It was used the Effisus Vapour FR System, that works as a vapour control layer, protecting the building from condensation risk and improving the airtightness and consequently the energy efficiency, and the Effisus Bonding KF+P, an innovative bonding solvent free, with exceptional properties of adhesiveness, waterproofing and UV resistance.

This is a mixed-use development, planed by Marks Barfield Architects, creating 17 new homes. The purpose of this project is to promote the wellbeing of people, embracing circadian design principles. The building will include gardens and planting areas alongside office spaces, with a “forest floor” to the atrium spilling into the reception of the building. In this project Effisus Vapour FR Class A2 system was used to prevent the condensation risk, improving the airtightness and consequently the energy efficiency of the building, applying an A1 Vapour FR membrane.

Eleven RailRoad planters have been placed in the gravel margins to perfectly compliment the nearby seating, and planted with contemporary box topiary balls.

THE PROJECTThe Torre Koi in Mexico is the second tallest building in Mexico standing at a huge 917 ft. The tower is in San Pedro Garza Garcia, part of the Monterrey Metropolitan area. The building acts as the centrepiece of four buildings. When the project finished it was the tallest building in Mexico, but the Torres Obispado surpassed the Koi in 2020.VFO Architectos, based in Mexico City, designed, and oversaw the architecture for The Torre Koi. With a mixture of office and residential the skyscraper features 63 floors, 218 apartments, 18 penthouses and 26 floors of commercial office space.THE SOLUTIONThe Safety Letterbox Company was approached by ‘Interni Design Studio’, the interior designers, in charge of the materials for the social areas in the tower. Their requirements were for mailboxes for the residents, with the added requirements of security, efficiency and to be aesthetically pleasing.Quantity requirements and available dimensions were provided to The Safety Letterbox Company, along with design ideas to enable an appropriate product to be specified. The product matched the brief and ticked all the boxes Interni needed on both the practical and creative side of the project.The tower features multiple banks of MODA H 300 mailboxes, fitted to a jet-black support table so they sit freestanding within the mailroom. With a stainless-steel front and a jet-black body these stylish, sophisticated mailboxes really deliver in this incredible skyscraper!

The design brief Our brief from Heatherwick Studios was to design, supply & install a free spanning self-supporting 3D triangular rooflight, to replace a more traditional rooflight that was supported by secondary steel.The ChallengeA rooflight of this type would normally be fully fabricated and welded as a single frame off-site. The challenge was in the installation of the rooflight as stick construction to align the connection correctly so the glass lines would be true against the framework and the engagement correct. There was only a +/-2mm tolerance.The SolutionThe rooflight is 9m x 4m and is fully self-supporting, modelled with in our SOLIDWORKS 3D design software. The Rowe is a new architecturally designed office space in Whitechapel London, where tradition meets innovation. With outside space on every level, the building sets a sustainable benchmark for new office space in central London. The new elements mimics the horizontal banding of the 1960s concrete building as well as contrasting with a steel structure and dark metal palette.The architects, Allford Hall Monaghan Morris, had used KEIM previously. They contacted KEIM as they wanted a sustainable product in keeping with their core values. Samples were carried out, as shown in the photo below, to determine the most suitable colour.First off, KEIM Concrete Repair Mortar (KEIM Concretal-MR 2.0) was used for large repairs within the concrete. KEIM Fine Finishing Mortar (KEIM Concretal-FSP 0.2) was then used for levelling repairs as it is a much finer aggregate mix.KEIM Soldalit CL018, a light grey colour, was chosen to compliment the steel structure and due to its characteristics, was applied onto the previously painted surface without the need for a primer. It is fire resistant – A2-s1, d0 classified and Cradle to Cradle certified.The Rowe has been shortlisted for an AJ Retrofit Award 2023 in the Workspace (£10m and over) category. It was also awarded BREEAM ‘Excellent’, WELL ‘Platinum’ and received SmartScore certification.

