Abbey Quay

OVERVIEW

Keyfix Non-Combustible Cavity Tray System has been supplied and installed throughout Weston Homes’ Abbey Quay development in Barking, East London, designed to comply and exceed all current building regulations and ensure the new development is future-proofed.

Led by developer and architect Weston Homes, and brickwork contractor Lee Marley Brickwork, Abbey Quay is a £350million new build project set in Barking’s new riverside quarter.

The beautifully designed urban village features a collection of stylish apartments, each with its own private terrace or balcony. Combining modern living with on-site shops, communal spaces, restaurants, and cafes, Abbey Quay offers a superb mix of the neighbourhood feel of a friendly village and the convenience of city life.

All finished to the highest possible build standards and designed with modern living in mind, the homes at Abbey Quay all feature open-plan living areas, stunning luxury bathrooms, and innovative designer kitchens.

Collaborating with Weston Homes, Keyfix supplied 3,475m of its Non-Combustible Cavity Tray System (NCCT), 945 Pre-formed Corner Units, 7,722 Non-combustible Weeps, and Keyfix Non-combustible Cavity Tray Lintel to this project.

With Weston Homes requiring products that not only complied with current regulations but exceeded them and having a good relationship with Keyfix following successful collaborations on other projects, they specified the Keyfix Non-combustible Cavity Tray System. Weston Homes specified Keyfix Non-combustible Cavity Tray System (NCCT) as it is BBA certified and holds an A1 fire rating. In addition, Keyfix were also able to supply Pre-formed Corner Units on this project, which helped save money as it sped up installation time on site.

In addition, they favoured Keyfix’s NCCT system, and the company’s Pre-formed Corner Units, due to how straight-forward they are to install, saving time on site.

Keyfix’s NCCT is manufactured from A1 fire rated, austenitic Grade 304 stainless steel, ensuring a high standard of fire resistance for the building. Additionally, the enduring quality of the stainless steel guarantees the system’s longevity as it will outlast the lifespan of the building. As a result, the building will remain in compliance with evolving regulations, even if they become more stringent.

From project start to completion, Keyfix consistently delivered outstanding levels of customer service to Weston Homes. The project ran smoothly, as Keyfix’s technical team were engaged with the architect and developer from an early stage of the design process. This means that any problems that arose were addressed head-on and in a timely manner.

Keyfix’s technical team regularly undertook site visits to check on the project progress, attended design team meetings, carried out CPD webinars, and completed a comprehensive component schedule/location layout plan based on drawings provided by Weston Homes.

Additionally, Keyfix’s sister company, IG Masonry Support provided their Brick Cutting Service to the project in partnership with EH Smith. From their Brick Cutting Facility in Overseal, they cut almost 33,000 bricks for the project including standard stretcher pistols and 90-degree corner pistols for use with masonry support systems and cut and stick brick specials with varying degrees of external returns.

Kieran Coyle of Keyfix stated, “The Keyfix Non-Combustible Cavity Tray System was specified on this project due to its ease of installation and compliance with all related building standards. Keyfix NCCT is an A1 fire rated system, providing our customers peace of mind as their building will remain compliant and resilient for many years.”

The Abbey Quay development began in November 2022 and is currently ongoing.
