Chelsea Waterfront is a high-specification new development centred around the iconic Lots Road Power Station where car parking is facilitated by a basement accessed by automatic bi-fold gates. Having been specified by Terry Farrell, Bolton Gate Company were chosen to design, manufacture and install a set of gates which included two automatic bi-fold gates with an adjacent personnel gate. The main gates provided secure vehicular access being activated by card reader and the adjacent hinged gate allowed selective personnel access by key fob. A polyester powder coated finish in Basalt Grey was applied to blend in with the surrounding structure.

As part of a £14 million redevelopment of Bolton’s Market Place Shopping Centre, the extensive historic vaults that lay beneath were uncovered and developed into bar and restaurant units. Bolton Gate were engaged to design, manufacture and install nine collapsible steel gates which spanned the openings some of which were arched and in keeping with the surrounding metalwork, a clear powder coating was applied over the galvanised substrate to match. In addition to the vault gates, Bolton Gate also supplied a series of roller shutters, smoke and fire curtains in the upper development of the project.

Witley Court is a ruined Italianate mansion built in the seventeenth century and expanded in the early nineteenth century by the Architect John Nash. In 1937 a major accidental fire broke out and whilst the building is in ruins, it is Grade I listed and in the care of English Heritage who restored the formal gardens and fountains. Bolton Gate were engaged to design and manufacture gates replacement gates to provide night-time security with special folding bottom tracks to leave the floor surface intact and installed with great care to maintain the building’s status.

Elephant Park is part of a £2.3 billion regeneration project in Elephant & Castle. It comprises a mixed-use development of 3000 new homes and up to 50 shops /retail units all centred around a new 2-acre park. Bolton Gate assisted the Architect with the design of a large electric Multi-Fold Gate to the Service Bay which consists of twelve equal leaves each constructed from an SHS frame with 50 x 10mm vertical steel fins and internal mesh to prevent the ingress of birds. Matching cladding and balustrades completed the elevation all of which were powder coated black.

When the Duty-Free Retail Area of the airport was recently refurbished, the design incorporated large sweeping curves on plan which also incorporated the shopfronts. The demise line of the shopfronts also entailed that they needed the facility to be closed off outside trading hours from a security point of view in addition to each unit being an individual fire compartment. Bolton Gate’s Contour shutters were specified which operate laterally and coil into a box at one end - this innovative product can describe an infinite number of bends and curves whilst closing off openings up to 100 metres wide.

Leidsche Rijn Center is a mixed development in Utrecht, Holland and is being constructed on top of and around the Leidsche Rijn tunnel. Monolab Architects were seeking a modern folding door design for one of the buildings whose elevation featured a repeating vehicle motif formed from powder coated sheets with a pattern of 3mm diameter holes to achieve the desired effect. The design also featured matching transom and side panels and complemented the surrounding structure. Bolton Gate were specified to produce this door and assisted their local agents with the installation.

When the Hong Kong Disneyland Resort was planned, the project included a 7-bay fire / ambulance station which featured a garden style theme to enable the buildings to harmonise with the green surrounding and the nearby Theme Park. Bolton Gate were specified to provide fourteen electric folding doors which included a special green powder coating, Lexan vision panels and faux louvres to each door. In addition, the doors had to be designed to resist typhoon loadings of up to 3Kpa, were manufactured in Bolton and shipped to Hong Kong where they were installed by the local agent Deacon.

As part of the refurbishment of this 1970’s building, Bolton Gate were specified to provide a hybrid grille / shutter to the loading bay. In addition to providing vehicular entry / egress with the requisite ventilation for such an application, matching side panels were required with integral hinged doors to allow personnel access and provide emergency exits. The grille / shutter was provided with a special bottom rail and operates via a keypad outside, loop detectors inside and photocells / safety edge to meet H&S requirements. The whole assembly was powder coated brown in keeping with the surrounding structure.

