Native’s flagship boutique aparthotel in the bankside conservation area of Bear Gardens is an eight-storey scheme that involves the transformation of three of the five buildings located within the confines of the densely packed area. IG’s brick feature arch lintels feature on the front elevation of the former derelict 19th century Empire Warehouse that has been replaced and linked into a 75-room boutique aparthotel.Challenge:SPPARC in association with Southwark Council, Macro Investments and Native wanted to demonstrate that modern architecture can successfully cohabit with the historic collection of buildings informed by the industrial heritage that dominates the southern bank of the River Thames.A carefully considered restoration and modern intervention was required for a cutting-edge contemporary mixed-use development, offering an urban experience for its users but remaining sensitive to the colourful history, conservation area and surrounding developments.Solution:IG’s technical team designed eighteen brick feature arch lintels to accommodate metal paned and arched factory styled windows. A 2718mm opening span and 143mm rise was required for each prefabricated lintel, each including a 338mm high face brick and 223mm soffit return with either a 78 or 90-degree end skew.The massing arrangement across each floor ensures that natural light is maximised throughout the building with the intricate brick detailing prominent at street level appearing above impressive double height foyer windows. The offsite construction method used negated the need for skilled brickwork to be created onsite to achieve the decorative brick pattern at a raised height. This helped to reduce any health and safety concerns in a location surrounded by tourist destinations and narrow cobbled streets.The ground floor of the scheme provides mixed use units with the northern site leased by Bell English Language School and the southern site providing studios for the iconic Globe Theatre directly linking to their Sackler Education Building.The upper floors are lighter in composition, combining clear and obscure floor-to-ceiling glazing with rich bronze circular rods, creating a strong rhythm to the façade, and enhancing the appearance of the once-dilapidated buildings. The upper floors of the Rose Alley elevation have perforated bronze screens that offer privacy, referencing the loom patterns that were once manufactured in the original warehouse.

Standing tall in a prime location at the entrance to the Salford Quays – one of Greater Manchester’s most vibrant and prominent media and culture hubs – Anchorage Gateway is here to make a statement. The 250,640 sq ft, 29-storey residential high-rise, completed three months ahead of schedule, is set to be the tallest residential brickwork building in the UK.  Yet, behind this traditional brick façade finish is a design that demanded a modern approach to diverting moisture from the cavity to the outside of the building, using construction methods far more efficient than the conventional. Key information Completion date September 2023 Sector Residential Developer Cole Waterhouse Main Contractor Domis Construction Façade Contractor Kinlan Brickwork Delivery Architect Jon Matthews Architects  Products used Siderise CT Cavity Tray  Design and specification Representing the gateway entry point into Salford Quays, the build-to-rent (BTR) Erie Dock Apartments (Eda) development replaced a vacant four-storey office block of 1990s construction with a building designed to offer a truly contemporary residential experience. Hosting 290 apartments of various sizes and private amenities such as co-working spaces, a fitness studio, a screening room, and more, it was important that the building’s exterior reflected a feeling of home and community, giving it a sense of place in this rapidly developing part of the city.  The building’s L-shaped footprint is emphasised by the use of stepped massing, with the slimmer block extending to the top of the building and external rooftop terraces at the crown of each ‘block’. Each elevation is constructed from pale-coloured brickwork, supported by an SFS System and concrete core works, giving the building a solid and striking, yet clearly domestic feel in an area dominated by glazing and cladding.  Moisture management is a fundamental element of any masonry construction, and cavity trays must be installed to ensure that any rainwater entering the wall cavity through the external brickwork is directed away from the inner structure, reducing the risk of internal damp and mould. Main contractor, Domis Construction, and brickwork contractor, Kinlan, had previously been using the traditional approach comprising metal cavity trays. However, in their search for a more efficient method that could improve the speed and cost of delivery without compromising on quality, they came across Siderise CT Cavity Tray.  After carrying out their due diligence, the team engaged the Siderise Site Services to deliver training onsite, which included a benchmark installation. It was then that Domis Construction and Kinlan realised the huge labour and time-saving benefits Siderise CT Cavity Tray could offer and that ‘it did what it said on the tin’. The factory-engineered system was subsequently trialled on a section of another Salford project before being put forward to the fire consultants and building control officers for the high-rise Anchorage project.  The CT Cavity Tray achieves an A2-s1, d0 reaction to fire classification to EN 13501-1, is BBA certified and can comply with NHBC, LABC and Premier Guarantee warranty requirements.  