Farmhouse in Monmouthshire

Farmhouse in Monmouthshire

Keim Mineral Paints Ltd

This Grade II listed farmhouse in Monmouthshire has recently been redecorated using the KEIM Granital system. The 16th – 18th century limewashed lime rendered property needed a freshen up. The limewash was delaminating and powdery, lower sections on the northern elevation were damp with black mould, green growth moss and algae were prevalent on all elevations, as well as hairline cracks within the render.   It was specified that all elevations should be cleaned free of excessive mould and green-growth and powdery residue from the limewash. KEIM Algicid-Plus to be applied and left to dry on the surface before coating. The lower exposed render on the front elevation was suffering from splash back off the paving stone, it was recommended that an application of KEIM Silan Primer was applied on the first 0.5m of this elevation, to allow improved water repellence. The KEIM Granital system was then used to obliterate hairline cracks and provide a breathable coating.

Tregenna Estate, St Ives

Tregenna Estate, St Ives

Saint-Gobain Weber

A new development of exclusive lodges on the coast of St Ives, Cornwall required a low maintenance, high quality finish that would withstand the types of weather experienced on the coast.Nestled within the 72-acre Tregenna Estate, Castle Approach, is a new development offering stunning views over St Ives Bay and the peaceful grounds of the estate gardens. The original Tregenna Castle at the centre of the estate was built in 1774 as a 12-bedroom private home. In 1878, one year after the Great Western Railway opened its St Ives branch line, the castle began its new life as a hotel. Now a Grade II listed building, Tregenna Castle Resort boasts 99 bedrooms, six private event spaces, gym and golf course.Defining the design requirementsThe lodges at Castle Approach have been under construction since 2008. The architect, Mike Bradbury of Mike Bradbury Designs, designed the properties, and wanted to make the most of the coastal location. The lodges are positioned in a crescent shape to provide residents with sea views. Each lodge is built using a timber frame system with a masonry ground floor structure. The whole structure is then rendered. Mike chose white render to provide a contrast between the dark stained timber frame, the anthracite grey windows and the slate roof.“It was important that we used a render that would withstand the elements over time, particularly as we had chosen such a light-coloured render,” said Mike. “Being by the coast and surrounded by trees, we wanted to prevent algae growth and discolouration on the render.”The building work has been completed in phases and to date, six lodges have been completed, with four more close to completion.Withstanding the weatherAfter the first three properties were completed, Tregenna looked to change the original render system that was installed so approached Nigel Smitheram, the area sales executive at the local Jewsons.  “The developer wasn’t entirely happy with their original choice of render system,” said Nigel. “As a high-end development, the quality of the final finish was very important to them, so they asked me to help find an alternative system. Tregenna was very clear that they wanted a system that delivered on aesthetics and weather resilience. That’s when I reached out to Saint-Gobain Weber.”Phillip Powell, regional applications manager at Saint-Gobain Weber, is part of the technical team that has been supporting Tregenna Estates during the construction of the lodges.“We recommended that the applicator used weberend MT, a BBA approved system for use on render board systems. It incorporates weberend LAC, a lightweight base-coat render, meshcloth reinforcement and a decorative finish of webersil TF,” said Phillip. “This combination of products is particularly suitable for this project as the weberend LAC is polymer-modified which allows some flexibility, a necessity for timber frame systems. Using this with the webersil TF, a silicone based textured finish, makes it much more resistant to the type of weather experienced in these coastal areas.“For each property, an initial 3mm pass of weberend LAC was applied, followed by meshcloth reinforcement and then a second 3mm pass. A coat of weber PR310, a render primer, was used before applying a final finish of webersil TF in Winter White.”The final finishThe technical team at Saint-Gobain Weber stayed in touch with team at Tregenna Estate throughout the construction of each lodge. Saint-Gobain Weber also sourced one of its local recommended installers, Daniel Fish of DMF Plastering, to ensure the products were applied correctly using best practise methods.Neal Peek, contracts manager at Tregenna Estate, said: “From the moment they stepped on site, the service provided by the Weber application team has been brilliant. They are always on hand with technical advice and have visited the site regularly since they first got involved in the project back in 2015.”“We’re pleased with the products. Even when you visit the development now, the first few houses built using Weber’s system look the same as the new builds.”In 2020, Tregenna Estates hopes to start work on the remaining two propertiesAfter working with the Tregenna Estate on this project, Saint-Gobain Weber also donated some of its render products to the local surfing school charity, Board Riders, to refurbish a disused council building in St. Ives

