It’s not everyday you get a phone call from an architect asking for help on a grade 2 listed mill building, but that is what happened to us back in April 2017 when Stephenson Studios contacted us with a problem they were having with floor to ceiling heights on their Brownsfield Mill project in Manchester.Their design criteria was for the existing 75mm thick timber mill boards to be retained and each of the apartments in the building would have these as an exposed ceiling. The idea was to keep the building as rustic and to retain as much of the original look and feel of the listed mill building as possible. Because of this all of the acoustic (Part E.) and fire Building Regs. (Part B.) requirements would have to be installed above the existing floor.The drawings we were sent through identified a floor build up, on top of the mill boards, at nearly 300mm thick. This started with a self levelling compound on top of the mill boards, to level them to, and then a timber on timber solution with a final layer of cement particle board prior to the oak flooring being installed.This thick floor section was causing a problem due to the original oak beams that were in place meaning the floor to ceiling heights weren’t as high as they needed to be. This design was compounded flowing the removal of the bitumen floor covering. When the mill boards were exposed and then levels were taken across each of the floors it was clear that the original design was no longer suitable for the project.With the age of the building some of the mill boards were beyond repair and each of the floors needed levelling up so the use of self levelling compound and a timber/ cement board solution also became a very expensive solution. We were asked if we could come up with a solution that was able to reduce costs and time and also to be able to achieve the required acoustic and fire requirements for this type of conversion project.Our initial thoughts on the project was to use timber ferrings, 100mm wide at 600mm centres, to lay our Lewis Deck system onto. This was reducing the number of ferrings by 50% (these were originally at 400mm centres) and it also removed 4 layers of timber/ cement board as well as the self levelling compound from the project. Following a meeting on site however, and after being able to fully talk to the design team and developer about what the Lewis Deck system can do we agreed that we would look at putting the ferring strips at 1400mm centres with the Lewis Deck being laid across at these centres. Rubber granulate acoustic strips would be installed on top of each of the timbers and mineral wool insulation would then be installed between. This would allow more material to be removed from the project but crucially still hit both the acoustic and fire requirements of the project.A test floor was commissioned, by the acoustic engineer, and built in August 2018 which passed all tests. You can see from the photos below the Lewis Deck laid at 1400mm centres for the middle section of the test with the 15mm thick rubber granulate acoustic strip laid on top of the timber ferrings. These timbers, due to the nature of the mill boards below, had to be installed individually to differing heights.The first full delivery of Lewis Deck arrived on site at the beginning of June 2019 following on from the steel strengthening works that were being carried out on site.The deck was quickly installed across the whole first floor in just a couple of days and the first screed pour was scheduled for the following week. The whole floor was poured using an anhydrite screed in just a few hours.The project continued on and the last main section of floor was poured on 19th December 2019, exactly 6 months after the first of the pours.This grade 2 listed mill building was a great project to work on. One that gave us a lot of challenges to overcome from the outset and one that helped overcome a number of issues that kept dropping up as the remedial works on the building progressed. UMG’s 1,000 strong workforce occupy the entirety of the buildings 10 floors and 174,570 sq ft of floorspace.LSA Projects Ltd supplied 1,532 Durlum Polylam baffles (roughly 1000m2) to the project in 4 different lengths and custom timber effect finishes: natural oak, light stained oak, medium stained oak, and light grey stained oak. The baffles are installed independently at varying pitches and offset linear spacings to encourage visual flow through the space and elegant incorporation of linear lighting.By using metal baffles rather than a solid or wrapped timber product the architect and client were able to achieve the effect of a linear timber ceiling on a more dramatic scale than would be possible with natural wood. The baffles are also finished with micro perforations to the vertical sides and are filled with mineral wool for additional acoustic control.

The Castle Cove Sailing Club in Weymouth, Dorset, constructed a new terrace area to provide a viewing platform for the sailing events in the London 2012 Olympic and Paralympic Games.The sailing club required a waterproofing system that could be installed directly to the concrete construction in order for the works to be completed as quickly as possible. It was essential that the system was compatible with timber decking and would provide long-term protection from the elements.The sailing club contacted KG Roofing, their local Polyroof Approved Contractor, to provide a waterproofing solution that could meet the demands of the project. The BBA-Approved Protec System was specified for the works due to its rapid cure times and high waterproofing performance. Timber battens were incorporated into the system to create fixing platforms, creating a striking yet functional support for the timber decking and glass balustrade.With the Protect System affording rapid curing times, the terrace was finished within the desired time-frame, leaving ample time before the beginning of the Olympic Games. The lucky viewers at Castle Cove Sailing Club witnessed many record-breaking performances from Team GB’s sailing team, including Ben Ainslie becoming Britain’s greatest ever Olympic sailor.