David Ashworth, Project Manager, Domis Construction: “Siderise CT Cavity Tray has been a gamechanger for us. We’d been using traditional all-metal cavity trays, site-formed and pre-formed. Even though we’d used Siderise Cavity Barriers and Firestops before, we were somewhat unsure about this single-fix tray and insulation combo at first.   Nevertheless, we researched the product, confirming that it met regulatory compliance criteria and seeing the potential benefits in terms of time saving ability, labour cost reduction, and scaled-down site complexities associated with specialist tools, equipment, and segregated workshop areas for onsite fabrication.”  Installation and inspection Over 3,200 units of Siderise CT Cavity tray were used on the project, helping to realise installation benefits that carried real value for the project. On previous projects where traditional cavity tray solutions were used, the installation teams would need to share masts with the bricklayers on a 50/50 circa ratio. This meant that the bricklayers would take longer to complete their job, due to the time it would take to form and fit the cavity trays, as well as other products, ahead of them.   By using the pre-engineered Siderise CT Cavity Tray, which combines a flexible aluminium tray with non-combustible insulation, the installation team was able to install this lightweight element much faster with just a cutting knife and sealing tape for joining at details such as corners or windows. The requirement for specialist equipment, isolated onsite workshop zones, vast site storage facilities, soldering, sealants and installing insulation as a separate fix and was eliminated, enabling them to free up mast usage, with an estimated ratio of 70/30 in the bricklayers’ favour, speeding up the build programme.   David Ashworth, Project Manager, Domis Construction: “Working with our brickwork contractor, Kinlan, the Siderise Site Services team came down and delivered an in-person practical training programme before the install and it was during this in-depth session that we started to realise the operational advantages it would have. They have also been supporting us continually on the build, checking how we are installing their product and giving us any advice necessary to ensure a top-class delivery.”  Summary Anchorage Gateway demonstrates, with tangible evidence, how traditional building methods can be improved using modern products that have been engineered and tested to meet the demands of contemporary construction, allowing the creation of beautiful brickwork buildings without sacrificing on speed or quality of build.

Natural sunlight and space were two of the key objectives for this extension located in South London. The client, an artist, writer, and former fine arts lecturer, had recently moved to London from Oxfordshire to be closer to her family, and was looking to produce a peaceful, tranquil space to help improve creativity when at work.“I had no fixed ideas about what I wanted, but I wanted more space because it was very small, very dark and I just needed to breathe” Client via Evening Standard.Looking to update this Victorian house into a future proof property, Atelier Baulier Architects worked with the client to achieve the radical vision of a virtually half opened roof through the use of a rooflight. Our Multi-Part Flushglaze rooflight was specified at just short of 8 metres which immerses the entire extension in daylight making the 21 sq. m. space feel much larger, hoping to improve the client’s productivity and focus. The art studio is located under the doubleheight volume, enjoying even light levels throughout the day. The writing room takes the vantage point of the mezzanine above the bathroom and is accessed from the first floor level through an opening made in the gable.Keen to retain discreet detailing to ensure the rooflight framing wasn’t distracting from the design, the Multi Part Rooflight was specified with silicone joints, as opposed to aluminium balustrades, making the product much sleeker. To help daylight flood the room even further, the unit was specified with three Wall Abutments on the high left and right side. The Wall Abutments are not visible from the internal view, this helped to enhance the desired discreet detailing.As stated, the rooflight was supplied in three sections with the frameless silicone joints segmenting each section; the three sections were sized to achieve an equal split when viewed from underneath. This meant that the end sections had to be larger to account for the upstand width.“We aimed to maximise the potential of this unusual site. Rather than subdividing the space the programme is housed within one continuous volume, allowing the daylight to flow through.” Aurore Baulier, Director, Atelier Baulier ArchitectsWith the house being located in a conservation area, the extension naturally blends in with its outstanding surroundings. Brickwork is a major part of this Victorian cottage and its extension. The new volume is a wood-fibre insulated timber construction overclad with bricks slips, resulting in a much lower carbon footprint than a traditional masonry wall. On the interior, brick slips dress the walls continuing the pattern created by the whitewashed brickwork of the existing gable.Atelier Baulier Architects worked brilliantly to maintain the nostalgic look of the building whilst also transforming it into a contemporary home, with the use of a glass rooflight proving to be successful in adding a vast amount of light and space to the originally dark and gloomy Victorian house.

A 2016 revision incorporated additional doorset and window types including non-domestic ranges and changes to some test methods and criteria.

