Optima helps housing association deliver community regeneration project

Housing association Golding Homes has invested £50m in a three phase regeneration project to transform and improve the former Park Wood estate in Maidstone. The scheme involved providing over 200 new homes, mainly family houses, as well as new community facilities including new shops, and a much wider package of investment to improve the local area.

A stunning property on the Isle of Wight which was built around 1844 in the Italian style and situated within the Conservation Area of Ventnor. Lomax + Wood provided high performance, double glazed timber French doors and sash windows.
The house combines quality wooden double glazed and weather-stripped Lomax + Wood windows and doors. The property was designed to be energy efficient with Celotex fitted in the majority of the house. This is another example of how well designed timber windows and doors can add to and enhance even the most sensitive renovation within a Conservation Area.

The non-profit organization Living Architecture has realised four special holiday homes across England, each one is an extraordinary example of contemporary architecture, designed by leading architects. The most spectacular of the projects is the ‘Balancing Barn’ in Suffolk (Uk), designed by the Dutch bureau MVRDV. In the 30-metre long house, which juts out 15 metres over the edge of a rise, Reynaers CP 155-LS (Lift & Slide) was used for the large sliding windows. The large protruding section meant that it was possible to place another large window in the floor as a complement to the architectonic spectacle.
Clement steel door screens chosen for famous market street in Soho Conservation Area

Berwick Street is a lively and diverse community in the heart of London's Soho district, built between 1687 and 1703. It runs between Oxford Street to the north and Peter Street to the south and is well known for its thriving market which was established in the 18th century, making it one of the oldest markets in London. 90-104 Berwick Street has recently been transformed from an unattractive 1950s block into a stylish, contemporary, mixed use development. Although unlisted, the building is situated in the Core Central Activities Zone and the Soho Conservation Area, so it was vital that any changes made were in keeping with the surroundings. Clement Windows Group was requested to supply and install the custom- made steel windows and door screens used for the shop fronts on the ground level. A combination of products was specified from both hot rolled and cold formed steel profiles all with polyester powder paint surface coatings. These included Clement W40 steel windows which sit beside and above the doors, the Jansen Economy 50 range of single and double doors and Jansen Economy 60 range of bi fold doors.The Project Manager, Ben Styles said “The Clement W40 steel windows and the Jansen Economy doors provided us with the slender, elegant frames we wanted for this Central London development, giving the shop fronts a contemporary look while remaining true to the urban origins of the site. Clement delivered to our timescales, and we would use them again.”

The Cooperage is located on a former industrial site in Central London and is believed to have been built in the early 1900s. Following an unsympathetic earlier restoration in the 1990s, Chris Dyson Architects were invited in 2011 to prepare a scheme for the extension and complete renovation of the property, turning it into a spectacular five bedroom family house.
The Cooperage has been nominated for the RIBA House of the Year 2017 long list.

The new centre, sympathetically designed by the prestigious Glenn Howells Architects, uses Reynaers’ CW 60 modular curtain walling, Vision 50 door system, ES 50 Eco System door, CS 68-HV Hidden Vent window and CS 77 doors. It was built by contractors Stepnell and the consultant was Wintech Ltd.
With a large restaurant and shop, separate coffee shop and beautiful cloistered courtyard with garden, it’s hoped that the new centre will attract hundreds of thousands of new visitors to the Arboretum.

Our client approached us with a unique challenge: they needed to convert their existing restaurant into a drive-thru establishment. Departing from conventional construction methods involving brick buildings, we proposed an innovative solution: a comprehensive aluminium bolt-on pod system. This system offered unparalleled advantages, allowing for rapid on-site expansion while minimising disruption to ongoing operations. Fabricated entirely off-site in our workshops, the pod system was swiftly assembled on-site, providing ample space for the drive-thru restaurant within a remarkably short timeframe. This modular approach not only streamlined the construction process but also empowered the main contractor to efficiently carry out internal fit-out works tailored to the client’s specific requirements.The aluminium pod system we implemented catered to carious needs, seamlessly integrating essential functionalities into its design. Within the structure, we incorporated designated spaces for a stockroom and an electrical intake room, ensuring optimal organisation and efficiency. Moreover, the pod featured a dedicated drive-thru serving booth, complete with a strategically positioned side access door and a robust, heavy duty drive-thru window system. Crafted from commercial-grade aluminium sections, the pod system was meticulously customised to reflect the client’s corporate identity, incorporating their distinctive colour schemes throughout. Solid infill panels, positioned below waist height and above the suspended ceiling height, added both aesthetic appeal and structural integrity to the design. By embracing innovation and customisation, we delivered a turnkey solution that not only met but exceeded our client’s expectations for their drive-thru restaurant conversion project.

