After a prestigious school near Birmingham suffered extensive damage when a leak went unchecked, we installed our award-winning leak detection system to prevent future devastationA tiny leak left to escalate at St George’s in Edgbaston ruined thousands of pounds of property and equipment and left the school without a properly functioning IT department. Leaks within buildings are very common and if not monitored can cause extensive damage, disruption and loss. So, once the school was back on its feet, we were delighted to work with their insurer, Hettle Andrews, to make sure the property was protected against future flooding. St George’s School, EdgbastonSt George’s School is a fully co-educational independent day school for children from ages three to 18 in Edgbaston, near Birmingham. Established as a charitable trust, the school opened in September 1999 as Birmingham’s first independent school to offer a complete education for boys and girls from kindergarten through to the sixth form.We worked with their insurance broker, Hettle Andrews, who facilitated the project. Hettle Andrews works primarily with schools, universities, colleges and charities. In the winter of 2021, the boiler in the room above the IT department of the school began to leak. The school was closed for the holiday period so no one went on-site and the leak went undetected. On return to the school in the New Year, staff discovered the leak which by that point had caused extensive damage.  The leak had not only destroyed the ceiling and light fittings but the whole IT department below including computers, carpets, plug points and furniture. The challengeNo warning: this was the first time anything like this had happened. There were no warning systems in place, nor were there any preventative measures. Extensive damage: the full ceiling had to be replaced, along with expensive light fittings, computers and IT equipment.Inconvenience: it resulted in substantial inconvenience and downtime for the department which in turn affected its daily function within the school.Disruption: the IT department had to be relocated elsewhere in the building, along with any remaining functioning equipment. Time-consuming process: while the damages were being claimed on insurance, the room was cleared and de-humidifiers installed to try and remove any remaining moisture.The solution;Andel Floodline®Andel's unique, award-winning water, oil and gas leak detection and monitoring solution. We are one of the global market leaders in leak detection systems and we knew our Floodline® solution would be a perfect fit. It is a true hybrid that can report to a single integrated control panel – unlike some other systems that require different alarm panels for different types of leak detection.Floodline® covers all possible leak detection requirements, from single-zone to multi-zone and distance measuring systems, with the capability to protect the largest of buildings, both old and new. Floodline® systems allow additional zones, sensors and upgrades to be added easily and cost-effectively so it is future-proof. So, we installed Floodline® SVCP – 2-Valve Control and Floodline® 1-Zone Leak Detection System. This means the school is now able to: Easily monitor all the Floodline® leak detection sensors installedEasily monitor the display LEDs which provide clear alarm information and system status for both leak detection and system faultHave peace of mind knowing the solenoid valve control panel will immediately close two solenoid valves in the event of a leak, ensuring the water source is stopped, preventing any damageBe alerted quickly as there is an audible alarm with a mute functionBe alerted when away from the property as output relays connect to a GSM communicator which sends out an SMS.The result;Bespoke solution: we were delighted to be able to come up with a tailored solution for St George’s School. Early warning: the boiler room at St George’s Edgbaston is now equipped with a bespoke leak detection system that will give early warning should there be any escaping water detected.Confidence: the client feels relieved and more confident now that our leak detection systems have been installed. Peace of mind: knowing they will no longer have to worry about leaks especially when there is no one on-site. Futureproofed: the school knows their chances of this occurring again and their building and equipment being unprotected have now drastically dropped. Community: as schools are the hubs of most communities, the last thing we want is for their day to day operations disrupted by escaping water, something which can be detected early and solutions provided easily. We are proud to have been involved in this project alongside Hettle Andrews and hope to work with more of their clients in future to provide proactive solutions.What the customer said;“We are relieved and more confident now that our leak detection systems have been installed. William Bird of Protan partner roofing contractor, Roofdec Ltd, commented, "Protan's vacuum roof system is quicker to install than conventional fully-adhered or mechanically-fixed systems."

