence, this was achieved.Additionally, Devonshire Mansions had a problematic substrate and challenging aesthetic deliverables. Working closely with all partners, and utilising digital technology, K Systems mapped out the refurbishment and specified the ideal solution to Pavehall for implementation.Technical Project DetailsAfter a comprehensive scoping process, K Systems discovered that the existing system had a drained cavity build up and when removed, the sheathing boards were compromised by water. With the buildings being high rise, steel frame and multi-occupancy, the industry-proven K Systems Exicco Cavity Drainage EWI System was specified.In the Exicco system, the drained cavity behind the insulation ensures that any interstitial moisture escapes without detriment to the performance of the system. Due to their seafront location, Devonshire Mansions were prone to fierce rain and water exposure, so this system was the ideal choice to ensure any future moisture or condensation build up was allowed out to avoid compromising the substrate or newly installed façade.Once the strip out of the existing façade had occurred, further challenges were discovered – the substrate was far from line and level. This meant that every rail within the newly installed EWI system had to be packed out using steel shims to create a level vertical façade, subsequently adjusting the specified fixing lengths to suit.Some elements of the substrate were high strength concrete incorporating a flint aggregate which proved problematic for standard mechanical fixings. Via K Systems’ on site support, a suitable, more bespoke fixing was specified which ensured proper anchoring of rails and intumescent fire barriers. A swift solution was achieved with no detriment to the construction programme.The newly installed Exicco system was combined with the K Systems M (Mineral Wool) system. This high performing system provides optimal levels of fire resistance and noncombustibility and its installation at Devonshire Mansions meant that the fire classification of the buildings was upgraded to A2-s1,d0 meaning that the development is now compliant with the latest building regulations for all high-rise dwellings in England, further ensuring the safety of residents.Devonshire Mansions is visually impressive with its feature balconies, architectural cornices, ashlar panelling and quoin detailing. It was a specific requirement of the client to remediate the unsafe cladding without losing these exterior design features.K Systems created two specifications; one for the elevations and one for the balconies and provided bespoke detailing to allow them to seamlessly harmonise as one façade. Ashlar panelling and quoin detailing was replicated cost-effectively using varying thicknesses of non-combustible mineral wool insulation which was over-rendered skilfully by the contractor using K Systems Silicone Thincoat render.The more intricate cornice features were all bespoke manufactured using compliant non-combustible materials and integrated into the design with K Systems providing robust detailing to create a water-tight barrier and eliminating cold bridging. Decorative columns were installed at ground level to complete the façade.The eye-catching, waterfront dwellings were finished with Silkolitt+ - a versatile, easy to apply, water repellent, durable, and low maintenance thin coat render, perfectly paired and formulated for use with our Exicco systemOverall, K Systems specified a fit-for purpose, non-combustible façade with a high level of complex architectural detailing using cost effective solutions. The installation process was overseen by our unrivalled site support team who were frequently on hand to solve any issues as they arose.“Working alongside K Systems on a project of the size and nature of Devonshire Mansions was a true pleasure. Improving the thermal fabric performance and replicating the existing lookThe primary aim of the project was to improve the thermal fabric performance of the block and also to replicate the existing look. To achieve this, the client’s key requirements were two-fold. Firstly, to match the original external style as closely as possible in both colour and texture to satisfy the local authority’s requirements. The second key criteria was to ensure that all the systems used on the project were fully approved regarding fire performance, to meet the current regulations for buildings over the height of 18 meters in England. Delivering a robust, safe and aesthetic system solution to meet the project requirementsWe specified a combination of K Systems M VBriQ and K Systems M VBriQ+ to ensure we met the aesthetic planning requirements and comply with building regulations for resistance to fire in high-rise buildings. Our system incorporate mineral wool insulation which has an outstanding A1 non-combustible fire rating, which improves the thermal comfort and reduces heating costs for residents, whilst supporting Bristol City Council to meet their carbon emission targets.Our VBriQ acrylic brick slip finish was specified due to its lightweight characteristics and wide range of colours. Our Acrylic slips have a high UV resistance which will ensure the building maintains its appearance over time. Our VBriQ+ clay brick slip finish was specified for the ground floor and surrounding garage areas because of its robust and durable characteristics.Meeting the project deadlines and minimising disruptionsWe worked in collaboration with our approved installer Rateavon Ltd to ensure there was minimum disruption to the residents of Gaywood House. Our Technical team carried out regular site inspections to ensure the systems were installed to the highest standard with timely responses to technical detailing requests.

