Is an upcoming development by Damac Properties, that will be located in the heart of Business Bay, Dubai. The development will be home to an impressive mix of residential units, hotel rooms, and office space. Fire safety was a priority on this project. It was used the Effisus Vapour FR System, that works as a vapour control layer, protecting the building from condensation risk and improving the airtightness and consequently the energy efficiency, and the Effisus Bonding KF+P, an innovative bonding solvent free, with exceptional properties of adhesiveness, waterproofing and UV resistance.

This is a mixed-use development, planed by Marks Barfield Architects, creating 17 new homes. The purpose of this project is to promote the wellbeing of people, embracing circadian design principles. The building will include gardens and planting areas alongside office spaces, with a “forest floor” to the atrium spilling into the reception of the building. In this project Effisus Vapour FR Class A2 system was used to prevent the condensation risk, improving the airtightness and consequently the energy efficiency of the building, applying an A1 Vapour FR membrane.

New development Colindale offices is recently home to London Borough of Barnet staff and community facilities. Furnitubes has supplied 6 table and bench sets and a further 7 independent benches from the RailRoad Inline range, with ‘Delta’ supports that can be readily bolted down to the decking of the new roof terrace located on the 4th floor. Eleven RailRoad planters have been placed in the gravel margins to perfectly compliment the nearby seating, and planted with contemporary box topiary balls.

Kraków is one of the oldest cities in Poland. Its picturesque Old Town, with its unique architecture, has been classified as a World Heritage Site by UNESCO. In autumn 2014, in the historic area located at the heart of the city, a new modern conference centre was opened: the ICE Congress Centre. Fitzroy Place is located right in the heart of London – in the district of Fitzrovia, just a few minutes from Oxford Street, Regent Street and Regent’s Park. This area has always attracted artists and creatives – and was once home to Charles Dickens, Arthur Rimbaud and Virginia Woolf. Fitzroy Place is a unique collection of new buildings, comprising apartments, shops, restaurants, cafés and office space, all organised around a green square. At the centre lies Fitzrovia Chapel, erected at the end of the 19th century.

The global transport and logistics company DSV have completed a brand new 522,000 sq ft industrial facility and offices. The state-of-the-art logistics hub is located at the 238-acre Mercia Park in Leicestershire.InterLace designed, manufactured and installed a full turn-key external shading system to reduce solar gain, with high specification electric venetian blinds and specialist Schueco curtain walling roller shade blinds operated by a central weather-responsive control system.

With a project value of approximately £16m, this project required a highly sensitive design solution to address a complicated urban context involving 28 neighbouring residential and commercial properties. The transformation visioned by PKS Architects, and developed by main contractor Knight Harwood, involved converting some of the buildings into high-quality apartments and high-specification offices using Kawneer’s solutions. The task was immense and involved six neighbouring commercial properties. The goal was achieved using multiple high-performance Kawneer products.

One Bartholomew is a beautifully designed, highly advanced building in the heart of London – an anchor point for the Barts Square masterplan, which is home to approximately 236 residential units, 20,000 sq ft of retail and 258,000 sq ft of office space. As the centrepiece to British Land’s regeneration of Regents Place, 10 Brock Street is a distinctive 16 storey, 320,000 sq ft landmark office development in the heart of London. Completed in 2013, the building achieved the coveted BREEAM ‘Excellent’ rating thanks to a number of features, including rainwater harvesting system and combined heat and power systems. Kingsmead Business Park in High Wycombe provides an ideal environment for today’s businesses, with some 150,000ft2 of flexible office space and excellent transport links. This purpose built business park, designed around a central courtyard, was due for a refurbishment, involving significant investment in its amenity offer and environment, incorporating the construction of a new café, entrance, lighting and associated hard landscaping. The owners were seeking to improve facilities for tenants and visitors and create a focal point in the heart of the complex.

This global cybersecurity company's large desk-based workforce required comfortable, hard-wearing floor coverings to zone and manage the acoustics for their new office space.The design team specified Compound Magic (carpet) and Earth Science (LVT) from Milliken's Change Agent collection alongside Major Frequency's Distortion design in netural taupes and rich browns to stunning effect. Angled Walk from the Clerkenwell collection contrasts to identify the various meeting spaces in this dynamic workspace.

As a learning centre, the building of 16 000 sqm contains a central lobby, conference rooms, learning rooms and offices, on 3 stairs. It welcomes more than 400 working or learning desks. When leading beauty product franchise, MADI International, moved into its new international head office, Amtico Spacia Acoustic was chosen to add a warm and stylish feel to the building’s interior. In order to reflect the company’s ethos, the premises required flooring which was well designed, easy to clean and benefited from good acoustics. The latter was particularly important as, being a beauty business, MADI International experiences high footfall – including lots of high heeled and designer shoes.

For PCA Predict in Worcester, the need to choose new flooring came earlier than expected. Contemporary, sleek, practical and durable were the keywords for this flooring project. After a false start with the cork floor, Office Manager Philippa Jaine was keen to achieve a contemporary look, but one that would also be able to cope with the footfall and, most importantly, would cause minimum disruption to the staff during installation. Combining the main entrance and breakout area, the total flooring space measured 95m2.