After working with our products and our Cypriot distribution partner DPS for a number of years, facade contractors Glassline specified a combination of open state Siderise cavity barriers and cassette inserts. The RV vertical and RH horizontal cavity barriers are designed to allow the facade system to maintain airflow and drain away any moisture within its construction but, in the event of a fire, rapidly close the ventilation gap to create an effective hot smoke and fire seal. Both products achieve Class A1 to EN 13501-1 and provide 120 minutes fire integrity. The barriers are complemented with the use of OSCI Cassette Inserts which are Class A2 rated. All these products have undergone rigorous third party testing to ensure dependable performance. These include single product tests and testing as part of a large-scale system, such as BS 8414 (1&2) and NFPA 285, demonstrating their performance within a complex, high-rise cladding system such as that used on the ONE Tower. For more detail about the standards the products meet, please visit the individual technical data pages. In addition to providing straightforward passive fire protection, the stonewall lamella core of the RVG vertical cavity barriers allows them to accommodate the natural movement associated with rainscreen facades. This is especially important on this exposed seafront project. It is also for this reason that the cavity barrier brackets were specified in robust galvanised steel, protecting them from corrosion caused by the sea air.InstallationAll Siderise products are designed to be easily installed— a key benefit on this large-scale project, enabling it to be finished to a high standard without compromising the project timeline. The RV vertical barriers and then the RH horizontal barriers were cut to the correct size and installed by Glassline using Siderise galvanised steel brackets and foil tape. Where the two products met, they were simply tightly abutted, and the joints sealed with foil tape to ensure continuity of intumescence and therefore fire protection. The OSCI cassette inserts were then fitted as part of the cladding system, installed directly behind the cassette panels and in parallel and centrally aligned to the RVG and RH cavity barriers. This helped to simplify detailing and ensure the ventilation gap met the project requirements. Technical support and site services were provided by our partner DPS throughout the design and installation process, in-keeping with the Siderise ethos of standing by the side of our customers to deliver optimum results.Final CommentsCreated in collaboration with a number of renowned international and local firms and suppliers, ONE Limassol Tower not only stands as a symbol of the city’s exciting future, but also of what can be achieved when diverse skills, expertise and vision are brought together. FORBO FLOORING SYSTEMS’ ALLURA DECIBEL AIDS IN CREATION OF DESTINATION OFFICE After over a decade of operation, 299 Lighting decided it was time to invest in a new office space, creating a destination office for its team of lighting engineers. Tasked with revamping a 90-year-old building for this purpose, interior designers Fable and Form looked to Forbo Flooring Systems’ Allura Decibel and Furniture Linoleum ranges to reduce impact noise, as well as providing a warm and friendly finish throughout the office. A former industrial unit that was converted into a bakery in 1946, Cadena House got its name from the Cadena Cafes brand, and has been used for a variety of purposes over the years. 299 Lighting spotted the potential the old building had and purchased it in December 2020, with the view to renovate it completely, reimagining the space into a new team orientated office.  Sara Barnett, Co-founder and Director at Fable and Form, commented on the design brief she received, saying: “299 Lighting wanted to strip back the building to its shell, with the view to maximise the sustainable solutions that could be added to it. With this in mind, they asked for our help to uncover the full potential of the space, as they realised engaging in the design process early would mean their imaginations could be successfully realised.  “When looking at the aesthetic requirements of the design, we took inspiration from 299 Lighting’s branding; balancing the bold and fresh company brand, with the nurturing and supportive attributes of the co-founders. This helped to create an environment which is truly unique and innovative – just like them!” The wellbeing of staff was also paramount to 299 Lighting. With this in mind, Fable and Form’s design team looked for materials that would fit the stripped back feel of the space, whilst also contributing to the biophilic design. Stevie Cleverly, Co-Founder and Director at Fable and Form explained further: “With the aim to create a sustainable and healthy space for 299 Lighting’s employees, it was important that we carefully selected the materials we used in this project. It was for this reason that we specified Forbo’s Allura Decibel Luxury Vinyl Tiles.” A unique proposition in the market, Forbo’s updated Allura Decibel collection meets the demand for stylish, luxury acoustic floor coverings no matter what the application area. Offering 19 dB impact sound reduction, the collection is available in 49 contemporary colourways, which are split between the following ranges: woods, and stones and materials. Stevie continued: “We specified Allura Decibel in a contemporary concrete colourway across the entire first floor for continuity. This decor was in keeping with the building’s original materials and matched the concrete ceilings, which were shot blasted to its original look. Not only this, but with a 19 dB impact sound reduction, unnecessary noise could be reduced in the office, helping to create a better space to work in. “In keeping with our sustainable design principles, we also included Forbo’s Furniture Linoleum into the meeting tables and breakout furniture, providing a warmer and more tactile finish to touch points.”  Forbo’s Furniture Linoleum is a natural surfacing material and has recently been confirmed to be climate positive (cradle to gate) without offsetting. In addition to this, it is antistatic – stopping the build-up of dust and fingerprints on surface tops.  Work on the building began in early 2021 and was finished in seven months, with 299 Lighting saying: “What we have achieved is even more than we envisaged would be possible.” Find out more about Forbo’s solutions for offices, here: www.forbo-flooring.co.uk/offices.

