As well as building an immaculate four-bedroom, four-bathroom Georgianhouse for the client, Rymill also took on the task of creating 3 brand new, modern properties, all with basements built into the existing sloping site. The large, partially retained basement areas would all house a stairwell, plantroom, storage room, cinema room, zen room, two ensuite double bedrooms and a garden room, and so required a completely dry internal environment.

Our client designed and built a spectacular contemporary new home. He decided to include a sauna to complement his level deck central bathtub in the master bathroom. The brief was to create a light modern cabin with clean low iron glazing to the main facia. The space allocated was wide but shallow and the challenge was to achieve a cabin which appeared spacious and comfortable for the two occupants to enjoy together. We chose a free standing, multi- climate heater around which carefully designed bespoke benching was constructed in smooth blond Aspen to match the deep horizontal wall boards.

Architectural Glass Rooflights Key To Transforming Period North London Property

Linework Architects imaginative use of architectural glass rooflights was key to transforming this period north London property. Lineworks director, Robert Haworth collaborated with Glazing Vision with the objective of delivering natural daylight and a touch of glamour to some tricky spaces whilst maintaining privacy where needed.The design brief for the project called for an ultra-minimalist final finish, so it was important that all of the glazing featured minimal framework and a clean integration with the building fabric itself.Glazing Visions philosophy of minimum framework, maximum daylight was the preferred solution and met all of the design requirements, providing enough flexibility to tackle the various challenges that the scheme presented. The property comprises of three stories with a mixture of extensions added to increase usable living space, the problem with this is that some of these areas can be starved of natural daylight, making them gloomy and uninviting, in order to combat this, several types of rooflight needed to be specified to tackle each of the areas.Beginning on the ground floor, a wrap around extension has been created featuring a modern and contemporary kitchen dining area leading on to the garden. A large set of sliding glass doors provides natural daylight and access to the outdoor space, but their effectiveness at delivering enough daylight is limited as you go deeper into the building where it would begin to feel darker and more claustrophobic.To address this, a Glazing Vision modular rooflight system measuring over six metres in length runs along the entire length of the extension, this unit is fixed structurally to the original wall of the building creating the feeling of a ‘glass roof’ when transitioning from the original building to the new. Manufacturing the unit in three sections allowed it to be successfully maneuvered on site without the use for an expensive crane and the structural silicone joints between the sections maintained the frameless appearance needed to compliment the minimalist interior.“All three rooflights were quite tricky to install because the property was a terraced house and there was no ability to use a crane. Somehow the team got them in!” Robert Haworth, Director, Linework Architects.The creation of a second storey extension was essential to provide a large family bathroom space, but this meant that the stairwell leading to it was another area potentially starved of natural daylight. Installing a rooflight overhead was a logical solution, but this was complicated by the position of the stairwell being located beneath two opposing pitched roofs. An off the shelf solution would not be acceptable as any rooflight installed above would need to be designed to accommodate this tricky detail.As rooflight specialists, Glazing Vision were able to design and manufacture a custom shaped fixed Flushglaze unit specifically for this part of the building.Therefore maximising the amount of overhead glazing and thus lighting the stairwell sufficiently so that it can be used safely without the need for artificial lighting. Perhaps one of the most quirky and inventive parts of this renovation is the use of glazing in the bathroom, the client had specified a large walk-in shower area which was easily achievable given the space available but would have resulted in the shower being located in a dark corner of the room necessitating the use of artificial lighting. Natural daylight is critical when attempting to achieve a minimalist scheme, so Linework Architects wanted to ensure that this element was carried through to all corners of the building.“We were trying to make a really exceptional bathroom space, so we decided to use the Eaves Rooflight, and play with the glass transparencies.” Robert Haworth, Director, Linework Architects.The resulting installation delivers a floor to ceiling vertical glass window section which transitions into the roof seamlessly with no additional framework, this creative solution provides a unique design element to the bathroom and the much-needed daylight to open up the space. Being a bathroom, privacy also had to be addressed, particularly in the shower area! Glazing Vision recommended the use of opaque satin etched glass which provides enough translucency to allow light to permeate, but also presents a frosted glass finish sparing the blushes of anyone using the shower.Taking around five months to complete, this was not a straightforward scheme to deliver, however the end result can be considered transformative. Linework Architects uncompromising and inventive use of glass rooflights has proved incredibly successful in this project and contributed greatly to the feeling of light, air, and space in this minimalist haven.