BackgroundK Systems’ retrofit of the REEMA non-traditional construction Properties in Swindon, South-West England, is a stellar example of the company’s ability to harness years of expertise with forward-thinking innovation to meet the needs of its clients.Swindon Borough Council had a development of 50+ properties in Upper Stratton all with aged facades and poor thermal qualities, some with U-values as inadequate as1.59W/m ² K.K Systems supported Swindon Borough Council, led by Projects Surveyor John Black, to completely refurbish this residential development and deliver on five primary objectives:- Improve the thermal performance rating of each home (SAP rating)- Deliver greater thermal comfort for residents- Choose a solution with acoustic benefits and non-combustable benefits- Reduce tenants’ energy consumption- Deliver an attractive aesthetic that would uplift the areaHaving a good reputation for matching systems with finishes to deliver its clients’ visions, K Systems partnered with approved installer, Rateavon Ltd, to scope out theproject and specification in fine detail, with particular focus on insulating properties and aesthetic.Our ServiceK System worked in collaboration with Swindon Borough Council and Rateavon Ltd to upgrade these poorly insulated houses and deliver a total revamp of the properties, resulting in thermally efficient homes.One of the primary requirements was to improve the performance rating of each home, with a target U-value of 0.30W/m²K. In fact, K Systems exceeded that in the project delivery by achieving a U-value of 0.29W/m²K.The project was completed with minimal disruption to existing residents, and due to forward planning and regular site visits by an experienced K Systems project manager, where processes and progress were monitored and evaluated, the project was completed within the agreed timescale.Digital technology was deployed from the very beginning to produce models and CGIs (Computer Generated Imagery) to not only assure Swindon Council the finished project would meet its specific requirements, but to also guide the design process and ensure compliance with all health and safety regulations.Regular inspections and site audits were carried out alongside Swindon Council to ensure the same level of care and attention to detail that applied when specifying theproject was being applied during its implementation and delivery.Technical Project DetailsOn initial inspection, K Systems found a problematic substrate. The REEMA hollow panel non-traditional construction properties are constructed of a concrete frame with thin concrete panels to the exterior façade. This type of thin panel construction created a significant challenge for the team to find a suitable EWI fixing, but with the help from Rawlplug, one of our EWI fixings suppliers a robust and safe fixing solution was found, without compromising the existing REEMA construction.Harnessing years of EWI system design knowledge and unrivalled expertise in this field, K Systems worked closely with Rawlplug and a structural engineer to identify a suitable fixing detail and pattern which would not only be robust but also suitable for this type of substrate.With a structurally strong solution agreed, focus then turned to the appropriate insulation solution.After a comprehensive scoping process taking into consideration client requirements, project objectives, budgets and timeframes, K Systems specified the industry proven K Systems M, Mineral Wool EWI system to not only significantly boost thermal performance of the buildings but also reduce noise pollution for the tenants.K Systems 100mm Mineral Wool insulation has an industry-leading ability to generate exceptional thermal performance. That made it the perfect choice for the refurbishment as it would combat the increased heating costs faced by residents whilst retaining the solid foundations of the existing building and reducing the risk of condensation or mould damage.Other technical benefits which made the K Systems Mineral Wool system the ideal specification for this refurbishment include:- non-combustibility, A2-s1,d0 fire rated- its excellent acoustic properties, reducing noise pollution- its environmentally friendly composition as the insulation is free from gases with ODP (ozone depletion properties) or GWP (global warming potential)- its workability and easy to cut format, reducing labour time across the board for the team.Having identified solutions that improved structure and thermal performance, K Systems then offered the best quality finish for the properties – an aesthetically pleasing, cost effective combination of VBriQ+ clay brick slips and Silkolitt+ silicone render that both Swindon Council and the residents would be proud of.VBriQ+ is a lightweight, highly durable, clay brick slip system and a more cost-effective finish option in comparison to tradition brick systems without compromising on quality, weather resistance, workability and durability. This made it perfect for a project of this scale – a project which required maximum and long-lasting impact without incurring maximum costs.The Silkolitt+ silicone render finish rejuvenated the properties’ exteriors and massively enhanced the area’s overall aesthetic, making it a much more appealing place to set up home.Yet again going the extra mile for clients to ensure unrivalled workmanship and longevity, K Systems finished all 52 properties with K Pro - a water-based protective treatment used to provide long term enhanced water repellent properties to external render and other masonry surfaces, helping combat the problems associated with water intrusion including efflorescence, frost, water-soluble pollutants and algae growth meaning the substrate will stay clean and dry for longer.K Systems and approved installer Rateavon Ltd delivered an excellently designed and expertly executed refurbishment, that exceeded the expectations and