Delta Registered Installers, Bensleys provided a waterproofing solution on an iconic Brighton structure.Steeped in history and thought to be built on the original Brill Baths site, sits Clarendon Mansions. This large, detached structure is thought to have been built in 1870 by Charles Brill during the Brighton boom.The four-storey building facing Brighton’s famous sea front, was originally constructed as a hotel.Numerous refurbishments over subsequent periods of time, saw the structure move from a hotel to a public house, with the basement area being unoccupied for nearly a decade.The basement area boasts large, vaulted areas to the south and west elevation, with the south-side possibly being part of the original Bath structure.Bensleys were instructed by the main contractor, Pilbeam Construction on behalf of Evolution Architects, to help design, specify and install the waterproofing system.There’s no one-size-fits-all when it comes to waterproofing design. With the basement suffering from water penetration, Bensleys worked with the design team at an early stage of the project to ensure the right approach be taken, which included multiple factors such as: customer requirements, standards, robustness, cost, resources, time, skill required, safety and expectations of ground water which all translated into a design solution.

The scope of the project was to facilitate a waterproofing solution for a substantial brick built detached property with a large 3 elevation basement situated at the bottom of a steep sloping driveway. The basement when constructed had 1 form of external waterproofing incorporated during the build stage, however the system required a second form of internal waterproofing due to the location of the structure and high-water table, capable of protecting the luxurious basement from unwanted water ingress.The property’s driveway significantly slopes from street level to the front elevation of the property requiring a specialist waterproofing system to protect the structure.Working in conjunction with the homeowner, Timberwise’s CSSW qualified waterproofing surveyors specified a Delta Type C (Drained) Protection waterproofing system to provide the necessary Grade 3 (habitable environment) to enable to homeowner to fully utilise their basement space. For Grade 3 habitable environments, two types of waterproofing may be required.A Waterproofing Designer’s philosophy defines what they wish to accomplish in the design of their waterproofing system and which principles they will use to do so. Identifying a robust and suitable design philosophy is an important aspect when designing a continuous system, as this will not only directly impact in how users install the system but also in future maintenance which will directly impact on the property owner.

Following a full assessment of The Hub and its underground parking facilities it was identified that rainwater was entering the basement car park through the ceiling deck at multiple points. These points included holes that were formed to allow drainage from the surface, movement joints and investigation holes that had been created through the steel rib and concrete deck. Based on “as built plans” a system was designed post construction that would offer the same quality of structural protection had it been incorporated during the build phase.

This beautiful Victorian villa received an innovative green-roofed extension full of natural light thanks to IDSystems installed bifold doors, gable end glazing, rooflights, window and door. The challenge for Scenario Architecture was to design an extension that was filled full of natural light, took into account the changing floor levels of the property. Under the pitched roof, the gable end glazing has been designed to perfectly match the profiles of the SUNFLEX SF75 bifold doors, whilst the inclusion of a single access door allows the extension to angle away to create a larger kitchen/dining area.

Where detailing was difficult IKO Polimar EC/UV System was used. The roof refurbishment also included the installation of smoke vents, associated smoke control panels and accessories.