With over sixty years’ experience and a workforce of over 2,200, they have worked hard to develop a reputation as a well-run business offer essential services that help keep the UK running.CHALLENGEClancy contacted Frontier Pitts to install a Sliding Gate to secure the entrance of their prestigious HQ. As this gate would be the first and only access point to their HQ, incorporating the ‘Clancy’ branding on the gate was very important and therefore Frontier Pitts worked to incorporate the logo in the bespoke gate design.RESULTSliding Cantilevered GateFrontier Pitts popular model of Sliding Cantilevered Gate was installed with a Pedestrian Wicket Gate to the side. The made to order bespoke gate included the distinctive ‘Clancy’ logo, which was laser cut into sheet infill, positioned to the centre of the gate, and is clearly visible on approach to the headquarters. All Frontier Pitts Automatic Gates are installed in line with DHF Safety standards with a full Risk Assessment determining the most appropriate safety devices for each site’s requirements and users. Pedestrian guard rail secured the runback area of the sliding gate, with other safety devices including photocells, vehicle detector loops, safety edges and a traffic light system installed.Commenting on the installation, Clancy said:We chose Frontier Pitts as we wanted to find a company to develop a partnership with, who understood our requirements for this very custom project. High quality wooden gates can make a real statement at the entrance to your home, that is as long as they are protected with a high quality finish and looking great! These Iroko gates are making the right kind of statement with some top quality TLC and a beautiful finish provided by D1 Pro and Owatrol Deco.The Iroko gates in this case study had previously been coated with Danish Oil. It was now not making the right kind of statement and definitely needed to be stripped before a new finish could be applied. Roger at R & A Pressure Washing Services Ltd. set to work stripping the gates using Prepdeck.If your gates are remaining in-situ throughout the project then you’ll need to use Aquanett (for wood oils) or Dilunett (for paints and other finishes) as they are gel formulations which won’t run. In this case, the gates were removed so they could be laid flat for the application of Prepdeck.To use Prepdeck simply apply it to the surface with a brush and leave it to work for an appropriate length of time. When the coatings are lifting scrub the surface and rinse with water to remove the residue. You should then immediately neutralise the surface of the wood with Net-Trol. Roger then left it to dry and then lightly sanded the surface with a 60 grit orbital sander for a super smooth finish – this step is not essential though.Using D1 Pro to protect Iroko GatesWhen Roger had completed the preparation of the gates it was time to apply the D1 Pro. D1 Pro’s place is inside the wood, where it saturates it, feeding the wood with oil to replace those lost. It drives out moisture and air, filling the woods pores with oil, and enriches and stabilises it to provide long lasting protection with high UV resistance. D1 Pro enhances the natural beauty of the wood whilst being easy to maintain, requiring no sanding or stripping.D1 Pro is applied ‘wet-on’wet’ which means that you apply coats one after the other without allowing the oil to dry in between and continue until the wood is saturated and will take no more oil. To apply D1 Pro you start by applying a first generous coat. Work in areas that can be coated in 15 minutes. Allow time for it to be absorbed into the surface (15-30 minutes). Apply a second application as soon as the first has been absorbed. Allow to dry.Continue in this way until the wood will not accept any more oil, i.e. it is saturated. Then wipe off any excess to avoid shiny spots, you should be left with a rich matt finish. Work like this in sections to prevent the surface from becoming touch dry in between coats. Roger needed 3 coats of D1 Pro for his iroko gates.Using Owatrol Deco to protect metal work on wooden gatesRoger then used Owatrol Deco, our rust-inhibiting multi-surface primer and finish. This enabled him to have a high gloss black finish which would also provide long-term protection against corrosion and the effects of the weather. The Owatrol Deco is applied in 2 coats, allowing the first coat 24 hours to dry before applying the second.We think you’ll agree, it’s a pretty big transformation and these gates are now making the right kind of statement!