requirements of the client, Swindon Council, and the residents of the newly improved homes.John Black, Projects Surveyor at Swindon Borough Council, said:“Throughout the project K Systems have supported Swindon Borough Council agreeing all detailing to ensure current day Building Control Regulations were met. A high-performance levelling compound and adhesives from F. Ball and Co. Ltd. have been chosen to install floorcoverings in the Middle East and Africa’s principal healthcare and research centre for the treatment of burns and trauma, the Ahl Masr Hospital in New Cairo, Egypt.Flooring contractors from Cairo-based Tradelink installed floorcoverings throughout the newly built hospital, including in inpatient rooms, intensive care units, nurse stations, blood donation areas, emergency department, administration centre and corridors, a total area of over 5,500m2.Tradelink began by undertaking moisture tests to ensure that the building’s subfloors were dry enough to receive floorcoverings. Surfaces were then primed using Stopgap P131 general-purpose primer to promote the application characteristics of subsequently applied subfloor preparation products.Stopgap Red Bag was then applied throughout to create a perfectly smooth base for floorcoverings to be installed. The water-mix, self-smoothing underlayment is designed for areas that are subject to light wheeled traffic and can be used over normal underfloor heating installations.Styccobond F44 solvent-free acrylic emulsion adhesive was used to install Gerflor Taralay Impression Compact safety flooring throughout the hospital, with the exception of operating theatres and X-ray rooms. Styccobond F44 provides a high bond strength, strong initial tack along with a long open time and is protected against biodegradation.Gerflor Mipolam Elegance EL5 conductive flooring was installed using Styccobond F57 in the operating theatres and X-ray rooms. Carbon fibres in the adhesive mean that when set it will conduct electricity, so when used to install conductive/anti-static floorcoverings, it stops the build-up of electrical charges that can affect sensitive electronic equipment. The solvent-free adhesive also offers strong initial tack and a high bond strength.Finally, Tradelink used Styccobond F60 contact adhesive to install skirting and capping and coving, as well as anti-bacterial PVC wall-guards, throughout the hospital.

OverviewPoised at the top of a wind-swept hill, it was essential that this residential pool environment was energy efficient and maximised the stunning views of the Malvern hills. The client gave architect, Klas Hyllén, an open brief allowing a large degree of creative freedom, with the resulting wellness retreat situated apart from the main living spaces.Playing on the strong Arts and Crafts inspired forms of the existing home Klas referenced the several rounded ends to the building forms and continued the strong material language of the existing house in a contemporary way. As such they envisaged a pure, oblong form of brick and water. This primary form is angled towards the stunning landscape views. RequirementKlas Hyllén is passionate about energy conservation, which made Recotherm’s AHU a perfect fit… “A pool is inherently energy hungry, but we have ensured it uses as little energy as possible by avoiding heat losses. This meant there was no service void around the perimeter, with the water extending to the edges of the building. As such, the large ducts required for air handling needed to be integrated into the structural walls. SolutionRecotherm worked in close collaboration with a structural engineer and used the RHS (rectangular hollow section) steel ring beam for a dual purpose; holding up the timber diagrid roof and functioning as the primary air supply duct to the pool. This vital role in providing unrivalled attention to detail, from initial discussions to quoting, commissioning and installation of the energy saving AHU was why Recotherm were chosen for this prestigious project. OutcomeThis innovative pool hall design has created a large pool area with stunning views and incredible natural light effects.The client was delighted with the levels of service as well as the end result: “They even made a site visit in Christmas week to adjust the system to account for the pool cover and check the unit was performing as it should. Queens Crescent is a bustling retail street situated in London’s Kentish Town. The roof area above the Post Office building, which also served as a communal walkway area with access to the upper level of the adjacent buildings, had been suffering from leaks. To add to the issues, the aged promenade tiles had worn and become a slip hazard when trafficked. Looking for a lasting waterproof solution that can also provide heavy duty anti-slip surfacing, the client turned to Polyroof for a solution. To minimise access disruption to the upper level adjacent buildings, the client had organised a 5-day window for the waterproofing and surfacing works to be completed.The SolutionThe main contractor had removed the old paving slabs and membrane back to the concrete deck underneath and carried out repairs to create a level surface.Approved Polyroof Contractor Emperor Roofing began by priming the concrete surface to create a sealed, non-porous substrate. With its quick-curing properties, the Polyroof primer was ready to be over-coated only 30 minutes after its installation.A specialist twin-pack epoxy metallic primer was applied to metal detailing sections, including ducting vents and the intricate balustrade detail alongside the communal stairwell, which also formed part of the specified works.Local reinforcements were carried out to these details involving taking Protec resin and PolyMat 450 up by 150mm before applying the full waterproofing system.Upon completion, the balustrades were re-painted, with the paint being taken over the waterproofing membrane to create