In a stunning architectural statement, CUPA PIZARRAS R17 slate has been specified to meet the design challenges of a former Georgian windmill renovation at Fort Green, near Aldeburgh in Suffolk. The first project of its kind in the UK, the natural slate was individually cut and fixed through expert craftsmanship to accommodate the building’s exterior curve while also providing crucial protection from the harsh coastal environment. Originally, the windmill walls were going to be clad in cedar shingles however, contractor ELC Roofing recommended using the rectangular CUPA R17 slate from CUPA PIZARRAS as a more weather-resistant alternative. ELC Roofing Owner, Edward Carlo, explains: “The R17 is a natural, non-carbonated blue-black slate with non-rusting metallic particles and thin laminations. From our perspective, it’s a tried and tested product that we specify and install on a lot of our projects – especially in coastal situations like this.” The slates, which protect against the salt water and wind, have been fitted on both the windmill’s curved wall, its pitched roof and elsewhere adding design details to the property’s walls. He goes on to say: “Aesthetically, the ocean environment has inspired the material choice with the slate mirroring the scales of a fish. This gives the windmill a dramatic architectural style; one that also sympathetically ties into the slate roof of the neighbouring cottage, which we replaced with CUPA R17 the previous year. “As far as I am aware, nothing like this windmill has been done in the UK. It was a case of starting from scratch to devise the optimum installation method, which involved a lot of detailed calculations.” For the tower, which has a 15m circumference at the base tapering to 11m at the top, the team initially removed the thick render on the windmill wall, taking it back to the original brickwork. Next, to meet the challenge of the curve and tapering of the wall, 50mm counter battens were fitted to the tower’s brickwork. Then, multiple strips of ply were cut and glued together to create the curve. These panels were screwed to the counter battens to provide an anchor for the fixing system. The ply was also primed to protect the surface from water ingress and a breathable membrane applied to protect the brickwork. In terms of fixing the slates to the panels, Edward said: “For a more corrosion and wind-resistant solution, I decided on the French technique of a stainless steel hook fixing system to install the slate, as opposed to nails.” Ensuring the layout worked exactly with the curves, the slate was lasered from top to bottom to perk it out, which took five days to do. Horizontal tiling battens were also marked to ensure the slates were fixed at the right height. Every single slate was cut and fixed individually to accommodate the curve and ensure they aligned with the building’s inset windows as well as other architectural details - a very precise process that required expert levels of craftsmanship. Preventing the slates from getting smaller at height, the team designed-in a series of lead bands that go all around the building at each storey level. These sit underneath the windows to create a consistent appearance visually. The windmill’s domed copper roof existed already and the adjoining tower, which is horizontally clad in a white weatherboard, features a slated pitched roof. ELC Roofing has again used CUPA PIZARRAS spanish slates. In this instance, the roof curves to the back end with four leaded hips to one end and two to the other with a connecting lead ridge. This time the slates were fitted to 20 x 50mm battens with a layer of permeable membrane. This part of the roof also features a striking onion-shaped finial. Expertly crafted by ELC Roofing, the finial is produced out of a patchwork of small pieces of soft copper, topped off with a fish that acts as a weather vane and includes stunning marble eyes. To the other side of the clad tower, CUPA PIZARRAS slate has been used to create a vertical square panel detail to the front of the building and fixed using the hook system again. Commenting on this challenging project, Edward said: “Work on site started before the first Covid-19 lockdown so as well as the challenging weather conditions that a coastal location like this presents, the team also had to complete the work with government guidance and restrictions in place. The project has won multiple awards including the coveted NHBC ‘Pride in the Job’ award for H&S and the seal of excellence for quality.Systems in useExcel®ChallengesThe ‘curved’ bulk-heads, walls and interior finishes presented a special challenge to our on-site team, one that would be present over multiple floors and apartments.The system needed to be both robust and aesthetically pleasing, as the roofs are overlooked by residents and used as amenity spaces, and the colour had to be in keeping with the traditional Bath stone.In addition to this, the project featured many unique and complex terraces in terms of shape, threshold height, u-value requirements and access.SolutionsTo achieve both a level threshold and a good thermal performance, we designed a unique tapered insulation scheme for the terraces, utilising our Excel system, reinforced bitumen waterproofing membrane, in combination with our high performance and cost effective Hytherm VIP (Vacuum Packed Insulation) insulation scheme.To meet the aesthetics guidelines dictated by the local planning authority, the capsheet membrane was specified with a white granular finish, which provided the unique look the authorities were looking for.To ensure the terraces were installed correctly and in accordance with Axter requirements, we worked in close partnership with the development construction team. In conjunction with Avonside, a ‘traffic light’ system was introduced to ensure that each individual terrace had been checked by our Quality Assurance team, that it had been independently integrity tested and that it was installed in accordance with the architect’s details, upon which the guarantees were issued and the finishes thereafter installed.