The NHS Estates Team required a new office space and workshop area and proposed the refurbishment of an existing building.Systems in useHyranger®Starcoat® PMMAOverviewAxter Ltd were instructed by William Gough & Sons Ltd to produce a design for six roof areas, following a site survey report. The project included a mixture of new build and refurbishment areas, comprising of various systems and design requirements. This included a cut to falls insulation design to comply with Part H and BS 6229:2018. Roof A, the focus of this case study, had a series of convex or ‘barrel roofs’, requiring bespoke detailing and careful design to achieve robust detailing and the required U-value.The project value was circa £1 million. This included all building works and a strict budget for the roofing package, which was achieved. The programme for the works was 16 weeks and completed in Autumn of 2022, to the required deadline.The successful project was also nominated for a National Federation of Roofing Contractors (NFRC) award 2023.ChallengesAxter were appointed at RIBA Stage 2 to undertake site surveys and work alongside the Principal Designer as Designer under the Construction Design and Management Regulations 2015.The existing asphalt had shown signs of cracking and blistering, and the outlets were damaged from vegetation growth from a lack of maintenance. New outlets were installed with leaf guards, allowing free flowing water whilst preventing blockages.The proposed office section of the works required thermally upgrading to comply with Building Regulations: Part L. The U-Value requirement was 0.18W/m2K which could be achieved with a 120mm PIR flat board. Due to the curved profile of the roof, installing the insulation below deck level was considered. However, due to an inadequate ceiling height this was disregarded.Furthermore, this would have resulted in the development of interstitial condensation. Further design solutions had to be considered. To bend a 120mm board would have required multiple cuts to the insulation so the decision was made to split this into two thinner boards to achieve the radius more easily.When split into two layers the requirement changed to 2 x70mm boards (140mm total) as worked out using U-Value calculations by the in-house design team at Axter. A timber hard edge was introduced to abut the insulation at the building perimeter to separate the façade and the main field area.Systems and productsAxter’s Hyranger multi-layer RBM system was used across all six roof areas. The system is fully BBA and BRoofT4 compliant, and achieves a guarantee period of 20 years. For this project, Axter’s Goldshield Guarantee was chosen, which covers materials, workmanship and design liability. This was overseen on site by Axter’s Quality Assurance team, who audited the project inclusive of the installation, safety and general management of the roofing works.Axter Starcoat PMMA was used as a cost effective solution to coat the copper fascia and provide a fresh and seamless look to the exterior of the building.SolutionsThe Axter Hyranger multi-layer RBM system was installed using traditional gas driven torches to fully bond the (AVCL) Air and Vapour Control Layer and cap sheet layers. The underlayer was installed over a tissue faced PIR and therefore needed to be self-adhesive in order to reduce the risk of fire, complying with NFRC Safe2Torch guidelines. A cold applied Starcoat PMMA liquid was installed to the façade to achieve a seamless and cost-effective upgrade.The Axter Quality Assurance Team regularly attended site and were in constant communication with the appointed Axtershield Installer, Empire Roofing operatives, to ensure that the system was being installed correctly and to the expected standards in order to achieve the Goldshield guarantee required by the client. To achieve the guarantee level, all materials and workmanship had to be installed as per the Axter specification.The site agent from the main contractor was also regularly on site to oversee the project and ensure that deadlines and timescales were being achieved to keep the build on target for completion. The installation of the multiple roof areas was achieved to exceptional standards leaving the client very impressed with the workmanship.AcknowledgmentsWilliam Gough & Sons Ltd were very impressed with Axter Ltd on our first scheme with them at George Eliot Hospital in Nuneaton. The requirements of the scheme, which included a complex barrelled roof were investigated on site early in the design phase of the project and Axter’s recommendations were swiftly proposed and agreed with the client’s Architect. Once the design requirements had been established one of Axter’s approved installers were employed by us to very successfully deliver the scheme. Structural calculations were generated to ensure that the steelwork, which was assembled from five sections, could withhold the weight of the high spec glazing used. 76 fixed panes, walkable for maintenance and weighing 65kg per m², create the 20m x 9m wide unusual curved glass roof with wall abutment detail. 3 anchor points, which forms part of the rooflight system, were installed so that maintenance personnel are able to fix their safety harnesses onto the anchor points.

The Centre Parcs model for all UK locations focuses around a central area housing a subtropical swimming paradise and restaurant facilities. Keeping the central area open without impacting guests was key to this project. A tall order, achieved through meticulous and effective planning. Originally completed in 1994, the existing membrane and glazed rainscreen systems were in need of refurbishment. The brief was to remove the existing glazing and coverings, deck support frame re-modelling and install new insulated deck with simple large expanse blown ETFE roof-lights whilst maintaining unrestricted, safe guest access.Center Parcs and the consultant team were rigorous in their specification of fasteners and method of containing the chlorinated environment of the pool areas. SFS provided all fasteners for deck attachment. Specifically for the pool area this included the TDA-S, TDB-S and TDB, R5 (1.4547) grade stainless steel fasteners for the attachment of the deck and also RV6604-6-4W aluminium rivets for the deck stitching requirements.SFS helped to come up with suitable fastening systems that included R5 grade stainless (EN 1.4547) self tappers to fix the aluminium deck. These were manufactured by SFS, and supplied with certificates of conformity at the request of the client. Super austenitic R5 grade stainless steel fasteners were especially developed for chlorine rich swimming pool environments and are now specified by pool specialists. This is to offset the risk of chlorine induced stress corrosion cracking, a particular type of corrosion that can occur in such environments.

