Remedial Basement Waterproofing

Remedial Basement Waterproofing

Delta Membrane Systems Ltd

When it comes to residential, commercial or any structure below ground, waterproofing is a critical component within the construction process for protecting and preserving a building. A poorly designed or installed waterproofing solution can fail leading to significant implications on the structure itself.Delta Registered Installers, Abtech (UK) Ltd were called upon to give assistance on a particularly technically complicated project where approaches to waterproofing design and installation had been incorporated, however the system had failed. For a great remedial waterproofing outcome, seek assistance from an experienced waterproofing company to inspect your site and carry out the remedial work. The property when built had a Type C, cavity drain membrane systems incorporated (not a Delta System), however there was no basement drainage incorporated into the design to manage water ingress. In principle a Type C, drainage system is a water management system. The Type C system is used to control water ingress once it has penetrated the structure.  Moisture or running water travel behind the Type C membrane within a controlled drainage system. A Type C System isn’t classified as a barrier but provides protection by means of water management. For a Type System to be successful a suitable drainage system is required to collect and discharge water ingress to a suitable and safe evacuation point (either by natural forces or a mechanical pump system). When correctly installed, groundwater drainage channels effectively relieve hydrostatic water pressure in the below ground structure. They are installed below flooring membranes at the floor/wall junction.

Waterproofing this historic London landmark – external waterproofing with Newton 403 HydroBond, internal waterproofing with Newton System 500, installed by Newton Specialist Basement Contractor MacLennanUK.Newton Waterproofing were delighted to return for this project at the prestigious Houses of Parliament in London, a landmark that has dominated London’s skyline for over 150 years. Newton Specialist Basement Contractor MacLennan Waterproofing was approached to specify a guaranteed waterproofing solution for the new-build basement. After reviewing the technical drawings, MacLennan decided to bring the job to Newton, whose product range was perfectly suited to the project requirements. Newton and MacLennan are both privileged to be the companies chosen to share in securing the future of the Palace of Westminster. This complex project required the design and installation of an external waterproofing system, an internal cavity drain system, and a polyurea roofing system to ensure a high standard of waterproofing.Externally, Newton’s innovative ‘Type A’ 403 HydroBond membrane was applied extensively to ensure the necessary waterproofing around the basement, whilst internally, Newton 508 and Newton 520 membranes were both applied from floor to ceiling as part of Newton’s complete System 500 cavity drainage solution. With the finished structure in place, the waterproofing was finally completed by the application of both a polyurea coating and further drainage membrane to the roof deck of the basement. With a waterproof basement fully compliant with the requirements of BS 8102:2009, coupled with guaranteed protection against water ingress, this newly completed, large basement area, situated directly next to the River Thames, provides a durable and well-established waterproofing solution, utilising multiple Newton Systems to great effect.

Blackhorse Lane

Blackhorse Lane

Langley Waterproofing Systems Ltd

The purpose:Taylor Wimpey’s Eclipse development was the final phase of the large-scale modernisation and renewal strategy for the London Borough of Walthamstow Forest, known as The Blackhorse Lane Action Plan. Eclipse would offer affordable social and private housing via 500 homes in two six-storey apartment blocks. To help satisfy one of the Plan’s objectives- “to ensure new developments incorporate the highest levels of sustainable design and their impact on climate change is minimised”- we installed green roofs on both blocks. As it was the final development phase, space was limited; time was also an influencing factor in facilitating the tight build programme, avoiding delays, and enabling the client to deliver much-needed new homes. Our solutionTo enable fulfilment of the brief, we recommended our HM-40 Paratech Hot Melt Roofing System as the inverted waterproofing base for the green roof. A fully-bonded system, HM-40 is a robust, durable, and highly flexible monolithic, self-healing hot-melt waterproofing system for protected roofs, green roofs, terraces, and podium decks with a 40-year durability statement. In addition, it is firerated for unrestricted use when covered with a green or ballast roof.Unlike other hot melt systems that use fleeces, the Paratech system incorporates a reinforcement mesh: this allows the system to be rolled out, making waterproofing installation faster, thereby enabling the contractor to lay the top roofing layer of artificial grass and landscaped green roofs. Unfortunately, an on-site compound to store the roofing components was unavailable. We worked closely with T&T Roofing and Taylor Wimpey to ensure deliveries arrived in build sequence for immediate use, but without adversely impacting residents who had already moved into their newhomes.“The features of the flat roof system provided a seamless, issue-free roof installation, with rapid installation time causing minimal disruption. Langley’s technical team was always on hand to provide assistance when necessary, working collaboratively to guarantee a consistent and highquality installation.”