a neat detail. A key advantage of liquid systems in general is their ability to seamlessly seal around complex detailing; in this instance, quite simply, the balustrades could not have been sealed effectively using a traditional waterproofing technology.Polyroof’s Protec System enjoys exceptionally fast detailing speeds, where its formulation allows it to rapidly break down the chopped strand mat reinforcement and neatly moulds around the detail it is covering. To the left of the stairwell, the Protec system was chased in at a height of 150mm above the level of the stairs.The termination point of the waterproofing membrane was sealed with mastic to create a fully weatherproof detail. The Protec system was dressed onto the wall abutments to the main areas but left self-terminated as new render is to be applied to the walls and taken down over the top of the Protec system.After local reinforcements were completed the main waterproofing system was applied to the walkway and stair areas.The two-coat Protec system was able to be rapidly installed with its 30-60 minutes cure times, meaning the project was comfortably ahead of schedule by the time it was complete.Next, the designated anti-slip areas were carefully masked off, leaving the exposed waterproofing to the roof perimeters, detailing and vertical sides of the step and stairs. A third coat of Protec was applied to the masked sections and, whilst the liquid was still wet, 0.7-1.2mm quartz sand aggregate was broadcast into the resin.Once dried, the aggregate is embedded within the membrane and lose sand was brushed off and collected to be re-used. In order to provide an extra-tough surface that sealed that aggregate in place, a coating of PolyFinish was applied over the aggregate in the client’s choice of light grey.

Since 2008, one of SLC’s main offices has been located in the North Eastern town of Darlington at The Memphis Building.What was once part of a wool factory is now a leading open plan workspace for hundreds of staff. Over the last fifteen years, the interior has undergone a number of major changes to accommodate the SLC team’s ever changing needs – including the design, manufacture and installation of multiple Glide moving panel systems we delivered in 2021.SLC wanted to implement a solution that would allow them to re-configure the large, open plan and create smaller more private areas for staff when required. All panels are top-hung, meaning there is no obtrusive floor track. Despite this, each individual panel can be locked in to position thanks a foot-operated compression bolt.Half of the panels are equipped with a drywipe surface which allows for extra writing space during team meetings, presentations, brainstorming sessions and more.The other half of the panels feature PET polyester, which incorporates custom cut-out shapes in a variety of colours. In addition to providing a uniquely textured finish, the PET panels offer protection from noise distraction thanks to the material being sound absorbent.The aluminium panel frames – which have been painted to match the PET finishes on show – ensure durability, increasing the system’s lifespan.

Providing the solution for EWI retrofit on non-traditional build housingHaving successfully completing the previous 2 phases, K Systems were approached to provide a specification for EWI installation onto two non-traditional build housing types: 5M and Caspon. Both archetypes are of timber frame construction with single skin brick infills at ground level and a mixture of hanging tiles or cladding on upper floors. Typical of non-traditional build housing, the technical team at K Systems had to pay particular attention to bespoke detailing to derive a suitable EWI solution to meet the client’s requirements.The hanging tiles and cladding were removed from the upper floor(s) and replaced with timber sheathing boards to allow for a uniform aesthetic and a striking contemporary finish.Delivering a robust, safe and aesthetic system solution to meet the project requirementsHull City Council wanted to improve the thermal efficiency of their housing stock whilst provide a durable and more contemporary aesthetic look for the project. A combination of K Systems M Silicone and K Systems M VBriQ was used to achieve a u-value of 0.28 using varying thicknesses of A1 non-combustible mineral wool (80mm to 150mm) to adapt to the variety of substrates typical of non-traditional build housing. The combination of acrylic brick slips and polymer enhanced silicone topcoats achieved an appearance that is durable and elevated the dated look of the estate to a more modern feel. Our team worked extensively with the appointed architect preparing bespoke detailed drawings for the various archetypes, particularly transitions between the brick and timber substrates, cills, verges, rooflines, gas boxes and below DPC. Weekly demand planning meetings ensured timely delivery of materials to the appointed contractor.We ensured the correct fixings were specifiedK Systems commissioned pull-out tests to determine the optimum fixings and washers to be used to anchor the EWI system to the different substrates. A combination of hammer fixings and screw fixings were specified.

Location: Aldgate, LondonX Construct chose Specwall for its Minories development in Aldgate, London as a replacement for the plasterboard/blockwork system it had previously planned to use. The project was not water tight and, consequently, was subject to water ingress during works. This required a new solution which Specwall was able to provide due to it being an inert, cementitious product which can be installed either dry or wet.Additionally, the ground floor of the Minories development was an unusually busy area during construction and could not fit any extensive scaffolding works. Specwall’s single-visit construction method utilising mobile access suited these conditions and made it the perfect choice.