Fitzwarren Court is of one the highest buildings in Salford at 23 storeys and was a major refurbishment requiring an aesthetic and thermal upgrade. The building had originally been earmarked for demolition as part of a wider regeneration of the area, but plans were halted when Salix Homes secured funding to modernise the block.The Casey Group were appointed as main contractor for the work. New kitchens, bathrooms, doors and windows have been fitted to all 135 apartments. Our approved installer Hamilton Building Contractors were contracted by The Casey Group to complete the exterior wall insulation and rendering which had a metamorphic effect on the building’s overall appearance and thermal performance.The 1970s building was a pre-cast concrete panel system. The panels were of a ribbed surface design and were fitted together creating a recessed detail which was a unique design feature. Alongside Hamilton, we worked to transform the façade aesthetically creating a modern building, with a safe, stylish and thermally efficient solution. A complete revamp which has given the building a new lease of life and delivered safe, modern and energy efficient homes for the residents.We worked in collaboration with Hamilton Building Contractors to ensure there was minimum disruption to the residents of Fitzwarren Court, who remained in their homes while the work was carried out.K Systems produced a bespoke high-rise specification which included various zonal wind load calculations optimising the longer-term safety and durability of the design. Various factors were taken into consideration throughout the installation process including a recessed windowsill and anti-perch detail (preventing birds from settling on the sills).Our focus throughout the project included safety, quality, thermal efficiency and service.Paul Turner, Director at The Casey Group, said:   “Successful EWI schemes, especially on high-rise tower blocks, demand the highest level of Project and On-Site Support from design through to inspections, with technical guidance and warranty support. GEC Anderson stainless steel worktops were recently specified by Architects, Dannatt Johnson within the new Learning Spaces and Tea Points within the historic and acclaimed museum. Working for kitchen and bathroom specialists, Brandt Kitchens, GEC Anderson supplied and installed a total of four areas, all within the remit of main contractor, Buxton Building.  Bespoke stainless steel worktops were deployed in two Tea Point and two Learning Spaces. GEC Anderson were able to meet the special detailing requirements prescribed for the various units. 5.0mm SolidTop worktops were specified for the Tea Points that included double sinks and provision for Zip hot water taps and drip trays. In the Learning Spaces, made to measure sink tops with lipped edges and integral back upstands were located in ‘hide away’ areas, behind sliding door sections of the rooms. Managing Director of GEC Anderson comments “This was a really nice project to have been involved with and, actually, is a great showcase of some of the many options that we are able to offer. For instance, in the Learning Space on Level 2, special sized sink bowls were required to fit within the bespoke [narrow] space available, whilst at the same time having space for our lipped edge detail (3) at the front and sides of the worktop perimeter, as well as our upstand edge (10) at the back.  Meanwhile, in the Tea Points, we had the exiting new 5.0mm SolidTops (solid stainless steel, as opposed to the normal, folded, edges). The result of using this detail is always striking with its slim simplicity of form.”

To provide high quality instantaneous hot water, the developers were persuaded to move away from a conventional recirculation system to the higher efficiency single-pipe solution, using nVent RAYCHEM HWAT-M self regulating cable and the unique nVent RAYCHEM RayClic connection system. In addition, nVent RAYCHEM T2Red and T2Reflecta underfloor heating was used in the main living areas. The self-regulating cable could provide very responsive heating without overheating, thus avoiding damage to the high quality wooden flooring. Underfloor heating was also used in the bathrooms, using nVent RAYCHEM T2Quicknet. All fully integrated with the BMS to avoid individual controllers.

Hundreds of homes have been refurbished as part of a multi-million pound revamp of housing association properties.Tristar Homes spent £8m on the scheme at Kennedy Gardens in Billingham where they carried out work on 225 properties across the three housing blocks as well as creating 12 new one and two bedroom homes which have been made available for rent.The development, completed in September 2014, includes the fitting of new windows, new bathrooms and improved living space due to the new balcony extensions.The roof area before its refurbishment had a U-value of 0.4 W/m²K. This existing build-up would not have met the requirements of the current building regulations Part L.The lower roof had been overlaid at least twice since its original construction. In all but one core sample, the existing insulation was wet through and therefore it was apparent that 90% of the existing roof build up needed stripping to the original asphalt. A further inspection was needed when the asphalt was exposed to ascertain the condition and depth of the asphalt. The asphalt was deemed in reasonable condition so the new system could be installed onto the original asphalt.IKO worked with installing contractors BriggsAmasco to refine the roof specification and recommended IKO Mach One single layer bituminous membrane system, installed to the recommendations of wind uplift calculations and performing to a 0.18U value as per requirements.IKO Mach One membranes are a robust, flame-free, single-layer roofing system with added fire-retardancy. IKO Mach One can be mechanically fastened, ballasted or bonded with polyurethane adhesive.A 20-year insurance-backedfire retardancy guarantee was issued to cover all materials, design and workmanship covering contractor insolvency.

