THE PROJECTThe Torre Koi in Mexico is the second tallest building in Mexico standing at a huge 917 ft. The tower is in San Pedro Garza Garcia, part of the Monterrey Metropolitan area. The building acts as the centrepiece of four buildings. When the project finished it was the tallest building in Mexico, but the Torres Obispado surpassed the Koi in 2020.VFO Architectos, based in Mexico City, designed, and oversaw the architecture for The Torre Koi. With a mixture of office and residential the skyscraper features 63 floors, 218 apartments, 18 penthouses and 26 floors of commercial office space.THE SOLUTIONThe Safety Letterbox Company was approached by ‘Interni Design Studio’, the interior designers, in charge of the materials for the social areas in the tower. Their requirements were for mailboxes for the residents, with the added requirements of security, efficiency and to be aesthetically pleasing.Quantity requirements and available dimensions were provided to The Safety Letterbox Company, along with design ideas to enable an appropriate product to be specified. The product matched the brief and ticked all the boxes Interni needed on both the practical and creative side of the project.The tower features multiple banks of MODA H 300 mailboxes, fitted to a jet-black support table so they sit freestanding within the mailroom. With a stainless-steel front and a jet-black body these stylish, sophisticated mailboxes really deliver in this incredible skyscraper!

New corporate headquarters for a growing independent distiller called for the perfect blend of outdoor infrastructure to reflect its strong local identity.Ian Macleod Distillers (IMD) embarked on the new HQ project after outgrowing its nearby Russell House head office.The £4.5 million development features two prominent glass towers representing the traditional ventilation shafts of Scottish whisky distilleries.And when it came to the design and creation of the building's outdoor spaces, Broxap's Litchard range provided a similar timeless yet unique aesthetic for the site.Working for Clark Contracts, Broxap designed, manufactured and installed a suite of furniture including two Litchard Picnic Units and 16 Litchard Benches.Our teams collaborated with the project leaders to create 8 Litchard Seats, as well as tables and short benches, to specific dimensions to enable unique group seating configurations.A Palisade Brise Soleil adds another dimension to the breakout space. Door barriers, complete with tapping bars to meet Scotland’s disability access standards, completed the project.The main building delivers 10,000 sq ft of office space for IMD and is the commercial hub for the independent family firm which owns brands including Edinburgh Gin, Glengoyne, Tamdhu and Smokehead.

The Rowe is a new architecturally designed office space in Whitechapel London, where tradition meets innovation. With outside space on every level, the building sets a sustainable benchmark for new office space in central London. The new elements mimics the horizontal banding of the 1960s concrete building as well as contrasting with a steel structure and dark metal palette.The architects, Allford Hall Monaghan Morris, had used KEIM previously. They contacted KEIM as they wanted a sustainable product in keeping with their core values. Samples were carried out, as shown in the photo below, to determine the most suitable colour.First off, KEIM Concrete Repair Mortar (KEIM Concretal-MR 2.0) was used for large repairs within the concrete. KEIM Fine Finishing Mortar (KEIM Concretal-FSP 0.2) was then used for levelling repairs as it is a much finer aggregate mix.KEIM Soldalit CL018, a light grey colour, was chosen to compliment the steel structure and due to its characteristics, was applied onto the previously painted surface without the need for a primer. It is fire resistant – A2-s1, d0 classified and Cradle to Cradle certified.The Rowe has been shortlisted for an AJ Retrofit Award 2023 in the Workspace (£10m and over) category. It was also awarded BREEAM ‘Excellent’, WELL ‘Platinum’ and received SmartScore certification.

The global transport and logistics company DSV have completed a brand new 522,000 sq ft industrial facility and offices. The state-of-the-art logistics hub is located at the 238-acre Mercia Park in Leicestershire.InterLace designed, manufactured and installed a full turn-key external shading system to reduce solar gain, with high specification electric venetian blinds and specialist Schueco curtain walling roller shade blinds operated by a central weather-responsive control system.

Built on a 5.3-acre plot of land, Barnwood Distribution Centre sits alongside the A417 in Gloucester. Originally commissioned by client Amazon, the project was managed by Bowmer and Kirkland and delivered a 118,000sqm distribution centre that will now be sub-let to another company. The development includes a multi-storey van storage deck, offices and HGV and car parking spaces. We were pleased to supply polyester powder coated (PPC) Anvil metal cladding fins to the multi-storey car park.

