Residential New Build apartment and spa area, consisting of 141 apartments.21 loft apartments required a design lead shower solution for which waterproof XPS round shaped floor shower elements, bathboards for tileable cladding of baths and XPS building boards were supplied in 12.5mm thickness for walls and 10mm thickness for floors.120 Apartments had XPS floor level shower elements featuring a drainage channel right next to the wall, a completely continuous slope right to the channel and more flexible adjustment for the channel. 12.5 & 10mm XPS building boards were used on walls and floors.This was the first installation that we know of in the UK where the boards in the shower area were fixed to the studwork solely by a versatile single component adhesive sealant (wedi 610), ensuring no penetrations through the boards. The special formulation is especially suited to waterproof butt joints of building boards, and has outstanding resistance to the elements; and to chemicals; and is also free of solvents, silicon and PCP.As an abP-approved system, the use of the adhesive sealant and XPS building boards reduces installation time by up to 50% because no further sealing is required, even in areas of high humidity.

It was designed to create a thriving community in which ordinary people could enjoy a high quality of life, while living within their fair share of the Earth’s resources.ChallengesAxter were tasked with providing a waterproofing and living roof solution for the garden terraces and higher level roof areas. As this was an environmentally-friendly housing development, careful consideration had to be taken to adhere to the sustainability requirements of the project. The thermal efficiency of the development was an essential design consideration with all roof areas needing to meet demanding thermal performance criteria. Lightweight extensive green roof systems were chosen for curved and sloping sections of the building due to their low maintenance characteristics, combined with high efficiency Solar PV renewable energy (BioSolar) systems on the roofs. Combining roof top planting with Solar PV improved the system performance and provided a positive visual impact.SolutionsCityflor multi-layer warm roof waterproofing system was designed and specified by Axter to meet the project’s demanding sustainability requirements. The use of a robust air and vapour control layer (AVCL) low permeability membrane, was installed to ensure the building was quickly made watertight during construction, whilst performing the critical technical function of controlling the movement of air, water vapour and heat leakage from within the building.The ideal capsheet choice for the development was our BBA accredited Force 4000 Trafic membrane, due to its anti-root technology and long term proven compatibility with living roofs. The installation of Force 4000 Trafic provided a robust waterproofing surface upon which the extensive living roof could be installed without risk of damage to the waterproofing by follow on trades.Extensive living roofs typically have thin (80mm) growing medium/substrate layers to keep the system depth and saturated load imposed on the building to a minimum. The Hydrolite extensive living roof system was specified because of its ultra lightweight growing medium as this weight reduction was ideal for the project’s unconventional structure. The Hydrolite living roof system was completed with a low maintenance planting design, utilising hardier, more drought tolerant plant species. The design of the contemporary £4M building restores the historic Whitburn Burgh Hall original façade as it is one of the towns most renowned buildings and incorporates a new-build two-storey extension.Located in the centre of Whitburn, this building is a community hub that embraces the West Lothian Council’s model of bringing together services that benefit local communities whilst delivering financial efficiencies through the decrease of council buildings. This building facilitates a library, community halls, museum and customer information service office, making it an important community resource. The bituminous Bauder Total Roof System (BTRS) was chosen for this project as it features membranes that can withstand impact and tearing, as well as thermal insulation that met the required U-value of 0.15 W/m²K. This waterproofing system is verified by the BBA and offers a service life in excess of 35 years.The BauderSOLAR system was also specified, as it incorporates photovoltaic arrays for natural energy generation. The photovoltaic mounting system is attached to the roof without penetration of waterproofing or the deck, safeguarding the integrity of the waterproofing to fulfil its full-service life.Project challengesThe Architect’s design incorporated unusually high parapet upstands, which posed a challenge for installers. Area technical manager for Bauder, Christopher Langton, attended design meetings with the Architects and Main Contractor to discuss the best solution for installation. A mutual agreement was made for the underlayer to be mechanically fixed to prevent any slippage of the capping sheet membrane. Due to the height of the upstand, non-combustible insulation BauderROCK was incorporated into the design at these details.The installation of BauderSOLAR F uses prefabricated bituminous BauderK5K membrane sleeves to slip over the mounting plates and welded into position, anchoring the plates to the surface of the Bauder waterproofing system. Approved BauderSOLAR installers, Intelligent Electrical Solutions, installed the BauderSOLAR system, collaborating with ProCladd, approved contractor for the waterproofing installation, and other trades during the roof installation.There is a junction where the flat roof meets the original slate roof of the adjacent building, this detail fell under the torch free zone that hot air welding techniques are used to install the membranes within these areas.The resultInstallation of the Bauder waterproofing system may only be carried out by trained and certified operatives approved by Bauder. A project pre-start meeting was held by Bauder site technician, Duncan Hastings, and area technical manager, Christopher Langton inviting the Site Manager from Procladd and their Bauder badged operatives. During this meeting, they discussed the installation of the project, and identified the areas that required torch-free and torch-safe detailing. They also discussed how the project was going to be delivered in co-ordination with other trades working on the site at the same time, for example cladding and lead that was installed atop the waterproofing upstand details.Weekly site-inspections were carried out by Bauder site technician, Duncan Hastings during the project. Visiting the site frequently meant that Duncan could provide consistent support to the installers and answer any questions they may have had directly. It also meant that the quality of the roof installation was being monitored regularly to ensure it would be to a high standard, achieving the comprehensive guarantee.The approach taken to deliver this project on time and to budget was through meticulous planning and working to tight time frames. The organisation of the delivery of Bauder products to site had to be in line with the schedule to ensure that the site was ready to receive a delivery. With the project located in the busy centre of Whitburn next to a cross junction with traffic lights. This meant that timed delivery of products to site was required in addition to prebooked off-loading by pump truck and tail lift or by telehandler.Health, safety and environment was managed during the planning, design and installation of this project by advising that all installers follow the advice shown in the “Responsible Specification Checklist” produced by the National Federation of Roofing Contractors.In accordance with the Workplace (Health, Safety and Welfare) Regulations 1992, roof edge protection in the form of scaffolding was installed during installation. The project’s perimeters were surrounded by Heras fencing to isolate the construction site from the public. All scaffolds that were on the elevation next to the public had toe boarding and safety mesh where required.As standard, there was a one-hour Firewatch after the Bauder membranes have been installed using a gas torch. This was carried out by Procladd operatives each day when they were working on the project to ensure the welfare of the workforce, and the safety of other trades and that of the building. The 19kg gas cylinders were used on this project as they are easily transportable on the roof area. At the end of each working day, the cylinders were stored in a locked and designated gas storage unit on site.System installedBauder Total Roof System (BTRS)1 BauderK5KElastomeric bitumen torch-on capping sheet in charcoal grey. It has transformed the former site of the famous Foyles bookshop on Charing Cross Road, boasting outstanding new shops and restaurants, along with new pedestrian walkways, public realm and roof terraces.The unique building has been designed by MATT Architecture for main contractors Sir Robert McAlpine and offers 150,000 sq ft of office space, 20,000 sq ft of retail fronting on Charing Cross Road and a brand-new public courtyard with 15,000 sq ft of restaurant and bar space.The upper floors comprising of offices exploit the stepped massing of the building to create over 12,000 sq ft of planted external terraces for the benefit of the occupiers and to enhance the environment.The south-west facing terraces, nicknamed ‘the hanging gardens of Soho’ will provide external amenity space for every single level of office. It is here that Radmat’s waterproofing and insulation products were chosen for their tried and trusted properties. PermaQuik Hot Melt Bitumen Waterproofing System was used on 95% of the roof areas, multiple roof terraces, Greek Street Tunnel and James’ Courtyard.

