Creating a Vibrant and Attractive Office Environment, Including the Roof!

Iko Ireland

A detailed visual and physical inspection, together with core and moisture probe analysis carried out by IKO on the roof, patio and walkway areas, indicated that the waterproofing membrane was in a condition commensurate with the age and the type of the traditional membranes installed. They had become fragile and brittle. The decks were saturated due to water ingress, and natural ageing had played a principle part in the deterioration of the waterproofing system. The build-up would not have met the requirements of the current building regulations Part L. IKO worked to refine the specification for the main roof,

Residence benefit from a flame-free roof installation

Residence benefit from a flame-free roof installation

Iko Ireland

Hundreds of homes have been refurbished as part of a multi-million pound revamp of housing association properties.Tristar Homes spent £8m on the scheme at Kennedy Gardens in Billingham where they carried out work on 225 properties across the three housing blocks as well as creating 12 new one and two bedroom homes which have been made available for rent. The development, completed in September 2014, includes the fitting of new windows, new bathrooms and improved living space due to the new balcony extensions. The roof area before its refurbishment had a U-value of 0.4 W/m²K. This existing build-up would not have met the requirements of the current building regulations Part L.The lower roof had been overlaid at least twice since its original construction. In all but one core sample, the existing insulation was wet through and therefore it was apparent that 90% of the existing roof build up needed stripping to the original asphalt. A further inspection was needed when the asphalt was exposed to ascertain the condition and depth of the asphalt. The asphalt was deemed in reasonable condition so the new system could be installed onto the original asphalt.IKO worked with installing contractors BriggsAmasco to refine the roof specification and recommended IKO Mach One single layer bituminous membrane system, installed to the recommendations of wind uplift calculations and performing to a 0.18U value as per requirements.IKO Mach One membranes are a robust, flame-free, single-layer roofing system with added fire-retardancy. IKO Mach One can be mechanically fastened, ballasted or bonded with polyurethane adhesive.A 20-year insurance-backedfire retardancy guarantee was issued to cover all materials, design and workmanship covering contractor insolvency.

The perfect extension: Creating a brighter space with a bespoke rooflight

VELUX Company Ltd

When you are renovating a home, you want the result to be exactly as you pictured it. Abigail and her husband Mark were able to do just that! They had plans to extend their home and renovate their kitchen & dining area with loads of natural light, curious what their experience was like? Be sure to keep reading! Natural daylight is a key component of Abigail’s homeNatural daylight is an essential part of the look and feel of a house. When Abigail and her husband were planning on renovating their home, which they started in 2019, they understood the importance of this concept. The couple told us: “We were always planning to have a rooflight to let in as much light as possible”. Their home was built in the 1930’s, so the small windows from the original build weren’t able to provide them with enough light. The family introduced as many windows as they could. The Vario Skylight was the perfect addition to their vision. It has really made sure that they can enjoy nature to the fullest every single day. “Without the rooflight, the space just wouldn’t be the same” is what the couple had told us.Bespoke rooflights; custom made to fit your needsThere’s a world full of skylights in many shapes and sizes, but not all of them will fit your wants and needs. Vario by VELUX acts as a bridge, linking your creative ideas with the perfect rooflight for your space. Abigail agreed with us and said “The importance of bespoke meant that we could get exactly the size that we wanted.” She and her husband opted with a single rectangular skylight in one piece, instead of it being dissected into different parts. This allowed the space to be in touch with nature and filled with daylight without casting shadows. While most custom designs can only be visualized after they’ve been installed, we offer a design tool in which you can plan out your vision and get an idea of what you can expect. Abigail actually used the configurator on our website and even called it ‘best practice’.Transform the feel of a home with a Vario rooflightVario by Velux wants you to also be in touch with the energy of a space. This vision matched with what Abigail was looking for. She told us that VELUX helped them create the feeling that they wanted, which was as much light as possible and the rooflight does that immensely. Since they had been renovating their home for quite some time, the couple felt loads of relief and excitement when the roof window was finally installed adding: “We had been staring at an open hole for weeks, and when it actually dropped in it was amazing.”A holiday feel with light and natureMark and Abigail have always had a dream to live in Ibiza, but aren’t able to do so now that they have three kids. That’s why they wanted to spice up their home with a holiday atmosphere as if they brought a little Ibiza with them. Their south facing property helps them do that as they can enjoy the sunlight from the early hours of the morning. Add in a big rooflight and some lovely plants, and they were able to create that holiday feeling in the comfort of their own home.Vario by VELUX as a trusted partner in custom skylightsA roof window isn’t a product you decide to buy on a whim. Having a reliable manufacturer by your side every step of the way is crucial, which is why we understand this need. Vario by VELUX will aid you every step of the way, from design to placement. Abigail was glad that our daylight experts were there to offer expertise and advice. She told us “We got a lot of help from VELUX and they were so helpful. There was always somebody on hand to help guide us through the process.”Invite the daylight by getting a bespoke roof windowWhether you're renovating an existing home or building a new one, our custom rooflights are an excellent addition that will bring natural light into a home, creating a brighter and more comfortable living environment. Trust our daylight experts to help you choose the right rooflight for your space, and see the difference that natural light can make in your home with Vario by VELUX.