With some of the city’s most breathtaking views, especially for those not afraid of heights, this is a fresh district featuring three residential towers, a development of 12 buildings, beautiful apartments with private luxury amenities, high-end retail, and fine dining venues.The overall experience of this amazing project is made even more appealing thanks to its network of interconnecting parks, cosy green courtyards, and romantic city squares.This project was complex, involving both TerraSmart Rail Paving and TerraSmart Pedestal Paving Systems. Both these systems are designed for waterproofed substrates with TerraSmart Rail being the ultimate raised paving system, unbelievably solid thanks to its unique lattice framework.Due to the height of the tower, we worked closely with Midgard Design Services to develop and install an appropriate wind uplift mitigation solution to keep the project within budget.The TerraSmart Rail Paving System was weighted using ballast weights, and installed in the joist frame to mitigate uplift – it couldn’t be fixed into the structural slab due to it being an inverted roof. The pavers were then mechanically fixed to the joists using a wind uplift visual fixing, which clamps down the entire system.The TerraSmart Pedestal Paving System was mechanically fixed to the structural slab as there was no waterproofing membrane to penetrate underneath. The wind uplift mechanical fixing was screwed into the top of the pedestals to retain the concrete pavers and prevent any movement in strong winds.The installation of the systems was beautifully done by ANC Construction and the proof is in the photos you see on our website.

Work includes the full strip-out of all wall finishes and the solid floor on the ground floor. Mass underpinning took place to all the external walls. Included in the materials supplied by Delta is the MS500 system applied to all ground floor walls and MS20 on the floors.

It is home to the Doctoral College, providing important support to its postgraduate research community with a range of high-tech laboratory equipment, as well as the Business School’s Professional Engagement Suite.Sustainability is a top priority for Bournemouth University. In fact, the University is ranked 21st in the world and 6th in the UK for its contribution to UN Sustainable Goal 13: Climate Action for The Times Higher Education Impact Rankings 2023. As well as opening new eco-friendly buildings, Bournemouth University is carrying out major refurbishment works across its campuses, investing in a range of low or zero-carbon technologies to help minimise water and energy use.As part of this refurbishment, Dorset House was to undergo a significant transformation to help enhance the entrance area and make better use of the space. Bluestone Design & Construction Ltd was tasked with upgrading the building’s flat roofing system, in association with IKO, and the build-up include the installation of a new 80kWp solar PV system.ChallengesThere were several challenges to overcome during the project, but as the team had recently completed similar works on the nearby Poole House on campus, they could apply their extensive learnings to ensure the refurbishment of Dorset House ran seamlessly. As the project was on a busy campus, it was important that it was carried out during the holidays to avoid significant disruption to students and staff. There was, however, a short period during term-time that required more coordination, to ensure appropriate access while making sure the project ran on time.Another challenge was ensuring the material deliveries arrived on time, to minimise site storage issues and meet workforce scheduling requirements. The team managed this effectively, by ordering the materials via construction product distributor, SIG, which were then delivered as required from the local SIG depot. This meant Bluestone Design & Construction could meet programme deadlines, without needing to store materials long-term on-site.SolutionThe installation process at Dorset House involved a standard hybrid built-up roofing (BUR) system, using both self-adhesive and torch-on membranes suitable for the substrates of the project. Choosing products with a 25-year guarantee was important to the team, as the installation included solar electricity panels (also known as PV), that would need to provide reliable power output over the system’s lifespan.Bluestone Design & Construction followed a thorough process to ensure the roof area was suitable for the PV installation, following the necessary remedial works and new roof overlay. Once the systems were in place, all works were reviewed to ensure they met the specifications of an IKO technical engineer and requirements of IKO’s guarantee, without any issues. The team also worked to all the necessary health and safety standards throughout the project.Bluestone Design & Construction and IKO worked together to ensure that the Dorset House project was carried out within the programme requirements – finishing ahead of schedule, in September 2023. It was essential that the building was ready on-time and within budget, ahead of the installation of the new PV system, to ensure maximum availability for the 2024 period. With Bournemouth University’s ambitious sustainability targets in mind, the Bluestone Design & Construction team wanted the system to be fully operational as soon as possible. As the main contractor and roofing installer, Bluestone Design & Construction was able to have more control over the project and ensure the roofing segment ran smoothly as part of the wider picture.The University was extremely pleased with the installation and execution of the project. Now with its improvements made, Dorset House is another success story in the University’s plan to futureproof its campuses for many years to come.

