IDPartnership Specifies Tobermore Paving at £20m Student Village in NewcastleArchitect, IDPartnership, was seeking a hard landscaping solution for Portland Green, a new £20 million student village in Shieldfield, Newcastle upon Tyne, that would be attractive yet functional. Tobermore provided the architect with the perfect solution with the supply of striking Sienna, modern Fusion and smooth Shannon block paving products.The project was managed by Metnor Group and is hoped to breathe new life into the area and boost trade for local restaurants, bars and retail outlets.The first phase, consisting of a 274 bedroom luxury student accommodation building and 2 retail units, was completed in 2013 and the second phase, consisting of a 338 bedroom accommodation building and 4,500 sq. ft. of retail space, was completed in late 2015.David Moore, Senior Associate at IDPartnership, explained that the objective for the outdoor space at the student accommodation complex was to “provide quality hard landscaping around the building and in the centrally located courtyard at a reasonable cost.“We decided that block paving was the most suitable solution as it was in fitting with other paved projects we had designed nearby.“The landscape design concept was to define different areas and routes on campus that could also provide a colourful contrast to the dark brick apartment buildings.”David Moore, Senior Associate at IDPartnershipThe architect liaised with Tobermore’s North East Sales team in a bid to achieve a landscape with aesthetic appeal and sustainability. David said:“What impressed us most about Tobermore was the range of products, the beautiful colours available, and the cost-effectiveness.”A selection of Tobermore’s Sienna block paving in the colours of Graphite and Silver, and Fusion block paving in the colours of Cream, Silver and Graphite was specified for the area surrounding the project.Sienna and Fusion are manufactured with a granite aggregate surface layer that produces a sparkling, modern look, similar to natural granite. Sienna is available in single sizes and duo sizes while Fusion is a modular sized product.IDPartnership also selected Tobermore’s smooth Shannon block paving in the vibrant, blended colour of Heather. Shannon was installed within the courtyard area and has enhanced the beauty of the complex and provided a stylish outdoor space for residents to unwind in.Fusion Kerb in a striking granite aggregate finish was chosen as the appropriate kerbing solution to complement the paving products used across the site.On reflection of the completion of phase two of this project, David Moore said, “I’m very happy with the products supplied by Tobermore, so much so, that we are already using more products on the next two phases.“We would recommend Tobermore for any type of project.”

Another example of the BBA Approved asbestos roof coating system, Asbestsoeal from Liquasil Ltd. The asbestos cement roof was first cleaned using a closed box pressure washer. All waste was filtered and disposed of by a licensed asbestos disposal contractor. Metal fixings were treated with Liquasil SWT Corrosion Primer and then sealed, along with small cracks and holes, with Non-Sag Sealer before the roof was coated with Asbestoseal 20. The project included GRP rooflight replacement and new ridge detail and flashings.

Systems in UseWilotekt®-PlusForce®Force Dalle®Aquamodul®OverviewBerkeley Homes initially contacted Axter in early 2017 about their project to create 844 apartments (including 175 affordable units), plus 8 shops, a restaurant, and a public plaza. The development, located in Edgware Road, will bring prosperity and jobs as well as housing, to a part of London in need of regeneration.The development involves 11 apartment blocks and is divided into 4 phases. Axter were involved in design prior to works starting, and were subsequently awarded the contract for Phase 1, later expanded to include Phase 2 and the current Phase 3.This is an update to a project we initially wrote about in its first phase. As noted there, Phase 1 was complicated by the fact that the Government amended the Building Regulations in 2018, after design work was completed and approved, imposing stricter requirements in relation to combustible materials in high-rise buildings. Timing meant that the developer was permitted to proceed under the old regime, but elected to apply stricter safety standards including a voluntary change to the system used on the balconies that was both tested to BRoof(t4) and included non-combustible insulation. The Axter team had to work quickly to amend designs but were able to modify the approved solution so that work could continue as scheduled.Phil Saunders, Regional Sales Director at Axter, has been our lead throughout the work. “This is one of the most challenging projects I have worked on,” he notes, “but also one of the most rewarding. Unique solutions were required to solve more than one problem, but it has been great to work on a development involving many technically elegant and aesthetically pleasing aspects, with a range of roofing systems and finishes, including Blue, Brown and Green Roof elements.”Additional challengesWestminster Council’s planning requirements included specific stormwater attenuation targets. With limited space onsite, Kevin Leahy, Technical Director at Berkeley Homes, was considering a Blue Roof solution, something the developer had not implemented before, so support from a technical manufacturer was especially important from the outset.Numerous other difficulties have had to be overcome during this project. Work was disrupted