The original building, lying vacant and in a state of disrepair, has a listed Art Deco façade, which has been retained and refurbished to its former glory, with the new hotel being built in behind and wrapped over with new, substantially glazed floors and Licata FireSafe Brick Slip system. Completed in 2018, the system comprised of 160mm high density mineral fibre, comfortably achieving the target U Value of 0.04W/mK. The brick slips were selected and cut from handformed clay to match the original building.

The new YMCA Community and Activity Village in Newark, Nottinghamshire is the first project of its kind to be constructed in the UK. The innovative community and activity centre provides a mix of facilities from sports and hospitality to training and childcare, with the building ranging in height from two to three storeys and comprising some 59,000 square feet of usable space.The core services available have been separated into three distinct zones – hospitality, education, and activity. The first area includes a café and function room, with the educational facilities available including classrooms and teaching areas for both adults and children. The activity zone features a gym and multi-purpose activity space as well as the Climbing Hall. This includes a 15m Olympic standard climbing wall that rises to the full height of the three-storey building and is the largest of its kind in the UK.The building also features a range of aluminium fenestration solutions supplied by Senior.Close collaboration and early engagement within the supply chain was key to the successful delivery of this multi-purpose building. The project saw Senior’s architectural advisor Michael Reynolds work alongside Rayner Davies Architects and main contractor R G Carter Construction to design and provide suitable aluminium doors, windows and curtain wall solutions which were fabricated and installed by Acorn Aluminium.The striking main entrance of the building has been created using Senior’s SF52 aluminium curtain wall system which incorporates SPW501 thermally broken doors complete with automatic swing operators. A key feature of the north elevation entrance is the extra-large PURe® commercial door measuring 2920mm x 3045mm. Across the remaining elevations, Senior’s curtain wall system has been further complemented by the incorporation of SPW600e aluminium windows, specified as both insert vents and fixed light windows. Senior’s versatile SPW501 commercial doors have also been used throughout and on the west elevation, Senior’s patented PURe® SLIDE aluminium doors provide additional access.

NV Buildings is one of the most prestigious and iconic residential sites in Greater Manchester.The distinctive sail-shaped buildings are a major landmark in Salford Quays. The blocks have a curved main elevation providing a unique aesthetic on the skyline and are one of the most popular developments in the area.With a prominent location in Salford Quays, adjacent to the Lowry Theatre and Media City TV headquarters, the apartment blocks feature in many iconic photos of the area.The project itself was funded by the Building Safety Fund, the Government’s £4.5 billion fund to remove unsafe non-ACM cladding on residential and mixed-use properties that are 18 metres and over and do not meet building safety regulations.Our Approved Installer QFF Facades were contracted to complete the exterior wall insulation and rendering which upgraded the fire performance of the cladding, ensuring the safety of both the building and residents.Three 15 storey blocks were refurbished, with a safe and thermally efficient façade solution.Our ServiceWe worked in close partnership with QFF Facades throughout the duration of the project.Deliveries and install were strictly monitored and a very systematic approach was followed. A planned install programme was agreed to ensure minimal disruption to the residents of N V Buildings, who remained in their homes while the work was carried out on this prestigious site.We produced a bespoke specification which included various detailing such as soffits, balconies, and full height panels.A partnership approach was vital, as we worked with QFF Facades, Thomasons Consulting engineering, and the fire officer to agree upon and deliver specific detailing at abutments, openings, and for the drained cavity of the façade system.Particular attention to detail was afforded to the drained cavity fire-stops, including fire-stop details between floors, at party walls for each apartment and around openings.As part of our service commitment, our technical team were available to provide hands-on-guidance, offer support, technical guidance and ensure high levels of quality.Technical Project DetailsAfter testing, the existing cladding had been deemed a fire safety risk by experts and therefore needed to be removed and replaced with anon-combustible alternative.The project was a strip-and-refit of a drained cavity external wall insulation system, which included an expanded polystyrene insulation system.Our Approved Installer QFF Facades installed a K Systems Exicco M, Drained Cavity External Wall Insulation System for steel frame buildings, utilising Mineral Wool insulation. This high performing system provides high levels of fire resistance and non-combustibility.The fire classification of the façade for N V Buildings was upgraded to A2-s1, d0 and therefore complies with the latest building regulations, ensuring the safety of its residents.For the finish, high-performance thin coat silicone render (Silicone TC) was specified. Our Silicone TC render has a number of fantastic advantages including ease of application, and its hydrophobic properties make the render low maintenance. Available in a wide range of colours the topcoat finish used on NV Buildings is a light grey to match the original façade, meaning aesthetically the iconic buildings maintained their distinctive design.