At Metropolitan Gaming in Mayfair, London, Style worked with architects, Whitebox, and contractors, Modufit Interiors, to create the facility to section off part of the main gaming area for a private VIP lounge. A glass HSW (Horizontal Sliding Wall) was installed, giving staff the ability to rapidly divide the room into two, sectioning off a VIP gaming area to create a unique experience for clients. The moveable wall neatly divides the VIP area away from the main public gaming room, with a lockable full height intermediate door for ease of access. The bronze opaque textured glass allows light to flow through the entire area but offers the level of privacy required for a private room. Decorative transom bars bonded onto the glass add perfectly to the opulent room design.Metropolitan Gaming boasts a wealth of experience in both gaming and hospitality. It is committed to bringing a new perspective to the casino experience and is continually innovating to deliver a unique and authentic experience for its guests in each of its individual locations. “This manually operated, glass moveable wall offers a truly chic, yet practical solution for Metropolitan Gaming”, said Michael Porter, Style’s group sales director.“When not in use, customers enjoy a large open plan gaming area in this very exclusive Mayfair venue. But when a separate VIP lounge is required, away from the public areas, it can be moved into position in a matter of minutes.”According to Mark Cowley, who heads up the glass division at Style, demand for non-acoustic glass moveable walls is growing particularly quickly, with shop frontages, banks, restaurants, reception areas, residential homes, winter gardens, airports and sports stadia/arenas all using these to create flexible space.A new section of the Style website is dedicated to glass partitioning solutions with updated literature ensuring architects, contractors and end-user customers have access to all of the information they need to reach informed decisions.

In partnership with leading global investment firm KKR, Regal London recently completed a strategic new site at 340a Clapham Road, SW9, situated between Stockwell and Clapham North. Previously a brownfield site (tool hire depot), the site has been completely transformed into a vibrant mixed use, residential-led development, totalling 94,740 sq ft and will deliver 62 one, two and three-bedroom apartments spread over nine floors. The ground and lower ground floors also comprise approximately 18,250 ft2 of flexible commercial space. Planning permission was granted in June 2017 following a collaborative working relationship with the London Borough of Lambeth and the project reached its completion in 2021.With a high quality and contemporary design, both of which are hallmarks of Regal London schemes, the development perfectly complements the surrounding streetscape of new build and period properties, featuring a subtle interplay of façade materials including brick, aluminium and glass installed by Buildtherm Services. Ideally located for commuters, an established network of transport links is within easy reach of the development, with Stockwell Underground Station just 0.2miles away, as well as Clapham North Underground Station and Clapham High Street Overground Station both within a short walk. A thriving social and leisure scene is also nearby, led by the bars, pubs, restaurants and cafes, as well as a selection of amenities, in situ along the lively Clapham High Street and its surrounds.The undeniable kerb-appeal of this luxury residential development is testament to the design capabilities of the modern methods of construction used throughout the build and the quality of workmanship involved. The architect’s ambitious concept design called for a modern and sleek interpretation of the surrounding vernacular to satisfy planning requirements. The vision is clearly represented by the multiple challenging interfaces; including large expanses of glazing, cantilevered balconies and rooftop garden spaces which represented an important consideration within the design of the main structure and supporting steel frame systems. In order to comply with the latest building regulations for residential buildings over 18m in height, topping out at 9 storeys, Regal London also needed to ensure that all façade materials met with the requirement for non-combustibility, with a minimum EN13501-1 rating of A2, including the balconies.Over 3000m2 of A1 rated NaturAL-X brick cladding has been installed across several new elevations, with the architect having selected 3 different brick finishes to satisfy planning requirements, specifying subtle and muted tones including a textured dark, smooth off-white, and glazed white. As well as varying the colours and textures of the brick cladding, hundreds of bespoke cut and bonded return bricks were manufactured to suit the angular interfaces at balcony levels. The project design also called for elements of flexibly orientated brick coursing, with soldier courses, stack bonded and soffit return sections featuring at ground level and interspersed within the columns and beams stretching across the front elevation. The adaptability of this BBA certified innovative brick cladding system allows for modern interpretations of brickwork design to be easily integrated using standard components, without any requirement for additional structural support and with the added reassurance of all relevant system testing.Set back from the main brick façade, the top two floors featuring luxurious penthouse apartments are clad in VariAL-CF2 Concealed-fix 3mm aluminium cassettes, with a powder coated finish produced to Qualicoat standards. This CWCT tested, A2 rated rainscreen system is designed to accommodate large format vertically orientated modules, as well as complex details such as soffits, verges and goalpost details; making it eminently suitable for the balcony fascia areas too. Concealed fixings located in the panel joints are colour coated to match the panels, delivering an uninterrupted aesthetic. With long-term maintenance in mind, VariAL-CF2 allows for individual panels to be demounted, removed and replaced if required, without causing any detriment to the surrounding areas.