Contemporary New Build - Oxted

Saint-Gobain Weber

A stunning contemporary style new-build home in Surrey has been finished with high performance weberpral M monocouche render. The £3.5m+ country home was designed and built by award-winning Millgate Homes, Berkshire, and sits alongside two 6-bedroom country homes and 6 luxury apartments to form a boutique residential development on a 9-acre site just outside Oxted. This prestigious and historical site is a milestone project for Millgate as it is the first time they have deviated from their classic and traditional design style. The property is of open plan design with clean, crisp lines in keeping with today’s minimalist architectural style. This first ever mixed vernacular project has been led by Millgate’s chief in-house architect Greg Meier who appointed Markham Drylining Limited, Leatherhead, Surrey, to carry out the external render application which has played such an important role in the overall aesthetics of the building. The brief to create a sleek, modern exterior for this cutting edge home was achieved with the use of weberpral M monocouche render in Pearl Grey.Markham Drylining worked closely with Millgate’s technical team in preparing sample panels of different materials and finishes from which Millgate selected the BBA (British Board of Agrément) approved weberpral M. This high specification render offers the multiple benefits of through-colour One-Coat Technology which is recognised for its ease and speed of application. By reducing the drying time associated with a traditional multi-coat system by as much as 50%, significant on-site cost savings can be made which contributes to project efficiencies and earlier completion.Rob Hall, director of Markham Drylining, says: “We always try to work with weberpral M as it helps us to deliver our clients’ aspirations. It is of a consistently high quality which makes application easier and reduces waste while One-Coat Technology speeds the whole application process. This render can be hand or spray applied but we chose hand application on this project.”Rob continues that he will always try to alter a specification in favour of this render for the quality of its durable, decorative and weather-resistant finish and for the valuable technical support provided by Weber.Weber was the first manufacturer of monocouche render to be awarded an A+ rating as defined in the BRE Global 2008 Green Guide to Specification. This audited material helped specifiers to make selections that will collectively reduce the environmental impact of their buildings while achieving more materials credit.Greg Meier adds: “Making a simple design look interesting has been part of the challenge. My favourite feature is the clean, crisp lines of the building created by the contrast in colour between the light render and dark grey windows and deep overhanging soffit and fascias.”The development is located within a designated area of Outstanding Natural Beauty on the Kent-Surrey border. The beauty of the area contrasts dramatically with the bold lines and contemporary design of this new building which was Highly Commended in the London Evening Standard’s New Homes 2014 Award in the Best Out-of-London home category.