Ash & Lacy supplied curved, expanded mesh Screen panels for a fantastic new office development to house some of the UK’s National Sports Governing Bodies, in Loughborough. Owned by Loughborough University and located on a gateway site to the University campus, SportPark plays host to various sporting organisations in 3 pavilions, over 4 storeys. The project was designed by David Morley Architects and the external envelope materials strike a balance between life span, low maintenance requirements and aesthetics.

The roof area was badly damaged by heavy storms, with all existing ballasted solar panels lifting off the single ply roof and destroyed beyond repair. The client needed the remedial work completed to fixed deadlines in order to comply with insurance requirements, and wanted to optimise the roof by replacing the pre-existing photovoltaic (PV) array with a solar solution that would deliver superior energy generation. The office also had to remain operational throughout the works, creating logistical challenges

For PCA Predict in Worcester, the need to choose new flooring came earlier than expected. Contemporary, sleek, practical and durable were the keywords for this flooring project. After a false start with the cork floor, Office Manager Philippa Jaine was keen to achieve a contemporary look, but one that would also be able to cope with the footfall and, most importantly, would cause minimum disruption to the staff during installation. Combining the main entrance and breakout area, the total flooring space measured 95m2.

The Coopers FireMaster, closed and open Concertina fire curtain is a perfect solution when requiring fire compartmentation around a staircase as it offers a virtual firewall creating a lobby, once the curtain has been deployed, with more than 3 hours integrity. A total of five FireMaster Concertinas were installed between floors 11 and 15 in this large office space. These curtains allow for the open plan flow of the building to remain as intended and prevent the spread of fire through the building whilst providing compartmentation.

The Sways project, consists on the rehabilitation and two storey upward extension of a building dating from the 90’s, transforming that place into an magnificent office building. The scheme provides for architectural enhancement of the real estate complex, involving modification of vertical circulations (cores), reconfiguration of the interior patios and modification of the existing facade. Effisus Ecofacade Pre-Fab Frames were developed specifically for this project, allowing time savings and reduced largely the possibility of installation errors, maximizing the efficiency of sealing work.

This is a mixed-use development, planed by Marks Barfield Architects, creating 17 new homes. The purpose of this project is to promote the wellbeing of people, embracing circadian design principles. The building will include gardens and planting areas alongside office spaces, with a “forest floor” to the atrium spilling into the reception of the building. In this project Effisus Vapour FR Class A2 system was used to prevent the condensation risk, improving the airtightness and consequently the energy efficiency of the building, applying an A1 Vapour FR membrane.

Is an upcoming development by Damac Properties, that will be located in the heart of Business Bay, Dubai. The development will be home to an impressive mix of residential units, hotel rooms, and office space. Fire safety was a priority on this project. It was used the Effisus Vapour FR System, that works as a vapour control layer, protecting the building from condensation risk and improving the airtightness and consequently the energy efficiency, and the Effisus Bonding KF+P, an innovative bonding solvent free, with exceptional properties of adhesiveness, waterproofing and UV resistance.

Hudson Yards is the largest private real estate development in the history of the U.S.. Hudson Yards will dramatically transform a vast desolate space into New York’s next great neighborhood. It will include more than 18 million square feet of commercial and residential space, state-of-the-art office towers, more than 100 shops, and a collection of restaurants. Effisus Ecofacade P-Fix, a solution with clip-in gaskets for waterproofing facade connections, is being applied on site, improving the buildings’ envelope efficiency and sustainability.

When leading beauty product franchise, MADI International, moved into its new international head office, Amtico Spacia Acoustic was chosen to add a warm and stylish feel to the building’s interior. In order to reflect the company’s ethos, the premises required flooring which was well designed, easy to clean and benefited from good acoustics. The latter was particularly important as, being a beauty business, MADI International experiences high footfall – including lots of high heeled and designer shoes.

F. Ball smoothing underlayment and adhesives have played starring roles in the installation of floorcoverings as part of the major refurbishment and extension of one of Scotland’s busiest theatres, Eden Court at Inverness. Flooring contractor Jack Carmichael (Flooring) Ltd of Elgin, were responsible for the installation of floorcoverings throughout the project. This involved a basement cinema, the main 850 seat auditorium, a second 250 seat theatre, a bar and restaurant, box office, foyer bar and dance studio and associated dressing rooms and toilets...