A £2.7million Environment Agency project to renovate an ageing river sluice facility on the River Medway in Kent, has required the technical attributes of webercem five star repair concrete and the high-build properties of webercem HB30 mortar. The structural sluice repairs are now complete with new gates and operating systems installed, bringing the sluice performance up to standard. Reflecting the substantial improvement in the river water quality over recent years, a new fish and elver pass has been created to enable fish to travel further upstream in the clean waters. This has enhanced the habitat in upper sections of the Medway, whilst allowing migratory and freshwater fish free passage. Constructed in 1937 the Allington Sluice lock gate is the last on the River Medway before it becomes tidal. Although the sluice is not listed, the Environment Agency took a keen interest in the repair of the structure due to its location adjacent to the Museum of Kent. Areas of failed surface concrete that had spalled, due to 70 years of weathering, were repaired sympathetically to match the existing finishes. These areas were cleaned back to sound material with all loose material removed. The major repair areas required shuttering before pouring in the flowing recasting concrete. webercem five star repair concrete is a pre-blended cementitious material that conforms with BS EN 1504 : 3 as an R4 mortar and also with the Highways Agency specification BD 27/86. It contains non-reactive aggregates and low alkali content. This is a shrinkage-compensated, high-strength flowing repair concrete specifically designed for permanent structural repairs that delivers a compressive strength of 65N/mm² after 28 days.Additional smaller damaged areas of the sluice structure have been improved with webercem HB30 repair mortar which is ideal for façade repairs where high compressive strength is not required. webercem HB30 is an acrylic-polymer modified, high-build façade repair mortar that complies with BS EN 1504 : 3 as an R3 mortar. Damaged areas were cut away and any steel re-enforcement was cleaned and coated with webercem keycoat prior to the application of the webercem HB30. This product has a unique shrinkage compensation system that ensures long-term dimensional stability. webercem HB30 is easy to apply with low permeability to water, carbon dioxide and chlorides.Main contractor Jackson Civil Engineering of Maidstone, Kent, carried out the sluice gate works while Structural Renovations Ltd of Slough, Berkshire, carried out the concrete repairs in the overall reconstruction, renovation and modification programme of the main structure. The project was designed by Atkins for the Environment Agency, who also undertook site supervision during the renovation procedure. In addition to the repairs and fish pass, a new wheelchair access has been formed allowing cross river access at this point on the Medway.

The Trumpington Residents’ Association and Cambridge City Council wanted to update a 60-year-old pavilion at the heart of the village in a £600,000 community project.Cambridge architects 5th Studio designed a striking colourful exterior cladding. They turned to an artist specialising in the treatment and perimeter fencing manufacturer Zaun to create the multi-coloured stripe effect with a specialist bright green protective steel mesh ‘cage’.The SolutionTrumpington Pavilion employs an unusual multi-coloured exterior treatment. An artist specialing in the technique has dribbled green, blue, red and yellow randomly onto a corrugated plastic sandwich sheet, which is then covered with Zaun’s Duo8 mesh in bright green, fixed to coloured timber battens.The pavilion includes a main building with a hall, youth room, kitchen, toilets, office and inter-connected changing rooms for two teams plus an officials’ room.The doors to the changing rooms are in boldly contrasting colours. At the same time, an eight-metre green mesh electric sliding gate protects the building but opens to provide unrestricted access to the patio and the King George V Playing Fields beyond.Zaun installed the Diamond cantilever sliding gate with Duo8 mesh in-fill, KeyFob and internally mounted switchto ensure both the safety of all users of the pavilion when the gates are operated especially children, and the security of the contents when the pavilion is not in use.The original pavilion, built in the early 1950s, was about half the size of the new main building, including a small hall and changing rooms.