Somerset New Build

Somerset New Build

Saint-Gobain Weber

webertherm XP External Wall Insulation system has been specified for a contemporary new build in a designated conservation area in South West England. The revolutionary system has been used on the walls of the property while weberpral M through-coloured render has been used extensively to long runs of concrete walling. The planning term ‘conservation area’ all too often results in unimaginative new build designs mimicking the surrounding aesthetics rather than offering creative architecture that enhances the area. This stunning new home in Somerset illustrates perfectly how architectural flare and modern building techniques are fused to deliver a property that contributes greatly to the local environment. The 430m² private residence has extensive glazing to capture the glorious rural views and to encourage the benefits of maximum natural light. Sleek expanses of webertherm XP EWI with webertherm M1 through-coloured render enhances the profile of the house from all aspects. By embracing the topography of the site, which placed the front entrance at first floor level, and letting the rest of the house flow down to a lower ground floor layout, the house presents a low and softened profile to the onlooker. An enlightened planning approval was achieved for this privately commissioned design by Jason Jackson of Jackson Architects Ltd, Taunton. “An earlier traditional design was not considered suitable by local planners and we were asked to offer alternative designs for this family home. The client was immediately excited about a minimalist and modern design idea and asked us to submit the application. After careful negotiation with the conservation and planning officers, they agreed that the contemporary architectural style of the building would make a highly individual but fitting addition to the very traditional properties in the area. The only significant condition imposed on the planning approval was the removal of the permitted development rights so as to protect the purity of the design! We were really quite amazed and flattered to get this acknowledgement,” smiles Jason Jackson.Matching the dramatic visual appeal of this unique property is the construction formula and advanced thermal efficiency that has been achieved. The external walls are constructed as a single skin formed with 215mm thermal blocks that are protected by webertherm XP EWI using 50mm of high performance phenolic insulation.  webertherm M1, an advanced one-coat, polymer modified, mineral render, is factory batched and designed for spray application to reduce on-site labour time and access costs and has been used in White. A decorative scraped texture finish has been applied to the White render which catches and holds the light.Mark Pickthall, of M P Plastering, Somerset, carried out the insulation and render application for contractor Fry Developments Limited. The applicator also specified weberend aid to create a key coat before applying weberpral M through-coloured render, in Chalk, to surface finish long runs of poured concrete walling running from the house to the drive and garage areas. “The superb smart finish of the house structure achieved with the scraped surface of the 250m² of webertherm M1 render really underlines the beautiful architecture of this house which makes a great statement in the locality. We are all pleased to have been part of this exciting project,” reports Mark.Simon Fry, Fry Developments, is equally proud of this new build and pleased to have accepted the recommendation to use the webertherm EWI system. “My experience has only been with traditional sand and cement renders but Mark highlighted the qualities of the Weber system and I must say the result is superb. It’s a ‘no risk’ decision now for Fry Developments to use Weber products on my future contracts.”