We’ve given a Victorian office building a modern makeover by replacing the existing washrooms with a modern new design. Our flush fronted Alto toilet cubicles, which are designed to provide a virtually seamless façade, were finished with an attractive dark wood effect Engineered Veneer to ensure a consistency of colour for each cubicle door. Laminated duct panels were installed behind the toilets and urinals in a soft grey colour and we also designed bespoke white Corian vanity units.

With a project value of approximately £16m, this project required a highly sensitive design solution to address a complicated urban context involving 28 neighbouring residential and commercial properties. The transformation visioned by PKS Architects, and developed by main contractor Knight Harwood, involved converting some of the buildings into high-quality apartments and high-specification offices using Kawneer’s solutions. The task was immense and involved six neighbouring commercial properties. The goal was achieved using multiple high-performance Kawneer products.

One Bartholomew is a beautifully designed, highly advanced building in the heart of London – an anchor point for the Barts Square masterplan, which is home to approximately 236 residential units, 20,000 sq ft of retail and 258,000 sq ft of office space. Pembury Circus in Hackney is a vibrant new residential development consisting of 268 units, re-establishing lost pedestrian routes through the estate and making a positive contribution to the townscape. The project was nominated for the 2019 Schüco Excellence Awards in the ‘Residential Development’ category. Pembury Circus now provides a setting for a successful mixed community of all ages – offering dedicated homes for older people, a nursery, a large community centre with neighbourhood management offices, shops, a new public open space and play area.

Flowcrete UK has supplied a floor finish for the publicly accessible campus vision to transform the dated 60’s office building into a vibrant new space for students and art lovers alike. The project specified 300m2 of the seamless, self-smoothing glossy resin system, Peran SL, as it met both the aesthetic and functional criteria. The hard wearing system will maintain a high performance finish for an extended period of time despite the heavy foot traffic, scuffs, and general wear and tear that it will inevitably face.

When it came to designing Tarkett’s new UK HQ in Ashford, sustainability and wellbeing had to be at the heart of the concept. With a fierce dedication to creating environmentally-friendly products that promote healthy spaces, the decor provided the perfect opportunity for Tarkett to showcase its impressive credentials. London-based fit-out specialist Peldon Rose was brought in to assist. After consulting with the Tarkett team, Peldon Rose sought to create an inclusive office environment, catering for a wide range of different tasks and preferred working styles.

As the centrepiece to British Land’s regeneration of Regents Place, 10 Brock Street is a distinctive 16 storey, 320,000 sq ft landmark office development in the heart of London. Completed in 2013, the building achieved the coveted BREEAM ‘Excellent’ rating thanks to a number of features, including rainwater harvesting system and combined heat and power systems. British Land’s property management company, Broadgate Estates, approached INTRAsystems to remove and replace the three entrance mats at the front and rear entranceways. Find out more

Bloomberg’s European Headquarters opened with excitement in October 2017. The marquee building in the heart of London provides new office space for Bloomberg’s 4000 London based employees. We installed over 37,000m2 of Kingspan raised access flooring and 34,000m2 of Kingspan Attiro real wood engineered floor. The combined systems allow quick and easy access to the steel encapsulated floor panels and the underfloor void whilst delivering 98.5% score against the BREEAM sustainability assessment method.

New development Colindale offices is recently home to London Borough of Barnet staff and community facilities. Furnitubes has supplied 6 table and bench sets and a further 7 independent benches from the RailRoad Inline range, with ‘Delta’ supports that can be readily bolted down to the decking of the new roof terrace located on the 4th floor. Eleven RailRoad planters have been placed in the gravel margins to perfectly compliment the nearby seating, and planted with contemporary box topiary balls.