Ltd., including the company’s Stopgap 1200 Pro levelling compound, have been used to prepare subfloors as part of the renovation of the Coventry Caribbean Community Centre prior to its reopening to coincide with Coventry’s UK City of Culture status last year. Firstly, they removed old floorcoverings, revealing a rough screed. A moisture test also indicated that subfloor relative humidity levels were above the 75% maximum threshold for installing floorcoverings. Installers therefore opted to use Stopgap 1200 Pro to smooth subfloors.Stopgap F77 one-part waterproof surface membrane was then applied to prevent excess subfloor moisture attacking floorcoverings and adhesives, potentially causing complete floor failure.Once dry, the surface was primed using Stopgap P141, which is designed especially to promote the adhesion of levelling compounds to non-absorbent surfaces, including waterproof surface membranes. Another layer of Stopgap 1200 Pro was then used to create a perfectly smooth base for the receipt of new floorcoverings.Once the levelling compound had cured, Amtico Spacia stone-effect LVTs were installed in the majority of the floor area, with cream-coloured hexagon tiles positioned around the bar area for visual interest.

Having been used in the roofing industry for over 50 years, felt has been consistently developed and improved, and still remains one of the most popular systems available.OptiTorch-Premium bituminous felt is a high-performance waterproofing system that can be installed year-round, with excellent flexibility at temperatures as low as -25oC. This system provides long lasting resistance against UV rays and even contains special additives to protect against root growth.There was also a lot of detailing work and some gutter repairs required, so OptiFlex-Rapid PMMA Liquid was used for these parts of the project to ensure a completely watertight and visually appealing result.OptiFlex-Rapid is a quick-curing PMMA liquid waterproofing system with a typical curing time of just 20 minutes! It is cold-applied and is reinforced with 150gsm matting for extra resilience. OptiFlex-Rapid can be applied year-round and is a great choice for detailing and repair work as it can be applied directly onto most surfaces without the need for primer, which can often save time and money!The ProjectThis project was a 600m2 warm roof design with a standard build-up including 120mm tissue-faced PIR insulation, and also consisting of: OSA5 Primer, Vapour Control Layer, Insulation Adhesive, Insulation, Premium Self-Adhesive Underlay and Techno58 SBS Capsheet.Ben Ridgewell, owner of Ridgewell Flat Roofing, took on the project with Grant Jones (Co-Director) and his team, and completed the installation to their consistently high standards with an impeccable finish.The ResultsThe overall completed look of this project is very tidy and aesthetically pleasing – thanks to Ben and his team for a great installation, including an OptiTec warranty of 20 years to ensure peace of mind for the building owner for years to come.