Reinventing a ruinous prison into a luxury hotel

Reinventing a ruinous prison into a luxury hotel

Cornerstone

Located on the edge of Bodmin Moor is the historic Bodmin Jail, a ruinous prison transformed into an award-winning hotel. The legacy of the historic Bodmin JailLocated on the edge of Bodmin Moor is the historic Bodmin Jail. Built in the 1770s by military engineer Sir John Call and prisoners, the jail was considered a milestone in prison design and reform. Built using 20,000 tonnes of local Delank granite and stone, Bodmin Jail featured individual cells, segregated areas for male and female prisoners, hot water and light. This reformed design also included open spaces for prisoners to live and work for an income. Nearly 100 years later, the jail was declared unfit for purpose. As a result, an entirely new prison is constructed with limestone mined from the nearby moor. Evolving with the ideals of prison reform at the time, this 'total institution' featured 220 cells with separate wings for men and women, a chapel and a new area for debtors. Officially decommissioned in 1927 and sold at auction to demolition men, the jail survived attempts to blow it up, with the nearly metre-thick and formidable walls proving too challenging to deconstruct. Despite various incarnations since its closure, it wasn't till 2004 that works would begin to restore and reinvent a few areas of the jail into a historical exhibition. Rebuilding a remarkable tourist destinationIn 2015 Bodmin Jail would see its next evolution, with a £40 million investment to create a state-of-the-art attraction, four-star hotel, and restaurant within its Grade II listed facade.  The ChallengeThe project presented many challenges. Due to demolition attempts, large areas of the jail had been without a roof for nearly a century, resulting in large sections falling to ruin. With exposure to the elements, what remained was heavily saturated with water, with ivy and other biological materials spread across the remaining masonry. Further, pigeons and multiple species of bats were now occupying the former cells, hibernating behind the plaster on the walls.Technical and aesthetic considerationsKeeping the history of the building and as many original features as possible was key to the project. From a technical perspective, protecting the historic fabric while significantly improving the walls' thermal performance was imperative. To successfully convert the heavily saturated jail cells into luxury hotel rooms, the team focused on how to manage moisture efficiently. Further, the solution needed to accommodate the hustle and bustle of a busy hotel and withstand a knock or two from guests' suitcases while maintaining a sophisticated feel.Modern insulation systems had the severe risk of restricting moisture movement, which would risk damage to the historic fabric and cause mould and other moisture-related issues. In addition, organic systems, such as woodfibre and cork, would be unlikely to cope with the extremely high moisture content of the walls without the fear of interstitial condensation and rot.The solutionWorking closely with the project team, Cornerstone's Insulating Render was chosen for the jail's internal rendering. Manufactured with St. Astier Lime, recycled aggregates and additives, Insulating Render would be highly breathable and flexible whilst still providing the durability required. Additionally, as a mineral-based render, the lack of organic content meant that the render would not break down under extremely high moisture loads. The next challenge was approaching the 100,000 tonnes of render to be applied. With pressing timelines, Insulating Render would allow the team to work quickly and apply thicker, significantly reducing the application time required. Designed with lightweight features, Insulating Render could be applied directly onto the stonework and built out in depths of up to 50mm per pass and over 70mm as a total depth, with just a week between coats. The walls were either left bare or finished with Cornish Lime's CLM66 lime putty plaster for the final finish. To ensure the jail's characterful stonework received the attention and durability it deserved, a mortar sample was tested to determine the binder and aggregate type. Once the analysis was complete, a mortar was designed and developed to match the original colour found within the masonry and used extensively for internal and external re-pointing.ResultsDue to Cornerstone Insulating Render's porosity, the render began to pull water out of the background substrate, assisting the heavily saturated walls in drying. This breathability will continue to buffer relative humidity and manage the risk of condensation and mould while improving air quality. Further, the hotel will be able to provide the thermal comfort expected of a luxury four-star hotel. With its superior insulating properties, a 70mm coat achieved a U Value of 0.7, which was needed for the hotel's complex heating, ventilation and cooling systems.Since its opening, Bodmin Jail has been nominated for several awards by organisations, including The Cornwall Tourism Awards, VisitEngland, and the Royal Institution of Chartered Surveyors (RICS).

Castle Oak Care Home, Woodward Close, Berkshire

Saint-Gobain Weber

The high performance weberend MT multi-coat render system has been applied as the exterior finish on the new-build Woodward Close, a pioneering 60-bed dementia care home in Winnersh, Berkshire. This project has been developed by specialist care home developer Castleoak, Cardiff, for national care operator The Abbeyfield Society.Designed to meet Abbeyfield’s innovative dementia design strategy, this new care home comprises intimate circular bedroom wings which minimise corridors and lead to communal spaces to aid way finding and spatial recognition. Ground floor rooms have patio door access to garden space and internal links to safe and secure inner courtyard gardens. It has been carefully planned to provide a unique approach in residential care for those living in the local area in a manner which hasn’t been seen before. The complex clover leaf layout of the five linked buildings has been achieved using timber frame construction with much of the fabrication carried out off-site including the curved outer skin formed by the render carrier board for the weberend MT system. This off-site construction method reduced time and cost early in the build program, overcoming the requirement of bricklayers and bricks, resulting in a cleaner and tidier site and substantially reducing the on-site program. The weberend MT multi-coat render system by Weber, the leading UK formulator and manufacturer of innovative materials, systems and solutions for the construction industry, has full BBA Certification. This accreditation meets NHBC requirements for new build housing where house builders and developers are constantly seeking modern methods of construction for speed and cost efficiency. The weberend MT system is designed to rapidly finish buildings of frame and panel construction.weberend MT is a light-weight render system which incorporates glass-fibre meshcloth reinforcement with a resin-rich adhesive coat that can carry a choice of finishes in a wide range of colours. This modern render system is designed for large areas of stable render carrier boards without the need for expressed joints to create smooth, modern design aesthetics. Equally, weberend MT is ideal for application to uneven masonry or mixed substrates where a high level of crack resistance is required. Application on to a panel background requires an initial 3mm of weberend LAC. The glass fibre reinforcing mesh is laid in as this coat takes up and a second 3mm of weberend LAC is applied. Sponge finish achieves a flat surface. When fully dry, weber PR310 primer is applied prior to the selected finish. A variety of textured and coloured finishes can be used to produce weatherproof, vapour permeable protection. The weberend MT application was carried out by WHS Exterior Rendering Limited, Bristol, whose director Nick Hood is enthusiastic about this project. “It was really interesting to see this unique design and the fast build program achieved with off-site construction. It gave us a great finished board to work on and as always the weberend MT system is first class. It’s straight forward to apply and the finish is excellent. It involved 1900m² of hand application and four pastel colours really make the buildings attractive and welcoming."Castleoak’s project construction manager Dean Hamblin reports positive comments on the render finish of the buildings. “People are remarking how sharp the buildings look, that’s sharp in colours and sharp in straight surfaces and edges,” advises Mr Hamblin.Woodward Close offers a wide range of highly innovative communal facilities, including a cinema, activity rooms for painting and sewing, a restaurant and a cafe, sensory rooms and wellbeing areas including spa bathrooms, a hair and nail salon, a library, and a shop stocked with groceries. In terms of design, memorabilia and reminiscence will be a strong focus across the development. There will be classic cars and bikes in the grounds and a vintage theme prominent throughout the interior decor. It is hoped that this vision and the calibre of the building will act as a blueprint for future Abbeyfield care homes