Transforming Small Spaces with Rooflights.In the heart of the English countryside, you’ll find lots of quintessential cottages, often with thatched roofs, just like something you’d find on a postcard. Whilst these cottages are beautiful on the outside, they often lack light and space on the inside.This was the issue a homeowner in Salisbury, Wiltshire ran into when it came to renovating an ensuite shower room in a cottage. The space runs the length of the adjoining bedroom but due to the size of the property, it’s only a few feet wide. The other problem was, it was incredibly dark, with no existing windows or the wall space to install them. The homeowner would need to put their thinking cap on, because this challenge would be the focus of their renovation. Natural light was a top priority to create the bright and airy ensuite space the homeowner imagined for their renovation.With the room not having the wall space to install vertical windows, and because it was in the eaves of the building, there were no floors above it. Thinking creatively, the homeowner opted to use the ceiling space and install rooflights to allow an abundance of natural light to flood into the small space. However, this wasn’t as straightforward as you may think because of the very nature of the homeowner’s quintessential cottage nestled in the English countryside. Being a Grade 2 listed building, planning permission is strict and so the homeowner needed to find the right rooflights that would be in keeping with the property and not upset its overall aesthetic.The Planning Officers themselves were able to help the homeowner with their renovation, pointing them in the direction of the Rooflight Company’s Conservation Rooflight, the Victorian-style rooflight, engineered to modern specification.With their advice, two CR10-2 rooflights were installed to the ensuite bathroom. The finished result is the beautifully light and airy ensuite bathroom that the homeowner had envisioned from the inside, and a period Salisbury cottage still quintessential from the outside.

Considered to be one of the longest-standing Shakespearean playhouses, the historical remains will form the backdrop of a magnificent collection of residential, commercial and entertainment space, along with public parks, bars and restaurants.Galliard Homes are delivering the scheme and have appointed CJ O’Shea as the main contractor.They selected a black colour palette for the bathrooms which demanded a bold, contemporary design. Towelrads worked to the exact specification requirements supplying the Kensington model with a bold, square bar design in black finish.The radiators have been installed as electric-only towel warmers with SMART thermostatic heating elements in matching black controls, which enables temperature adjustment and a boosted power mode.

Initially focusing on the show apartment they aimed to create a ‘spa at home style’ utilising Bushboard’s Nuance range.Nuance is a unique, award-winning bathroom panelling range that is 100% waterproof, extrusion-free and can be installed in a matter of hours offering a wide choice of stunning designs and textures to create individual interiors. Resilient 250 was installed as a Soft Floor Covering and bonded to the top of the concrete base. The acoustic underlay achieves the Approved Document E UK Building Regulations (The Resistance to the Passage of Sound) performance standards for Floor Type 1.Resilient 250 was bonded to the concrete base with the Sonixx SX900 adhesive in the living areas of 255 apartments. An 8mm PU foam underlay (Super 8) was loose laid over Resilient 250 and a Cavalier carpet stretch fitted on top.In the bathroom areas the Forbo Surestep Laguna vinyl was installed directly onto the Resilient 250 using F46 (Pressure Sensitive Acrylic Adhesive) from F. Ball and Co Ltd.Resilient 250 is a 2.5mm thick, high performing acoustic underlay manufactured using sponge rubber. It achieves an acoustic performance of 19 dB (ΔLw), significantly reducing the transmission of impact sound. It is a versatile underlay and can be used below various floor coverings including carpet, wood, laminate, luxury vinyl tiles, vinyl and ceramic / porcelain / natural stone tiles.The installers had nothing but positive feedback, on how quick and easy the underlay was to work with. At only 24 kg (43 lb) per roll, it is easy to distribute around site. Bespoke specification of 1600mm height and a range of different door colours were chosen to brighten up this primary school. Each compartment door was fitted with an oval laminated number plate, from 1 to 60 twice. Blue and grey themed lockers were fitted on the first floor, while green and grey themed lockers were fitted on the second floor to split the floors. Diamond swivel locks were fitted on the lockers for an easy use and the pleasing aesthetics.