Challenge                         Late 2017 saw Foundation Developments Limited (FDL) take charge of an excavated site to deliver the basement B2 and B1 rafts, along with the ground-floor slabs using modified water-resistant concrete. But even before the team got that far, there were challenges to overcome:  construction in a built-up London areafacilitating hundreds of tonnes of temporary works an enormous basement raft slabperched water demanding total waterproofing. The junction of Paddington Basin is a main artery for notorious London traffic. Securing a steady supply of concrete for these enormous pours was a risky proposition inside normal working hours, Monday to Friday.With works of this size, the possibility of cold joints at key locations was an unwelcome prospect. FDL sat down with Westminster Council to discuss the possibility of delivering on Saturdays instead, when traffic was merely difficult rather than impossible to navigate. Of the five tenders, only FDL took this approach to securing supply and it turned out to be not only viable but also a winning idea. Over 180 lorry loads every Saturday were staggered via holding areas, keeping things moving without bringing North London to a standstill.SolutionWith so much concrete coming through the gates, it’s no wonder that significant temporary works were required, to the tune of around 600 tonnes. These were phased, comprising bespoke structural steelwork, proprietary propping by Mabey and 610 × 305 × 238mm UB walers.Constructing the central raft slab level by level allowed the team to remove the temporary supports as they went. The central slab itself provided the thrust that resisted the propping forces from raking props, supporting the perimeter sheet pile wall.For temporary works of this magnitude, FDL relied on its network of trusted suppliers. PGCS Partnership designed the works, with the upper level walers supplied and installed by specialists from Sheet Pile (UK).Alongside simply getting the concrete on-site, the second challenge lay in the sheer enormity of the pours. More than 9,000m3 of concrete was scheduled to flow across roughly half a dozen ten-hour working days – daunting for any project, let alone one in this busy spot.The raft slab was split into 11 areas, poured monolithically to an impressive depth. Within core areas, this ranged from 2.5m to 2.8m deep; even outside these areas it reached 1.5m.That demanded a specialist approach to managing heat. It was expected for the core of each area to hit as much as 70–80°C, but a tweaked Portland cement mix using as much as 70% GGBS, derogation from 28-day to 56-day cube strength and a trusty limestone aggregate would handle any heat differential.With temperature under control, the team took extra steps to anticipate any potential problems. Back-up pumps, batteries, fitters and even suppliers made sure that works could continue in the most adverse circumstances. Three pumps worked simultaneously, each pouring 50m3 per hour for the entire day.Managing perched water made waterproofing another key priority. The original tender proposed a standard injection method but despite the segmented pour, it became clear that another solution was required… and fast.FDL already enjoyed a 15-year working relationship with PUDLO, part of DB Group, and the company was approached to develop a new method, coming on board three months before the project began to revise designs.The firm’s engineers advised on an aspect ratio that would suit these big pours. Across the entire basement, this totalled over 5700m3 of specialist concrete. The top 300mm of each basement slab was cast in PUDLO CWP, with the rest of the slab transitioning into standard concrete. Meanwhile, PUDLO Self-Seal was applied over the ground-floor slab. These measures secured the integrity of the waterproofing.Coupled with over 4,700m2 of bentonite PUDLO BW waterproof membrane, this satisfied LABC’s request for a dual-system waterproofing solution. But this relationship added more to the project than simple compliance. Waterproofing experts attended the site to monitor more than 190 individual pours, providing practical advice and consultancy along with a 20-year warranty.ResultFDL’s collaborative approach to the basement of West End Gate was so successful that it was subsequently awarded the contract for its 30-storey residential tower and three 11-storey mansion blocks.Few would now guess the level of expertise, precision and foresight that went into crafting just the very lowest levels of this palatial structure.Today, West End Gate stands as a contemporary yet sophisticated column of crafted architecture, flanked by London’s prestigious Edgware Road, Church Street and Paddington Green. Apartments starting from £865,000 are complemented by world-class facilities overseen by British developer, Berkeley Group.