Loxford Lodge, Homeleigh and Borough Farm are residential properties within the National Trust estate of Arlington Court, Devon. The grounds cover over 20 miles of footpaths, offering walks such as the Lake walk and Deer Park walk. The National Trust contacted KEIM as they needed a reliable vapour permeable paint, which is more resilient than limewash, to decorate the previously limewashed substrates. The National Trust have previously worked with KEIM on many projects, so they were aware of the benefits that KEIM Paints has to offer.During the site inspection carried out by Julian Cullum of KEIM Mineral Paints, there was evidence of green mould and algae growth on the render. It was recommended to wash down the surfaces by pressure washing and using a stiff brush to remove all mould and fungal growth. KEIM Algicid-Plus was applied and allowed to dry for 24 hours before the decoration could commence.KEIM Fixativ was specified to consolidate the limewash render, followed by a coat of KEIM Soldalit Grob to give an even finish and fill hairline cracks within the render. KEIM Soldalit-ME, in colour 9037, was applied as it has a high resistance against mould and algae, which may build up from the tree canopies surrounding the properties.Following the completion of this project, The National Trust have several more projects they would like us to get involved in.

Sto Insulation System Specified For New Hospital Building

Sto Ltd

Sto has supplied the StoTherm Mineral K external wall insulation system with StoLotusan render for the new Day Case and Eye Unit building at Chorley and South Ribble Hospital. Specified by Gilling Dod architects of Chorley, who worked closely with the main contractor Tilbury Douglas, the StoTherm Mineral K system combines impressive insulation with excellent fire protection characteristics. With an A2-s1, d0 reaction to fire classification in accordance with BS EN 13501-1, the non-combustible mineral fibre insulation is fully bonded to the substrate and therefore no additional firebreaks are required. Ideal for both new-build and refurbishment projects, its efficient single-leaf construction also means that interior space within the building is not reduced.  For this project, the system’s mineral fibre insulation boards were secured to the lightweight steel frame and sheathing board substrate with mechanical fixings and StoLevell Uni adhesive and levelling mortar. A StoLevell Duo Plus reinforcing coat embedded with Sto-Glass Fibre Mesh was then applied to the face of the insulation boards, with StoLotusan and StoSilco renders used for the final finish on different sections of the building, using light colours from Sto’s architectural colour range.  StoLotusan is the only render available that uses Sto’s patented Lotus-Effect® technology which delivers impressive water and dirt repellence. It forms a unique surface texture, similar to that of the lotus leaf, that causes the rainwater to run off the render quickly and easily, removing any dirt or dust as it goes. Providing outstanding resistance to the growth of algae and fungus, the building will retain its looks for many years to come.  The new Day Case and Eye Unit is the result of a major £17.5 million investment in developing enhanced ophthalmology and day case services. The new Day Case and Eye Unit now offers an extensive range of diagnostic and treatment facilities for patients with medical eye conditions.