Concrete foundations of a wind energy plant: Due to the influences of the weather over the years, the following damages were noticed: •Cracks due to movement •Moisture into the structure •Spalling of the concrete •Corrosion of the reinforcement •Flaking paint The first step in the restoration of the foundation was pressure injecting the cracks - through which an elastic closure of the cracks was realized. The total surface was strengthened with a unique sillicate liquid. A waterproof sloped layer was installed; finally, the moving joint between the foundations and the steel tower of the wind energy plant was sealed elastically.

A good example of the before and after effects of laying a sedum roof garden and accompanying deck and paved area onto a small domestic roof terrace. All these products are designed to sit on top of the waterproof membrane (in this case single ply) there was no issue of damage to the roof. The support pads lifted the decking off the roof, eliminating the risk of the timber piercing the membrane, and drainage was maintained through the roof surface since the green roof system has a cavity beneath its own reservoir and drainage layer to allow water run-off.

The architect was concerned about future-proofing the green roof and wanted to ensure that, if ever they had issues with their waterproofing seal or any other aspect of the structure, the green roof could be taken up without too much disruption. It was decided that a modular solution would be the best route. M-Tray® was included in a worldwide competition to find the most suitable modular design and was judged as the best product available.

wedi Primo completes luxury in central London Hotel.The Apex Temple Court Hotel is a luxury 4 star hotel, just off Fleet Street central London. Full architectural and interior design was by Ian Springford Architects, Edinburgh.A key factor in the selection of the wedi shower units for each of the 184 bedrooms was the requirement to achieve a high performance quality waterproof bespoke solution capable of adapting to the on site conditions. Ian Springford Architects has specified wedi shower units since 2004 and Apex Temple Court is the fourth Apex hotel where they have been successfully installed. Bespoke pre-fabricated shower units - Fast installation. The key benefits of using wedi were that the Fundo shower design provided simple, fast adaption to the individual shower configurations on site, as well as the detail of enabling the units to extend under the shower door to promote drainage back into the shower area from water falling off the door when in use.Complete prefabricated shower units allow fast dry and accurate construction in ONE integrated product system rather than a combination of different individual manufacturer’s products creating the risk of potential failures between the different systems during assembly and installation. The finished result was a fast track installation of a factory prepared shower system capable of on-site adjustment, delivering a completely waterproof system backed by warranty.

One of our latest projects was for a school in Barking, East London. The school required new waterproofing on their roof and chose OptiTec because we have a range of suitable products to choose from, offering excellent durability and longevity at a great price.Specification – Systems UsedFor this project, a long-lasting system was required with a Broof T4 fire classification for safety. Our technical team advised the OptiPlan-FB (PVC Single Ply) system for this project as it met the brief safety-wise, but it’s also excellent value for money over a large area.The OptiPlan-FB system is a fibreglass reinforced, fleece-backed synthetic waterproofing membrane made from premium quality PVC-P, offering exceptional resistance to weather and UV rays. A great benefit of this system is that it can be installed year-round due to having excellent flexibility in cold temperatures.This system was installed by an OptiTec Approved Contractor to ensure the highest quality of fitting with the option for a labour and materials guarantee if required.Challenges PresentedThere were no real challenges presented during installation and everything ran smoothly. This led to the construction of a new building, the McCall MacBain Graduate Centre, which also now provides access to the Barbara Naylor rooftop gardens above the different reading, media and seminar rooms of the graduate centre. With the ageing existing waterproofing exceeding its life expectancy, the roof garden terrace was in need of a replacement roof system.As an accessible area which will experience a significant amount of foot traffic, the Bauder Hot Melt was determined to be the best solution for this roof. With a durability to match the expected life of the building and a self-healing system, the Bauder Bakor Hot Melt System is ideal for use on protected roofs such as inverted, paved, ballasted and terrace roofs.The resultApproved contractor Deane Roofing & Cladding carefully removed 439m² of the existing waterproofing, stripping the rooftop back to the concrete deck surface before installing the different layers of the Hot Melt system.The completed roof terrace now provides a modern and peaceful garden area where graduate students can relax and socialize between their work periods. In Clerkenwell, McLaren constructed a new office building with a basement to provide a total 97,000 sq ft of office space. McLaren utilized the existing basement structure which meant the exterior of the structure wasn't accessible. This meant that it was appropriate to use a cavity drain system. FIS worked closely with Henry Construction Projects and Veretec to provide a complete waterproofing service. Designing a system to fit around the existing structure was the challenge. Building C levels 6 and 7 have an inverted roof system with level 7 also having a Decothane Delta 25 warm roof system installed on the upstands. Building B and the studios had an Inverted Roof System installed which includes a root resistant version of Decothane – Liquid Plastics market leading liquid applied roofing membrane.