by Covid lockdowns not long after roofing commenced in 2019. Phases 2 and 3, which were very similar, also required us to support our partner through complex change: Phase 1 involved an inverted roof, a solution assumed to carry forward. However, assessment of weight restrictions and outlet positions meant that design would need to switch to a warm roof with tapered insulation.Additionally, work has continued throughout the period of the Ukraine conflict, where prices and supply of materials have been difficult to navigate.SolutionsTo achieve planning permission, Axter worked with Kevin and Berkeley Homes between 2017 and 2019, presenting the resultant roofing design for approval. We were able to demonstrate that the plans met sustainable drainage obligations. The London Plan for sustainable design and construction also imposed requirements, which were met by a mix of living roof solutions including Green Roof and Brown Roof finishes.“We’re happy to present Westminster Council to support the planning application,” continues Phil. “We have worked with Berkeley Homes many times and continue to do so on several projects. Nothing matters more to us than building and maintaining ongoing relationships with partners who know they can trust us to take weight from their shoulders.”Construction continued throughout the lockdown period, with Axter working hard to ensure uninterrupted supply. Materials continued to be delivered in a safe manner, and QA reviews were held virtually until we could resume our usual regular site visits.A switch in roofing approach generally changes the sequencing of work such as integration of roofing and door thresholds. “We were able to come up with an innovative solution involving multiple systems, including cold-applied liquid waterproofing, that permitted the original sequencing to remain,” says Phil. Change was also required in relation to upstand penetration details and movement joints.Throughout the project, Axter has been able to provide partners with full designs involving bespoke details, plus rainwater and u-value calculations, to ensure compliance at every stage.“We worked hard to find the smartest, most cost-effective solutions,” adds Phil. “We also appreciated that this was not the time to be too rigid in pricing. Some pain all round might be unavoidable in this difficult period, but we aimed to share the impact. We were also able to offer partners a guarantee of price stability for a set period of time, so they could proceed with certainty.”Axter manufactures its own systems and works carefully to plan ahead and liaise with long-standing supply partners. This allows us to stay ahead of shortages and offer accurate delivery timelines. Company-wide, we have been able to supply all systems as pledged.All of Axter’s approved installers must complete training specific to the systems involved, but in this case so many bespoke design elements were involved that we organised training specific to the project for all operatives. This training was also extended to the Berkeley Homes construction team, to ensure they were supported in how the roofing would integrate with other areas of construction.“This has been an exceptionally successful project”, comments Phil. “Hurdles have arisen, but with communication and hard work we have supported our client through rapid transitions and financial challenges. We have been very flexible on pricing, but we were not necessarily the cheapest initial bid. We were chosen anyway, because I think Berkeley Homes understands we add value that makes us the cost-effective option for the building’s future lifetime.”Phase 3 designs were approved early this year, with work just starting. Axter is now busy with design for Phase 4, with the project expected to continue through to 2025.

Using materials, shades and textures that work in harmony with rural surroundings is always an important consideration for designers and planners. In Hertfordshire an ancient barn has recently been converted to provide additional accommodation for the nearby house.The new roof of the C16th barn was constructed with Cadisch Welltec perforated profiled aluminium panels over a waterproof membrane. Visible roof lights on such an ancient barn were not permitted but some light is able to penetrate through unobtrusive roof lights which are entirely covered by the perforated Welltec. The outline of the windows can just be made out in the photograph.The corrugated effect of the Welltec already lent a rustic charm to the roof and the owners needed a coating for the aluminium that would both protect the roof and also give the appearance of an old building.Taking inspiration from natural elements, EvolutionTM powder coatings allow architects and designers to achieve the look they need, together with using the most appropriate materials for the job and satisfying planning requirements on a local level.  