K Systems Insulated Facades

Located in East London, on a water gateway between the River Thames and over 2,000 miles of navigable canals, the six-building Limehouse Basin development comprised of a white EPS insulation board that was fixed to horizontal PVC rails that created a drained cavity between the insulated façade system and the substrate.Due to strict regulations introduced in December 2018 following the Grenfell tragedy, which states any building exceeding 18 metres in height must have walls comprised of non-combustible materials, this building was deemed non-compliant, unsafe, and not fit-for-purpose.Development owners Beckford, supported by the Building Safety Fund (BSF), required an expert team to execute the removal of the existing EWI and replace it with an appropriate alternative, without disrupting the unique aesthetic of the building. The combination of K Systems and Retrofit UK, two companies renowned for their expertise, quality of service, and superiority in the market, was an obvious choice for Beckfords. We have a good portfolio of BSF projects to date, and Limehouse Basin is another great example of how our team along with one of our approved installers can help make a building fit for purpose, whilst overcoming numerous challenges along the way. Unrivalled expertise and professional delivery are apparent in every groove and corner of this refurbishment. Our ServiceTogether with Approved Installer Retrofit UK, K Systems continued works despite Covid restrictions (adhering to Government guidelines) to deliver the Limehouse Basin project within the agreed timeframe and with minimal disruption to residents as requested by the client.Removal of the existing EWI system took place in rotation with the installation of the new system, and a robust programme was put into place by the contractor to ensure the building was not exposed to the elements for long periods of time, ensuring the residents were kept as comfortable as possible especially during the winter months. Decanting of the residents did not take place, so we worked alongside all parties to ensure the health, safety and welfare of the residents were prioritised during the works.Due to the nature of this project, technical monitoring from the K Systems team was increased, and weekly visits were planned along with a reactive approach to any on-site issues that arose from a technical perspective. Our technical teams actioned regular quality assessments and maintained open communication with all stakeholders. The result – an industry-leading insulated façade solution that fulfilled Beckfords’ criteria and delivered an outstanding architectural design and structure, fully compliant with fire regulations and boasting a better U-value which translates to better living conditions for the residents.Technical Project DetailsThe key objective for the Limehouse Basin project was to remove the non-compliant EWI system and replace it with a non-combustible system to meet current building regulations. Our team insist on being involved from the very concept of any BSF project to ensure an accurate specification could be developed and allow any initial underlying issues to be identified and rectified swiftly. Therefore, our Technical Team witnessed the removal of the existing system and inspected the substrate thoroughly. After extensive scoping, the K Systems M, mineral wool insulation, system with a silicone render finish was chosen as the preferred option, meeting the demands and needs of the client and current building regulations. This system provides high levels of fire resistance and non-combustibility (an A2-s1, d0) bringing it in line with mandatory Government requirements for buildings over 18m tall. With superb acoustic qualities and excellent environmental properties, the M System didn’t just tick the fire resistance box. The thermal performance of the building was significantly enhanced, with a U-value of 0.30W/m².k being achieved. The shape of the buildings were complex, with numerous curved areas of various facades. This meant the finish required an expert eye and a skilled hand to deliver seamlessly. Both K Systems and Retrofit are renowned for their expertise and superiority in the market, and therefore such challenges were overcome, and high standards of workmanship delivered.Another very challenging aspect of the build was the replication of the rainscreen cladding to the front of the buildings. This detail was successfully created by using tape joints, stop beads, and black silicone mastic to create a shadow gap – further testament to the expert capabilities of our team. This particular finish not only delivered the desired aesthetic but delivered an additional benefit of cost savings for the client. We worked closely with Retrofit UK throughout the duration of the refurb and as a result the Limehouse Basin buildings have a contemporary finish and attractive aesthetic worthy of the projects postcode, and one we are confident existing residents welcomed and potential residents appreciated.