The 110m, 29-storey curved on plan Westmark Tower is the tallest residential tower to have been completed in central London in 2021. Part of Berkeley Homes Central London’s prestigious West End Gate development in Marylebone, it features more than 14,000m2 of unitised curtain wall designed and supplied by aluminium fenestration specialists AluK and installed by envelope contractors Martifer. What makes this project really stand out is the collaborative approach that was demonstrated by AluK and the other consultants involved from the outset. With Berkeley at the centre of the process, the technical and commercial elements of the façade were successfully de-risked at pre-tender stage because AluK was able to work directly with lead architect Squire & Partners, delivery architect Design Delivery Unit (DDU), façade consultants Cladtech Associates and structural engineers WSP on a RIBA 4 system design for the unitised envelope. The challenge for AluK was to work with DDU to deliver a design that was true to the architect’s original intent whilst addressing the technical issues of a curved on plan façade from the second to 29th floor. All the united cells needed to be dead loaded back to a post tensioned concrete frame with a 3-dimensional floor bracket, whilst catering for the varying facets of the façade.The final unitised solution features more than 2200 unitised cells of three principal configurations. Each floor comprises: a vision cell, typically housing AluK’s concealed vent and full height glass panes, a panel cell, specifically designed to house specialist internal framework to carry articulated GRC (Glass Reinforced Concrete) feature piers and spandrels, and a recessed balcony cell with an integrated floating glass balustrade.With 36 different angles to overcome in a faceted design ranging from 0° to 15°, AluK developed a series of common aluminium extrusions to close the joints and reduce the number of profiles required. The horizontal stack joint uses an aluminium profile to carry the gasket and avoid the incidence of crimping as the cells are stacked around the building structure. What is also significant is that every cell connection provides four lines of system seal to ensure that the façade meets the stringent Cladtech performance specification and the CWCT Sequence B test.AluK’s system, extruded from 6063 T6 alloy, extracted benefits from both a mitred corner and a square cut system by creating a hybrid to suit both the client’s aesthetic desire for a mitred joint to the corners and Martifer’s manufacturing requirements of a square cut for economy.AluK also extruded tailored aluminium bracketry from a structural 6082 T6 alloy which was capable of supporting the system weight and allowing for 3-dimensional adjustment for precise installation.From the onset of the project, the Berkeley director team set out a time and design model of early engagement, specialist designers and fabricators all within a clear programme. This also included a series of productive workshops sharing client expectations and considerations. AluK not only facilitated these meetings but also bought into the collaborative ethos and contributed to a highly successful project for Berkeley.AluK’s designers are all from a fabrication/installation background and, as such, they design a value engineered solution from the outset. Part of this was using 14,000m2 of AluK’s AW86 unitised curtain walling system with minimal bespoke profiles and gaskets, yet it meets every challenge the project presented whilst offering a significant cost reduction in metal and accessories compared to the original specification in a competitor’s system. As part of the project team, AluK worked collaboratively alongside consultants Squire & Partners (concept architect), Buro Happold (thermal and acoustics), WSP (structures), Design Delivery Unit (delivery architect) and Cladtech (façade consultant). The façade design meets the thermal efficiency requirements of the building at 0.95W/m2K, as a weighted average. Using a 43dB Rw(+Ctr) acoustic glass, it also meets the sound reduction targets. Because AluK was involved at such an early stage in the project, the complete RIBA Stage 4 system design enabled façade contractors Martifer to realise significant cost savings for their tender and several months of time saving against their usual post-tender design and iteration phase. This also offered cost certainty for Berkeley and significantly de-risked the post tender delivery of the façade.Alongside the unitised curtain walling, the finished Westmark Tower will feature 241 AluK SC156 lift and slide doors, 750 concealed vents and 58 swing doors.West End Gate is Berkeley Homes’ latest luxury development being built on a 2.66-acre site. Described as a modern interpretation of classic London, it will feature a series of contemporary mansion blocks alongside the 29-storey curved stone tower. Work began on the first phase of West End Gate in the Spring of 2018 and was completed in Spring 2021, with internal fit out nearing the end.

The award-winning Victoria Gate opened in October 2016 and is a modern interpretation of Victoria Quarter, paying homage to the surrounding architecture. Artform were asked to supply a mixture of street furniture items to the prestigious city centre development. The products specified were the Parc Vue seats, with and without armrests, the Loop cycle stands and the Spencer litter bins. Artform also provided a full supply and installation service on this project.

Marshalls were approached by London based Architects ACME in early 2015 to discuss the supply of multiple shades of grey granite for Victoria Gate’s original flooring plan. Following a series of meetings and discussions, Marshalls were able to achieve the vision of the project designer, providing a blend of 13 precision-cut granites all complying with the relevant performance criteria, and delivered by Marshalls’ managed supply chain. The scheme was ultimately delivered over a period of 5 months including 3000m2 of polished granites and specialist bespoke granite staircase features.

Topping out at 64m tall, Furnival Square hosts a brand new £35 million, 445 bedroom, purpose built student accommodation building on a prime site in the heart of Sheffield City Centre, adjacent to the Sheffield Hallam University campus.Built by McAleer & Rushe and aptly named the ‘The Gate’, the 22 storey building offers modern, quality student accommodation to support Sheffield’s thriving higher education sector. The building is designed to a BREEAM Very Good rating, developed and detailed by TODD Architects using the latest in Revit and BIM technologies.The specification called for the use of special bricks that gave depth and texture to the external skin. The 22 storey student accommodation tower also had to comply with all current Building Height Regulations for residential use and the construction team was faced with the considerable additional challenge of completing the build during global pandemic restrictions.Ash & Lacy provided over 4,000m2 of the fully-tested noncombustible, mechanically-fixed NaturAL-X brick cladding system, suitable for residential buildings above 18m tall. The system is also CWCT A1-rated and BBA certified (20/5773). Brick choice was SD102 from the Simplicity range.This lightweight system offers fast and simple installation and enabled a large amount of labor to be completed offsite, improving time efficiencies on site and facilitating just in time delivery.Over 50,000 cut and bonded corner bricks were manufactured at our in house facility, creating the deep castellating reveals that sweep across the building elevations. Soffit bricks were designed and manufactured to return underneath window heads, providing a realistic genuine brick aesthetic at key interfaces, achieving the original design intent.