New corporate headquarters for a growing independent distiller called for the perfect blend of outdoor infrastructure to reflect its strong local identity.Ian Macleod Distillers (IMD) embarked on the new HQ project after outgrowing its nearby Russell House head office.The £4.5 million development features two prominent glass towers representing the traditional ventilation shafts of Scottish whisky distilleries.And when it came to the design and creation of the building's outdoor spaces, Broxap's Litchard range provided a similar timeless yet unique aesthetic for the site.Working for Clark Contracts, Broxap designed, manufactured and installed a suite of furniture including two Litchard Picnic Units and 16 Litchard Benches.Our teams collaborated with the project leaders to create 8 Litchard Seats, as well as tables and short benches, to specific dimensions to enable unique group seating configurations.A Palisade Brise Soleil adds another dimension to the breakout space. Door barriers, complete with tapping bars to meet Scotland’s disability access standards, completed the project.The main building delivers 10,000 sq ft of office space for IMD and is the commercial hub for the independent family firm which owns brands including Edinburgh Gin, Glengoyne, Tamdhu and Smokehead.

Partitioning expert Style was contracted to inject a high level of flexibility into the space, encouraging a positive environment by allowing the easy creation of personal work areas, divided meeting rooms and brainstorming hotspots. In the Thames Room, a large C-shaped Dorma Hüppe Variflex glass moveable wall offers 52dB acoustics, fully glazed pass doors and a stylish crittall-effect. Whilst Style’s unique working walls are installed in the Innovation Centre. Finished in a striking blue painted glass, the individual panels spin and slide along ceiling tracks, allowing freedom to segment the space into a wide variety of configurations. Elsewhere, a 59dB semi-automatic Dorma Hüppe Variflex solid moveable wall finished in contemporary fabric-wrapped panels, abuts a fixed glass wall that matches the crittall-effect of the glass Variflex, providing seamless interior design.As the world's largest custodian bank and asset servicing company, BNY Mellon is the main occupier of 160 QVS – a building which occupies an entire block and which actually has four separate postcodes! The newly refitted corporate headquarters comprises of both offices as well as a trading floor, delivering a flagship workplace fit for the future.Working with architects, T P Bennett and contractors ISG, Style was specified to create flexible space at BNY Mellon’s London offices using a blend of solid moveable walls, glass moveable walls and Style’s innovative working walls – designed for agile, collaborative space.“This is a great example of using various types of moveable and working walls to give different types of flexibility in various meeting areas and collaboration zones,” said Michael Porter, sales director at Style South.“It also highlights Style’s key strengths in the market in terms of our working walls and fully glazed pass doors, which are unrivalled and highly unique.”

If there are any doubts about what Grade A office spacereally means, then think touchless entry, bike storerooms, lux changing facilities, an 8,000 sq. ft roofterrace, a 150-metre rooftop running track, 4 activity zones/terrace spaces and panoramic views.The project complements the sustainable regeneration programme along the Clyde Waterfront also,home to the new financial Northern European hub, firmly cementing the business district at the heart ofmodern Glasgow.GOALSThe architects at Sheppard Robson have made sure sustainability and lifecycle credentials remaincentral to the design specification. Occupants’ wellbeing has been carefully considered with a stunningpanoramic rooftop and 150m running track and general outdoor employee wellness facilities.A roofing solution was required to support the lifecycle of the building along with an excellentproduct reputation for this distinguished office space. Given the quality, longevity and environmentalconsiderations required from the roofing design, the insulation properties and warranty performancewere extremely important from the outset.CHALLENGESOur Technical department assisted the architectural and construction teams to resolve numerouscomplex design elements across the varied roof zones including running track, ballast walkways, greenzones, and pedestal zones, to determine the best roofing solution.Installation of the Davit Arm System for a building of this scale was especially important so personnel canbe safely suspended whilst working at height. This presented us with a unique challenge in providing aworkable solution that aligned with the sequence of works, whilst facilitating future routine inspection ofits base plates, and maintaining waterproof integrity without compression.Careful planning and detailing were required around roof penetrations to minimise aesthetical impact,and roof equipment was safely installed above the roof assembly.SOLUTIONThe construction comprises a composite concrete slab receiving our Hot Melt Hydrotech Waterproofing System.