Forbo Flooring Systems

Appointed to design Hammerson House, Wohl Campus, a new care building, P+HS Architects specified a variety of solutions from Forbo Flooring Systems’ large portfolio, to help bring the vision of a country house hotel to life. Offering 116 bedrooms, with communal lounges, a café, and an inter-generational activity room, Forbo’s Surestep, Safestep and Allura ranges have been installed throughout the building.Hammerson House was founded in 1961 by Sue Hammerson to provide care for older members of the Jewish community. From here Hammerson merged with Nightingale House to form Nightingale Hammerson who run both homes as a joint group. Located on the Wohl Campus near Hampstead Heath, the home is based within beautiful woodlands enabling residents to enjoy the local scenery. Offering medical services, including a visiting GP, a large communal hall, an onsite shop and a hair salon, the care home is able to provide for all of its residents’ needs.Martha MacKinnon, Senior Architect at P+HS commented on the project: “We were tasked with creating a welcoming space that delivered a contemporary vision of a country house hotel, where visitors, residents and staff could feel settled. Therefore, when it came to specifying floor coverings, we had to carefully choose products that could contribute to the warm and welcoming interior we wanted to achieve.“In the resident’s area, on the lower ground floor, it was important that we specified a vinyl flooring, as it needed to be durable, but also provide a warm and homely feel. Additionally, a low-level contrast between the carpeted areas and the vinyl flooring in the bedrooms was also vital, as some of the residents living at the home have dementia.”With the above in mind, and to connect the building back to its countryside roots, P+HS Architects specified Forbo’s Allura LVT (Luxury Vinyl Tiles) in the natural looking Steamed Oak colourway “The wooden aesthetic of Forbo’s Allura really helped us to connect the indoors to the outside, whilst contributing to our design brief, thanks to its warm shades. We mainly used Allura in the household and staff dining areas, and the lower ground floor bedrooms,” Martha explained. “Not only this, but the chosen Allura design has also been accredited by the DSDC (Dementia Services Development Centre), which means it has been approved for use in dementia-friendly environments, making it the perfect choice for this project.“In the areas where spillages are to be expected and therefore slip resistance was a factor, such as in kitchens and the residents’ ensuites, we specified Forbo’s Surestep and Safestep safety flooring. Both ranges deliver guaranteed lifetime slip resistance and are available in a variety of bright, contemporary designs.”Forbo’s Step safety flooring collection meets all the European and HSE safety norms, delivering safety with minimal compromise on cleaning and maintenance, thanks to its PUR Pearl finish, and design.Sara Glaser, Head of Marketing from Nightingale Hammerson spoke about the finished project: “We’re delighted with the work P+HS has done; it looks lovely and really fits the design we had wanted to achieve. We’re particularly happy with how safety conscious it is, as our residents are our primary concern. They like the house and how it looks, so we couldn’t be happier with the end result!”Finished at the start of 2021, Hammerson House, Wohl Campus recently achieved a rating of ‘Good’ from a CQC inspection of the home. Additionally, the building was awarded the Best Social Care development at the Building Better Healthcare Awards 2021 and ‘Commended’ in the Forbo Escapes 2021/22 competition.

