180 York Way - Kings Cross

OVERVIEW

Completed in 2023, 180 York Way King Cross is the first UK Build to Rent (BtR) development by Related Argent.

Situated on the edge of the 67-acre King’s Cross estate, the scheme delivers 182 high-quality rental apartments alongside 36 affordable homes for social rent. The development is arranged across three buildings, varying between three and sixteen storeys, and is built around a landscaped courtyard garden designed by Urban Fabric.

Also known as Author King’s Cross, the development offers a mix of one, two and three-bedroom apartments, many with private balconies. It’s designed to offer more than just homes, with an emphasis on service, design, and resident experience. The ground floor features a curated suite of resident amenities, including a fitness centre, screening room, private dining area, garden kitchen, lounges, a co-working space, crèche and secure parking with electric vehicle charging. These spaces are designed to foster community, convenience and comfort—raising the bar for modern rental living.

The amenity and interior spaces were delivered by a strong design team: Conran & Partners led the design and specification of the reception and communal areas, Accouter BTR styled the shared spaces, while David Phillips furnished the individual apartments.

Author King’s Cross is the only purpose-built BtR development within the wider King’s Cross masterplan. Residents benefit from immediate access to the area's retail, cultural and transport infrastructure, positioning the scheme as one of the most well-connected and desirable rental options in central London.

CFS was proud to contribute to the project by supplying our tailored Masonry Support System and GRC Brackets to main contractor McMullen. Our system was designed to meet the structural and aesthetic demands of the scheme, providing a reliable solution for supporting the extensive brick façades. As with all our work, this involved close collaboration with the project team to ensure seamless integration and high-performance delivery.

180 York Way represents a forward-looking approach to urban living—combining quality housing with best-in-class amenities, community-focused design, and long-term investment in place-making.