Transforming a balcony into functional space, glass panels are used to enclose the area, creating a barrier against weather and noise without impeding the view. On fine days, the upper section of the glass panels can be neatly folded and stacked to one side, allowing people to sit out and enjoy the sunshine.For terrace rooms that open straight out into a garden or external seating area, Style’s new glass sliding wall allows the boundary between the two spaces to be easily removed on sunny days, whilst successfully combining weather protection with uninterrupted views of the outside during inclement weather.With a discrete guidance track that can be fitted flush to the floor, the BSW system creates a truly a streamlined aesthetic. “This is an exciting addition to our portfolio of glass moveable, folding and partitioning walls,” said Mark Cowley, who heads up the glass solutions division at Style. "With space at a premium, it makes sense to extract the maximum functionality from what is available.”“Our sliding-folding glass wall system brings the outdoors in, effectively expanding the living space in residential homes. In commercial settings, such as restaurants for example, the BSW can be used to increase capacity by making use of a balcony or external area that would otherwise only be enjoyed in good weather.” Making for a welcoming environment, even when a terrace room or balcony is entirely enclosed by the glass panels, air still circulates internally thanks to tiny, 3mm gaps between that provide continuous ventilation. The former Marlow Railway Station dates back to 1873 and stood at the junctions of Station Road and Lock Road. The Old Coal Yard, adjacent to a station platform now only present, has been developed and designed by Bellwood Homes on the concept of three converted Victorian railway terraced buildings.Broadsman House, Palatine Place and Fenman Court consist of three 2-bedroom houses, eight 2-bedroom apartments and one 1-bedroom apartment providing commuters stylish suburban living. Keystones brick slip feature arch lintels and special segmental arch lintels encompass the traditional and contemporary balance of the housebuilders architectural vision.ChallengeThe fashionable commuter town on the Thames has been well preserved, limiting modern styled developments to maintain its original character and historic fabric of heritage buildings. Bellwood homes wanted a sense of purpose for their regeneration project – reconnecting people with what really matters to them, property location and design. The vernacular architecture provides both. A prime location for commuters to ride the branch line into London, renown as the ‘Marlow Donkey’, and fits subtly within the notable context of Georgian, Edwardian and Victorian styles of architecture in Marlow.SolutionKeystone’s technical engineer designed extra heavy-duty brick slip feature arch lintels for ground, first and second floor openings with a 1085mm span and 543mm rise. Over forty brick slip arches were manufactured by Keystone’s production team to a high quality and consistent finish. Each Hoskins Maltings Antique brick was cut to size and bonded using a BBA approved construction adhesive to the load bearing lintels. The patented perforated lintel design allowed the adhesive to squeeze through the perforations and form a ‘mushroom’ on the inside, providing a mechanical lock between the steel lintel and the brick slips.The offsite economical solution did not require skilled bricklayers on site to replicate each traditional arch. This saved approximately labour costs of one bricklayer per arch per day and ultimately weeks of the project build schedule. All prefabricated lintels were delivered to site and ready for final pointing in line with the phased construction plan of the three buildings being erected. The arches produced in a factory control environment were unaffected by torrential weather and winter reduced day light hours limiting productivity. This can often occur on other build schedules which lead to further delays in creating architectural features with real significance to the landscape.The offsite construction method facilitated onsite construction further by supporting bricklayers to recreate window tax designs, bricked up window spaces seen in buildings from the Victorian period. The detail of the façade is prominent most through the repetition of window arches positioned symmetrically on elevations facing the Marlow station. Keystones heavy-duty special segmental arches measuring a 2400mm span, with either a 600mm or 450mm rise provide a modern contemporary twist which feature above glazed bedroom windows and are in complete contrast to the smaller traditional arched windows striking a balance between old and new architecture.Testimonial“From R&D to installation we found Keystones prefabricated lintels very efficient. It is a historic building and an essential part of the St Agnes Community, as well as a World Heritage site within an area of an outstanding natural beauty.The Pub is built of the local stone and the huge ship’s timbers and spares, from which it got its name. The building offers a wealth of history, having been converted from a tin mining warehouse, chandlery, sail making loft and fish cellar over the years to a hotel with a public bar.The original roof was made of Cornish Delabole and Trevillet slates, which due to harsh weather conditions and extensive service life have fallen into disrepair.The priority of the free hold pub’s owners and the Architect was to replicate the traditional roofing method, “wet laid” with diminishing slates from 18” to 12” inches, using modern slating method, that would be acceptable by the Cornwall Planning stakeholders.