The new generation of M-Tray® modules were used on this office building in Poklington, Yorkshire. This project was in the heart of the Vale of Yorkshire, within and Area of Outstanding Natural Beauty and planning sensitivities dictated a green roof was needed on the office building. The clients wanted the existing farm buildings, which had been converted into offices and storage space, to blend into the hillside with the structures having the very lowest impact on the surrounding countryside.The timber framed building meant a low weight solution was required so the 100mm deep pre-grown modules were ideal.

On the site of a former ambulance station, this project is situated in Castle Park, the largest urban green space in Bristol. It provided 375 new homes, through a mixture of Build-to-Rent and affordable dwellings.OverviewThe £90million Castle Park View is an exciting, award winning (Best Residential Development - Bristol Property Awards) and attractive new-build residential scheme, designed by Architect Chapman Taylor and built by Bouygues UK.This project included the regeneration of a brownfield site owned by Bristol City Council and Homes England in a prime location on the south-eastern corner of Castle Park. The development includes communal facilities, amenity space, and car parking, together with vehicular access, servicing arrangements, public realm works and landscaping. Now completed, this has set the benchmark for high rise development within the Bristol skyline, topping out at 26 storeys.Systems and productsThe client’s requirements called for a robust, extensive and holistic waterproofing system guarantee. Through Axter's vast system and product portfolio, the selection was made for a combination of Hyranger® and Cityflor® reinforced bituminous waterproofing systems, with allowance for cold applied liquid detailing where complex penetrations and compliance with NFRC Safe 2 Torch requirements were present. In such instances, Axter's Starcoat® PMMA and Starcoat® R cold applied bituminous PU liquids were used.In accordance with BS 6229:2018 section 4.4 Roof falls to achieve drainage, the concrete structure proved too complex for falls to be created with the traditional method. As such, a series of complex tapered insulation designs were completed to meet the requirements - both thermally, and to ensure a minimum of 1:80 finished falls were achieved.ComplexityGiven the regeneration of the brownfield site, it was critical to everyone involved that none of the wildlife and vegetation previously found at the site was lost. The implementation of Axter’s bespoke, bio-diverse brown roof with seeded mix was required to enhance the built environment and provide a habitat for the native species of wildlife and flora.To create the high-rise elements and visual representation of traditional castle turrets, albeit in modern form, the cladding panel detail required a bespoke castellation bracket fixed through the main roof structure of Block C. It was necessary for this to be accessed at various times during the build process. This required a complex sequence of works and the use of a cold applied liquid system.This project, like many across the UK, was hit by the outbreak of COVID-19. Extensive delays to the build programme were a challenge, plus complexities within the market through shortage of labour, transport and raw materials. Both Axter and NRA Roofing & Flooring Services Ltd worked tirelessly with the key stakeholders, such as Bouygues, to ensure timely supply and delivery of all materials was made through additional storage capacity, off site storage, negotiation and rigorous project planning. This involved collaborative open dialogue, regular workshops and project reviews.Due to the site’s location, the infrastructure and layout of roads meant that all deliveries were required to be on a strict timed system including all allowances for offloading and lifting within a tight time period. This required meticulous planning and allowances with very little margin for error or delay. In a time where COVID guidelines restricted contact to a minimum of two metres, it was incredible to see all parties work so well together to ensure these windows of time were met.Project managementAlthough all roofs were finished with a traditional three-layer bituminous membrane finish - including a tapered cut to falls insulation scheme - the project comprised a variety of roofing finishes including brown bio-diverse roofs, decorative paving and solar panel installations.Daily logistics meetings were held with all parties to co-ordinate and plan the most efficient way of undertaking each phase of the works, thus maintaining safety and efficiency at all times throughout the project.The roofing scheme was successfully delivered and handed over in April 2022 which was within the very tight programme deadlines, despite the delays and complications provided by the pandemic which inevitably led to a significant number of complications.NRA