Waterproofing Retaining Basements on a Sloping Site

Newton Waterproofing Systems

Newton contractor Rymill Property Developments were approached by the owner of an old vineyard in Hampshire, in order to redevelop the site, with Newton providing advice for waterproofing retaining basements on a sloping site for three brand new, modern properties in line with BS 8102:2022.The ProjectAs well as building an immaculate four-bedroom, four-bathroom Georgian house for the client, Rymill also took on the task of creating 3 brand new, modern properties, all with basements built into the existing sloping site. The large, partially retained basement areas would all house a stairwell, plant room, storage room, cinema room, zen room, two ensuite double bedrooms and a garden room, and so required a completely dry internal environment. The SolutionIn order to effectively deliver a series of completely dry basements, a combination of Type A and Type C waterproofing systems were required. After first applying a tack coat of HydroCoat 908-LB to assist with bonding, Rymill installed HydroCoat 103 2K as a high performance, cementitious Type A barrier membrane to the internal surface of the earth retaining walls.HydroCoat 203-RM was also used as a smoothing fillet at the new wall-floor junction, and CDM 906 Lime Inhibitor was applied to the new concrete slab to prevent the ‘leaching’ of free lime prior to installing the Type C system.Lastly, Rymill installed the comprehensive CDM System - the failsafe solution. The maintainable system included the CDM 508 and CDM 520 eco membranes, as well as Newton’s specialist insulation CDM Fibran XPS 500-C, and CDM BaseDrain to ensure that the system is maintainable in the future. The ResultThe installation of all Newton products by Rymill went smoothly from start to finish, successfully delivering three completely dry basements that were suitable for their intended use, as per British Standard 8102:2022. As a result of the high quality and successful build, all three properties were sold at above the asking price as soon as they went onto the market.

SummaryWaterproofing this historic London landmark – external waterproofing with Newton 403 HydroBond, internal waterproofing with Newton System 500, installed by Newton Specialist Basement Contractor MacLennanUK.The ProjectNewton Waterproofing were delighted to return for this project at the prestigious Houses of Parliament in London, a landmark that has dominated London’s skyline for over 150 years. Newton Specialist Basement Contractor MacLennan Waterproofing was approached to specify a guaranteed waterproofing solution for the new-build basement. After reviewing the technical drawings, MacLennan decided to bring the job to Newton, whose product range was perfectly suited to the project requirements. Newton and MacLennan are both privileged to be the companies chosen to share in securing the future of the Palace of Westminster. The SolutionThis complex project required the design and installation of an external waterproofing system, an internal cavity drain system, and a polyurea roofing system to ensure a high standard of waterproofing.Externally, Newton’s innovative ‘Type A’ 403 HydroBond membrane was applied extensively to ensure the necessary waterproofing around the basement, whilst internally, Newton 508 and Newton 520 membranes were both applied from floor to ceiling as part of Newton’s complete System 500 cavity drainage solution. With the finished structure in place, the waterproofing was finally completed by the application of both a polyurea coating and further drainage membrane to the roof deck of the basement. The ResultWith a waterproof basement fully compliant with the requirements of BS 8102:2009, coupled with guaranteed protection against water ingress, this newly completed, large basement area, situated directly next to the River Thames, provides a durable and well established waterproofing solution, utilising multiple Newton Systems to great effect.

In April 2016, the world-renowned London School of Economics announced that Grafton Architects were to design their next major project. The Marshall Building at 44 Lincoln’s Inn Fields, built by Mace Group, includes an extensive two-storey, mixed-use basement that will house plant areas, squash courts, changing facilities and a sports hall, covering a total of over 2,250m2 of floorspace and presenting quite the project for Newton Specialist Contractor Cast Contracting Ltd (CCL).Newton Specialist Contractor CCL were appointed to design, supply and install the waterproofing by principal contractor Mace Group in late 2019.To provide a completely dry, guaranteed solution on such a high profile project, CCL recommended the Newton CDM System.Otherwise known as Type C waterproofing, the CDM System is the safest and most reliable form of waterproofing.Prior to installation, CCL applied Newton 906 Lime Inhibitor to the new slab to prevent free lime from the concrete from affecting the drainage membranes. The Type A liquid waterproofing membrane Newton 103-S was also applied internally to many of the concrete surfaces as a barrier to water. With preparations complete, over 2,250m2 of Newton 520 eco membrane was installed to the floor and over 570m2 of Newton 508 membrane installed to the walls to create the Newton CDM System. A drainage system of Newton Basedrain channels also directs any water captured by the membranes to the point of discharge, and the whole system was sealed with Newton OverTape.Despite requiring dedicated delivery slots, and working to an extremely tight program of work, CCL were praised on the quality and speed of their installation, which was completed well within the time limit. The Newton recycling service was also a great success, recycling 115 kg of HDPE waste and therefore preventing over 132 kg of CO2 emissions.