Floor to ceiling Crittall doors open up the restaurant to the hotels outdoor terrace and full height Crittall glazing brings the street to life from the comfort of their bedrooms.

The goal for this residential dwelling in Salcombe was to create a completely unique space, nestled into the cliff-side to provide a feeling of comfort and seclusion, while maximising the views over the estuary. To achieve this, ten Reynaers aluminium lift-and-slide doors, alongside aluminium windows and single-entrance doors were installed. The aluminium frames provide the strength and stability required for large expanses of glazing, while delivering required pascal ratings to resolutely stand up to enduring winds and harsh coastal conditions. Pre-anodized paint adds further durability to protect the property from the elements.

The owners of this four storey, semi-detached, Victorian home have totally transformed it to create a wonderful, contemporary space, full of character, colour and texture.The works undertaken included the demolition of the existing lower ground conservatory and the construction of a full width rear extension. The new space provides a large kitchen, dining and sitting area, but also retains the connection to the front snug. A two storey extension was formed along the side return, providing a boot room and utility space on the lower ground level and a cloakroom and WC on the upper ground level. A bespoke, black steel door screen from the Clement EB24 range was designed to form a glazed elevation facing onto the raised garden from the kitchen. The feature doors, along with other elements, such as the wide oak timber flooring, Bauwerk painted walls and a specialist kitchen provided by Daulby and Tickle, have created an incredible result.The Architect, Daniel Harris said “We’ve worked with Clement Windows on several residential projects, this one being the most complex. The process from initial sketch design through to installation was excellent. Clement produced highly detailed drawings and were very responsive throughout the development of the design. The installation team worked in close collaboration with the Contractor and ensured all elements of the openings were prepared and ready for installation. Hannah Cecil-Harden is a director at de Gournay, a family business which was founded by her father, Claud Cecil Gurney. De Gournay makes the most beautiful hand-painted wallpapers and fabrics and the company’s work is found in some of the finest buildings around the world. As you would expect, every room of Hannah’s London home has been exquisitely decorated. The property has undergone many transformations in the time that Hannah has lived there, but the most recent changes were needed to accommodate her expanding family. Hannah and her husband wanted their house to work better for life with their four young children.All the floors of the house have been updated, but perhaps the biggest change was turning the existing basement into a playroom with adjoining utility and bathroom. Having worked with Hannah and the team at de Gournay on a previous project, Clement was delighted to be asked to manufacture the new steel doors that were included within the designs. We were excited that the new steel doors were to be painted in unique vibrant colours to match the stunning wallpapers that adorn the new space and we worked closely with Hannah and her team to find just the right match. We always say that our bespoke steel products can be painted in specialist hues from across the entire colour spectrum – these doors demonstrate what is possible!Hannah said: “I thoroughly enjoyed working with Clement Windows on this exciting project which was for a children’s playroom. I wanted to go with bold and bright colours and they were so accommodating about this, everything about the project was handled professionally and with utmost care from conception down to a flawless install. Providing specialist care for women during pregnancy, as well as genetics and breast screening.Project Year: 2023Product: ASSA ABLOY SL500 FrameArchitect: Strata DesignClient: West End ConstructionProject Background: During the first wave of Covid, a piece of art named 'Game Changer' appeared at Southampton Hospital, this was a gift from Banksy to thank the 14000 staff members, as well as honour the work of NHS workers everywhere. The canvas was auctioned to raise money for NHS charities and organisations, raising a total £16.8m.Part of these funds have been used to improve the facilities, and this is where Landscape Architects Strata Design and West End Construction were engaged, to design and build a rooftop oasis for all the hospital staff, to have a place to enjoy and unwind.Solution: Working collaboratively and having surveyed the site where a window was to be turned into a door, FAAC Entrance Solutions proposed a framed SL500 bi-parting sliding door, in order to both maximise the opening width as well as keep the natural light into the building. Being a staff restricted area, access control was also a must, so this was integrated with existing staff passes to facilitate swipe access and with our QFlow traffic light system which regulates occupancy. The SL500’s framed system is a robust resilient door, making it perfect to manage high volumes of traffic as well Southampton coastal wind loads. In a small town just outside Stirling in Scotland is this beautiful, traditional property built from Scottish sandstone. The new owners have extended and completely refurbished the house, originally built in 1870. Although modernised and featuring some contemporary features the original charm has been kept.In order to maximize natural light, a total of 10 Clement Conservation Rooflights were installed. Just 100 metres away from the Royal Courts of Justice in London stands 188 Fleet Street, which until recently was the home of bankers Coutts & Co. The 35,000 sq ft building, purchased for £11 million, has been recently refurbished by HD Architects to house a publishing company.
The renovated office benefits from a number of striking internal steel screens which feature throughout the office and contribute to the amount of natural daylight that filters through the space.
