Fire rated thermally broken aluminium roof hatch tested to EN 1634-1 — up to E240 integrity and EI58 insulation. UL-EU certified. Gas spring assisted opening. Bespoke sizes available. UK manufactured.
The SRHTB/FR fire rated roof hatch is specified where maintaining fire compartmentation at the roof level is a statutory or design requirement. It is suitable for installation on flat and pitched roofs across commercial, industrial, residential, healthcare, education, and public sector buildings.
Typical applications include:
- Maintaining fire compartmentation at roof penetrations in accordance with Approved Document B and BS 9991:2024
- Providing a certified fire-rated means of escape to rooftops in multi-storey residential buildings, including buildings over 18 metres in height under the Building Safety Act 2022
- Roof access for maintenance, inspection, and emergency egress where fire rating is specified by the fire strategy
- Fire compartment separation in data centres, hospitals, laboratories, and clean room facilities
- Access to plant rooms, mechanical risers, and rooftop equipment in fire-rated zones
- Fire-rated access in transport infrastructure including rail stations, airports, and tunnels
- Roof access in entertainment and leisure venues including stadia and arenas
The hatch integrates seamlessly with ladder access (fixed vertical, companionway, and ZIP retractable systems) as well as stairway access. Bespoke sizing ensures the SRHTB/FR can be specified for any opening dimension while maintaining certified fire performance.
The SRHTB/FR has been specified on projects worldwide including the Presidential Palace (Abu Dhabi), Halley VI British Antarctic Research Station, and major UK healthcare and education facilities. It is the preferred fire rated roof hatch specification for tier-1 contractors including Balfour Beatty, Kier, Skanska, and BAM.
Key Specification Highlights:
Product Overview
The Surespan SRHTB/FR is a premium fire rated thermally broken roof access hatch designed to maintain the fire compartmentation integrity of the roof structure whilst providing safe, convenient rooftop access and means of escape. This is the definitive fire rated roof hatch for architects and specifiers working on projects where fire safety compliance under Approved Document B, BS 9991:2024, and the Building Safety Act 2022 is paramount.
Independently tested and certified to BS EN 1634-1:2008 and BS EN 1363-1:1999, the SRHTB/FR achieves up to 240 minutes (E240) of fire integrity performance and up to 58 minutes (EI58) of combined integrity and insulation performance. The product carries UL-EU certification (UL-EU-01074-CPR), providing internationally recognised third-party verification of its fire resistance capabilities — a critical differentiator for specifiers working on projects that demand certified, auditable fire safety documentation.
Construction and Materials
The SRHTB/FR is constructed from a combination of aluminium and galvanised steel, delivering a robust fire-resistant structure with excellent long-term durability. The lid features a double-skinned aluminium construction with internal fire-resistant insulation, thermally broken to eliminate cold bridging at the hatch junction. The 300 mm kerb upstand is insulated and fitted with an external curb liner and cap flashing as standard, enabling straightforward integration with hot or cold applied roofing membranes. All corner joints are fully welded and reinforced.
Standard insulation is 75 mm PIR polyisocyanurate board achieving a U-value of 0.26 W/m²K, supporting compliance with Part L of the Building Regulations for conservation of fuel and power. For applications requiring non-combustible insulation, mineral wool alternatives are available.
Fire Performance and Certification
Fire performance is at the core of the SRHTB/FR. The product has been independently tested under controlled laboratory conditions in accordance with the European harmonised test standards BS EN 1634-1:2008 (fire resistance tests for door and shutter assemblies) and BS EN 1363-1:1999 (general requirements for fire resistance testing). Results demonstrate:
The UL-EU certification (reference UL-EU-01074-CPR) provides CE/UKCA marking compliance under the Construction Products Regulation, giving specifiers full confidence in the product's declared performance values.
Operation and Safety
The SRHTB/FR operates via gas spring assisted opening, delivering smooth, controlled lid movement with minimal user effort even on larger hatch sizes. Heavy duty aluminium hinges and a secure hold-open stay arm prevent unintended closure during roof access operations. As standard, the hatch comes fitted with an internal cablock for secure closure from inside.
Multiple locking options are available: LO4 padlockable external handle with toggle latch and internal cablock, LO6 European deadlock with thumb turn internal and key external mechanism, and LO7 European deadlock with dual internal and external key operation. For enhanced personnel safety, the SRHTB/FR is fully compatible with Surespan's SureGuard hatch railing system, fixed and retractable handhold accessories, and the complete range of ZIP retractable, companionway, and fixed vertical ladders.
Sizes and Finishes
The SRHTB/FR is available in standard sizes and fully bespoke dimensions to suit any opening requirement. Finish options include mill finish aluminium, anodised aluminium, and polyester powder coating to any RAL colour in single or twin colour configurations. The product is manufactured in the UK from Surespan's dedicated factory facilities in the West Midlands.
Compliance and Specification Support
The SRHTB/FR supports compliance with Approved Document B (fire safety, including means of escape and fire compartmentation), Approved Document L (conservation of fuel and power), BS 9991:2024 (fire safety in residential buildings), BS 9999 (code of practice for fire safety in non-residential buildings), the Building Safety Act 2022, and the Regulatory Reform (Fire Safety) Order 2005. Full technical specification support is available including product datasheets, submittal drawings in PDF and DWG format, fitting instructions, O&M manuals, and BIM objects.
