The NHS Estates Team required a new office space and workshop area and proposed the refurbishment of an existing building.Systems in useHyranger®Starcoat® PMMAOverviewAxter Ltd were instructed by William Gough & Sons Ltd to produce a design for six roof areas, following a site survey report. The project included a mixture of new build and refurbishment areas, comprising of various systems and design requirements. This included a cut to falls insulation design to comply with Part H and BS 6229:2018. Roof A, the focus of this case study, had a series of convex or ‘barrel roofs’, requiring bespoke detailing and careful design to achieve robust detailing and the required U-value.The project value was circa £1 million. This included all building works and a strict budget for the roofing package, which was achieved. The programme for the works was 16 weeks and completed in Autumn of 2022, to the required deadline.The successful project was also nominated for a National Federation of Roofing Contractors (NFRC) award 2023.ChallengesAxter were appointed at RIBA Stage 2 to undertake site surveys and work alongside the Principal Designer as Designer under the Construction Design and Management Regulations 2015.The existing asphalt had shown signs of cracking and blistering, and the outlets were damaged from vegetation growth from a lack of maintenance. New outlets were installed with leaf guards, allowing free flowing water whilst preventing blockages.The proposed office section of the works required thermally upgrading to comply with Building Regulations: Part L. The U-Value requirement was 0.18W/m2K which could be achieved with a 120mm PIR flat board. Due to the curved profile of the roof, installing the insulation below deck level was considered. However, due to an inadequate ceiling height this was disregarded.Furthermore, this would have resulted in the development of interstitial condensation. Further design solutions had to be considered. To bend a 120mm board would have required multiple cuts to the insulation so the decision was made to split this into two thinner boards to achieve the radius more easily.When split into two layers the requirement changed to 2 x70mm boards (140mm total) as worked out using U-Value calculations by the in-house design team at Axter. A timber hard edge was introduced to abut the insulation at the building perimeter to separate the façade and the main field area.Systems and productsAxter’s Hyranger multi-layer RBM system was used across all six roof areas. The system is fully BBA and BRoofT4 compliant, and achieves a guarantee period of 20 years. For this project, Axter’s Goldshield Guarantee was chosen, which covers materials, workmanship and design liability. This was overseen on site by Axter’s Quality Assurance team, who audited the project inclusive of the installation, safety and general management of the roofing works.Axter Starcoat PMMA was used as a cost effective solution to coat the copper fascia and provide a fresh and seamless look to the exterior of the building.SolutionsThe Axter Hyranger multi-layer RBM system was installed using traditional gas driven torches to fully bond the (AVCL) Air and Vapour Control Layer and cap sheet layers. The underlayer was installed over a tissue faced PIR and therefore needed to be self-adhesive in order to reduce the risk of fire, complying with NFRC Safe2Torch guidelines. A cold applied Starcoat PMMA liquid was installed to the façade to achieve a seamless and cost-effective upgrade.The Axter Quality Assurance Team regularly attended site and were in constant communication with the appointed Axtershield Installer, Empire Roofing operatives, to ensure that the system was being installed correctly and to the expected standards in order to achieve the Goldshield guarantee required by the client. To achieve the guarantee level, all materials and workmanship had to be installed as per the Axter specification.The site agent from the main contractor was also regularly on site to oversee the project and ensure that deadlines and timescales were being achieved to keep the build on target for completion. The installation of the multiple roof areas was achieved to exceptional standards leaving the client very impressed with the workmanship.AcknowledgmentsWilliam Gough & Sons Ltd were very impressed with Axter Ltd on our first scheme with them at George Eliot Hospital in Nuneaton. The requirements of the scheme, which included a complex barrelled roof were investigated on site early in the design phase of the project and Axter’s recommendations were swiftly proposed and agreed with the client’s Architect. Once the design requirements had been established one of Axter’s approved installers were employed by us to very successfully deliver the scheme. Protecting detection systems is vital to fire safety with only a functioning smoke alarm able to protect you in an emergency.Landlord regulations and Government policesLandlords have responsibilities to keep tenants safe in their properties by providing functioning life safety equipment.Regulations introduced in 2015 require private sector landlords to ensure they ‘have at least one smoke alarm installed on every storey of their properties’ as a legal requirement.There is also a proposed change to this regulation, coming into effect later this year, which will mean social housing is also included, making it mandatory that all rented accommodation must have working smoke alarms fitted. It will also be compulsory for landlords to repair or replace any faulty alarms as soon as they are made aware of defects.Fines up to £5000To protect their tenant, it is the landlord’s responsibility to ensure detectors are fitted and working at the start of every new tenancy agreement. Failure to comply with The Smoke and Carbon Monoxide Alarm Regulations introduced in 2015 can result in a hefty fine of up to £5000.One exasperated landlord wrote online that in one of his properties “Two of the detector heads have been tampered with, presumably so that the tenants can smoke in their rooms”. Consequently, this had been causing false fire alarms and it is up to the landlord to repair or replace the alarm.In some extreme cases, landlords have discovered that smoke alarms have been removed all together from properties, due to disturbances when cooking, smoking, etc. It is then up to the landlord to replace the alarm, and so it is advisable to invest in measures to prevent