NIBE Ground Source Heat Pump Commercial Installation

NIBE Ground Source Heat Pump Commercial Installation

NIBE Energy Systems Ltd

Teesside-based logistics firm AV Dawson has built a new 130,000m3 warehouse specifically to store £15m-worth steel coils for a nearby international car manufacturer. With the steel at risk of ‘sweating’ and rusting in high humidity levels exceeding 65%, the company was tasked with ensuring a very specific climate for the warehouse (without which the steel would be rendered unusable), while also maintaining low energy costs. The SolutionHoward Tribick, director at local renewable energy specialist and NIBE Pro Installer HT Energy, specified, designed and fitted ten NIBE F1345 ground source heat pumps (GSHPs). Given the site is built on top of an active water table (the River Tees), Howard and the team were able to make the most of the surroundings as a natural energy source. The heat pumps collect heat from 70 bore holes, each 150m deep – a total of 10,500m of active bore hole depth. Each 60kW GSHP is paired with its own ventilating unit and 500L NIBE UKV buffer tank – producing a total output of 600kW. Solar panels on the roof provide an additional 220kW to help meet the warehouse’s electricity needs.ResultsWith the ten GSHPs now fully operational, the results have been even better than expected – with a seasonal performance factor (SPF) of 3.65 and average humidity levels of just 47%. Interconnected with 3km of header pipes, the GSHPs are spaced equidistantly along one side of the 264m-long building. The units are set up as separate systems, so they can work independently of each other or together as required. This provides an added level of security for the customer, ensuring the system can cope at all times and the steel is kept at optimum conditions.Customer Testimonial“This system made perfect commercial sense for us. While the initial outlay was greater than some of the other alternatives, GSHPs provided the most cost-effective solution by far in the long term. In fact, compared to natural gas, we will be making an impressive energy saving of 1.58 million kW/h each year. Our projected payback period is just ten years and we’re also benefiting from Renewable Heat Incentive (RHI) payments for each unit of renewable energy we’re generating.”Gary Dawson, managing director, AV Dawson

BackgroundK Systems’ retrofit of the REEMA non-traditional construction Properties in Swindon, South-West England, is a stellar example of the company’s ability to harness years of expertise with forward-thinking innovation to meet the needs of its clients.Swindon Borough Council had a development of 50+ properties in Upper Stratton all with aged facades and poor thermal qualities, some with U-values as inadequate as1.59W/m ² K.K Systems supported Swindon Borough Council, led by Projects Surveyor John Black, to completely refurbish this residential development and deliver on five primary objectives:- Improve the thermal performance rating of each home (SAP rating)- Deliver greater thermal comfort for residents- Choose a solution with acoustic benefits and non-combustable benefits- Reduce tenants’ energy consumption- Deliver an attractive aesthetic that would uplift the areaHaving a good reputation for matching systems with finishes to deliver its clients’ visions, K Systems partnered with approved installer, Rateavon Ltd, to scope out theproject and specification in fine detail, with particular focus on insulating properties and aesthetic. Our ServiceK System worked in collaboration with Swindon Borough Council and Rateavon Ltd to upgrade these poorly insulated houses and deliver a total revamp of the properties, resulting in thermally efficient homes. One of the primary requirements was to improve the performance rating of each home, with a target U-value of 0.30W/m²K. In fact, K Systems exceeded that in the project delivery by achieving a U-value of 0.29W/m²K.The project was completed with minimal disruption to existing residents, and due to forward planning and regular site visits by an experienced K Systems project manager, where processes and progress were monitored and evaluated, the project was completed within the agreed timescale.Digital technology was deployed from the very beginning to produce models and CGIs (Computer Generated Imagery) to not only assure Swindon Council the finished project would meet its specific requirements, but to also guide the design process and ensure compliance with all health and safety regulations.Regular inspections and site audits were carried out alongside Swindon Council to ensure the same level of care and attention to detail that applied when specifying theproject was being applied during its implementation and delivery.Technical Project DetailsOn initial inspection, K Systems found a problematic substrate. The REEMA hollow panel non-traditional construction properties are constructed of a concrete frame with thin concrete panels to the exterior façade. This type of thin panel construction created a significant challenge for the team to find a suitable EWI fixing, but with the help from Rawlplug, one of our EWI fixings suppliers a robust and safe fixing solution was found, without compromising the existing REEMA construction.Harnessing years of EWI system design knowledge and unrivalled expertise in this field, K Systems worked closely with Rawlplug and a structural engineer to identify a suitable fixing detail and pattern which would not only be robust but also suitable for this type of substrate. With a structurally strong solution agreed, focus then turned to the appropriate insulation solution. After a comprehensive scoping process taking into consideration client requirements, project objectives, budgets and timeframes, K Systems specified the industry proven K Systems M, Mineral Wool EWI system to not only significantly boost thermal performance of the buildings but also reduce noise pollution for the tenants.K Systems 100mm Mineral Wool insulation has an industry-leading ability to generate exceptional thermal performance. That made it the perfect choice for the refurbishment as it would combat the increased heating costs faced by residents whilst retaining the solid foundations of the existing building and reducing the risk of condensation or mould damage.Other technical benefits which made the K Systems Mineral Wool system the ideal specification for this refurbishment include:- non-combustibility, A2-s1,d0 fire rated- its excellent acoustic properties, reducing noise pollution- its environmentally friendly composition as the insulation is free from gases with ODP (ozone depletion properties) or GWP (global warming potential)- its workability and easy to cut format, reducing labour time across the board for the team.Having identified solutions that improved structure and thermal performance, K Systems then offered the best quality finish for the properties – an aesthetically pleasing, cost effective combination of VBriQ+ clay brick slips and Silkolitt+ silicone render that both Swindon Council and the residents would be proud of.VBriQ+ is a lightweight, highly durable, clay brick slip system and a more cost-effective finish option in comparison to tradition brick systems without compromising on quality, weather resistance, workability and durability. This made it perfect for a project of this scale – a project which required maximum and long-lasting impact without incurring maximum costs. The Silkolitt+ silicone render finish rejuvenated the properties’ exteriors and massively enhanced the area’s overall aesthetic, making it a much more appealing place to set up home.Yet again going the extra mile for clients to ensure unrivalled workmanship and longevity, K Systems finished all 52 properties with K Pro - a water-based protective treatment used to provide long term enhanced water repellent properties to external render and other masonry surfaces, helping combat the problems associated with water intrusion including efflorescence, frost, water-soluble pollutants and algae growth meaning the substrate will stay clean and dry for longer.K Systems and approved installer Rateavon Ltd delivered an excellently designed and expertly executed refurbishment, that exceeded the expectations and requirements of the client, Swindon Council, and the residents of the newly improved homes.John Black, Projects Surveyor at Swindon Borough Council, said:“Throughout the project K Systems have supported Swindon Borough Council agreeing all detailing to ensure current day Building Control Regulations were met. They supported resolutions throughout the project lifecycle and were really reactive, visiting site and supporting when required. They carried out weekly detailed spot check reports with photographic evidence and also checked batch numbers of materials. They delivered a great service. A really successful project.”