CHALLENGE Aylesbury Grammar School needed to have their knee rail fencing replaced in the communal areas of the school. The original fencing made of timber had become unsafe and un-secure making it a liability for the children.You often see timber suffer under harsh circumstances such as being faced with weathering in the challenging outdoor environments in school grounds. Aylesbury Grammar School had faced this issue with the timber fencing they had around the school grounds. The fencing had rotted very quickly due to the poor quality preservatives, which have been used in timber since legislation banning the use of oil based preservatives came into effect.Aylesbury Grammar School instructed Buckland Landscapes to replace and upgrade the outdoor areas of the school grounds. They were looking for products that would require little to no maintenance in order to reduce their annual costs. They wanted strong and durable products that would withstand the heavily used areas and maintain a safe environment for the pupils. The products needed to be long lasting and environmentally friendly.SOLUTIONBuckland Landscapes specified ® hanit as the replacement material for Aylesbury Grammar School. ® hanit Ultra knee rail was chosen to create the boundaries within the school grounds. Knee Rail products are UK manufactured ® using the hanit Ultra formulation which is the strongest of all blends. It offers good impact resistance and is used for high quality profiles. This ensured that Aylesbury Grammar School would be provided the durability required to withstand the high use. The surface has the appearance of timber with a consistent colouring and as the products are weather and rot resistant it will remain aesthetically pleasing for many years to come. The safety of the pupils had been put at risk with the previous rotting fencing. Therefore it was made a priority to looking ® for a new material. As hanit does not rot, is weather resistant and has a smooth splinter free finish. These qualities also ensure the reduction in maintenance costs as ® hanit products require no treatment or maintenance.Aylesbury Grammar School were keen to use a more sustainable product in their school grounds, therefore the environmental ® benefits of hanit made it the perfect choice. Made from 100% recycled plastic it is possible to show the students the benefits of recycling and what products can be re-worked from material that would previously have been a burden on the environment and gone to landfill. The Box Litter Bin was also chosen for an uncovered area, the timber front panel coordinated with the seating. The street furniture package was picked to deliver sophisticated design and a continuity with the new landscaping and architecture.

What are curved and cantilevered pergolas?Curved and cantilevered pergolas are intricate designs of raised structures that can be free standing or fixed to an existing building or structure.They are complicated elements of a project and aren’t usually something designed on site. Manufactured in a workshop by skilled professionals, then taken to site in kit form for a rapid installation.Depending upon the design, the curves are manufactured from simple fins or box section and curved to a radius during manufacture. The design may call for the curved arrangement to be manufacture from straight pieces, this does reduce price but can look facetted.Cantilevering raised structures and pergolasFor years, these raised structures have been designed with a cantilevered design. This causes complications for the structure due to the weight, bending moments and behaviour of solid or laminated timber. The solution has been to create flitch plates and stiffening beams in steel which would then be wrapped in the timber. This is a costly affair and required Structural Engineers to provide detail and calculation for these structures. They then take excessive time on site to install and can sometimes be cost prohibitive.Technowood solves pergola problemsThe use of Technowood for complex pergolas is now an integral material for modern structures. Technowood can span up to 7.5 metres in the normal production of these structures, this would be for an unsupported form. South Lawns Hotel is an iconic hotel located on a Green Belt site. An additional 25 bedroom extension was constructed for this development, set on a brick plinth, clad in dark boarding, to emulate agricultural York boarding, with a low-profile aluminium roof. The design and materials proposed minimised its visual impact on views across the Forest landscape nearby and contrasted with the white render of the existing building.Cellecta’s DECKfon Batten 70 was specified by Boyle and Summers as they have been rigorously tested and are robust detail complaint for steel, concrete and timber separating floor applications. The battens consist of a layer of recycled, low resonance, open cell, flexible polyurethane foam bonded to an FSC/PEFC certified timber batten.Tuakana was awarded this 1,050m² contract for this development in Milford-on-sea.

The state-of-the-art scheme has been designed for people aged over 60.There are 30 spacious and accessible apartments designed to meet possible future needs, with features including a wet room and wider doorways.SMART Balustrades were contracted by NMCN to design, manufacture and install their stainless steel balustrade system with oak handrail to 4 stairs as well as 15 stainless steel Juliet balconies, 250m of timber corridor handrails, and a large external terrace with 1600mm high stainless steel balustrade.SMART’s timber balustrade system comes complete with a steel core rail to ensure the balustrades meets the required 0.74kN/m horizontal line load requirements.

Radii’s Pre-Construction Design Department worked closely with architects tp bennett to deliver a number of high-end bespoke solutions at this stunning location in St. James’, London.Working across 58 offices and meeting rooms, our elegant and slimline Parallel 50 and Parallel 84 systems (both Rw 45 dB) with Glide framed sliding doors were used on Level 4 with recessed head track detailing. Detailed manifestation finishes provided vision panels into the internal spaces.For 11 private spaces on Level 5, stunning smoked oak moulded timber doors were installed with PPC aluminium inlaid trim finished to match the glazing tracks. The timber portal door frames were designed to be as deep as the adjacent drywall nibs to create a flush and seamless finish.

Radii manufactured and installed Parallel 50 double glazed partitioning (45dB Rw) with adjoining Parallel 100 (50dB RW) for TS&W’s glazed fronts on the Ground floor and Level 1, including a number of stunning curved glazed elements. Linear 25 single glazed partitions (38dB RW) were used on Levels 2 to 5.Enhanced acoustic timber doors (40dB Rw) in veneered and painted finishes and with adjoining timber pilasters were utilised for the executive meeting rooms and offices.Auto-operated framed glazed pivoting doors, with visible overhead operators mounted on our top channels, were also installed to give easy access to ‘den’ and collaboration areas.Finally, a fire rated package comprising of structural Ei90 fire rated glazed screens was added on Level 5.