The Residence required fast, robust hot melt waterproofing that met the demanding construction programme.ChallengesThe fast construction programme on this project imposed stringent requirements with regard to design, delivery, installation sequencing and coordination with Axter’s on site Quality Assurance (QA) team.The rapid build programme meant the waterproofing system needed to be capable of withstanding construction traffic and activity from other trades, with limited protection. Complex roof, elevation and cladding interface construction details resulted in the need for on site bespoke waterproofing detail design change, that maintained guarantees and ensured a defect free construction for the lifetime of the building.Restricted site storage and delivery access combined with the complexities of inner London construction challenged Axter’s logistics team to provide multi-vehicle, timed delivery without risk of delay or programme disruption.SolutionsThrough early involvement in the design process and collaboration with the developer and project architect, it was agreed that Wilotekt-Plus, second generation hot melt structural waterproofing system, was the right solution. The pour and roll application significantly reduced installation times, ensuring all areas were waterproofed quickly in time to receive a variety of roof finishes – living roof, paving, solar panels, etc.Wilotekt-Plus was installed fully bonded to the concrete slab, providing a robust, 7mm thick, self-healing system capable of withstanding significant construction traffic without defect.Upstands were completed using Cityflor root resistant bitumen membranes. Complex details, where a fire risk was identified by Axter QA, were completed using Starcoat QC in accordance with Axter specification requirements and the National Federation of Roofing Contractors (NFRC) Safe2Torch guidelines.Our accredited Axtershield Installer Bracknell Roofing Ltd followed the project specification in full and works were completed to a very high standard. Regular on-site quality checks were conducted by Axter QA personnel to ensure guarantee procedures were followed and programme deadlines were met.AcknowledgmentsAxter is a company with technically advanced products. The client desired a green roof at the back of this beautiful family home. Access was very restricted. The speed and ease of transporting and installing our modular trays meant minimum disruption for the homeowner. Trays were delivered to site on pallets and handballed to the roof. The modules were laid down onto a geotextile fabric. Pebbles were then laid around the perimeter between the trays and any outlets to provide the required firebreak. Vegetation blended quickly creating a seamless green roof and, looking out from the upper floors, a sense of continuity from the house across the garden.

Commercial to residential, it may be last orders for some of our great British pubs, for other’s its discovering exciting ways of transforming commercial structures into luxury residential dwellings.  The growing trend of converting old inns offers new homes a unique history whilst being packed with character and features.Delta Registered Installers, Advance Property Preservation Ltd were engaged to assist on a troublesome vaulted basement to a property, based in central London which had already been converted into high living accommodation.Just off the basement area were two large vaults around 12m long. Made from brick barrel construction, this below ground space had previously used for storing kegs of ale!One of these vaults had previously been converted into a spa area with jacuzzi and steam room, the other was used as a storage area. The owners had previously had the storeroom tanked with a Type A, render system, however this approach repeatedly failed, allowing for substantial water ingress which was causing damage to items stored in this area.With Structural Waterproofing one of the major contributors to project failure lies with the design. When hiring contractors, ensure the design, procurement of materials and installation is undertaken by one specialist will naturally reduce these known and associated risks. A specialist contractor will always be able to offer quality assurances.