Ash & Lacy supplied curved, expanded mesh Screen panels for a fantastic new office development to house some of the UK’s National Sports Governing Bodies, in Loughborough. Owned by Loughborough University and located on a gateway site to the University campus, SportPark plays host to various sporting organisations in 3 pavilions, over 4 storeys. The project was designed by David Morley Architects and the external envelope materials strike a balance between life span, low maintenance requirements and aesthetics.

F. Ball smoothing underlayment and adhesives have played starring roles in the installation of floorcoverings as part of the major refurbishment and extension of one of Scotland’s busiest theatres, Eden Court at Inverness. Flooring contractor Jack Carmichael (Flooring) Ltd of Elgin, were responsible for the installation of floorcoverings throughout the project. This involved a basement cinema, the main 850 seat auditorium, a second 250 seat theatre, a bar and restaurant, box office, foyer bar and dance studio and associated dressing rooms and toilets...

The roof area was badly damaged by heavy storms, with all existing ballasted solar panels lifting off the single ply roof and destroyed beyond repair. The client needed the remedial work completed to fixed deadlines in order to comply with insurance requirements, and wanted to optimise the roof by replacing the pre-existing photovoltaic (PV) array with a solar solution that would deliver superior energy generation. The office also had to remain operational throughout the works, creating logistical challenges

Hudson Yards is the largest private real estate development in the history of the U.S.. Hudson Yards will dramatically transform a vast desolate space into New York’s next great neighborhood. It will include more than 18 million square feet of commercial and residential space, state-of-the-art office towers, more than 100 shops, and a collection of restaurants. Effisus Ecofacade P-Fix, a solution with clip-in gaskets for waterproofing facade connections, is being applied on site, improving the buildings’ envelope efficiency and sustainability.

Column casings standing almost 6 metres high are being used at the Porsche Centre in Preston, Lancashire, to conceal interior structural steelwork and utilities within the two-storey main showroom and office area.Manufactured from 3mm thick aluminium with a grey RAL 9007 PPC finish, the twelve 375mm diameter column casings, from the Pendock MET-CL range, incorporate colour matched joint covers, header and skirting collars infills, to integrate with Porsche’s corporate colour scheme.

The Coopers FireMaster, closed and open Concertina fire curtain is a perfect solution when requiring fire compartmentation around a staircase as it offers a virtual firewall creating a lobby, once the curtain has been deployed, with more than 3 hours integrity. A total of five FireMaster Concertinas were installed between floors 11 and 15 in this large office space. These curtains allow for the open plan flow of the building to remain as intended and prevent the spread of fire through the building whilst providing compartmentation.

Bloomberg’s European Headquarters opened with excitement in October 2017. The marquee building in the heart of London provides new office space for Bloomberg’s 4000 London based employees. We installed over 37,000m2 of Kingspan raised access flooring and 34,000m2 of Kingspan Attiro real wood engineered floor. The combined systems allow quick and easy access to the steel encapsulated floor panels and the underfloor void whilst delivering 98.5% score against the BREEAM sustainability assessment method.

THE PROJECTThe Torre Koi in Mexico is the second tallest building in Mexico standing at a huge 917 ft. The tower is in San Pedro Garza Garcia, part of the Monterrey Metropolitan area. The building acts as the centrepiece of four buildings. When the project finished it was the tallest building in Mexico, but the Torres Obispado surpassed the Koi in 2020.VFO Architectos, based in Mexico City, designed, and oversaw the architecture for The Torre Koi. With a mixture of office and residential the skyscraper features 63 floors, 218 apartments, 18 penthouses and 26 floors of commercial office space.THE SOLUTIONThe Safety Letterbox Company was approached by ‘Interni Design Studio’, the interior designers, in charge of the materials for the social areas in the tower. Their requirements were for mailboxes for the residents, with the added requirements of security, efficiency and to be aesthetically pleasing.Quantity requirements and available dimensions were provided to The Safety Letterbox Company, along with design ideas to enable an appropriate product to be specified. The product matched the brief and ticked all the boxes Interni needed on both the practical and creative side of the project.The tower features multiple banks of MODA H 300 mailboxes, fitted to a jet-black support table so they sit freestanding within the mailroom. With a stainless-steel front and a jet-black body these stylish, sophisticated mailboxes really deliver in this incredible skyscraper!