The panels and ridge cappings totalling over 200 square metres, were pre-treated in a chrome-free system and powder coated in EvolutionTM ‘Peat fire’ at Powdertech’s Corby plant, before being delivered to site for installation. Peat fire is an earthy shade, instantly giving an aged look to the roof. The Ascent Aluminium Roof Access Steps were specified to meet the clients requirement to create a safe access route up & over the “saw-tooth” roof for maintenance personnel. In this instance the Ascent steps were specified for use with an adjacent MSA Latchways climb-latch fall protection system. If collective protection is required handrails can be supplied to one or both sides of the steps. The Ascent Aluminium steps were specified for this project by Eurosafe Solutions Ltd a specialist fall protection company who also installed steps. The Ascent Aluminium walkway steps are tested for use on the aluminium standing seam roof and are secured back to the roof sheet using a proprietary support clamp. The Ascent aluminium walkway is designed in accordance with BS EN 516:2006 Prefabricated accessories for roofing, BS 4592, Industrial Type Flooring and stair treads, BS EN ISO 14122-3 Stairs, stepladders and Guardrail, BS 7976-2:2002+A1:2013 Pendulum slip resistance. And is manufactured under ISO 9001 and CE 1090 factory production control procedures, creating a walkway that is CE / UKCA compliant.The walkway steps can be configured with a handrail to withstand a loading of either 0.36 kN (general duty) or 0.74 kN (heavy duty) and can be supplied with an optional toe-board if required. The system can achieve these loadings without the need for additional bracing, allowing the walkway to be placed against the area to be accessed. UKCA / CE marked. Designed & Tested in accordance with BS EN 516:2006 Class 1 Type C. Designed & Tested in accordance with BS EN ISO 14122-3:2016 where a handrail is fitted. The Grade II listed gardens were designed by landscape architect Ralph Hancock and date back to the 1930s. The venue features one of Central London’s most famous intensive living roofs and also includes an indoor restaurant, entertainment space and elevated terracing.ChallengesThe refurbishment of Kensington Roof Gardens was technically demanding. This was due to the complexity of the waterproofing details and space restricted installation locations as well as the specific waterproofing requirements.The refurbishment of the pond and waterways required a liquid waterproofing system that is proven to be safe for aquatic life, is UV stable and meets the aesthetic requirements. In addition, the waterproofing for the elevated terraces and walkways needed to be robust, rapid curing and appropriate for high traffic areas with a high quality, anti-slip finish.SolutionsAxter’s Technical Sales Team was able to provide BBA approved liquid waterproofing specifications for both areas. Axter ensured the highest quality waterproofing installation in all areas.Starcoat QC flame free single component PU resin waterproofing was used for the pond and waterways. The system cures fast in just 4-8 hours depending on the conditions and creates a tough, seamless, elastomeric membrane. This makes it ideal for complex refurbishment projects, such as Kensington Roof Gardens, where effective bridging of cracks and resistance to structural and thermal movement is essential. The robust, solvent free membrane also simplified the waterproofing of the site’s complex details and is resistant to chemicals and root penetration.The Starcoat PMMA (polymethyl methacrylate) two component waterproofing, used on the walkways and terraces, is zero fall accredited, hard wearing and can withstand significant loading and mechanical stresses. CUPA PIZARRAS’ CUPA 18 natural slate has been used to achieve a high-quality finish on three luxury, modern, new build properties in one of the most desirable areas of Whitstable in Kent. The new properties, built by local property designer and developer specialist Kapra Developments, are located in Island Wall, Whitstable, close to both the town centre and the scenic Kent coastline. The three storey, five bedroom luxury properties are each in excess of 360 square metres and benefit from views over the nearby golf course.  The unique design of the houses features extensive use of dark grey aluminium glazing systems including rooftop lanterns and large sloping roof windows. The placement of the expansive glazing as well as the layout and orientation of the buildings was devised to maximize the natural light and make the most of the surrounding landscape. In addition to the CUPA 18 natural slate, the design also includes high quality natural timber cladding, sedum green roofing and natural stone blockwork. Kim Brown, Director at Kapra Developments explained: “For the properties on Island Wall, the quality of the materials was very important and the coastal location meant that a durable product was essential. We had used CUPA PIZARRAS’ products on previous projects and so we were confident that the CUPA 18 slate would provide the look, quality and longevity we wanted.” CUPA 18 is a lighter grey slate with a smooth matt surface and has a superior, homogenous finish with only minor variations allowed in the thickness and flatness of the slate. The slate roofs were installed by Bates (Kent), a family owned contractor based near Canterbury, who has worked with Kapra Developments on a number of previous projects. David Clarke, Company Secretary at Bates said: “The Island Wall properties presented a few complexities and challenges due to the steep pitch of the roof and the need to integrate the slate with the other elements such as the large format glazing.  “We’ve used CUPA products on a number of contracts and found the slates very easy to work with. The strength and quality of the slates means that we are able to reduce the amount of wastage compared with other products.” Kim Brown concluded: “To achieve the intended result for these properties has required hard work from everyone involved. We are once again delighted with CUPA PIZARRAS’ products and are pleased with how that element of the build has progressed.” CUPA PIZARRAS’ natural slate is sustainably extracted from quarries in northern Spain. It has an exceptional life span of 100 years and requires minimal maintenance throughout its lifetime.