Their showroom at Dublin’s Citywest is one of the largest of its kind in Europe showcasing all their kitchen and consumer appliance brands. The ChallengeAfter conducting a survey of the 1,000m2 roof, it was determined that the areas of the roof, specifically the office area, were in need of repair. Some areas of the original roof build-up were starting to leak and lap joints failing due to a poor install.Following the site survey and adhesion tests, a site-specific specification was produced for the client and contractor to overview once all parties were happy with the proposals. With some complex detailing work involved, a decision was made to overlay the existing roof build with Polyroof Protec System. The SolutionPolyroof’s Protec System, a hybrid polymer liquid system with extremely fast curing and installation times, was the chosen system of use for the project. Due to its fully cold-applied application, the works could be carried out during working hours, with little disruption to the office staff below and little working time lost for the client.IPRS Limited, an experienced roofing and panel repair contractor and Polyroof Approved Contractor, were chosen to undertake the work on the project. Firstly, before any work could begin, the original waterproofing of the office roof was pressure-washed and cleaned down. Once all initial preparation was completed, the Protec System application could begin. All areas requiring priming before the main system application were primed and allowed to cure. Any joints were sealed using taping mat and Protec Resin and allowed to cure. Once this preparation had been completed the main Polyroof Protec System, chosen in light grey by the client, was applied. The first coat was allowed to cure before the final coat was applied. Due the Protec System Rapid Cure technology, the finished roof could be walked on after just 30-60 minutes after applications. This allowed for large roof areas to be made fully waterproof within a matter of hours. After the inspection was completed, the client received Polyroof’s trusted Accredited System Guarantee.Taking away the challenges of flat roofing projects.Polyroof’s reputation has been built on the high level of technical support provided to clients before, during and after every contract. Axter Ltd

Marrtree Business Park is a large warehouse estate, mostly made up of single storey industrial/warehouse units. A refurbishment of their roof was needed as part of a wider development, including full renovation of the office suite, new LED warehouse lighting and electrical installation.Systems in useForce®Starcoat® RChallengesOne significant challenge for this project was that the roof did not comply with current Part L building regulations and needed thermally upgrading as part of the building refurbishment works. There were also combustibility issues with the metal cladding to the perimeter of the flat roof area. Not only this, severe ponding water and delamination of the existing membrane meant poor drainage falls across the roof area.Access was also a challenge for this survey, with a scaffold having to be erected before the final roof condition report could be conducted, so time and turnaround was key to lessening additional costs for the building owner. Axter were able to conduct the survey and get recommendations and specifications to the main contractor and client within a 48 hour window, allowing the scaffold to remain in situ in preparation for works to commence as soon as possible.SolutionsAs the existing waterproofing was beyond repair, we recommended that it be completely stripped back to the metal substrate. In its place, the Force reinforced bitumen system was installed, which was idea due to its durability, flexibility and exceptional ageing characteristics. The system incorporated Hytherm ADH Tapered Insulation following on from a level survey to improve falls and upgrade the thermal performance of the building in line with current regulations.Axter’s Starcoat R cold liquid bitumen PU resin was employed to mitigate any potential fire risk to details, in line with the NFRC’s Safe2Torch guidance. A charcoal granule finish was added to this in order to maintain continuity of the RBM membrane aesthetic.