Using a mix of blue and green façades, interiors feature bright, colour palettes interspersed with splashes of polished brass in both the kitchens and bathrooms.Towelrads have worked with the M&E subcontractor, Borough Engineering, on every phase of the waterside development and supplied Multicolumn radiators, along with chrome and white towel rails, to the private and shared units. This unique island development features an eclectic mix of contemporary buildings including suites, 1,2-, and 3-bedroom apartments, lofts and townhouses. With so many different plot types, most sizes throughout the project have been made to order with vertical and low-level radiators supplied, some up to 1.6m long.

Despite the low construction height, the specified solution offers no compromise on the flow rate of the drainage. In July 2020, Wirquin assisted in a refurbishment of the hotel and provided Initio frames. The Initio was the obvious option for this refurbishment offering the perfect solution for compact spaces in the hotel rooms. Wirquin have a range of push plates available to match the Initio frame in varies designs and colours, IBIS opted for a white hoop design which matched the bathrooms of the hotel rooms perfectly.The large front panel means there is easy access for maintenance. This accessibility means the Initio is perfect for hospitality. Should there be any issues, it is easily accessed and maintenance can be carried our with little to no disruption. The Initio also boasts a durable metallic structure which is coated in a anti corrosion solution and tested up to 400kg.

Previously containing offices, but has now been converted to accommodate 82 apartments, including a penthouse ranging in price from £3 million to £55 million.During the refurbishment architects clustered corridors and bathrooms in the centre of the tower, making room for living areas and bedrooms to run alongside the windows, to make the most of the London skyline view.With approximately 12,700m2 of medium density gypsum fibre panels engineered with tongue & groove edges for ease of installation to create a monolithic robust surface over underfloor heating trays and 6mm Isorubber working as an impact vibration reduction mat. The panels installed were chosen due to their excellent thermal conductivity, a requirement for the system to work in conjunction with the desired underfloor heating system.

Classic singles were used in bathrooms to create more space where the arc of standard hinged doors would have otherwise encroached on the space. This allowed more space for larger shower enclosures and enhanced room layouts. It is possible to support heavy doors with fewer hinges than with conventional ones.Support 800 mm wide doors with just two hinges!A luxury hotel in Korea used the J95 concealed hinge for the bathroom sink plumbing maintenance door. Due to the 800 mm width of the door, it was necessary to use at least three conventional hinges, but with the J95, only two were needed. Since only two J95 hinges are required, it creates a cleaner and more visually appealing appearance. Additionally, since the same type of maintenance door was needed throughout the hotel, using only two hinges greatly decreased the overall installation time.

The Perry Barr Residential Scheme forms part of an exciting £700m regeneration project in north-west Birmingham.When complete, it will welcome thousands of new residents to over 1,400 modern homes. They’ll also have vibrant restaurants and retailers right on their doorstep, along with upgraded transport infrastructure.Towelrads provided radiators for Plot 7, a six-storey residential building with ground floor retail. These included bespoke non-UK market sizes which Towelrads successfully manufactured and shipped into the UK, fulfilling a quick turnaround on a prompt call-off basis. Towelrads also supplied all the chrome electric towel rails in the apartments’ bathrooms.Originally planned to be the Athletes’ Village for the Birmingham 2022 Commonwealth Games, the first residents are due to move into the former Birmingham CityUniversity site in 2023. They’ll be setting up home in houses and apartments spanning the private sector, shared ownership and social housing overseen by BirminghamCity Council.

Facilities include a private dining room, lounge areas, restaurant, cinema, library, café, spa bathroom, bistro, library, beauty salon and activities room. Located in the city centre, the building has underground parking, garden terraces on the 4th Floor, and a porte cochere providing outdoor space for residents to enjoy.Cellecta’s DECKfon Batten 70 was specified by PRP Architects as they have been rigorously tested and are robust detail complaint for steel, concrete and timber separating floor applications. The battens consist of a layer of recycled, low resonance, open cell, flexible polyurethane foam bonded to an FSC/PEFC certified timber batten.Wates Construction was awarded this 2,880m² contract to construct this development in Surrey.