Heslington East Campus Student Residences: Sustainable and Efficient Expansion Alongside the preservation of listed buildings, the University of York is investing in a flagship £130m development for students that promotes wellbeing, community, and sustainability. The initial phase sees 16 brand new student accommodation blocks and 2 communal hub buildings providing flexible social spaces. Surrounded by stunning lake views and natural habitats, the buildings are part of a huge initiative to expand the student accommodation offering.GOALSArchitects Sheppard Robson alongside Graham Construction sought to futureproof accommodation by incorporating multi-use buildings, including catering outlets and social hubs. Key to the brief was using the latest in safety, energy efficiency, longevity, and warranty credentials. Graham Construction’s use of modular external sandwich panels, prefabricated steel bathroom pods, and pre-assembled services distribution racks used Modern Methods of Construction with off-site construction techniques.CHALLENGESThe major challenge was to specify a roofing system that could keep up with the pace of the build, given the typical building was constructed from start to finish in circa 14 weeks.The roof deck comprised of precast concrete slabs which facilitated the works programme for speed of construction and consistency in build quality.Alumasc’s challenge was to find not only a waterproofing solution that was able to keep up with such speed of construction but also to meet a truly sustainable life cycle equalling the lifetime of the building.A key consideration in the design was the roofing materials’ thermal properties. To meet the u-value target of 0.15, Alumasc’s XPS Plus insulation was specified, providing a single layer of 175mm, which reduced the height of the overall build-up when compared traditional XPS.SOLUTIONHydrotech 6125 Waterproofing System / Derbigum Hybrid Upstands For over half a century Hydrotech Monolithic Membrane has been successfully used by architects and specifiers, ensuring some of the world’s most prestigious buildings and structures are kept watertight. With no product failures in over 50 years and guaranteed waterproofing integrity for the lifetime of the structure, Hydrotech offers a total life cycle solution for the building.Hydrotech was specified on the main roof areas for this project as it easily meets individual requirements of the buildings. In addition, the system is designed to last the lifetime of the building or structure to which it is applied, giving long-term waterproofing integrity and no future replacement costs.Applied in a hot liquid state to the deck, and including a polyester reinforcement, the bond of Hydrotech MM6125 is 100% absolute. There is no risk of water tracking below the membrane and because it is monolithic, no possibility of lap failure.DERBIGUM WATERPROOFINGDerbigum sustainable roof system was selected for the upstand areas. This hybrid solution was developed to improve the thermal efficiency in all areas to mitigate against cold-bridging with minimal insulant thickness. Derbigum bituminous membranes are high-performance waterproofing systems offering extended warranties and the highest levels of project support. The upstand zones benefited from Derbigum Mineral which is a mineral surfaced composite reinforced membrane.ROOFTOP MANAGEMENT STRATEGYIn addition to the waterproofing solution the buildings benefit from the full Alumasc rooftop management service. This included the design and supply of safety systems, accessories, and over 20 AOV smoke hatches meeting all British and European standards.Specific safe zones were designed by Alumasc Roof-Pro and positioned around all roofs for safe access. Purpose made clips for installing lightning conductor tape without roof penetration were also provided. The school which is located in Dagenham were having works completed which included a single storey extension, internal alterations, and refurbishment. As part of the works, they required a wall mounted canopy in their quad courtyard area to provide shade and shelter all year round.Proposal As requested, we provided an estimate for a Coniston Wall Mounted Canopy with a length of 16.3 metres and a projection of 2.2 metres. Because the Coniston is mounted to a wall, it requires a suitable wall to fix to; the building at Rush Green Primary School was a block construction which was covered with render, which is one of the many ideal wall constructions for the Coniston’s requirements. In the case where a wall may not have a suitable construction for a wall mounted canopy, we can supply the Coniston as a free-standing canopy with rear posts. Alternatively, we also have a number of free standing canopies that are similar in appearance to the Coniston which are the Grange Free Standing Canopy and for those with lower budgets, the Grange Junior Free Standing Canopy.Solution Upon comparing our canopy quotation to two other companies, an order was placed for our Coniston Wall Mounted Canopy in May 2023.At the pre-site stage, there was a number of points to be discussed outside of the usual specifics which were:Foundations: Unless otherwise stated, foundations are included in all our canopy quotations. The flooring in at Rush Green Primary School featured raised decking, so we needed to investigate the area underneath the decking to check it was suitable for our foundations and they were.Access and Obstructions: The quad area features a pond which could have made an obstruction however, it was agreed that the pond would be covered over with strong boards so we could work over it.The canopy was installed at the start of June 2023 as scheduled with no problems along the way.If you have a similar project in mind, contact us today to request a free estimate or discuss a bespoke canopy with us.
