Restoration of existing timber windows in need of repair and upgrade.

Description

Time eventually takes its toll on historic timber. We have undertaken window and timber repairs on historic buildings across the UK and recognize heritage building principles such as The Society for the Protection of Ancient Buildings.

Our expert restoration work is vital in maintaining structural integrity, and we have experience of working with historic timber for listed buildings and conservation areas.

Our ethos is to repair timber whenever possible. We always undertake a window survey to determine whether it’s better to repair or replace. Many TRC projects have a mix of repaired and replacement windows.

Our work combines unbeatable craftsmanship with the finest materials, latest technology and three decades of market-leading experience.

Where timber repairs are viable, we use a professional resin repair system called Repaircare. Being one of the most sustainable innovations this is a versatile system that provides fast and durable timber repairs. In the skilled hands of our window restorers, the repairs are seamless once finished and painted.

Draught-proofing isn’t just about keeping the cold out. Our expert sash window restoration specialists add insulation via hidden, rebated sealing strips in key places around the window, putting a stop to rattles too.

As a result, air leakage is reduced by up to 50%, and the sash opens and closes smoothly with minimum effort.

And with better insulation comes better thermal performance, as well as fewer occurrences of dirt, dust and rain ingress. That’s complete insulation from cold, leaks, and premature timber decay and damage, significant noise reduction also.

Our performance upgrade service includes:

  1. Careful removal of all staff and parting beads.
  2. Remove both sashes from the box.
  3. Remove all excess paint from around sashes, pulley styles, etc.
  4. Replace top sash, bottom sash with new including chosen glazing system.
  5. Renew staff and parting beads with an easily removable ones, incorporating a draught exclusion brush.
  6. Pulley wheels are serviced, or replaced and upgraded as required.
  7. Rehang new sashes on new cords or chains, re-balance sashes and ensure windows work correctly.
  8. Prime all bare timber surfaces.

 

Timber Repairs:

  1. Strip paint from sills and approximately 300 mm up to the mullions and sides of frames.
  2. Remove all timber rot and reform using Repaircare Dry Flex (an elastic repair compound).
  3. Renew sills (Sapele Hardwood) or splice where partial repairs are appropriate.
  4. Seal all sill/ mullion junctions and open joints to the bottom of the frames by means of a conservation joint.
  5. Exposed end grains are fully sealed to prevent moisture ingress.
  6. Round of sharp arises to reduce paint failure and improve finish longevity.
  7. Sand down and prepare for painting our areas of our repair.

 

We replace the existing glass within the existing sashes, or we replace the sashes with new glass which can be made from Softwood, Hardwood or Accoya, this option typically achieves a U value of 1.5 to 1.9 with slim double glazed units incorporating Krypton Gas, and can be manufactured with heritage, laminated or toughened glass.

Applied glazing bars offer several benefits, making them a popular choice for modern homes seeking a traditional aesthetic. They provide the timeless, attractive appearance of Victorian or Georgian windows with multiple panes without the cost and complexity of multiple glass units. They are particularly useful in conservation areas where planning regulations require a period-appropriate appearance, enabling property owners to meet these requirements while using modern, energy-efficient glazing technology.

Applied glazing bars can be used with single, double, triple glazing or vacuum glazing, and the inclusion of a spacer or duplex bar between the glass panes helps maintain thermal performance, resulting in a better U-value than traditional solid bars with multiply glazing units.

Additionally, applied glazing bars are easier to install and maintain. They are typically bonded to the glass surface using proprietary glazing tape, which provides strong adhesion and reduces the number of joints that need protection.

Overall, applied glazing bars provide a practical, cost-effective, and visually appealing solution for achieving traditional window designs in contemporary homes.

Replacement of sashes with new chosen glazing:

  1. Remove existing sashes and carefully measure them.
  2. Produce like for like items with upgraded glazing. Multitude of heritage and traditional profiles available.
  3. Install new sashes into refurbished existing frames.

 

Perimeter sealing system performance:

  • Air permeability: BS EN 1026:2000/ BS EN 12207:2016, 600 Pa (Class 3).
  • Watertightness: BS EN 1027:2000/ BS EN 12208:2000, 250 Pa (Class 6A).
  • Wind resistance: BS EN 12211:2000/ BS EN 12210:2016, 2000 Pa (Class A5).
  • Exposure category: BS 6375: Part 1:2009, 2000 Pa.
  • Acoustic: increases performance of a window by 6–10 dB.

Repair and restoration

Timber repair.

Repair products from Repaircare International.

Decayed and damaged timber is gently prised out from windows, frames and sills, retaining as much of the original wood as possible. Where decay is severe, sections of timber is replaced with new joinery work to closely match the original.

Whole cills or cill fronts can be replaced seamlessly to match the original window profile.

The remaining timber is treated with a multi-stage epoxy resin repair system called Repair Care Smooth. Using specialist tools, the surface of the repair is carefully smoothed to match the shape of the original timber, so that it blends seamlessly.

Finally, the window is stained or painted as required.

Weatherpiles

Guidance for specification option:

Draftfix system which typically uses a weather pile with a central fin, fixed into a plastic carrier which is rebated into the casement.

The weather pile prevents dust and dirt ingress, and the central fin contributes to air tightness.

All the seals are rebated into the casement, which means no unsightly, protruding, face-fixed seals.

Draught proofing is applied to three places around a sash window; the staff bead, on the bottom rail of the lower sash, also known as the sash stop.

The meeting rail, where the two sashes overlap across the centre of the window and the parting bead, at the top of the upper sash, in the centre of the frame.