An historic landmark in the Lake District has been given a new lease of life with the installation of StoTherm Mineral K external wall insulation and StoSilco finishing render. Built in 1937, the building in Keswick originally housed the UK’s first pencil factory, and now provides new headquarters and site for the Keswick Convention for the Keswick Ministries organization. After being used by the Cumberland Pencil Company the building had fallen into disrepair. Set at the entrance to Keswick, this important local landmark has now embarked on a £10.5m redevelopment project, split into four phases. The Sto materials have been used on the first phase which has seen the building’s front elevation fully restored, and they have also been specified for the remaining three stages of the work. The BBA-certified StoTherm Mineral K system combines impressive insulation with unrivalled fire protection characteristics. It features Sto-Mineral Fibre thermal insulation boards, which in this case were fixed to the substrate using StoLevell Duo Plus mineral bonding and reinforcing mortar.  “This allows any unevenness in the surface of the substrate to be accommodated and makes installation a fast and easy process,” comments Alan Rees of Eco Rend North East who installed the Sto system. This efficient single-leaf construction allows for excellent thermal performance without reducing the interior space, and as it requires no additional expansion joints, a smooth and unbroken exterior surface can be created.  An additional mineralic reinforcing coat was applied and the exterior surface was finished with StoSilco silicone resin render.  With high CO2 and water-vapour permeability, StoSilco render allows a weather- and water-repellant outer surface to be created in any of the 1,000+ colours available in the StoColor System.

K Systems Insulated Facades

BackgroundOccupying a prominent position on the Kingsway, The Curve development is a portfolio of 27 apartments. The key requirement for Cube Homes was to offer residents high quality, low carbon, affordable and sustainable apartments. After extensive planning, K Systems specified a direct fix system with mineral wool insulation and a silicone render finish. Our Direct Fix system for steel frame structures is KIWA BDA certified and provided the ideal solution for these newly constructed mid-rise apartments. Our team designed a façade solution that delivered modern, thermally efficient and aesthetically pleasing homes, meeting the client’s requirements. Our ServiceDue to the number of fixings and the curvature of the property, this was a technical project which required bespoke detailing. In collaboration with Bowker Sadler Architects and our approved installer Profac, we designed a comprehensive specification and were on-site when required, offering Profac technical and installation support throughout the build. The Direct Fix system specified is a cost-efficient solution for steel frame structures, with fewer components for a simpler and faster install. Direct Fix generates exceptional insulation and with a silicone render finish provides high levels of fire rating (A2,s1-d0), allowing Cube Homes to deliver safe and thermally efficient homes.Technical Project DetailsThe EWI needed to be line and level with the ground floor brickwork. To achieve this specific requirement, 300mm mineral wool (which is deeper than available mineral wool) was specified for the project. This meant 110mm and 190mm boards were combined to achieve the required 300mm.This thicker mineral wool meant that the curved elevation on the building was difficult to achieve. The insulation was facetted around the curve and carefully installed by Profac to create a seamless façade. The 300mm mineral wool resulted in a low U-value of circa 0.10 W/m²K, meaning heating costs for the apartments will be minimal and carbon usage will be reduced to a minimum standard. For the finish, silicone render (TC 15) was specified to create a striking curved elevation. Silicone TC incorporates the benefits of silicone technology to provide a water repellent finish with a fresh and modern appearance. The silicone allows water vapour to pass freely through the render whilst allowing the finish to remain weather resistant, making it the ideal solution for a low maintenance, long-term finish.