Waterproofing design is a key and critical component for successful construction of below ground structures. Whether it’s a completely new build or making smaller changes to an existing property, waterproofing design should never be overlooked.Waterproofing might account for just a small fraction of a building’s total cost, but waterproofing defects can result in catastrophic consequences. When waterproofing fails, the implications are significant.Delta’s MD, Kevin Dodds was approached to offer advice and guidance on a failed waterproofing system.The existing structure had an impressive 5-level basement which houses: kitchens, food storage and food preparation areas, spa, plant rooms and accommodation. Near to a large river, the site sited well within the water table. The original waterproofing system was based on the secant piled walls and a block wall internally to provide a basic drained protection system with drainage holes at various points to drain to various levels.Over time, the third floor had become completely saturated with all levels of the basement experiencing water ingress in varying levels from damp patches to significant “jets” of water and flows of water through the secant piles.With remediation waterproofing design strategies, it may take some time to specify a suitable system. It is important that investigations are thoroughly carried out by individuals with the capability of diagnosing the defect, assessing the extent of that defect, and recommending a suitable corrective measure.

The Scope of the project was to provide a structural waterproofing solution to a private dwelling with new build extension.The property, situated on a sloping site gave the opportunity for the waterproof design to utilise the properties environment to allow for natural discharge of any potential water ingress.The property was detached and retaining to the front and side elevations where the retaining ground slopes down and away from the property to a garden that continues to slope down to a small stream. The retaining walls on either elevation rise at their highest point to approximately 1500mm above the internal floor level.The internal walls of the property were original brick to the front and new cavity built concrete block. The floor to what was the original house is of solid concrete construction joining on to a newer block and beam floor construction.When designing the most appropriate waterproofing system to any given situation, various design factors require addressing such as (but not limited to), final use of the building, the grade of waterproofing requirement under the British Standard, structural considerations based on the form of construction and in some cases, satisfying the requirements of building warranty providers.

A complete roof refurbishment, including thermal upgrade and full waterproofing of a church centre.Systems in useEcoflex®The project included various roof areas with different systems in situ, all requiring thermal upgrade, and increased falls to remove standing water from the roof. There were also rooflights and roof lanterns that needed to either be replaced or removed and boarded over, a live gas pipe which required lifting to accommodate the new roofing system, and various redundant SVP’s and chimneys.ChallengesThree separate roof areas required upgrading as the existing waterproofing was failing and reaching the end of its service life. Water ingress was occurring, causing damage to the internals of the building.Axter carried out in depth surveys and took various core samples to determine the existing build ups of each roof area. It was identified that remedial works were needed to stop water ingress, thermally upgrade the roof, remove standing water, and remove certain rooflights. Two out of the three areas had redundant and dated rooflights / roof lanterns. There was also an active gas pipe laid across the main roof area which had to be taken into consideration when specifying works.SolutionsThe 3 existing roof build ups included Asphalt with RBM cap sheet and stone chippings, Asphalt with RBM cap sheet and solar reflective paint and finally an EPDM system. Our core samples revealed that the areas with existing asphalt were in good condition. Therefore, Axter advised to only remove the solar reflective paint and the stone chippings to avoid the asphalt from going into landfill and to keep costs down. We used a mixture of torch applied and self-adhered AVCL’s, dependant on the deck type and to comply with SAFE2TORCH areas. Axter’s Ecoflex® ADH single ply membrane was the system of choice as this kept the use of naked flames to a minimum as the building remained in use throughout the refurbishment programme. The system provided a 20 Year Guarantee covering design, materials and workmanship and achieves Broof(T4) fire certification.A live gas pipe was running across the main roof area. It was decided with the client that this would be replaced and raised to accommodate the new roofing system.As this was a live site, the safety of the client and their visitors was a risk that needed to be considered. Risk and method statements were developed and written with the client’s ongoing activities in mind. The contract was carried out without the occurrence of any accidents or incidents.AcknowledgmentsWe were delighted to have Axter and the Nautilus work on our roofing project and again were delighted with the outcomes. From initial consultations with both Nautilus and Axter we found them to be highly knowledgeable and professional in providing solutions and specifications. Axter’s attention to detail manifested through their survey work and their recommendations provided us with a great deal of assurance in the project, along with ongoing technical assistance from the Axter team to provide reassurance at different junctions in the project. Nautilus were extremely professional in their approach and a pleasure to have on site. Their high regard for health and safety and CDM on site was also evident and ensured a safe environment for all stakeholders. The project was completed by Nautilus in a timely manner and certified by Axter, giving us high confidence in the completed works.