The stunning state-of-the-art, multi-level, Better New Addington Leisure & Community Centre, designed by GT3 Architects for the London Borough of Croydon features buff brick cladding with 3D- textured detailing thanks to external cladding supplier Aquarian Cladding Systems.The project was part of the Southern Construction Framework and followed a string of work carried out by Willmott Dixon for the Borough. It was also home to the building contractor’s first Building Lives Academy, aimed at upskilling young people in the area and providing them with an opportunity to join the construction industry.Originally, another brick cladding system was specified for use, however due to the complexity of the stepped window frame detailing, the additional cladding support rail cost, the time it would take to install, and a lack of product warranty from the supplier, an alternative cladding system was sought to meet the programme and budget.To resolve the challenge, Aquarian and specialist cladding contractor Express Dry Lining, part of Aquarian’s Approved Installer Network, worked closely together to achieve an acceptable finish to match the specified material, which suited the local vernacular thus meeting the aesthetic, programme, and commercial requirements.Peter Head, Director of Express Dry Lining said: “The design and installation support of Aquarian helped us ensure that all stakeholders were supported throughout the process of material selection, buildability, component production and assembly to achieve a photogenic building free of defects which will last. This is one of those projects to be proud of for a very long time.” In addition, the solution had to be a cladding system that used brick slips which could also be produced as standard bricks to build landscaping planters and achieve a seamless ‘hit-and-miss’ brick feature in the façade. As an innovative, panelised, insulating brick cladding system, which has been successfully tested to BS8414 on five separate occasions and has an EN13501 fire rating of B, s1, d0, Gebrik was perfect, with Aquarian supplying 1126m2 to the project.To achieve the 3D features in accordance with the architect’s design brief, eighteen different panel and corner components were produced, 25% of which were bespoke and therefore project-specific.The expertise of Express Dry Lining in the setting out of the substrate ensured the 60mm thick ‘brick wallpaper’ is consistent across the entire façade with perp joint alignment across both the stretcher and stack bond panels. And their attention to detail in ensuring the system was cleaned down after pointing ensured the façade was completed on time and to everyone’s satisfaction. The finished project was completed six weeks ahead of the revised programme with Gebrik significantly contributing to the speed of construction and reduction in programme, leading to significant cost benefits elsewhere. The London Borough of Croydon is delighted with the quality of the completed building, with Councillor Oliver Lewis, cabinet member for culture, leisure, and sport, quoted as saying, “This is a stunning new centre with first-class facilities for everyone in New Addington to enjoy and be proud of.” Peter Head concluded by saying, “It is unlikely any other brick cladding solution could have been used as cost-effectively and efficiently as Gebrik to create a façade of such high quality.”

FORBO’S INTEGRATED FLOORING HELPS TO REFURBISH FLEXIBLE WORKSPACE  Forbo Flooring Systems’ contemporary range of floor coverings were specified by Momentum, a leading furniture expert based in Cardiff, to create a warm and vibrant hybrid working space for Newydd Housing Association. Forbo’s Tessera carpet tiles, Allura Luxury Vinyl Tiles, Coral entrance flooring system and Surestep safety flooring were all used.   Founded in 1974, Newydd Housing Association is a charitable housing association that offers 3,000 affordable homes for rent and sale. With properties based around South and mid Wales, Newydd Housing Association seeks to help those with the greatest need to find a home. Momentum worked with the housing association to refurbish their existing office spaces to create an environment that inspired a new hybrid style of working.  Momentum designed the whole refurbishment and specified all the materials used, as Rhian Worgan, Interior Designer at Momentum, explains: “After securing the tender for the design of Newydd’s offices, we were asked to create a space that supported and inspired the new hybrid way of working that many offices have adopted post-Covid. Newydd really wanted to achieve a flexible and adaptable environment, so that any future changes could be made at minimal cost and with little disruption.   “One of the first things they had asked us to do was to remove any designated areas for teams or individuals. This was to encourage the sharing of information between staff in collaborative spaces. We replaced these areas with zones that supported a variety of tasks, like desk work, formal and informal meetings, brainstorming and more. The idea behind the whole design and layout of the office was that the employees would choose the area that supported the task at hand on any given day.”  However, it wasn’t just the zoning of the office that was important, Newydd desired a workspace that was warm, vibrant and welcoming for its employees. With this in mind, Rhian spent a lot of time finding the right way to subtly incorporate the branding that represented Newydd’s ethos and values, as she explains: “For me it was really important we got the colours we used right. We really wanted to make this a space that employees could explore their creativity and problem solving in and not a traditional, bland workspace. For this reason, it was key to find the right colours and materials to convey this feeling.  “This was part of the reason I specified Forbo’s flooring, there’s such a wide range of products, I knew there would be something that would fit what we were looking for.”  Forbo’s Tessera Chroma and Cloudscape carpet tiles made up the majority of the flooring space across the three-floor office building. Rhian talked about this specification, saying: “I really like Forbo’s Tessera carpet tiles, as they have this beautiful naturally inspired palette that complemented our design plan. We used the Tessera Cloudscape in Grey Dawn extensively across all three floors in the circulation areas and for one of the meeting rooms, due to their thick pile height and sound reduction qualities. It also has this beautiful mixture of greys that create a serene feeling to the floor. We used this product alongside Forbo’s Tessera Chroma in the Chanterelle colourway in the main office space, using the Cloudscape tiles to create geometric shapes embedded into the larger flooring scheme.   “We then used Tessera Chroma in the Pasture, Nautical, Blossom and Mineral colourways. These were installed in the different meeting pods and dedicated call rooms where we matched them to the paint scheme on the walls. It just added this pop of colour, which broke up the greys used in the circulation areas and main office space. Chroma was perfect for these areas, due to the sheer number of colourways available to choose from, as well as it’s underfoot comfort.”  Not only this, but Tessera Chroma has a 26 dB sound reduction, making it perfect for the meeting room pods that are connected side-by-side, stopping noise from distracting those outside or next door.   Furthermore, Forbo’s Allura LVT was specified across the refurbishment and was laid in a Herringbone pattern. Rhian continued: “We specified Forbo’s Allura planks to break-up the carpet tiles we had already used quite heavily across the scheme. We needed something that we could install easily and wouldn’t look out of place in the eating areas. We went for the Light Honey Oak colourway as it is very light and has a lovely grain embossing to it.”  Forbo’s Allura LVT was also used in the Mist Texture colourway for the ground floor entranceway.   With the hybrid nature of Newydd’s office they expected to see a lot of footfall, so it was important that an entrance flooring system was installed to protect the interior floor coverings, by preventing dirt and moisture from being brought inside. Rhian said: “We also had Forbo’s Coral entrance flooring system installed in the front entrance in the Shark Grey colourway, which complemented the Allura LVT installed in the foyer nicely. Having an effective entrance flooring system meant the rest of the office would stay looking better for longer, something which is important for an office where people are being encouraged to move around and work in a hybrid fashion.”   With its R10 slip rating, ensuring staff stay safe whilst using the onsite facilities, Forbo’s Surestep safety flooring was also specified for the ground floor bathroom and showers in the Star colourway.  Rhian concluded: “We’re delighted with the way the office space has come together, as are Newydd themselves! I’ve worked with Forbo on many projects in the past and trust the products to do what we need them to. Fitzwarren Court is of one the highest buildings in Salford at 23 storeys and was a major refurbishment requiring an aesthetic and thermal upgrade. The building had originally been earmarked for demolition as part of a wider regeneration of the area, but plans were halted when Salix Homes secured funding to modernise the block.The Casey Group were appointed as main contractor for the work. New kitchens, bathrooms, doors and windows have been fitted to all 135 apartments. Our approved installer Hamilton Building Contractors were contracted by The Casey Group to complete the exterior wall insulation and rendering which had a metamorphic effect on the building’s overall appearance and thermal performance.The 1970s building was a pre-cast concrete panel system. The panels were of a ribbed surface design and were fitted together creating a recessed detail which was a unique design feature. Alongside Hamilton, we worked to transform the façade aesthetically creating a modern building, with a safe, stylish and thermally efficient solution. A complete revamp which has given the building a new lease of life and delivered safe, modern and energy efficient homes for the residents.We worked in collaboration with Hamilton Building Contractors to ensure there was minimum disruption to the residents of Fitzwarren Court, who remained in their homes while the work was carried out.K Systems produced a bespoke high-rise specification which included various zonal wind load calculations optimising the longer-term safety and durability of the design. Various factors were taken into consideration throughout the installation process including a recessed windowsill and anti-perch detail (preventing birds from settling on the sills).Our focus throughout the project included safety, quality, thermal efficiency and service.Paul Turner, Director at The Casey Group, said:   “Successful EWI schemes, especially on high-rise tower blocks, demand the highest level of Project and On-Site Support from design through to inspections, with technical guidance and warranty support.