The design brief Our brief from Heatherwick Studios was to design, supply & install a free spanning self-supporting 3D triangular rooflight, to replace a more traditional rooflight that was supported by secondary steel.The ChallengeA rooflight of this type would normally be fully fabricated and welded as a single frame off-site. The challenge was in the installation of the rooflight as stick construction to align the connection correctly so the glass lines would be true against the framework and the engagement correct. There was only a +/-2mm tolerance.The SolutionThe rooflight is 9m x 4m and is fully self-supporting, modelled with in our SOLIDWORKS 3D design software. The Rowe is a new architecturally designed office space in Whitechapel London, where tradition meets innovation. With outside space on every level, the building sets a sustainable benchmark for new office space in central London. The new elements mimics the horizontal banding of the 1960s concrete building as well as contrasting with a steel structure and dark metal palette.The architects, Allford Hall Monaghan Morris, had used KEIM previously. They contacted KEIM as they wanted a sustainable product in keeping with their core values. Samples were carried out, as shown in the photo below, to determine the most suitable colour.First off, KEIM Concrete Repair Mortar (KEIM Concretal-MR 2.0) was used for large repairs within the concrete. KEIM Fine Finishing Mortar (KEIM Concretal-FSP 0.2) was then used for levelling repairs as it is a much finer aggregate mix.KEIM Soldalit CL018, a light grey colour, was chosen to compliment the steel structure and due to its characteristics, was applied onto the previously painted surface without the need for a primer. It is fire resistant – A2-s1, d0 classified and Cradle to Cradle certified.The Rowe has been shortlisted for an AJ Retrofit Award 2023 in the Workspace (£10m and over) category. It was also awarded BREEAM ‘Excellent’, WELL ‘Platinum’ and received SmartScore certification.

New corporate headquarters for a growing independent distiller called for the perfect blend of outdoor infrastructure to reflect its strong local identity.Ian Macleod Distillers (IMD) embarked on the new HQ project after outgrowing its nearby Russell House head office.The £4.5 million development features two prominent glass towers representing the traditional ventilation shafts of Scottish whisky distilleries.And when it came to the design and creation of the building's outdoor spaces, Broxap's Litchard range provided a similar timeless yet unique aesthetic for the site.Working for Clark Contracts, Broxap designed, manufactured and installed a suite of furniture including two Litchard Picnic Units and 16 Litchard Benches.Our teams collaborated with the project leaders to create 8 Litchard Seats, as well as tables and short benches, to specific dimensions to enable unique group seating configurations.A Palisade Brise Soleil adds another dimension to the breakout space. Door barriers, complete with tapping bars to meet Scotland’s disability access standards, completed the project.The main building delivers 10,000 sq ft of office space for IMD and is the commercial hub for the independent family firm which owns brands including Edinburgh Gin, Glengoyne, Tamdhu and Smokehead.

A global leader in world finance, the UK head offices of The Bank of New York Mellon Corporation (BNY Mellon), located in the prestigious 160 Queen Victoria Street building (160 QVS), London, have been recently refurbished. Partitioning expert Style was contracted to inject a high level of flexibility into the space, encouraging a positive environment by allowing the easy creation of personal work areas, divided meeting rooms and brainstorming hotspots. In the Thames Room, a large C-shaped Dorma Hüppe Variflex glass moveable wall offers 52dB acoustics, fully glazed pass doors and a stylish crittall-effect. Whilst Style’s unique working walls are installed in the Innovation Centre. Finished in a striking blue painted glass, the individual panels spin and slide along ceiling tracks, allowing freedom to segment the space into a wide variety of configurations. Elsewhere, a 59dB semi-automatic Dorma Hüppe Variflex solid moveable wall finished in contemporary fabric-wrapped panels, abuts a fixed glass wall that matches the crittall-effect of the glass Variflex, providing seamless interior design.As the world's largest custodian bank and asset servicing company, BNY Mellon is the main occupier of 160 QVS – a building which occupies an entire block and which actually has four separate postcodes! The newly refitted corporate headquarters comprises of both offices as well as a trading floor, delivering a flagship workplace fit for the future.Working with architects, T P Bennett and contractors ISG, Style was specified to create flexible space at BNY Mellon’s London offices using a blend of solid moveable walls, glass moveable walls and Style’s innovative working walls – designed for agile, collaborative space.“This is a great example of using various types of moveable and working walls to give different types of flexibility in various meeting areas and collaboration zones,” said Michael Porter, sales director at Style South.“It also highlights Style’s key strengths in the market in terms of our working walls and fully glazed pass doors, which are unrivalled and highly unique.”

Occupants’ wellbeing has been carefully considered with a stunningpanoramic rooftop and 150m running track and general outdoor employee wellness facilities.A roofing solution was required to support the lifecycle of the building along with an excellentproduct reputation for this distinguished office space. Given the quality, longevity and environmentalconsiderations required from the roofing design, the insulation properties and warranty performancewere extremely important from the outset.CHALLENGESOur Technical department assisted the architectural and construction teams to resolve numerouscomplex design elements across the varied roof zones including running track, ballast walkways, greenzones, and pedestal zones, to determine the best roofing solution.Installation of the Davit Arm System for a building of this scale was especially important so personnel canbe safely suspended whilst working at height. This presented us with a unique challenge in providing aworkable solution that aligned with the sequence of works, whilst facilitating future routine inspection ofits base plates, and maintaining waterproof integrity without compression.Careful planning and detailing were required around roof penetrations to minimise aesthetical impact,and roof equipment was safely installed above the roof assembly.SOLUTIONThe construction comprises a composite concrete slab receiving our Hot Melt Hydrotech Waterproofing System. Offering a true lifecycle – Hydrotech high performance waterproofing, through its’ unique characteristics and installation process, now forms part of the building fabric. The result offers complete watertightness for the lifetime of the building.The building is also insulated to a high u-value target offering exceptional thermal performance and achieving a high kPa rating.