Canterbury Christ Church University decided to refurbish an existing student lounge to contemporise the space and create a fresh, modern and comfortable environment that would elevate the overall student experience.The plans for the new vibrant hub, which also houses the Student Union, included a variety of offices, meeting rooms, and social areas to enable students to deliver a range of activities, events, and services on campus. The result is a contemporary, eye-catching 60,000 sq. ft. new HQ, which brings the brand’s UK-based office teams under one roof for the first time. Amplifying the brand’s heritage and reflecting the site’s semi-rural setting, the campus resembles a series of interconnecting barn structures that appear to have evolved over time. The complex is surrounded by landscaping including wildflower meadows and a kitchen garden which enhances the natural feel of the space. The interiors are a mix of single and two storey spaces encapsulating open plan and more defined rooms with levels reached by broad stairways. Structural steel and timber add visual heft to the predominantly white pallete which sees certain elements picked out in oxide red, deep teal and warm grey. It certainly delivers the wow factor and promises to nurture creative thought.Bailey Construction were the main contractor for the project, with Elmsmere Interior Systems responsible for the installation of the Rockfon acoustic systems. Gary Sturgess of Elmsmere spoke about the project, “This was an interesting project with Rockfon Mono® Acoustic used in a variety of roles and settings to help control sound while fitting in with the clean, pared down style of the interiors. Everyone concerned is very happy with the completed work which showcases Mono’s versatility.”Pandemic pause affects design choicesAppointed in 2019, Joules’ CEO Nick Jones joined the Group during the design and construction of the new HQ. However, when the pandemic struck and people shifted to working from home, construction was halted which allowed the company to revise its plans to best suit new methods of working and office culture. In response the company has expanded the central atrium and created more space between desks to promote spontaneous interaction. Meeting rooms are equipped with tech enabling remote workers to easily participate, while floor-to-ceiling windows and outdoor features, including a bug hotel, help to connect the space to the company’s countryside heritage.Nick Jones commented, “With the opening of our new office, we have introduced a new fully flexible approach to how and where our colleagues work, and the space that we have is critical to that. Not only does our new office allow teams to better connect with one and other—whether in the office or working from home—but also brings the countryside in, to help inspire colleagues from across the business.”Rockfon Mono Acoustic – versatility and styleRockfon’s Matt Barratt, “The completed Joules HQ looks fabulous. Throughout its open plan offices Rockfon Mono Acoustic has been installed to great effect, bringing together the seamless, clean lines associated with traditional plastered surfaces and acoustic performance thought only possible with modular systems. Large windows, structural steel and other hard architectural elements can generate unwanted sound within a space. Mono provides Class A sound absorption (0.95αw) which significantly decreases echo and reverberation levels.”The current utility aesthetic is in evidence at ‘the Barn’. Air conditioning, heating, ventilation and other services are on show in several areas, with Mono installed directly above. It offers Class A2 fire protection and remains dimensionally stable at up to 100% relative humidity. It offers 87% light reflection and greater than 99% light diffusion. In common with other Rockfon acoustic systems, Mono is made with a core of naturally occurring inert volcanic rock stonewall, is non-combustible and will not harbour harmful microorganisms and bacteria. It can be installed using a suspended grid system or be directly mounted on to the ceiling soffit or and wall.   

The historic Grade II listed former dock offices will be home of the Project Hub for the Canada Water Masterplan to oversee the regeneration of Canada Water into a new town centre for the local area. The Hub will contain a flexible exhibition and event space, as well as office space for project staff.Artform Urban have supplied a range of seating to the Project Hub to create a welcoming courtyard space for staff and visitors to enjoy during the ongoing project works and beyond.The Dea-Diva-Lua-Ela-Stella seating range is manufactured entirely from thick laser-cut sheet steel that has been powder coated with a high-quality Faux Corten effect paint. The distinctive and unique pattern is derived from the surrounding landscape that sits at home in the leafy space. The seats are part of a range of products designed by French architect Marc Aurel that include litter bins and tree grilles all featuring the recognisable and attractive perforated leaf designs.The Canada Water Masterplan is expected to deliver up to 3,000 new homes, two million sq ft of workspace and one million sq ft of retail, leisure, entertainment and community space including proposed health and social infrastructure, and educational uses for all ages.The vision for Canada Water is to be a place where the community will shape and share in the development's success.

North City Operation Depot is a dedicated staff-only depot facility will comprise of an office and welfare building with briefing rooms, training rooms, office accommodation, a serviced canteen, locker rooms, shower facilities, laundry facilities and drying room. The depot is to provide high quality facilities to enable staff to operate more safely, efficiently, and essentially so the City Council meets its climate action targets, based in Ballymun, Dublin.The client requested for leisure lockers with rolled carcases which helps with keeping the lockers dust free, with the measurements to be 1450mm high, 450mm wide and 500mm deep with the colour mixed between Fundermax and Poleyrey. The colours are mixed with wood effect and beige laminate. Within the lockers they decided to have shelves and internal dividers, additionally, in changing rooms they requested shelves, mirrors and drying racks which are 600mm deep, 2450mm long and 2000mm high powder coated in ‘Ice’.Within the leisure lockers they decided to go with was KitLock KL1200 which can keep the staff belonging secure within the lockers.