The recent fit out of Savills' new Welsh headquarters saw commercial interior design and supply specialists, Imium, enlisted to create modern-day, cohesive working environment, while still adhering to the brand's traditional values. Forbo Flooring Systems' striking Allura Flex Luxury Vinyl Tiles (LVT) and Tessera Seagrass carpet tiles have played an integral role in the smart new interior. Rhiannon Phillips, Interior Designer at Imium, explained: "The floor comprises of both employee and customer facing areas, therefore it was important that the space was conducive for clients without affecting business as usual . We were notified by the Savills marketing department of the brand guidelines that we needed to adhere to, in terms of finishes, to make sure that the Savills story was portrayed. We took inspiration from the company's heritage and ethos and incorporated different themes within the office based on the various sectors that the firm operates in. For the customer facing area, we used a lot of silk, walnut and a splash of the colour red to reflect the residential sector."

CLD Physical Security Systems

The White Rose Office Park in Leeds; is a purpose-built 27-acre business park owned and operated by Munroe K. In 2014, they unveiled a £12m office for the global banking giant HSBC.Utilising in-depth knowledge, that Munroe K had about their client and the local area; the project had a number of specific requirements that needed to be addressed from the start. The BriefSecurity and Aesthetics were the two key areas taken from the client’s requirements for their car park security fencing. These included the following:A fencing system that would provide open ventilation for the car park.Additional high security fencing to the rear of the car park due to the construction of plant and control equipment compounds.Anti-climb and anti-cut properties to all fencing systems.Aesthetically pleasing without compromising on the inbuilt security. After working through the wide range of car park security fencing systems in the CLD range, the client selected Safeogril Open Mesh Fencing for the front of the car park and Securus 358 Anti-Climb Mesh Fencing System to secure the rear. They required the front of the car park to look visually pleasing and; at the same time, fit within HSBC’s brand to complement the new offices. Alongside the aesthetics, the architects wanted the car park security fencing systems to still encompass a wide range of security features in order to keep the car park secure. The installation was completed by Davison Fencing, a member of CLD Systems Approved Contractors, working with ourselves and the architects for the duration of the installation process.