Woolton House stands as a testament to the architectural prowess of the past. Constructed during the 18th century and remodelled in the 1930s, this magnificent estate exudes an air of elegance and grandeur. Reading-based Herridge Decorators undertook removal and reinstatement of areas of deterioration, replacing failed cement render with lime render. One of the key advantages of lime render is its breathability, allowing moisture to evaporate from the building's walls and preventing the accumulation of dampness and subsequent damage. The use of lime render in conjunction with the vapour permeability of KEIM Mineral Paints ensures restored areas remain structurally sound and free from the detrimental effects of trapped moisture. The application of impermeable acrylic-bound coatings over historic limewash had contributed to delamination and required removal back to a sound edge prior to redecoration. Surface breathability cannot be restored unless impermeable coatings are removed, however if sound and well adhered to the underlying substrate, redecoration using KEIM Mineral Paints remains possible. KEIM Mineral Paints chemically bond to bare mineral substrates and chemically bond to sound existing paints, providing surface protection and UV stable pigment. Following recent wet weather, organic growth has become more apparent on surfaces retaining moisture which are unable to dry out. Green algae can cultivate on any exterior surface retaining moisture, including elevations of a property and particularly at lower levels. Fortunately, removal is straightforward using a mild detergent and reoccurrence can be prevented by treating surfaces with fungicidal primer, KEIM Algicid, 24 hours prior to paint application.  Polymer and acrylic-based repair materials are unsuitable for use with mineral paints, therefore minor cracking and repair work was completed using KEIM Spachtel, a ready-mixed and easy-to-use paste filler with mineral fibres. Patch repairs were blended with the surrounding substrate using KEIM Contact Plus, a lightly aggregated paint also suitable for disguising surface imperfections and filling hairline cracks. Application of KEIM Contact Plus is suitable onto isolated areas up to a natural breakline or over entire elevations. The high porosity of lime render needs to be equalised without compromising breathability before painting. Also suitable for consolidating previously limewashed substrates, KEIM Soldalit Fixativ, a potassium silicate primer, was applied to prepare surfaces where required. Redecoration was completed in bespoke colours to match the historic scheme using two coats of KEIM Soldalit-ME, with added protection against airborne contaminants typical of rural locations, in addition to the reduction of toxic gasses and A2-s1, d0 fire certification. David Herridge of Herridge Decorators commented; “We've been using KEIM products for many years and knew how suitable they would be for a project of this nature and scale. The products were easy to apply and the colour consistency over large areas is very impressive. The client was really happy with the colour choices and finishes.” Preserving our heritage buildings is a responsibility we should all embrace. By entrusting the restoration work to professionals like Herridge Decorators, we can ensure that these architectural treasures continue to stand tall for generations to come.

This site is within what was originally the estate of a large house, known as Longhurst, in south Belfast. It has now been divided into several large residential properties with views across Lagan Valley Regional Park.McGonigle McGarth Architects contacted KEIM Mineral Paints because they wanted to use a breathable mineral paint, applied onto bare concrete and render. On any new build project, McGonigle McGarth Architects use KEIM to allow the mineral paint to penetrate into the unpainted surface and creating a chemical bond that acts to both keeping water out but allows water vapour to pass through. Tony Carter, Senior Sales Executive of KEIM Mineral Paints, visited Longhurst and recommended using KEIM Granital onto the render to provide an opaque finish, along with KEIM Concretal Lasur, a low pigmentation colour wash that acts as a stain, onto the smooth surface to maintain the look and feel of concrete. This project has been shortlisted for the Royal Society of Ulster Architects Awards 2024. The winner will be announced on 9th May 2024.

A well-known and commonly used component of external wall coverings has wrongly remained unloved by the architect for almost 20 years since its introduction to the UK market in 1990. Whilst it is widely accepted that external wall insulation (EWI) systems and external render can dramatically improve the U-values of a building, the materials that are used in these systems may not be so popular.

During the restoration process the external façade was decorated to create high quality light Portland stone and bath stone paint effects, onto the render substrate, using KEIM Restauro Lasur. The subtle stone appearance created by the system will offer unparalleled longevity and protection. The colours are UV stable and therefore will not fade and the coating is moisture vapour permeable so doesn’t trap moisture in the substrate.