Roofing & Flooring Services Ltd were able to successfully deliver the installation of the complex amenity area to one of the roofs which included a significant area of decorative large profile ceramic tiling on pedestals, as well as an outdoor cooking area, planters and green roof areas to the tops of sheltered seating spaces.At handover, Bouygues expressed their sincere gratitude to NRA Roofing & Flooring Services Ltd in being able to deliver this highly complex, multi-faceted city centre project successfully in terms of safety, on time and within the agreed contract budget.Systems in UseHyranger®Cityflor®Starcoat® PMMAStarcoat® RknowledgmentsWe have been working closely with Axter for a number of years across our regions, during which time they have become a vital part of the supply chain, from early stage design and costing to the successful delivery of robust, guaranteed waterproofing systems.With a vast product portfolio, BYUK are confident that the build requirements and production timescales will always be met. Glazing Vision rooflights were used in the re-construction of this mews house situated in the prime real estate and conservation area of Mayfair, London. The building is an exceptional example of stunning architecture and elegant, contemporary interiors. Whilst adding a majestic character to the mews itself with its dark brick façade and impactful balcony, the outer appearance belies the vast size of the residence internally. After the demolition of the former mews house and after 2 years of construction, which had even necessitated underpinning the neighbouring houses, this property now accommodates a basement with indoor pool, lower ground floor with cinema room, open plan living and dining space, 2 floors of bedrooms and bathrooms, as well as additional terraced balconies.Keeping the interiors bright and airy throughout was key to the design concept – floor to ceiling windows and Flushglaze Walk On Rooflights from Glazing Vision were installed to maximise the daylight where it would have been otherwise compromised on the ground and second floors. In addition, a Glazing Vision 3 Wall Box Rooflight provides unimpeded access from an internal staircase to the impressive roof terrace, which is recessed down 1 1/2metres between 2 pitched roofs and which offers a vast outdoor space for entertaining, dining and relaxing.Two Flushglaze Walk On rooflights were specified by the architect to negate the risk of potential dark spots appearing in the dining zone and living area on the ground floor. Engineered by Glazing Vision to bespoke sizes and to meet the future projected foot traffic upon them, they were seamlessly integrated into the balconied terrace on the second floor, thus shedding light through to the bench seating in the kitchen and lounge.Their minimal internal framework was in keeping with the contemporary aesthetic of the interior, and both rooflights augment the quality and quantity of light entering this open plan area, even extending out towards the central stairwell and landing.Two further custom-sized Flushglaze Walk On Rooflights installed on the roof terrace add an intricate design detail but also create a wow factor. Perfect for flat roof terraces, these rooflights lie flush with the wooden decking. Again tested to allow for regular foot traffic and to bear the weight of terrace furniture, the rooflights offer complete safety and watertight integrity. On the second floor below, the two windowless bathrooms are flooded with the light coming through these rooflights – indeed such is the brightness of these rooms that privacy blinds have been installed for occasional use.Seeking to optimise the very large roof space that had been created (4m x 8m) the architect specified Glazing Vision’s 3 Wall Box Rooflight, which would offer easy access all year round to the roof terrace and also provide a contemporary glass feature. For the accommodation of the 3 wall mounted box rooflight a timber box frame had to be built which abutted the exposed brick wall behind.The property’s imposing central staircase provides access to the box rooflight, which in turn maximises the light falling down the stairwell to the bottom of the house. At a touch of a button from an access keypad, the sliding roof retracts to give a 50% clear opening with no “bowing of the head” necessary. The operation is quiet and safe, and the provision of a rain sensor ensures closure from inclement weather.

In 2014 discussions took place between IKO and Architect for the property, over the possibility of renewing the mastic asphalt roof coverings with an IKO Permaphalt Polymer Modified Mastic Asphalt System. During 2015 this process took place with the work being undertaken by Knight Asphalte, one of IKO’s Approved Contractors. During the works some 35 tonne of IKO Permaphalt was installed and due to IKO’s commitment of supplying Carbon Neutral Mastic Asphalt we are able to calculate the impact this has on the population.
