Commercial - Grahame Park Estate

OVERVIEW

As part of Barnet Council and Barnet Homes' investment into homes at the Grahame Park Estate, main contractor Quinn London was instructed by Barnet Homes to replace the existing screens in the communal walkways of each of the five housing blocks - Napier, Molineau, Merlin, Mercury and Martynside.

Smart’s EcoFutural window system was specified for the project, with the system’s slim sight lines completely transforming the walkways’ appearance to provide a modern, elegant and high performance solution, with excellent U-values.

Working closely with Smart’s Commercial Solutions design team throughout the programme, specialist sub-contractor Symphony Windows fabricated and installed the new window system, as well as new cladding material. More than 1,500 individual EcoFutural frames were coupled together across the five housing blocks, with louvres fitted to the heads of the windows to provide ventilation throughout.

Replacing the old obscure single glazed steel windows with a modern, thermally efficient aluminium system immediately brought a more positive feel to the estate, with the creation of lighter and airier walkways providing a safer space for residents and enhancing the local environment. The open feel of the walkways is also expected to reduce anti-social behaviour.

The installation programme was completed in 22 weeks, with disruption to the residents kept to a minimum.
