Challenges

Large scale residential developments demand flooring solutions that balance thermal performance, structural reliability and installation efficiency. With accelerated build programmes becoming increasingly common across the housing sector, contractors require systems that minimise on site complexity while maintaining compliance with building regulations. For this project, the groundworks contractor required a beam and EPS block flooring system capable of achieving the specified 0.12 W/m2k while supporting a consistent installation process across multiple plots.

Customer Requirements

A national housebuilder required a high-performance beam and EPS block flooring system for a large-scale residential development in Catterick, North Yorkshire. The system needed to achieve a U-value of 0.12 W/m2K in line with Part L building regulations, while supporting an efficient installation programme across the multi-plot site.

The groundworks contractor was responsible for selecting the flooring supplier and approached SPI to provide a compliant and cost-effective solution. Working collaboratively SPI delivered the EPS insulation components, ensuring the proposed system met performance requirements.

Project Solution

The Stylite T-Beam Zero suspended floor system was introduced to the groundworks contractor as a purpose designed beam and EPS block solution. SPI worked closely with the installation team to support the overall floor design and ensure compatibility between concrete beam and insulation elements.

The Stylite T-Beam Zero system comprises lightweight Expanded Polystyrene (EPS) blocks, precision cut to match the profile of the concrete beams and provide a secure gap free fit between each beam.

The project incorporated 155 mm deep PlusTherm infill insulation, combined with a 150 mm thick top sheet enabling the floor construction to achieve the specified 0.12 W/m2K U-value in accordance with building regulations. A 75 mm screed topping was then applied to complete the floor build up.

Result

Following installation guidance and on-site support from SPI, the flooring system was inspected and approved in accordance with BDA Kiwa standards. The successful installation demonstrated the effectiveness of the beam and EPS block solution in delivering compliant thermal performance while supporting efficient construction across the development.