the alarms removal; some recommendations have been made in government legislations such as BS 5839-6:2019.Ultimately, landlords should feel obligated to ensure regular testing of smoke alarms and the replacement of batteries in their properties to reduce the risk of void insurance or a remedial notice. Simply testing smoke alarms can also help to prevent any danger to tenants and damage to properties should a fire occur.BS 5839-6:2019The latest recommendations in BS 5839-6:2019 are primarily concerned with saving lives and reducing injuries caused by fire, but also covers reducing property damage, which can be extremely costly to landlords in the case of fires.The guidance in BS 5839-6:2019 suggests that in environments such as HMOs, where multiple occupants can be disturbed by false alarms, landlords could alter their smoke alarms systems to have delays before the signal is sent to all tenants for the occupier to investigate the cause. This can help to reduce complacency during false fire alarms or the temptation to dangerously compromise smoke alarms.The recommendation also states that landlords should seek alternative smoke alarms that can alert to intervention or disablement of the alarm in the event of tenants continually tampering.Tenants’ responsibilityAlthough it is the landlords legal duty to provide working smoke alarms in all properties, tenants must not tamper with smoke alarm, remove them, cover them up or in any other way damage or prevent them from operating in their intended manner. Failure to comply with this could result in the tenant facing a substantial fine, or termination of their tenancy agreement.It falls to the tenants to take their own safety into consideration and should contact landlords if there are any issues with smoke alarms, such as false fire alarms, so their landlord can test and replace the batteries, or alarms themselves if necessary. Preventing alarms from effectively detecting fires can result in fatal incidents and also fines for misconduct falling to the tenants.One student at Edinburgh University covered the smoke alarm in his room with bubble wrap whilst living in student accommodation. Preventing the smoke detector from working effectively proved a dangerous mistake when a fire started in his room and he had to be pulled to safety after being found struggling to escape the flames while the building was being evacuated. During summer the stone walls warm during the day, retaining and radiating heat throughout the night. In winter, the solid walls cool down leading to a huge increase in heating costs.We undertook lots of research on solutions for green and energy-efficient renovations. In the research, we considered products available within France and as well as those available internationally. The Spacetherm WL aerogel insulation from the A. Proctor Group was a perfect choice for the apartment. At just 13mm thickness, the Spacetherm WL fits inside the lip of our cornices, which average about 20mm. Typically the walls of these older properties are not completely flat and so the option of an ultra-thin insulation was critical. Most alternatives were thicker and would not have worked.We are very pleased with the results and we noticed that when leaning up against the Spacetherm WL you can feel your back warm against the insulation. The A. Proctor Group were extremely helpful in addressing all the questions from the architect and ourselves. They also provided comprehensive support and guidance to our builder on the installation.”Spacetherm WL is a high-performance laminate specifically designed to be fixed to the internal surfaces of existing solid walls without the need for mechanical fixings. Spacetherm WL consists of Spacetherm aerogel insulation blanket bonded to 3mm Magnesium Board (MgO), for use in applications where improved thermal performance is required with limited space.Typically, a solid wall will have a U value of around 2.1 W/m2K. Following the application of Spacetherm WL, this can be reduced to around 0.8 W/m2K, dependent on the wall structure.

Copenhagen’s Amager Bakke is a visionary project in Denmark that doubles as a recreational playground and a waste-to-energy plant.The towering structure is over 280 feet high, has an estimated cost of $670 million and is a part Copenhagen’s commitment to become the world’s first carbon-neutral capital by 2025. Part of the facility is already on line.The waste-to-energy plant, a giant incinerator that burns household garbage to generate heat for approximately 160,000 households and electricity for 62,500 homes, began operating in March. These are the secure FalcoCrea cycle lockers Falco recently manufactured, supplied and installed for Granton Harbour in Edinburgh – a new waterfront mixed housing development, bringing 306 affordable homes to the north Edinburgh coast.Robust cycle parking was at the forefront of the initial design stage of the flagship development, aiming to provide up to 1,300 residents with a sustainable, cost-effective mode of transport.The City of Edinburgh Council project aims to help more people choose cycling as an affordable and sustainable way of travel for everyday journeys and has been developed in partnership with the nation’s cycling charity, Cycling Scotland and supported by Transport Scotland grant funding.This month, Falco supplied and installed ten FalcoCrea cycle lockers, providing Granton Harbour residents with up to 40 secure cycle spaces, all within an eye-catching, compact cycle locker design.As a registered supplier of sustainable wood, all three Falco shelters have been clad in FSC® certified hardwood, designed to be sympathetic to the surrounding area. Each FalcoCrea cycle store features double doors for easy accessibility and all shelters incorporate cylinder locks for high security.The FalcoCrea has proven to be a highly popular cycle locker since its launch providing local authorities and housing associations with a cycle parking solution which answers three common problems; security, spacing footprint and branding. The number of BREEAM credits available from using Knauf Insulation’s Factory Clad Roll 40, played a part in its specification for Marks and Spencer’s flagship sustainable retail store at Cheshire Oaks.Gethin Williams, Euroclad’s Elite Systems Coordinator said: “FactoryClad Roll 40, in 280mm, has a 90/90 lambda value, a generic BRE Green Guide rating of A+ and has excellent thermal and acoustic properties.
